Welcome to “The Land of Ahhh's”.
You can be one of the first guests to enjoy this newly upgraded and refreshed gulf front home, located on Scenic Gulf Drive! "The Land of Ahhh's" has 6 Bedroom and 5 Bathrooms, sleeps 22 guests and features the BEST views from sunrise to sunset, not to mention the beach IS the backyard!

**During our Spring/Spring Break and Summer Seasons, we do require 7 nights Saturday to Saturday in order to book this home. During our Holiday seasons, We do have a 7 or 14 night Minimum required to book.**

The owner of this beautiful home spent an estimated $100,000 in the Winter of 2019/2020 repainting the interior, adding 6 custom built Full/Full bunk beds in the converted garage, updating the king suite decor and bedding, and adding some stunning Italian leather furniture to the living spaces. The exterior decks have been enhanced and extra parking has been added for vehicles and golf carts. All of the decks surrounding the home are perfect for coffee at sunrise or cocktails at sunset. The area is very friendly and is a non-HOA managed zone, which means beach bonfires are a breeze.

Upon entry of the home, you’ll find sleeping arrangements for 16 with both private and shared bathrooms, a well-appointed laundry room, and a full-sized refrigerator. The first bedroom features private access to the first level deck (closest to the beach), this king-sized bedroom features a flat screen TV, closet, table and reading lamp. Wake up to ocean views – and step out into the sand whenever you want! This room shares a Jack-and-Jill bathroom with the Queen Bedroom. This spacious bathroom features a huge vanity with 2 sinks, a commode and a tub/shower combination. Children and adults alike are going to love the second bedroom with fun nautical decor! The newly renovated queen room has a table with reading lamp, a spacious and custom-built closet, and a wall-mounted flat screen TV. Completing this level is the brand-new converted garage with its own private bathroom. This space has been transformed to feature 6 custom full-sized bunks that will sleep 12.

Upon entering the second floor, you’ll find classic coastal décor and a beautiful view out through the living area onto the beach. Plush couches, a fireplace and pristine tile floors welcome you into your home for the week. When on the main level and enjoy incredible ocean views as they fill the windows of the open living/dining area, which features high ceilings, crown molding, and inviting furniture. The stunning Italian leather sofas and chairs provide plenty of seating to enjoy the ocean view or the large, flat-screen TV. This space is open to the dining area which seats eight, with seating for more at the kitchen counter. It’s a great place to relax after a day of fun at the beach.

When the dinner bell sounds, you’ll enjoy cooking in the perfectly appointed kitchen with beautiful granite counter tops, stainless steel appliances and a pantry. We want you to feel at home right away, so we have outfitted this kitchen with a blender, toaster, hand mixer, brand new dishes, flatware, professional cookware, Keurig K-Cup coffee maker and a regular drip coffee maker.

When you’re ready to turn in for the night, head to the luxurious king bedroom which features 100% Egyptian Cotton sheets, a large dresser, closet, table and reading lamp and a wall-mounted flat-screen TV. It also has an attached full bathroom with a stand-up shower, commode and granite top vanity and large fluffy bath towels to wrap up in before bed.

On the top floor/upper level, you’ll find one luxurious Master King suite with beautiful travertine flooring and still more beautiful views out to the Gulf. This room features two French doors out to your private deck facing the coast! You’ll appreciate the huge walk-in closet and room darkening curtains that are great when you want to sleep in or take a nap while on vacation or you can leave them open for a stunning view. The large bathroom features a long granite vanity with double sinks and plenty of storage, separate glass shower and soaker tub.

The final king bedroom may just be your favorite, with a beautiful 4-post king-sized bed is the centerpiece of this private retreat. Enjoy abundant storage with 2 large dressers, a double closet and two large nightstands with reading lamps. The large bathroom features a beautiful granite top vanity with a single sink, commode and a tub/shower combination.

Waking up or winding down you will take in breathtaking views on this lovely beach front home on Scenic Gulf Drive in Miramar Beach. You are in walking distance to several nearby retail shops and restaurants. Right across the street, you’ll find Fanta-Sea Bicycle and Scooter Rental, Paradise Found Beach Shop, Dairy Queen, Bad Ass Coffee and Emerald Coast Winery. You are also a short drive away to shopping, restaurants and activities like Destin Commons, a beautiful upscale shopping and entertainment center. It features over 75 shops and restaurants, including Bass Pro Shop, World of Beer, Panera Bread, Uncle Buck's Fishbowl & Grill, AMC Theater with IMAX and much more. The Silver Sands Outlet mall is not far for those who enjoy “retail therapy”! Grocery shopping is also made very convenient with a Winn-Dixie right down the road and Publix’s, Whole Foods and Walmart a short drive away.

