Welcome to Tides 404 or as we like to call it "Smile & Wave." This beachfront 2bd/2ba condo is ready to make your dream vacation a reality. When you walk in to this 4th floor rental you will notice this open floor plan that has tile floors throughout and the kitchen has granite countertops, stainless steel appliances, and all your basic cookware and small appliances. The breakfast bar seats three, which leads you to the dining room table which comfortably seats six! The Living room is a wonderful place to entertain with its gorgeous gulf views, a flat screen TV, full size sleeper sofa, three chairs and an ottoman comfortably fit all of your friends and family!

The Tops’l Beach and Racquet Resort is conveniently located 10 miles east of Destin in the Miramar Beach/Sandestin, FL area. The resort offers fun and relaxation for all ages and also provides a quiet, secluded peace of mind while being only minutes away from activities, shopping, dining, and so much more! "Crazy Security Guard
Me and my son rented a unit here along with several other families for their eighth grade spring break trip. We were yelled at and harassed by the security officer for supervising our children in a pickleball tournament. Im aware of the rowdy spring breakers down the road, but to be harassed for a family friendly, quiet gathering was beyond ridiculous. I saw this man harassing other teenagers on the resort who were not making any noise whatsoever. This vacation was too expensive to be treated like this and paranoid just to walk around the resort. Condo was beautiful but would never come back due to the security."

"Good Stay
Great location, great view. Not much room to set up chairs and umbrellas on the beach due to rental chairs taking up most space. Overall good condo interior but hard to keep floors clean due to sand and dirt. Power receptacles hard to get to in guest room, some wall switches malfunctioning and need to be replaced. Door handles very loud when turning. Great back deck with great views. Bathrooms were great. Great site amenities and partnership with xplorie. "

"Amazing!
The condo was very clean and spacious. Had everything we needed and more. Great pools and restaurant on site. Also tennis court, shuffle board and mini golf. And the most amazing view of the gulf! Enjoyed our stay!"

"Gorgeous View
Our month at Tops’l Resort in Tides 404 was wonderful. Our view over the pools to the ocean was gorgeous and we could hear the ocean waves all day and night. The grounds were lovely and well kept. The kitchen was very well stocked with everything you might need. The balcony was huge and the furniture was comfortable. Tops’l is ideally located close to Grande Boulevard and Baytown Wharf. Gibson’s management team was very responsive to any of our requests. We will be back next year!"

"Fantastic Stay
We LOVE staying at Tops’l! It easy to get to and just outside of the craziness that is Destin during Fall/Spring Break. Easy access to dining, shopping and attractions. The tiki hut on-site is amazing. The bartender is phenomenal! And they have a decent selection of food. Great for those nights when you come off the beach and the kids are just too tired to go wait at a restaurant. Or go grab a drink/lunch to enjoy during beach or pool time.
Our unit was clean and ready for our arrival. Our dishwasher was not working upon arrival (we didn’t even realize as we had not used it yet) and a maintenance man showed up to fix it. He was told by management that the unit was empty. Luckily he knocked first!! He fixed it quickly. Gibson Beach Rentals has been and continues to be a fantastic rental management company that we will rent from again! "

"No Ice in Florida
I viewed a review from a month or so ago about the ice maker not working in this unit but was not worried because I thought for sure it would be fixed by the time of our trip. I was wrong, a week in Florida with no ice maker and was told they left us ice trays. For the amount of money we paid to rent this condo, that did not sit well with me. We have rented this condo before and 3 others when it was managed by another company and had no problems what so ever."

"Fantastic Condo
We loved the rental we had in March. It was gorgeous and well maintained. The only disappointing part of our trip was the condo next door was undergoing renovation so hammering, sawing a sanding were the near constant background during the day. We’ve stayed at the property in the past and were disappointed to learn that the hot tub is closed permanently. The other issue was despite the posted signs to not reserve chairs poolside, everyone did, so if you didn’t have towels on chairs very early, you didn’t get one. This was unfortunate as many people were reserving chairs but only using them for maybe two hours after lunch, yet they were blocked from others’ use for the entire day. Finally, the condo could use a large skillet. The one there was only enough for one serving. Again, the condo and property were beautiful and other than the skillet, the negatives of the trip were out of the owners’ control. We would defiantly rent again but would check to see if any renovations were going to be happening next door! "

