Ka Kuxta the unique pet friendly, 5 bedroom villa with Private Pool! [pronounced Kah Kooshtah], House of Rebirth, in Mayan, is located on a secluded Caribbean bay with a gorgeous sandy beach and aquamarine ocean on the now famous Riviera Maya. The water is always calm and perfect for swimming because it's protected by a double barrier reef just 100 yards off shore. You'll love exploring the bay with a snorkel and mask as there are spectacular coral formations and a huge variety of colorful fish. This villa is really something special for the group who wants a lot of are only 20 villas located on the bay, but Akumal is just two minutes away for restaurants, dive shops, and shopping. A perfect location!

The villa has 5,000 square feet of luxurious living space and an elegant entrance through beautiful gardens. You first enter the villa though a gorgeous foyer with a grand interior staircase that goes from the ground floor all the way to the rooftop. There you will find a huge tiled deck with wet bar for entertaining and looking at the millions of stars visible in the sky.

Ka Kuxta is absolutely perfect for two families to share as it has identical upstairs and downstairs floorplans. Each floor has a huge master bedroom and a large guestroom with private baths, living room, dining room, and gourmet kitchen with beautiful balconies overlooking the Caribbean. The owners had the villa specially designed to flow as one villa, or you can close the doors and have privacy on each floor. Therefore, you can have togetherness when you want it and privacy when you don't.

This villa is truly special with swimming pool overlooking the beach and ocean, and 100 feet of beachfront, outdoor terraces with columns and arches. Ka Kuxta has all the modern conveniences including 2 fully equipped kitchens with gorgeous granite counters, incredible Canterra stone floors, beautiful hand made Mexican Talaverra tile in the downstairs bathrooms and elegant marble in the upstairs bedrooms. It's also beautifully furnished for both comfort and glamour with many of the owner's favorite oil paintings and custom-made furniture.

There are many things to see and do within a short distance so you'll never ever be bored. You can visit Mayan ruins, take a boat over to Cozumel for the day, spend the day at our famous Xcaret eco park, snorkel in Yal-ku lagoon or at Xel-ha, visit the beautiful dry caves of Aktun Chen, snorkel of scuba dive in freshwater cenotes, play golf or tennis in Puerto Aventuras and Playacar, charter a deep sea fishing boat, or enjoy bone fishing.

13) CANCELLATION/RESCEDULE POLICY:
Cancellations and reschedules are effective on the date written notice is received by Fax or e-mail in our office.
Cancellations: All payments are non-refundable and non-transferable, unless Akumal Villas is able to re-rent the same property for the same rate and dates of travel, subject to a $200 cancellation fee. Cancellations made 30 days or less prior to arrival are 100% non-refundable.
Rescheduling: You may reschedule 30 days or more prior to your arrival date, with the same property and number of nights, for travel within one year of the original check-out date, subject to a $50 rescheduling fee. Rescheduled reservations are subject to availability and price increases, and the weekly rate is based on the new reservation dates.
Holidays: Holiday reservations may NOT be rescheduled. Holidays include Thanksgiving, Christmas and New Years.

14) NO REFUNDS FOR EARLY CHECK-OUTS OR NO SHOWS: Guest agrees that once they have checked in to the property, no refund will be made for early check-outs. If Guest does not cancel the reservation and does not arrive for the Guest’s rental period, all monies paid will be forfeited.

15) HURRICANE EVACUATION/ CANCELLATION POLICY: PLEASE READ CAREFULLY – Agent will not issue any refunds for inclement weather, hurricane evacuations or any other natural disasters. Agent has the right to cancel reservations if dwelling is rendered uninhabitable because of hurricane damage (destruction of home, loss of power and other services, etc). In the event of mandatory hurricane evacuation, guests will be allowed to reschedule any unused nights within 12 months in the same season or pay any difference of rate for another season. Guests may purchase travel insurance which may cover unforeseen weather circumstances, mandatory hurricane evacuations and other natural disasters. It is the responsibility of Guests to verify coverage with their travel insurance carrier.

"Nice home in Akumal
We rented this home for a family reunion. The home was very nice and well appointed. The kitchen had everything we needed for cooking, there were plenty of towels, and the beds were nice. We had an issue with one of the AC units the first night and they ended up replacing the entire unit. The house manager responded quickly to any issues, which were few. The daily cleaning service, both inside and outside around the pool area, was wonderful. Overall, the house was fantastic and well situated in a safe and convenient area within easy driving distance of Tulum and Puerto Aventuras. I would return in a heart beat, but not until the seaweed situation is better as it made the beach in front of the house unusable. The rental car company they recommended for us was also excellent. My only complaint is that 2 of the 3 kayaks on property were inoperable and we were looking forward to using them. Again, overall a beautiful and well maintained home. "

my experience was not good, the house was in bad conditions, unclean, bad smell, the kitchen was very incomplete and dirty , towels, beds and pillows re not good. we were very unsatisfied with the house. it does not have air condition in the living room so it was very hot , only in bedrooms and they are very old and we have problems with it. the beach is not good because it have rocks so it is difficult to get in the water. i never recommend to go to this house."

