"Beautiful Condo, Wonderful Location
We have always enjoyed our stays on Okaloosa Island and this time was no exception. Great condo with all the basic furnishings, beautiful views, adequate parking, and great location. Pools are very small, but the beach is amazing! The room lacked some basic kitchen essentials that are often times found in other condos, especially cooking utensils, dish soap, kitchen rags and towels. The condo is set up a lot like Azure (next door), but a bit older. "

"Wouldn't Stay Elsewhere
We love staying at Gulf Dunes. Our family always tries to get either on the third or second floors so we are able to use the stairs. The views can't be beat and an added bonus are the daily flyovers from Eglin AF Base. "

This is a well stocked condo. The kitchen was the best we’ve experienced.
The family room furnishings are getting worn. The location to the beach and food are great. We love the Ft Walton area and hope our large family vaca will happen here again. Mary Ann with Brooks and Shorey was very helpful.

"Great location with balcony facing the ocean
The room was perfect for our family, 3 adults and 1 teenage child. Plenty of space and the kitchen has everything you need. There are also BBQ grills available to use. Beds were comfortable. Located right on the beach with a balcony facing the ocean. Beach chair service was great as well. Contactless check in and out was super quick and easy. Restaurants within walking distance. Overall a great stay and will definitely be doing this again. Would recommend to anyone."

"The Perfect Location on Okaloosa Island
Just across the street from Stewby's, Gulf Dunes is perfectly located. Unit 312 was clean and nicely furnished, although it would be enhanced considerably with a little TLC. A larger, wall-mounted flat screen now occupies the living room, rather than what is shown in the photo, which was a nice surprise. The unit could use a few more pans and a baking sheet. Also suggest adding a wall-mounted power strip in the bunk room so kids can more easily hookup a video game system."

Overall our stay was wonderful! A few things I noticed were electric plugs on counter (by sink) didn’t work, need to upgrade skillets, trash in master bathroom wasn’t emptied, ice maker in fridge not working and rug in bunk room wasn’t vacuumed. The boardwalks to beach definitely need a ramp to accommodate wagons or buggy’s for carrying things to the beach!! Also for elderly and handicapped people. "

"Great location, very clean and comfortable
The condo was very clean, comfortable, and spacious, They were more than generous with towels and bedding. Check in was a breeze. There was plenty of information. All amenities were top notch. The Alexa was a nice touch. We thoroughly enjoyed our stay and will definitely be booking again! I would recommend removing the old exhaust fan in the main bathroom, since the new one is in and working. The vending machine was not working at all and took a few dollars from us, and I did not see any movie rental on site as mentioned. We went to Redbox nearby instead. Some of the many remotes in the living room were not functioning. The storage box by the parking spot in the garage was inaccessible, I am not sure if this was supposed to be. I would also recommend updating the stereo to something blue tooth enabled or with usb connectivity. However these were very minor inconveniences and I am thankful for what was supplied. The living room furniture, while tasteful, was a bit worn. This was a great value and the plus far exceeded the minus. "

"Enjoyed our stay
Very clean and comfortable. We will definitely be back again. Only problems we noticed are that the water tools awhile to heat up sometimes, the balcony sliding door was hard to open and close, and the headboards on the full beds weren’t screwed on all the way. "

This condo was perfect for us. The decor was cute and beachy. Everything was in good, working order. Someone "paid it forward" and left beach toys and a couple of chairs. We did the same and left some boards. I love that for checkin and out, that you get a phone call with the door code and for checkout I could use the mobile checkout. So convenient! Everything was wonderful! We already have our next vacation here planned! "

"Wonderful place to stay!!
We had such a great time staying here! The location could not be better, as it overlooks the beach. We loved spending time on the balcony, listening to and watching the waves. It was so nice having a washer and dryer to keep up with our laundry, and the kitchen was very nice. There is a Publix about 5 minutes away, so we were able to stock the kitchen with food and avoid having to eat out all the time. The parking garage spot was located directly below the condo, and directly in the path we took to walk out to the beach, so it was great to store our towels and beach gear and not have to lug it clutter up the condo. The check in/check out process was so easy, and they were very attentive to our needs. The beach wasn’t overly crowded, and we had no trouble finding an empty umbrella each day. My only complaint is about the master bedroom mattress. It was so uncomfortably hard that by the third night, we made our kids trade beds with us. Otherwise, this was a great place to stay, and I would love to stay here again in the future!! "

