You must sign this Agreement and make your required payment within 24 hours to avoid cancellation. Once your signed agreement and your deposit or full rental fee are received, a confirmation will be issued to you. If you do not receive a confirmation this does not void this agreement.
If your required payment is a deposit, the balance of your full payment is due 60 days prior to the commencement date of your rental period. By authorizing a deposit payment via credit card, you are also authorizing the same credit card to be charged for the balance of the total charges 60 days prior to the check in date of your rental period. This additional authorization shall be exactly as though you have presented the card number for payment at the time the balance becomes due. If you book your rental less than 60 days in advance of your stay, we will charge your full payment immediately by credit card. If the card will not process, you will be liable for the remaining balance due and authorize us to charge your credit card account on file, exactly as though you have presented the card number for payment at that time, until your outstanding balance is satisfied. Once we receive your payment in full, as a courtesy we will send you, by e-mail, a confirmation notice to confirm receipt of payment.
CANCELLATION POLICY 61+ DAYS IS A $150 ADMINISTRATION FEE AND 60 DAYS and less is a full forfeiture unless property is rented during the time period.
WHILE PROPERTY MANAGER MAY CANCEL YOUR RESERVATION FOR FAILURE TO PROVIDE FULL PAYMENT BY THE REQUIRED DATE, Any Customer who refuses to use services contracted for forfeits any and all collected money, except the Customer's security deposit and cleaning fee (if applicable). The security deposit and pre-paid cleaning fee are not part of the initial deposit to hold the rental. The security deposit and pre-paid cleaning fee (if applicable) are included in the balance payment, therefore, the initial deposit will be forfeited if you refuse to fulfill your scheduled stay after confirmation of booking.
Collected money is non-refundable after 60 days of arrival. Under no circumstances shall Customer be able to determine if a rental unit is unfit for habitation. If you as Customer forfeit your right to services contracted for, and Property Manager is able to re-book the property at the same rate, you will be issued a pro-rata refund for those dates re-booked. All refunds of rental service payments, whether complete or pro-rata, will be subject to a deduction equal to as much as 15% of deposit(s) paid. Customer shall give Property Manager, twenty four (24) hours to clean the rental that you might deem dirty upon check in. Customer also gives Property Manager, twenty four (24) hours to address any allegations that bugs or pests are in the rental. Ultimately, in order for you to claim the premises are unacceptable due to issues of cleanliness or bug/pest infestation, you must obtain a third-party opinion letter within forty eight (48) hours of arrival, (from a professional not staying in the rental that has physically witnessed the issue) to corroborate any allegations of poor quality services or accommodations.
Please be further advised that Property Manager is not responsible for construction or neighbor noise, as these are risks that are inherent when renting a vacation rental. We are unable to control these factors, and this agreement shall remain in full force and effect regardless of these issues. There shall be no cancellation for construction noise or for neighbor issues of any kind. To protect against cancellations caused by certain unforeseen events, such as illness, we recommend that customers purchase travel insurance to assure refund of deposits paid. As a valued Customer, we want to do everything possible to make your trip is enjoyable and worry free. Since the unforeseen and unexpected can occur before you leave or when you are away from home, we recommend (but do not require) CSA's Guest Cancellation Insurance Plan. Any changes made after booking shall be wholly at Property Manager's discretion. There is no "reasonable" change of accommodation that this agreement requires Property Manager to make.
If Customer complains about the condition of the rental, the amount of Security Deposit being withheld and or service they received from the Property Manager and or Property Manager's employees or contractors, KPC will work in good faith to help Property Manager and Customer reach a mutually acceptable resolution..
Any CHANGES made to a booking after a confirmation has been issued will be assessed a $150.00 service fee. Acceptance of any change is subject to approval by the Property Manager of the rental.


