You must sign this Agreement and make your required payment within 24 hours to avoid cancellation. Once your signed agreement and your deposit or full rental fee are received, a confirmation will be issued to you. If you do not receive a confirmation this does not void this agreement.
If your required payment is a deposit, the balance of your full payment is due 60 days prior to the commencement date of your rental period. By authorizing a deposit payment via credit card, you are also authorizing the same credit card to be charged for the balance of the total charges 60 days prior to the check in date of your rental period. This additional authorization shall be exactly as though you have presented the card number for payment at the time the balance becomes due. If you book your rental less than 60 days in advance of your stay, we will charge your full payment immediately by credit card. If the card will not process, you will be liable for the remaining balance due and authorize us to charge your credit card account on file, exactly as though you have presented the card number for payment at that time, until your outstanding balance is satisfied. Once we receive your payment in full, as a courtesy we will send you, by e-mail, a confirmation notice to confirm receipt of payment.
CANCELLATION POLICY 61+ DAYS IS A $150 ADMINISTRATION FEE AND 60 DAYS and less is a full forfeiture unless property is rented during the time period.
WHILE PROPERTY MANAGER MAY CANCEL YOUR RESERVATION FOR FAILURE TO PROVIDE FULL PAYMENT BY THE REQUIRED DATE, Any Customer who refuses to use services contracted for forfeits any and all collected money, except the Customer's security deposit and cleaning fee (if applicable). The security deposit and pre-paid cleaning fee are not part of the initial deposit to hold the rental. The security deposit and pre-paid cleaning fee (if applicable) are included in the balance payment, therefore, the initial deposit will be forfeited if you refuse to fulfill your scheduled stay after confirmation of booking.
Collected money is non-refundable after 60 days of arrival. Under no circumstances shall Customer be able to determine if a rental unit is unfit for habitation. If you as Customer forfeit your right to services contracted for, and Property Manager is able to re-book the property at the same rate, you will be issued a pro-rata refund for those dates re-booked. All refunds of rental service payments, whether complete or pro-rata, will be subject to a deduction equal to as much as 15% of deposit(s) paid. Customer shall give Property Manager, twenty four (24) hours to clean the rental that you might deem dirty upon check in. Customer also gives Property Manager, twenty four (24) hours to address any allegations that bugs or pests are in the rental. Ultimately, in order for you to claim the premises are unacceptable due to issues of cleanliness or bug/pest infestation, you must obtain a third-party opinion letter within forty eight (48) hours of arrival, (from a professional not staying in the rental that has physically witnessed the issue) to corroborate any allegations of poor quality services or accommodations.
Please be further advised that Property Manager is not responsible for construction or neighbor noise, as these are risks that are inherent when renting a vacation rental. We are unable to control these factors, and this agreement shall remain in full force and effect regardless of these issues. There shall be no cancellation for construction noise or for neighbor issues of any kind. To protect against cancellations caused by certain unforeseen events, such as illness, we recommend that customers purchase travel insurance to assure refund of deposits paid. As a valued Customer, we want to do everything possible to make your trip is enjoyable and worry free. Since the unforeseen and unexpected can occur before you leave or when you are away from home, we recommend (but do not require) CSA's Guest Cancellation Insurance Plan. Any changes made after booking shall be wholly at Property Manager's discretion. There is no "reasonable" change of accommodation that this agreement requires Property Manager to make.
If Customer complains about the condition of the rental, the amount of Security Deposit being withheld and or service they received from the Property Manager and or Property Manager's employees or contractors, KPC will work in good faith to help Property Manager and Customer reach a mutually acceptable resolution..
Any CHANGES made to a booking after a confirmation has been issued will be assessed a $150.00 service fee. Acceptance of any change is subject to approval by the Property Manager of the rental.


*Full Forfeiture: Refunds on any forfeiture will be issued to the extent of the dollar value the unit(s) is re-rented during the same dates as the cancelled reservation.
No refunds will be made for late check-ins; early check-outs, no-shows or for booked but unused services. Refunds will be made only under the following circumstances: 1.) The property rented becomes unfit for habitation and no acceptable substitute can be found; or, 2.) The property is sold by Owner, and no acceptable substitution is agreed upon, or,
Kohala Coast Properties, Inc. strongly recommends the purchase of trip interruption/trip cancelation insurance to help protect against financial losses if trip delay or cancelation is necessitated by certain kinds of unforeseen circumstances.