Seasonal Beach Chair Service - Our complimentary seasonal beach service is offered for our Summer 2020 months. This includes 4 chairs and 2 umbrellas set up daily on the beach from 9 AM-5 PM. Our Summer Season begins on May 10th and ends on August 8th, 2020.

A minimum 90-day notice is required for cancellation. Cancellations made outside of the 90-day prior to arrival window will receive a full refund of rent, less the Damage Insurance ($149) and Administration Fees ($125); Total $274. If cancelled within 90-60 days prior to arrival date, there will be a complete loss of the 1/3rd down payment. Cancellations of less than 60 days will result in a 100% loss of full rent amount, including all tax and fees. Beach Reunion reserves the right to charge the card on file if cancelled within 60 days prior to your arrival date if the final payment has not yet been made at the time of cancellation. If cancelled and payment has not been received, Beach Reunion legally retains the right to seek remaining payment.

During spring break this home has a 7 Night Saturday to Saturday minimum requirement in order to book. During the summer season, this home requires a 7-night Sunday to Sunday in order to book. Holiday`s such as Thanksgiving and Christmas/New Year’s do require a 7-night stay.

*During the summer months when the weather is heating up, please not that if the main doors and windows are not shut while running the A/C, the unit will freeze. It must work harder to maintain your set temperature, so having the windows and doors open signals the HVAC that temp is on the rise. Please ensure you have these shut to prevent loss of A/C during the hotter months. *

About 1 week prior to your arrival date, we will be sending out an email that will contain all the information needed for your arrival and check in to the property. In the email you will get the keyless entry code specifically generated for you for your stay, the wifi and internet network name and password, the gate code for the community and the address as well!

We do ask that within the first 24 hours of your arrival to your home, if you find anything that needs the services of our housekeeping staff members or our maintenance team members that you notify us here at the office directly. We like to ensure that everything during your stay with us is held to high standards, so if anything unforeseen does arise, we want to quickly dispatch the right people as soon as possible! We want you to enjoy your vacation and stay with us and not delay any of your time.

Evacuation Routes From the South End of the County - Northward

All traffic will travel northward on U.S. Highway 331 - the only north-south route in Walton County, FL. All traffic originating along the beaches will converge onto U.S. Highway 331 from U.S. Highway 98 and cross over the Clyde B. Wells Bridge (also called the Choctawhatchee Bay Bridge.) This bridge will close when sustained winds reach 40 mph, meaning there is no means of leaving south Walton County because Bay and Okaloosa counties also close their bridges at Phillips Inlet (to our east) and at the Destin East Pass (to our west).

Once in DeFuniak Springs, motorists can take Interstate 10 East or West or proceed on U.S. 331 North to Alabama.

Age Requirement- No reservations will be made for students or singles under the age of 25.

Pets - Many Beach Reunion homes are pet-friendly; however pets are not permitted in rental homes unless agreed upon at time of booking. A $500 fee will be assessed if a pet is found to have been in the rental home without pre-authorization. Homes that are pet friendly require an additional non-refundable fee of $250.00 per pet. A maximum of 2 dogs are allowed at a maximum of 25lbs each. Please note that pets are NOT ALLOWED on the beaches in Okaloosa/Walton/Bay counties. Bringing a non-service pet onto the beach will result in a fine.

* *Service Animals: Beach Reunion is committed to providing accommodation to those with physical/emotional disabilities requiring a service or emotional-support animal. We operate under the terms of the Fair Housing Amendments Act of 1988, Section 504 of the Rehabilitation Act of 1973, and Title II of the Americans with Disabilities Act. If a guest requires the assistance of a service animal, he/she must request this at the time of booking in written form along with a note from the service provider, doctor or therapist verifying the need for the support animal. If this policy is violated, it may result in a fine up to $500 and possible eviction from the property with forfeiture of rent.**

Hurricane or Storm Policy – No refunds will be given unless the National Weather Service orders mandatory evacuations in a “Tropical Storm/Hurricane Warning area".

Supplies – You will be provided with a startup supply of hand soap, toilet tissue, dish detergent, paper towels and trash bags. Once this supply is used, you are responsible for providing your own items. Bed and bath linens, blankets and pillows are also provided. All kitchens are fully equipped. Please bring your own beach towels and do not use the bath towels at the pool or the beach.