"Spring Break Vacation
We have stayed in FWB for spring break about 15 years now. I am thinking we may have been the first ones to stay here in 2019 because the condo was not cleaned well or maintained. The rug is FILTHY and made the bottoms of our socks and feet dirty...there is only carpet in the bedrooms. Also, I had to put all of the dishes in the dishwasher and clean them because they were dirty with dried up food on them and a glass had lipstick around the rim. We called maintenance our first day there because the island outlet was not safe to use and many of the outlet's were not screwed into the wall. The bunk bed was missing a support board so our kids could not sleep in the top bunk the first night. The maintenance issues were fixed the first day but I still think this place needs a good overall cleaning. Especially the ceiling fans. If you are considering staying here, DO. It is a great condo in a great building it just needs a really good cleaning. Unfortunately, that detail was missed prior to our stay but forgotten quickly after we cleaned what we could and started our vacation."

The 312 condo got the job done. It wasn’t anything special or fancy, just adequate lodging.
Pros-
Beach view, beach is super close, chairs and umbrella every day, 2 pools, covered parking, easy check in/out, plenty of room, cleaned well
Cons- furniture is old or gives and old vibe- couch was flat and worn out, master bed is very hard, many of the outlets were loose in the bedrooms so it made it hard to charge phones without them falling out, TV in living room is old- couldn’t plug our Roku into it, had to plug it in in guest bedroom, which was annoying. One elevator was also broken.
Overall, our stay was fine and we had a good time. Next time we might look somewhere else, but for our first time to Ft. Walton, It was descent. "

"Have had better times at Gulf Dunes
We love the area and have stayed at Gulf Dunes for the last couple of years. We loved our condo which was large clean and well kept. When we arrived one elevator was out of service until Wednesday of that week, shortly after that the other elevator went out of service, we ended up walking the steps a lot. Also during our visit the was an extremely large group that was there all week in the room directly over the swimming pool from Louisanna that took over the pool area at night playing loud music and smoking constantly on the balcony over the pool area. They also liked playing pranks including laying a real looking alligator blowup out on the beach at night to try and scare people. They also one evening dug a 4 foot hole in the sand out on the beach hoping someone would fall into it at night. There were also 4 teens that would take over the swimming pool and throwing a Soccerball as hard as they could at each other while spread all over the pool. "

"Great Condo!
We originally booked this condo for a bachelorette weekend with 7 girls but only ended up going with 4. I felt there was plenty of room for the 4 of us but adding up to 7 may have been cramped for 7 adults. Beds were confortable and the condo had everything we needed! We love that the chairs and umbrella are included with the room, just reduces the hassle! We however did hear a constant knocking that began before 8am most days. Unsure if there was construction going on or what it was?? Overall we had a wonderful stay at Gulf Dunes 312! "

"Good place to stay in Fort Walton
Condo was well taken care of and the Complex was also well taken care of. We enjoyed our stay here.
The only thing about the condo I didn't like was that the living room furniture was pretty uncomfortable but we were rarely in there to sit around.
Also, I don't like the management's policy about check in was "sometime after 4PM, please be patient until 6PM". I have never seen that in all of our vacations. If you are paying that much money and traveling that far, I would expect an exact time. If you cannot deliver on that time, you need to hire more staff. I'm sure there would have been issues if we said our check out time is 10:00 but may be later if we weren't ready.

"Disappointing
This was our third time to use the rental company and our second time at Gulf Dunes. We were completely disappointed from upon entering the condo. There was food on the floor of the dining room when we entered the room. The knob on the master bathroom cabinet fell off upon touch. The DVD player did not work in the second bedroom at all, and the DVD player only functioned half the time in the master. Each time we attempted to go to the office with questions or concerns, there was never a person but only a sign stating a time they would be back. This was not at lunch hours, but morning hours and even after lunch hours. There is a sign on the doors of the building that states that if you are wet (from the beach or pool) to take the stairs and not the elevator. There was also a printed note on the doors asking that we not take the stairs due to painting. I'm not sure how we were expected to go to our third floor room without use of either of the stairs or elevator and there was no one in the office to ask. Also, there was drilling the entire week on trash shoot doors, which began in the morning and lasted the entire day. It was unfortunate for my infant child because naps were impossible. The drilling was so loud and constant. I know that repairs and refurbishments are just part of maintenance, but I also believe we should have been made aware of upcoming plans and that we should have been given the choice to go ahead and book/stay/keep our reservation knowing, or given the option to go with another condo company. The lack of communication was staggering.
I cannot recommend this unit or this rental property based on my recent experience. "