*Full Forfeiture: Refunds on any forfeiture will be issued to the extent of the dollar value the unit(s) is re-rented during the same dates as the cancelled reservation.
No refunds will be made for late check-ins; early check-outs, no-shows or for booked but unused services. Refunds will be made only under the following circumstances: 1.) The property rented becomes unfit for habitation and no acceptable substitute can be found; or, 2.) The property is sold by Owner, and no acceptable substitution is agreed upon, or,
Kohala Coast Properties, Inc. strongly recommends the purchase of trip interruption/trip cancelation insurance to help protect against financial losses if trip delay or cancelation is necessitated by certain kinds of unforeseen circumstances.

"Great stay!
Really nice stay, beds were comfy, unit was clean and well stocked, and the neighborhood and amenity center was great. Lots of beach toys, chairs, and floaties in the garage. Only complaint is it was further from the beach than I thought, like an hour walk. But it was worth it to have all the space and bedrooms for our larger family. Back lanai is fantastic."

We have stayed at Wai Ula Ula many tunes over the past 10 years and love coming back. The location is perfect for access to beaches, and the Private community center is great. The property manager is very responsive. Our unit was spotless, the view from the lanai is amazing and the kitchen well appointed with just about anything you’d want to cook with. "Can I please just stay there forever?!?!
Beautiful home in an incredible location with gorgeous views. I would move in in a minute and live there forever if I could afford it. The layout was perfect; 2 master suites with bathrooms and a third bedroom with additional bath. Beautifully furnished but still felt comfortable and inviting. All the comforts of home - extremely well equipped kitchen and the bathrooms had the amenities of an expensive hotel. It really felt like I was staying in the home of a friend who had thought about me and catered to my every possible need and desire.
We were gone for most of every day and evening - my only regret is that I didn't have more time to just "be" at the house - it was so very relaxing and peaceful. And the stars at night were unbelievable.
Literally minutes from one of the best beaches in the world - and the garage came equipped with beach chairs and umbrella, thermal carrier for ice chest,
wave boards - things that make the beach so much more fun and we couldn't bring these things on the plane.
Waimea is a 20 minute drive, with many fine dining choices, we loved Red Water Cafe. And 5 minutes away in Kawaihae there are numerous places for a delicious and authentic Hawaiian style lunch.
As you can tell I can't say enough about this home.
We usually stay at Hapuna Beach Prince Hotel - since we needed 3 rooms this was much more affordable and we really liked it better.
Husband wanted me to mention that it was a bit hard to find because the google map location was different than the actual location of the unit.

"Great stay. Excellent condo as advertised.
Perfect place for two couples. The third bedroom would also be great for kids or grandkids. Well stocked kitchen but does need a whisk. Amazed that they don’t have a recycling program. Pretty poor responsibility on the part of the development owners. The Wolf gas appliances don’t function very well with the gas pressure supplied to the condo. We had to be very careful that the did not go out when turned to low or simmer because they did not seem to have an auto shutoff when there was no flame. Same for the BBQ. I certainly would not buy a Wolf gas appliance. Despite this, it was overall great and was very pleased with the stay. We would come back again for sure. "

"GREAT VACATION RENTAL
We had a wonderful vacation! We loved the was quiet and serene and didn't have the hustle and bustle of a high rise condo or hotel. My husband uses an electric scooter and was easily able to get around the condo and the complex. All the pools even had electric chairs to get him in and out more easily. The mgmt company took the time to answer all my accessibility questions and were very accurate about everything and went the extra effort (shower chair, etc.) Views from the condo are spectacular. Use of facilities at Mauna Kea (only hotel we used) were great. Only issues our family had were the beds. The single beds felt like you were sleeping on plastic which made them a little uncomfortable. However, our young adults didn't mind that much as they want to go back next year. The people sleeping in the main master bedroom indicated that the bed was quite soft. Again, not a major issue. We slept in the master with the barrier free shower and found that the bed was hard and comfortable. Supplies were all good and enough of everything. Really, a wonderful vacation and would highly recommend it. "

