It - is a landmark villa in Akumal and one of the largest villas with over 4,000 square feet of living space. It is located on Yalku lagoon which is like an enormous outdoor aquarium - GORGEOUS view! You can jump right into the lagoon from your back yard, or you can jump right into the fabulous waterfront swimming pool. There is also a private "beach" area to get that suntan you just have to take home with you!

The villa has a huge living room/dining room area with a cathedral ceiling and an adjoining fully equipped, industrial sized kitchen. The combined living/dining rooms provide enough table seating for up to 12 people. Miguel, Azul Riviera's caretaker, is a superb cook and can provide breakfast and dinner for up to 12 people. There are two outdoor palapas - a large one for entertaining with a wet bar, tables and chairs - the other is on the lagoon with lounge chairs.
Azul Riviera has four air conditioned bedrooms with LOTS of beds and three bathrooms. The master bedroom is upstairs with a view of the lagoon, a king-size bed and a huge, private outdoor sun deck. The two downstairs guest rooms both have king sized beds and lofts for children which contain 2 twin beds. Extra sleeping arrangements include a double sofa bed in one downstairs bedroom, a single day bed in another as well as a single day bed in the observation room. The new children's room is downstairs and has a double bed. The bathrooms are all enormous and offer a lot of privacy. There is a Jacuzzi tub in the downstairs bath.
Maid service is provided six days per week and for a small, extra charge, the caretakers can cook meals for you in the villa. There is also an incredible observation room on the third floor with a 365 degree view of the lagoon, jungle and ocean. It's also equipped with a day bed for sleeping.

13) CANCELLATION/RESCEDULE POLICY:
Cancellations and reschedules are effective on the date written notice is received by Fax or e-mail in our office.
Cancellations: All payments are non-refundable and non-transferable, unless Akumal Villas is able to re-rent the same property for the same rate and dates of travel, subject to a $200 cancellation fee. Cancellations made 30 days or less prior to arrival are 100% non-refundable.
Rescheduling: You may reschedule 30 days or more prior to your arrival date, with the same property and number of nights, for travel within one year of the original check-out date, subject to a $50 rescheduling fee. Rescheduled reservations are subject to availability and price increases, and the weekly rate is based on the new reservation dates.
Holidays: Holiday reservations may NOT be rescheduled. Holidays include Thanksgiving, Christmas and New Years.
14) NO REFUNDS FOR EARLY CHECK-OUTS OR NO SHOWS: Guest agrees that once they have checked in to the property, no refund will be made for early check-outs. If Guest does not cancel the reservation and does not arrive for the Guest’s rental period, all monies paid will be forfeited.
15) HURRICANE EVACUATION/ CANCELLATION POLICY: PLEASE READ CAREFULLY – Agent will not issue any refunds for inclement weather, hurricane evacuations or any other natural disasters. Agent has the right to cancel reservations if dwelling is rendered uninhabitable because of hurricane damage (destruction of home, loss of power and other services, etc). In the event of mandatory hurricane evacuation, guests will be allowed to reschedule any unused nights within 12 months in the same season or pay any difference of rate for another season. Guests may purchase travel insurance which may cover unforeseen weather circumstances, mandatory hurricane evacuations and other natural disasters. It is the responsibility of Guests to verify coverage with their travel insurance carrier.