"Great Mother/Daughter Trip
Mom and I had a great time at Gulf Dunes. Very convenient to shopping, grocery stores, restaurants and other activities. The condo was clean and decorated nicely. The view from the balcony was great! The staff was so very helpful. The garage parking was so very convenient. There were beach toys. The pools were nice. I liked the fact that there was a full size washer and dryer in the unit. We love the white sand beaches. The location of this condo was great and was easy to enter and exit from not crowded like the main road. "

"AWESOME STAY FOR A CHEER COMPETITION
I was in town for my daughter’s national cheer competition (THEY PLACE 1ST & GRAND CHAMPION ? ) at the end of April 2016. This was my first time ever staying in a condo and I must say the staff at Broods and Shore Gulf Dunes made my stay one to remember. At the time of check in the property manager Marianne greeted me with a huge smile and she had all of my information ready as soon as I walked through the door. The room my family and I stayed in was VERY CLEAN and we had PLENTY of space to move around and not fill crowded. The kids especially loved the balcony and staying right on the beach. The property was very quiet and travel friendly. I loved the room so much that I am already looking into booking another condo with this property. If you are looking for a condo and aren’t too sure about it trust me it’s worth every dollar spent. THANKS AGAIN GULF DUNE STAFF. "

"Worked fine with two kids
We were here after thanksgiving, 2015, for 3 nights. The balcony has a nice view of the ocean and is spacious enough to eat on / hang out on. The room itself is tastefully decorated without anything too large or in the way, which was nice for our 3 and 1 year old kids to run and toddle around in. The bunk room was good for the 3 year old, however, the top bunk (that we didn't use) would be maybe tough since there is a sprinkler head with a cage over it centered a couple feet over the mattress (i.e. we wouldn't feel good with our kid up there). the kitchen had newer appliances and was nice, and was fully stocked for drinking and cooking. the living room was nice and had good media equipment. the master bedroom and 2 bedroom were fine too. loved the location."

This was the third time we rented at Gulf Dunes. The onsite staff was very good and the beach/chair service was great.
Overall condo 312 west was nice and some of the upgrades (tile,kitchen) were good, although the bathrooms were dated and worn and need upgraded.
The overall condition of the condo complex and pool area was average. The condo and pool area needs some upgrades. Most of the condos nearby had better pool areas (trees/sitting areas/pool service).

We stayed over a weekend. The unit 312 Gulf Dunes was a very nice place. Kitchen was well equipped, nice big dinning room table, good TVs in every room. The master and living with a beach view was terrific. Third floor, not too high but high enough to see over the pool and dunes. This unit had covered parking which was nice. We had no problems at all with anything not working. Brooks and Shorey management was good too. We arrived at midnight but no problem getting in the room. "

"Good size rooms, great view and location
We have been staying with various brooks and shorey properties for the past 4 years and this unit by far meets most of our expectations (great view, location, good sized beds with bonus room of course).The check in was on time unlike with our previous stays.The minor flaws are the occassional clog in bathtubs, partly damp carpet in bedroom and dust in some appliances like tv (im a neat freak thats why i took noticed)anyway overall the unit was fairly clean,the cooking and cutting utensils were cuisinart and knives were ginsu. The kids loved the bunkbed room with tv. They enjoyed their privacy. I wish they would have a broomstick so that we dont have tovacuum few dirts on the inside and outside floor. I brought lysol wipes for the tv remote control and knobs which are sticky:( Thanks to Marianne for a prompt response to all our queries. Also, the onsite check in was so convenient which we were told they just do it in gulf dunes and pelican isle properties. The 1 designated covered parking was helpful for those with kids. We will definitely return to this unit. Rest assured that what you see in the photos is what you get with regards to space , furnitures, views. "

"Great location for building and room
Overall was a great experience. Condo was convenient and at easy location to get to. Room was situated nicely in building; 3rd floor gave good view of the beach. Dishwasher smelled upon arrival but call to management got quick response; someone came and ran the dishwasher with bleach which cleared up the smell. Also, there was a dirty sheeet on one of the bunk beds. New sheets were brought but just left them; maybe could have made the bed but maybe that's nit-picking. The room was very nicely decorated and enjoyed our stay. Plenty of parking for our 3 vehicles. Would definetly recommend."

