13) CANCELLATION/RESCEDULE POLICY:
Cancellations and reschedules are effective on the date written notice is received by Fax or e-mail in our office.
Cancellations: All payments are non-refundable and non-transferable, unless Akumal Villas is able to re-rent the same property for the same rate and dates of travel, subject to a $200 cancellation fee. Cancellations made 30 days or less prior to arrival are 100% non-refundable.
Rescheduling: You may reschedule 30 days or more prior to your arrival date, with the same property and number of nights, for travel within one year of the original check-out date, subject to a $50 rescheduling fee. Rescheduled reservations are subject to availability and price increases, and the weekly rate is based on the new reservation dates.
Holidays: Holiday reservations may NOT be rescheduled. Holidays include Thanksgiving, Christmas and New Years.

14) NO REFUNDS FOR EARLY CHECK-OUTS OR NO SHOWS: Guest agrees that once they have checked in to the property, no refund will be made for early check-outs. If Guest does not cancel the reservation and does not arrive for the Guest’s rental period, all monies paid will be forfeited.

15) HURRICANE EVACUATION/ CANCELLATION POLICY: PLEASE READ CAREFULLY – Agent will not issue any refunds for inclement weather, hurricane evacuations or any other natural disasters. Agent has the right to cancel reservations if dwelling is rendered uninhabitable because of hurricane damage (destruction of home, loss of power and other services, etc). In the event of mandatory hurricane evacuation, guests will be allowed to reschedule any unused nights within 12 months in the same season or pay any difference of rate for another season. Guests may purchase travel insurance which may cover unforeseen weather circumstances, mandatory hurricane evacuations and other natural disasters. It is the responsibility of Guests to verify coverage with their travel insurance carrier.

Things To Do in Akumal

Akumal is famous for its diving and snorkeling hotspots. The warm waters are rich in marine life, guarded by coral reefs. Many dive spots offer a variety of sea life, from endangered green sea turtles to stingrays and barracudas. Half Moon bay has a large curved beach of white sand and snorkeling spots just off the beach, and the waters are welcoming to swimmers, kayakers, and paddle boarders. "Beachfront villa
We have been renting villas once a year for our annual family trip (5 adults and 3 kids - 1.5y, 3y and 5y). This house was great since it was right on the beach and had a pool and enough bedrooms for everyone.

The owner/manager came to see up shortly after arriving and gave us very helpful information, he was also very responsive and very nice.

Jose, the caretaker is a gem, very very nice and is always there to help anyway he can.

THE PROPERTY
While the house is fully equipped and offers all you may need to make yourself comfortable, there are a few elements that I would like to point out for the readers appreciation, the A/Cs units are only located in the bedrooms therefore none in the family room but if you open the sliding doors a beautiful draft comes in and cools down the area nicely.

The smaller house is located at the front of the property therefore does not have any beach access and during the entire duration (despite opening the windows and putting the fans on) there was a sewage smell in the house.

The toilets required many tried to fully evacuate.

The pool is very close to the house therefore if you have any young kids like us make sure you keep the doors locked or they only leave the house with floaties.

The beach is great, no rock which was one of the main reason why we booked this place versus our last which was in Akumal. The only downfall is that there were lots of waves which brought LOTS of seaweeds and it was never cleaned for us.

LOCATION
The location is only great because of the condition of the beach. There are two resorts and one small restaurant around. If you are looking to stay in the villa and be on the beach and not go anywhere during your stay then this would not affect you. However, the road to access the property is in TERRIBLE CONDITION some of us even had to exit the car and walk it (600m)because the holes are so bad. At night we missed the area e"

"Absolutely fabulous vacay at Casa Sunray!!
We were a larger group and the property accommodated us perfectly! It is spacious and homey, clean and comfortable. Caretakers, Jose and Marisol, were attentive and did a great job of keeping up with our needs and all the sand from the beach! Jose cooked us a delicious meal from scratch one night and it was wonderful! The beach is just steps away and literally made our vacation. Being able to watch the sunrise every morning was beautiful! We highly recommend planning a family vacation here!"

"Wonderful family vacation
The house a guest house was perfect for a family of nine adults and 3 small children. The beach was perfect with soft sand and great snorkeling. The housekeeper Jose was extremely attentive and brought ice when required as well as keeping the houses clean daily. We had a couple small,problems with the refrigerator, which Jose did fix but we did loose some perishables until that was done. Also we had some heavy rain and there was a couple of leaks. The rental company was quick to assist with reimbursement of one nights rent due to this inconvenience. On the whole I would recommend but make sure you get groceries before you arrive as the supermarket is about 20 minutes drive away and no close convenient stores. We used the colectivos to get into tulum and visit a local cenote as taxis are very expensive. "