"Fabulous Rental. We'd definitely come again.
Great location if you don't mind not being on the beach (must drive). Beautiful view of the ocean and sunsets. Covered lanai was nice to protect from hot sun. It was perfect for us with three little ones; there is a little grass for kids to run around on. We were here in early September and didn't see other renters. Felt like we had the place to ourselves. Beautiful pool - we usually had that to ourselves, too. There is a 1 1/2' pool for little ones to enjoy. Pantry had staples; laundry detergent, dish soap, dishwasher detergent, bath soap, shampoo, paper towels, toilet paper all well stocked. Garage has boogie boards and lots of kids sand toys. Condo clean and roomy. Would highly recommend the extra charge to use the resort beach facilities - lounge chairs, towels and umbrellas. Mauna Kea beach was our favorite. Overall a fantastic week in paradise. "

"Great location breathtaking views
I chose this condo for it's proximity to Mauna Kea and Hapuna beach and the ability to use the amenities at both resorts. The condo itself was very clean and had the most amazing view. Pictures don't do it justice. We traveled with two families( 4 adults and 3 children) and there was plenty of space. Very high end finishes and well stocked with towels, laundry soap, dish soap, and condiments. Easy parking and property managers responded quickly to inquiries. Could use a larger trash can outdoors. I do recommend bringing your own snorkel gear as the ones provided are in terrible shape. We all really enjoyed our stay and would book this property again without hesitation."

"Awesome view, privacy, great location
The unit was well supplied with dishes, cleaning supplies, etc. The 2 king size beds were fairly comfortable but not wonderful. The sheets were thin and need to be replaced, although the towels were thick and good. The couch the old and tired and not at all comfortable. We cannot say enough good things about Marrisa and Michelle with the management company. The TV was large but did not have cable. We contacted Marrisa & she contacted the owner and then she came over herself and hooked-up the cable for us. Larry dealt with Michelle with the cancellation insurance and she was excellent. Highly recommend the Kohala Coast Management company. The units in Wai'ula'ula are very expensive (especially for us Canadians)and I would like to see better quality linens and furniture."

"Family Oasis!
Beautiful condo with lots of space, great kitchen, awesome bathrooms (every bedroom gets their own!) and amazing views. Had some issues with a/c which management addressed asap. Very friendly and responsive staff. We initially thought that staying a drive away from beach would be a pain, but it was surprisingly easy and was so nice to have such a luxurious home to go to at the end of a long day at the beach. Both beaches are spectacular and great swimming for everyone along with snorkeling and rentals of just about anything you want right at the beach. Pool at the condo complex is beautiful too. Other activities are all relatively easy to get to, although trips to see lava are about a 2-hour drive away. Would definitely stay here again and hope we have the chance! "

"Beautiful Property, Great Location!
Our family of 4 stayed for a week in October 2016. The property was beautiful with so much room! Two master suites and a third bedroom, which we never even used. Full kitchen with anything you need made it great for breakfast/ lounging while drinking coffee and taking in the great view of the ocean. There is a pool and fitness area on site that kept the kids busy until we were ready to head out for the day. The guest access to Manua Kea & Hapuna Prince was terrific, allowing for the best of both worlds...a condo to spread out in, but resort beach access and activities. When we return to the Big Island, we will stay here again!"

"Lovely Vacation Rental
We thoroughly enjoyed our stay. The unit is spacious. We were only a couple, but it could easily have taken another couple as the master bedrooms are well-space.
The kitchen was well-stocked with appliances and kitchen tools. We didn't have to buy anything -- and we cook a lot.
The view is terrific. The unit has total privacy. It was clean. The maid service we added was excellent. Occasionally, things malfunctioned, e.g. the garbage disposal, but they were fixed immediately. The management company couldn't have been more responsive.
We had a great time and would recommend!