"Two weeks at Golf Villas
We have stayed at many of the Golf Villas condo's over the years. This unit is nicely laid out and location is great but ---- it needs refreshing! One of the better layouts in the Golf Villas but the beds were in terrible condition and the headboard in the second master is coming off of the wall and needs attention before it falls off and hit's somebody. The furniture downstairs is not comfortable and should be replaced. The master shower - well they are doing something to it now, just not sure what they are doing. Door is off (and in the master closet) and the shower curtain is "kinda" on. The big problem with the master shower is that you get a shower just turning the shower on! No doubt it is probably original layout but should be updated. Lovely place, lovely layout, great location - just needs some up dating. With these relatively minor issues addressed, I would stay there for a month next year! If not - I won't be staying there. Again I can't stress enough - it is a BEAUTIFUL place but just needs some aloha. "

"Lovely Villa needs Refreshing
We have been coming to the Big Island for years and have stayed in four different units in the Golf Villas. This one by far had the most spectacular views from its lanai. Upon arriving we discovered we could not access the garage, the downstairs closet and linen closet which hampered storage since we stay for a month. The front bedroom closet was filled with beach equipment which we appreciated but did not allow guests any space. The master bath shower door was sitting in the closet, and we had noticed that in a previous review it had been removed in June 2021. It is odd the shower door was not put in the garage or replaced. The shower curtain to replace the door was stained with mildew. The fan/light was not working in the dining room but was promptly replaced. The living room sofa was uncomfortable due to the elastic strap supports being stretched. Although we don't go to Hawaii to watch TV, the TV was not a smart TV which we have come to expect in the Villas. Some of the boogie boards needed replacing due to age. Michelle Coupe the property manager was very helpful and great to work with. Our thanks to her for her diligent and professional care. In general, the Villa is a beautiful unit but needs updating and care. "

"K5 Golf Villa @ The Mauna Lani Resort
Lovely views across the golf Course to the Mountains.
Peek a boo view to the ocean and sunsets. This unit is getting tired. Carpet, matresses, missing shower door are an indication that the unit is lacking updated and new furnishings. Silk plants and tired furniture need to be tossed. The property managers were responsive and helpful with all the issues we faced as renters. Due to no access to the garage we had to haul golf clubs and dive gear into the house which is a problem. I hope this input is helpful to the owner. I own rental properties and have sold real estate for 40 years. "

"Reopened Hawaii
We recently (early Nov 2021) stayed at this property. It was ideal for our family celebration. Plenty of room for three adult couples and an infant. Everything except the blender was in working order. The kitchen was well stocked with necessary cooking supplies. This unit sits on the west end of the bulilding with beautiful views of both sunrise and sunset. We rented a golf cart for use on the Mauna Lani properties which was a huge help. The pool complex in this development afforded us nice breaks from the beach club. Be sure to bring your own daily living supplies such as toilet paper and dishwasher soap.
The unit is equipped with a very nice beach umbrella and boogie boards.
Everything was in working order and I would stay here again. "

Our family of 7 stayed at the Golf Villas in July 2019. This condo was, by far, the best equipped rental we’ve ever stayed in. The development is quiet, peaceful and immaculately maintained. The condo was VERY clean and comfortable. We had everything we needed to cook terrific meals both indoors and outside on the lanai. The unit was stocked we everything we needed to enjoy the pristine private beach, even beach towels. I appreciated that there were paper towels, foil, plastic wrap and dishwasher pods stocked and I didn’t need to pick them up at the grocery store. The others guests and owners staying at the Golf Villas were friendly and added to our enjoyment of our trip. We will be back next year! "

"Well Stocked, Well Located, Quiet
Condo has a great floor plan for multiple couples or extended family. Gated access makes it safe for solo traveler too. The location is quiet which is exactly what I was hoping for. The community pool and small weight room are a short walk from the condo. The beach and fantastic walking paths are a three minute drive to the private beach club with plenty of lounge chairs and easy water access to swim or snorkel. The kitchen was very well stocked with cooking tools. Great view of golf course and volcano. Very distant water view. Solid Wi-Fi if you have to work. It could have used an instruction sheet inside the condo explaining and directing people to the card entry access point for the beach club, the pool, local grocery stores, etc. You figure that out pretty quickly, but it would have helped initially."

"October 2-16, 2017
We stayed for 2 weeks in October. The location was wonderful and we really enjoyed the beach club. Management company was easy to contact, one problem we did have with them was they didn't let us know that the pool was going to be closed for half of our stay. They should of told us that.

Now on to the condo, it is a very basic setup. The kitchen was VERY limited. Just 8 large plates, we had to run the dishwasher after every meal. Not a lot of bowls or utensils. I had to go buy a whisk. They didn't even start us with dishwashing liquid. Would of been nice to have a waffle maker.