"Absolutely stunning home
The house is better in person than the pictures show. The artwork is amazing. Plenty of room for 11 of us to spread out. 2 bedrooms face the ocean, 2 have garden views and casita has garden view. Manager Demetrio stopped by almost every day to see how we were doing and make sure we didnt need anything. Furmina (sp?) provided maid services each day and was much appreciated. We had a chef come to cook for us one night and she said she had been in many homes to cook and this was the nicest one she had been in. Pool and grounds were cleaned each day also. You can walk along the beach to the restaurant Lo-Ha (30 minute walk but beautiful)
The house is a duplex with same floor plan on each floor, downstairs a bit more casual, kitches on each floor. 4 bathrooms, upstairs ocean facing bedroom has en suite bath. They are gracious enough to supply you with all kinds of snacks upon arrival and the only thing I would suggest is make the snacks more Mexican, maybe pico de gallo and guacamole with chips. Everything was processed packaged food. You will need a car to get anywhere as the house is on a private gated road. Tulum is 20 minutes away, 4 restaurants less than 2 miles away. Lots to do in the area for activities too.
Overall we were thrilled with this house and the care we received. "

"Great spot for family/friends trip
Stayed with our family consisting of 5 couples. Worked out great with the 4 rooms in the main house and 1 in the guest house. Having 2 kitchens in the main house was a huge bonus, had dinner upstairs overlooking the ocean and kept snacks and drinks on the main floor for easy access.

Couple of things for the owners to consider.2 of the beds were very hard, I liked it but my wife didn't. Beds were also squeeky and made noise with any little movement.

Staff was excellent and courteous, did a great job. Having security at the entrance of the neighborhood and walking the beach kept worries low for those concerned."

"A comfy stay on Akumal Sur
Ka Kuxta was perfect for our family’s needs—a comfy home away from home offering everything we needed and more! Our daughter got married at a neighboring villa and we needed five en suite bedrooms for our siblings which—counting the casita—Ka Kuxta has. It also gave us a spacious gathering area where we could all sit around and chat, and a large outdoor patio with plenty of loungers. The pool is relatively small but aside from the children, few used it. The ocean is warmer and there’s a beautiful sand beach not far away. We also swam, kayaked, and snorkeled off the beach at the villa—but bring reef shoes and walk out carefully. It’s rocky for the first 20 yards or so. Also, this location works best with a rental car unless you’re happy to stick around the house or pay for a lot of cabs (about $20 round trip to Akumal restaurants and shops, more to are attractions). The house manager will drive you for less , so that’s another option that we used once or twice when we had more riders. "

"50th Birthday Family Vacation
Great Location! Beautiful sunrise from the roof. Beautiful interior. Perfect place for my family of 10. Needed some maintenance. Sliding glass doors need replaced. Took a while to figure out how to work the AC. One of the bathrooms has a weird odor. Easy access to major attractions. It is beachfront but is very rocky. Bring water shoes. The property manage and Housekeeper were very nice and accommodating. We had a great vacation. "

"Christmas 2016
This was a perfect place for our entire family to enjoy our Christmas vacation together, 13 people ages 5 to 73. The house is beautiful and comfortable, the pool and beach are amazing, and the management staff was extremely helpful to us in many ways. Could not have been better. The only thing we wish we had known in advance is that credit cards are not terribly useful here and it is very difficult to get cash, so good idea next time to carry a lot of cash."

"I guess you can find better for the money
Serious lack of maintenance - the houses were not ready to accommodate guests. Internet is very bad, but not because of the telecom company- the equipment in the house are obsolete and old. The excuse that This Is Mexico (TIM) is not good enough to explain all the things that the owners / managers did not do. For example, there were millions of ants on the kitchen counters and everywhere in the house- this is part of not proper disinfection, same is true for the huge cockroaches- I mean a proper pest control spray would have solved the problem. The beach is a disaster, with all the seaweed landing there daily- the locals are trying to clean it up but no luck- too much. Well the seaweed comes along with the bad smell and the millions of small flies just in front your nose- this is not a problem of the management/owner of the house, it is the whole area- so look for a better place to stay far - far away."

"A week at Ka Kuxta -- refreshing, restorative, relaxing
We had a terrific week staying at Ka Kuxta. We were four adults, and four kids -- two 4 year olds, a 2 year old, and 1 infant. The pool/beach combination is wonderful to have, as well as the kayaks for an ocean workout. (Though parents of young children should note that the pool does not have any safety fence around it.) The breeze coming in off the ocean is amazing, and we did not need AC on during the day.

The bedrooms were all comfortable, and our group mostly convened (when inside) in the first floor dining/living room area, which also has a nice kitchen counter for eating. There is also Direct TV, and a huge DVD collection.

The house manager, Señor D, is very friendly and very helpful, as is the rest of the team that maintains the villa. There is also a security gate manned at all times, as well as security officers that patrol the property - all very friendly.

The only issue I would point out is that the amount of foliage between Ka Kuxta and the houses on either side was not nearly as robust as in some of the pictures, so there is not quite as much privacy as it looks like. But it should not be filed as a complaint, as it did not affect our trip (or our rating of the villa) but something to be aware of.

It's an very easy drive to Akumal for snorkeling at Ya-Kul or dinner on the beach at La Buena Vida. And it's about a 20 minute drive to Tulum, where we had several dinners. You're also about 25 minutes from Xcaret, an excellent eco-adventure park that is great for kids.

It's a great house, in a great location, supported by a great staff. Highly recommended!

"Great Vacation at Villa Ka Kuxta
Villa Ka Kukta was a little paradise for all my family 5 adults and 7 children.We all had a wonderful time. Akumal is a wonderful place to stay, the villa is in a secluded location and we really appreciated that. Akumal Playa and Village are very nice, we enjoyed the restaurants and the boutiques there.
It is easy to visit some of the Maya sites: we went to Tulum, Koba and Chichen Itza.
We enjoyed Christmas Mass in Chemuyil, people there were very friendly, in fact all mexicans are really very nice.
The management and staff at the villa were perfect, they cooked nice dinners for us and did everything they could to make our stay pleasurable.
We were sad to leave and sorry we could not stay longer (the trip from France is quite long and tiresome, but my son and son-in-law had to go back to work, a week is too short...)
All of us will keep wonderful memories of this awsome place and we wish you a great 2103."