"Great location, spacious home but time for a few updates
This is the second time we've stayed at this condo. Location and amenities are perfect! The unit was a bit dusty this time and the towels, while plentiful, definitely need replacing. Even with washing them every day, and adding vinegar to the wash, we couldn't get the soured smell out. A call to the property manager about this was not returned, which was unexpected. It is also time to replace the sheets, mattress pad and maybe even the mattress, at least in one of the master bedrooms- they aren't horrible, but they also aren't up to standard for this type of property. Everything else was wonderful; well equipped kitchen, plenty of beach/pool items. A major disappointment was pricing. We were surprised to see that the rate we were charged turned out to be $100/day higher than was posted on the site by the time of our visit. No adjustment or pre notification of the price drop was offered, and frankly I didn't even think to see if pricing had changed because i had such a positive experience our first stay. Had the unit been rented before, or after our 2 week stay, maybe I could understand why no adjustment was offered. As it is, we were penalized for booking early, especially when a rate reduction was in effect to try to increase other customer bookings. I expect a more transparent business relationship without the need to worry about whether I should have to revaluate the most current situation. We had a wonderful time, but this business decision did cast a shadow over the experience."

"Great View, First-Class All the Way
Waiulaula A102 lived up to its billing. The ocean view is spectacular and the view of the golf course is an added bonus. The condo is well-equipped. We had a group of six and had plenty of dishes, cooking items and towels. Washer and dryer worked great -- no problems. WiFi worked for my wife and me, but my daughter and son-in-law couldn't connect ... not sure why. Only one minor glitch ... the key code on the entrance door quit working on the morning of our departure date, but we worked around it. Overall, staying at this condo was an absolutely wonderful experience. I would highly recommend it to anyone interested in a taste of paradise."

"Great Views
I will be submitting pics of the condition of the condo when we arrived,i think your company need to check how the place is cleaned when people move in & out,we arrived and linen and towels had to be washed they smelled so bad,for that quality condo there should be a few items as a welcome not old used item left behind, the water dispenser is a serious health hazard and needs attention.the leaves and dirt at the door when you arrived said a whole lot, UNKEPT.pilow cases were burnt and tacky.The oven had not been cleaned and left over burned food kept burning while we cooked.The windows were so dirty you culd barely see out of them.spider webs in the 2nd master suite bathroom. Sad that such a beautifully decorated place is not supervised is such a great way. "

"A great place!
Enjoyed our stay here very much. The view is incredible, facilities were great. We paid the fee to use the adjoining hotels and it was totally worth it! It was nice to have the options. Had some issues with the air conditioning in the bedrooms and they could use some updating of pots and pans, etc. Otherwise, would definitely come back here. "

"Glitch in Paradise
This condo needs some TLC! Spacious rooms, gorgeous location, nicely furnished but poorly maintained. Sheets and towels were ragged and torn, pillows were musty and old, dishwasher wheel was broken, icemaker didn't work, BBQ lighter fell apart. After repeated calls to management company without any response, Marissa finally came to the rescue on Wednesday (we arrived on Saturday) with new sheets, towels, pillows and a bag of ice. Most folks who rent this kind of condo are most likely used to staying in high end, well maintained properties with excellent service and our experience here was not up to par. The property is lovely - the property manager needs to step up customer service and oversee condition of unit. I would recommend with reservations."

"Relaxing and quiet
Our week was wonderful. A quiet area, nice view and short walk to the pool and fitness area. We left the air conditioning off the entire week, and all enjoyed the stay. We hope to return again."

"Great condo, resorts and beaches!
This is a beautiful condo with incredible views. The entire wall opens up to the covered lanai and really opens up the space! We loved our mornings making breakfast and sitting out on the lanai. The condo is very well maintained and stocked. Both resorts are terrific and the beaches are incredible! Plenty of choices for food and activities. Marissa and the entire Kohala Coast Properties staff were extremely attentive and helpful. A great vacation experience overall! Thank you!!"