"A few minor problems
Had to slam the door for it to stay closed. Bathroom towel holder fell off of the wall. I noticed a screw that wasn’t meant to be in it had been added and was a rigged job instead of replacing or repairing it right.
Had a queen sizes sheet on a king sized bed in master. Spots on the pillow cases. Called for maintenance to take care of these problems but never handled them. "

"Just what we needed
This unit had a great view of the beach and pool, was extremely clean, and was well furnished. The layout is perfect for privacy as well as common space for eating and lounging. The unit was just as described online.
Note that the Keurig in the unit is 2.0, and therefore will accept only Keurig pods. (We had brought Community and had to use the drip pot.)
Our only complaint was the pool hours, which was no fault of Gibson or the unit, of course. They did not open the pool for Tides until 10 AM and closed it at 8:00 PM. The lower pool opened at 9:30, but since it was the "gateway" to the beach, early morning walks have to be routed to the neighboring condo complex boardwalk. It's obviously a minor inconvenience, but if you are an early riser, plan on going to the lower deck pool then relocating at 10 to the Tides pool and plan on going "the long way" to the beach each morning. It was my understanding that these later hours were due to COVID, however, I am not sure I understand the correlation."

"Great Hospitality and Service
We had a great experience this past summer staying in Destin!!!!! The communication with the renters was top notch..especially with all of the covid concerns!!!! The place was super clean with a great view! Only issue we had was with the AC not working, but called and they had someone out right away. Still didn’t work really well after but it was manageable "

"Great view but beware of worn out beds and management company!
We have stayed at the Tides 4x but this is the first time that we have booked through Gibson. Apparently, there was a water leak in the unit above us our third day there. Instead of calling us to let us know that a maintenance guy would be coming over, the gentleman just decided to show up and let himself in (unannounced) while I was asleep in the bedroom. Needless to say this startled my wife, daughter and other family members. When I called the management company to complain they assured me that he would be reprimanded but what if that would have happened in the middle of the night or when my wife and child were there alone? - Needless to say we will not be booking through them again."

"Amazing views / Great condo!
My husband and I are somewhat spoiled when it comes to great condo rentals and views and this place did not disappoint! The balcony views from both the living room and master are breathtaking. The unit itself was updated, clean and I didn't see critter one while we were there. I'd also like to mention how awesome Gibson Beach is to rent from. We went down with 6 different families all renting separate units from separate property management companies. Everyone in my group had issues with either their unit or horrible property mgmt service. We had 1 small issue with our wifi when we first arrived. Gibson had it resolved in less than 5 minutes. They're amazing to work with! Thanks for an awesome trip!"

"Great vacation
We stayed a week at the condo and it was beautiful. I just have two complaints. The first is about the beds in the 2nd bedroom. Which is where me and my husband stayed. We gave my parents the Master bedroom. The mattresses were not comfortable and the bed squeaked horribly. If we breathed deep the bed would squeak. We actually put the mattress on the floor to get a few good night sleeps...but my husbands back still hurt. I just didn't get the rest that I had dreamed I'd be getting.
Also the Master bathroom smelled of urine. I used cleaning wipes and wiped down the toliet, took the toliet brush out of the balcony, and sprayed air freshener but it wouldn't go away.
Other than that. It was a nice vacation.

"Tides 404 Review
My rental experience was average. I felt the building was outdated, but in a nice location. There were several things I would recommend fixing/enhancing. The toaster was extremely difficult to work and could cause a fire hazard. It should quickly be replaced. I'd also suggest a broom/dustpan be left for guests due to sand being tracked in. Also, a floormat should be placed on the inside of the condo at all exterior doors. Especially coming in from the balcony (also due to sand). And finally, the water pressure in the master bathroom shower was way too high. It made it actually painful to shower in there due to the high pressure. This should be looked at for repair."

"Great place on Mirimar Beach
This was a very nice rental. All furnishings were in great shape, and the kitchen had everything we needed. The two full size beds in the second room was a plus for us, as we have two grown daughters who appreciated the extra space. The view overlooks the pool for the Tides. But the view of the beach is great, and the balcony is large (table 4 chairs, and 2 lounge chairs with room to spare). "