The master bedroom's bamboo 4 poster bed is very loose/shaky and really needs to be fixed. Others have put this in the reviews, but it was not fixed when we were there.

Carpet up the stairs could use a cleaning.

Only had 4 beach towels for a condo that sleeps 8. Did a lot of washing and drying of towels.

We also had a problem with the BBQ, when we arrived there was a sign that said the BBQ was broken. After a call to the management we were told we could use half of it. We just had to BBQ is small batches.

Overall I would stay here again if the price was right. With a few changes/maintenance issues this would be a perfect condo to stay in. The location is perfect and it was very easy to get around."

We love K5, because of its privacy. we love peace and quiet and that's what we get here. we bought CLR to clear out mineral deposits in the shower heads, but they barely spray out water. the carpet needs to be cleaned, and it seems that several kitchen utensils have disappeared. In spite of this, we still loved out stay...just a little general maintenance needs to be done around the place."

"Very nice stay
We stayed at this GV 3-bedroom in late March 2017 for five nights. The villa is a corner unit, which means extra light, quiet and some privacy; the view was quite lovely and we enjoyed morning coffee on the patio each day. One morning, I ran into a worker who had settled down to have a smoke right next to our patio, but he moved on when I waved hello to him. The unit is very nicely decorated and had plenty of kitchen gear for us to use while cooking; we went to the nearby Foodland for groceries and used the grill one night. There were plenty of cable tv choices, plenty of towels and we found the furniture to be comfortable. The master bedroom has a comfortable bed and a lovely corner view, but the master bed frame is rather creaky and loose and needs to be tightened up; the same could be said of both ceiling fans in the top two bedrooms, which make some noise when moving. One of the deck chairs on the patio is also in bad shape. Also, for those women who are of a certain age, you should know that the thermostat is preset not to go below 72 degrees, but with the fans running, it was cool. Even so, I’d return in a heartbeat. The location was quiet and lovely. There was plenty of space and we love this corner of Mauna Lani. One area for improvement: we had plenty of email from the company that represented the owner before we completed our down-payment, but when I sent the company an email with a question a few days before check-in, they did not respond, nor check to see how we were doing during our stay. Essentially we were on our own. Not a problem, but when we have stayed at the GV twice in the past, the owners used a concierge company that provided us with a live point of contact and we appreciated that personal touch. "

"Great place to call "home" while on Big Island!
Overall we were very pleased with our experience at this property. We really enjoyed being the end unit and felt like we had more privacy and more lovely natural light and views. The kitchen was pretty well stocked with cooking utensils, plates, glasses, etc which was important to us as we cooked most of our meals. My only suggestion would be to have some sort of welcome binder in the unit with more specific instructions for things like "what to do with trash and recycling", how/who to contact during our stay with questions or concerns...maybe even an after hours number if possible? Binder could include things like pool hours an directions to the beach club or suggestions of local attractions nearby. Overall, the unit was clean and well maintained and we would stay there again in the future. "

"Disappointing Accomodations
This was our fourth visit to the Mauna Lani area and I have to say, it was disappointing compared to the other properties we have stayed at. To begin with, they are doing major renovations to many units at the Golf Villas and the main staging area for construction materials, etc. is right off the driveway to this unit. When we checked into the villa in the later afternoon, it was like walking into an oven. The management hadn't bothered to turn on the air conditioning, and it was 94 degrees inside. It took four phone calls and three hours to hear back from the management, when we couldn't get the AC to work.
The unit was not very clean and very poorly stocked - no beach chairs/toys, etc. The management finally brought 2 old beach chairs to us four days later. While the furniture is attractive, it is quite uncomfortable.
However, the view off the Lanai is very beautiful and perfect for watching sunsets."

"Full Price with Construction Not Cool
We have stayed at the Golf Villas many times and settled on staying at this unit this time. The unit itself was lovely and fine so I can recommend it for anyone looking for a nice 3 bedroom place to stay. Location from the pool isn't that far of a walk which is why we like the Golf Villas.

What pissed me off about this trip was that the owner knew there was construction when we booked and didn't say anything. We learned from several owners that they sued the builder because they didn't do several things to code and the construction was scheduled months in advance. The place was empty because there are not the many full time residents so not many kids to play with in the pool.

The worst part was the construction. They have to setup and put their equipment and tools somewhere so of course it was right out in front of K5 since it is in the back corner. Nothing like having to hear and see construction on a relaxing vacation. The parking was a challenge too as equipment was everywhere.

The owners knew, they should have said something and even better they should have had a discounted rate."