"Kona/Ironman Getaway
This property was fantastic. All the pictures except one really do the unit/amenities the appropriate justice. Yes, the unit is that big. Yes the main room opens up to the outdoor patio and yes, that is an awesome outdoor grill. We had a fabulous experience here. Everything was provided for us. We had in unit washer and dryer and detergent as well as dish washer with appropriate cleaner. There were plenty of beach towel for us to use at the community pool. The pool picture was the one picture that was not accurate. The pool was actually significantly bigger than the picture displayed. Not that the size is really needed since there were few guests when we did go to the pool. This unit is in a perfect location, short walk to the pool and the view is fabulous. There are no obstructions and provided a great backdrop for pictures. The unit was comfortable for 6. If I had to come up with a complaint, it would be that the knives were not very sharp!!!! But at least I had a full knife set!!! In reality, that is being petty and such a small detail. We were in town for the Ironman World Championships. It is a drive to get to Kona and we knew this prior to renting the unit. We were a bit too ambitious with our comfort in driving 40 miles each way. But that is our fault. The unit made us comfortable when we finally did get back. Highly recommend the unit!!!!!"

"Beautiful spot!!
We just spent 2 weeks here for our 35th Anniversary. It was so relaxing and fantastic view. The condo was great, my Husband really enjoyed the complex's gym and me the pool. He golfed 4 times and loved the course. "

"Vacation in Paradise
This property was spectacular, Marisa & Alesia gave the best service and were very quick to respond to any of our requests & questions. The condo was very comfortable and welcoming and very clean. The view was spectacular & the best beaches on the island were very close by. We will be back to stay again!"

"Worth the Price
We stayed in this condo instead of staying at the Hapuna Beach Prince Hotel. We wanted a place that had a kitchen, and 3 bedrooms/baths because we had a widow friend traveling with 2 couples. This place fulfilled all our needs. Spectacular view, awesome amenities (exercise room & pool), and perfect location (40 min. from airport). It was worth every penny we paid!"

"Beautiful property, great stay
As soon as opened the door to the unit, we knew it was going to be a wonderful vacation. The views of the ocean and golf course were beautiful, with gently swaying palm trees and the scent of plumerias just off the patio. Alesia and Marisa were very helpful throughout the process. The property was very clean and the really nice decor met with the approval of my very picky family. It was truly a home away from home with a well equipped kitchen. There were even boogie boards, beach umbrellas and toys for the kids. The nearby pool was almost like a private pool for us. A great stay overall. Plenty of space for 4 adults and kids with two beautiful master suites. Close to Hapuna and Mauna Kea beaches - both beautiful as well. Highly recommend it. We will definitely be back."

"Could be so much better
This is a very spacious and thoughtfully decorated home with a great deal of space. Golf course views are as expected. The condition of the home is well-maintained but...the property management company was trying out new cleaners and that was a fiasco. Our check in was 3 pm and the cleaners didn't leave until 5:30; BBQ was still broken down in pieces on the lawn, and towels still in the dryer. Had to spend a half hour scrubbing and washing the BBQ grates.
We were left one roll of toilet paper per bathroom, no laundry detergent, no dish soap, and the coffee maker was broken. We had to spend our first night in another condo with faulty A/C since they made a mistake in booking our dates and the home would not be available. This made for a difficult beginning; we had to schlep groceries at 11 am checkout (first place) to the second place and work around the cleaners in the kitchen.
The other notable issue was access to the beach; we had asked if we could walk to the beach and were told yes, 15 minute walk, however, this was not the case. A 30 minute walk could get you to the Hapuna Prince but the walk to the better beach, Mauna Kea, involved crossing the highway and was longer.
A pleasant surprise was the property's fitness center and pool---quite nice and peaceful---however, we had to call for the code to the gate as it was not provided in the house materials.

"Heaven in Hawaii!
The whole process was efficient. The only hiccup was related to my impression that the unit came with resort privileges. Apparently, this is included in some, but not all the properties in this development."