The property itself overall was nice but the condo that we stayed in needed a lot of work. The furniture was old and dated, the couch and loveseat was damp and smelled. The rugs were cheap and the bedroom carpet felt damp as well. The bed was a nice size
(loved the king) but the mattress was hard and felt like we slept on a sidewalk. The walls needed to be painted, very tattered. Outlets and fixtures were not securely in the wall. The appliances were good (liked the microwave & washer & dryer) with the exception
of the iron which did not work. The TV in the main living area was nice. We loved the location and the balcony views. All and all our vacation was great; just expected a nicer living environment for the price. We were there for seven days.

"Gulf Dunes Stay - Was very pleased with all aspects of the property. My only complaint was the check in. Became quite hectic with so many checking in at the same time. The young lady was doing all she could to get us checked in.

We have stayed with B&S resorts before and will do so again. However, this time we discovered that the iron in the unit did not work and called the office to get another. The manager apologized and said she would try to get one to our unit by the next morning, but we never heard from her again. So we ended up having to go and buy a new iron in order to press our clothes for dinner. Now we are waiting to hear back from the manager again, as my son realized that he had left his wallet in the recliner of the unit as we were half way home. We called immediately on Friday and she assured us that she would have housekeeping look for it and call me back either way. No phone call. I just got off the phone with the weekend manager and she has asked that I call back tomorrow as she can find no notes or record in regard to my request. I know this is a bust time but there needs to be better follow through on requests. "

"Vacation 2011
We were very pleased with ths unit, clean, convenient, good view. The sliding glass door needs repair, very hard open and close. Other than that, it was great. We loved covered parking, beach chair & umbrella and plenty of towels. The unit was very clean,spacious,tastefully furnished with lots of dishes. The kids enjoyed the bunk room."

The view was beautiful, just glad I had a maintenance man for a husband. He had to fix the master toilet several times because it would hang up, the breaker tripped in the master bathroom one night. The worst was the water pressure! You could not use water in two places at the same time. There were two bathrooms but you could not use them at the same time, nor the sink, dishwasher or washing machine. Gulf Dunes is a beautiful place, I just would want to check out the other rooms available."

"2010 Summer Fun
This is the first time we have stayed at Gulf Dunes and it was a wonderful experience! The rooms were very nice and clean. Most Condos do not have much in the way of kitchen ware but this condo had everything you could possibly need. The locattion was convenient and close to everything. We enjoyed the complimentary beach chairs and umbrella. We will definately be staying at Gulf Dunes again!"

"LOVE THE BEACH!
This was our 2nd year at Gulf Dunes & we love staying there. Our only complaint would be the water, last year we had the Red Tide that really messed the water up & this year we had the June Grass/ or just algea that made the water not very pretty. But we can't blame that on Gulf Dunes, just mother nature! Anyway we had a couple of pretty water days, so that made it OK. "

The staff was very helpful and the condo was well kept and very clean. The only issue I would say that I had to work out was with the complimentary chairs being an issue with our canopy. The guys who set up should be respectful and not set up other guests in front of canopies. They should place that guests complimentary chairs where the guest chooses without arguement. Other than that, everything went very well and our stay was enjoyable and I would highly recommend Gulf Dunes for families."

"Gulf Dunes Nicer from the Outside
We normally stay in the Sumerlin, we decided to try something new for a change. The outside of the Gulf Dunes was much prettier than the inside. The rooms were small and the layout was not very functional. The master bath door and the bedroom door overlapped. The kitchen was not well stocked. Very few linens, only 1 kitchen dish cloth and 2 towels, only 1 wash cloth and 3 bath towels per bathroom. TV's were very small and only had a VHS player in the bedrooms. We could not rent VHS tapes anywhere. The only DVD player in the living room was broke and was not replaced for 2 days. The staff was very nice, but for the money I would never stay here again. We were so dissatisfied we went around to other condos and looked at their rooms to better educate ourselves rather than trust pictures again. The beach was Beautiful, the weather was Perfect, and we ate at some delicious restaurants, so the vacation was wonderful.