"Life can be a beach!
We had three generations during Christmas break vacation. The location of this house worked out well. We have stayed in Akumal Aventuras before. Although, if you want to go to Akumal you really have to go out to the highway to drive. Akumal has blown up, so overwhelmed by tourism (it was Xmas vacation). We were here the first time 30 years ago, so we have seen the radical changes. This was our 4th visit (probably last).
It was great to have our own beach and pool. The house was located and set up to enjoy being at the beach. The house is nothing fancy. It is older and really a beach house. Three bedrooms in the house facing the beach. The one downstairs bedroom opens up with glass doors into the family room. Of so private. Minimum sized bathrooms nice breezes so we never used the A/C. The two bedrooms in the casita are closer to the road, but are quiet and spacious. It is actually a second unit. Full kitchen. Nice bathrooms. It is not decorated, quite spare in fact. Clean and modern.
Rhett met us the first day and did a thorough and helpful orientation. We didn’t need anything so that was our only contact.
We did have raccoons come Iino the house through an open window atnight and tearing the screen. No bugs to speak of and few mosquitoes. Excellent.
It would be nice to have access to the washer and dryer. Jose, who does maintenance doesn’t work Sundays, or New Year’s Day and another day the washer had to be replaced. We were getting pretty grimy after a full week.
All in all everyone was happy with the house and location.
I paid the bill. It was Christmas vacation, but $1,600 a night is hard to swallow. Mexico’s cost of living has blown up. It must be very difficult for the locals. Makes Hawaii look relatively more affordable. "

"Great family vacation
We were a bit worried about our stay based on a recent google review, but we had a wonderful time. The property is fairly updated (but still with some authentic charm) and provided all the amenities we needed.
We had an issue the first night with AC and the TV and it was promptly fixed the next day. It poured the second day we were there and we didn't notice any leaking, the rooms were dry.
Jose was always so helpful and the meal he cooked for us was amazing (I wish we had him do more). It was so nice having them come in daily to clean as no matter how hard we tried, sand got tracked in.
It was such a beautiful property and was really great with kids (3 under 5). You can snorkel right off the beach - they have masks and flippers there. Some day's the ocean was very rough, but we just walked up the beach a bit to find a calmer spot. It was quiet and private and just amazing.
My only complaint is the road going in is SOOOOOOOOOOOO bumpy.. but that is out of their control"

"A Lovely Time!
Our family of 6 spent a week at Casa Gray and it was a delightful time. The rooms were very comfortable and gratefully had AC, though we spent most of our time outside. Going in July was very hot, but really fun since it was quieter and turtle egg season. The house manager, Jose, was very helpful and a great extra set of hands since we didn't have a car. We hired a chef who was incredible-Adriana, we are missing your food!!! The house is close to everything we wanted to do, and was nice to be away from the bustle of Tulum. Highly recommend :)"

"Great Family Getaway at Casa Gray/Sunray

We had a wonderful family getaway at Casa Gray with our group of eight. The house exceeded our expectations and looked even better than the pictures. The location was ideal, situated on a quieter part of the beach with calmer waves. Both the main house and the neighboring casita offered plenty of space, and the bedrooms were very comfortable. The pool provided a fantastic escape from the warm weather. The main house kitchen was well-equipped with all the tools needed to prepare large family meals. Our only issue was that the barbecue wasn’t working, which would have been useful since the main living room and kitchen lacked AC. However, we managed well with the ocean breeze and the excellent AC in the bedrooms. Jose and Marisol, the caretakers, were at the house daily to keep everything clean and provided fresh linens and towels. Jose also prepared a delicious authentic Mexican dinner for us one night, which we highly recommend—it was reasonably priced too. Martina from Akumal Vacations made the booking, check-in, and car rental process seamless. We were especially glad we booked our car through Akumal Vacations due to the prevalence of car rental scams in Cancun. Choosing Casa Gray for our special vacation this year was a great decision, and our only regret was not booking a longer stay!

"Sunshine In My Pocket
Our family has stayed in Aukumal several times and have stayed in several places, but this ocean front beach home was the best!!! Talk about LOCATION, LOCATION, LOCATION. Beautiful beach and snorkel till you can't snorkel anymore. Caretaker Jose was the best. He even made us homemade guacamole. The beach house and casita fit our family's needs perfectly. "Amazing!
Everything was exactly as pictured. Rhett was so helpful with tips on getting around and what to do and not to do in the area. Jose’s cooking was out of this world! A few tips for staying: you don’t need to bring anything!!! They provide jugs of water, they have yeti cups for the beach, koozies, games, shampoo/cond.
I would also highly recommend using the grocery service available to have everything ready when you get there.
Overall is such a great place for both a family vacation or an adult get away! We would definitely go back. "

"Even Better Than The Pictures
We knew that Casa Gray was on the beach, but even the photos didn't prepare us for just how "on the beach" it is. Walking through the house and taking in the view for the first time was breathtaking.

The house itself is very nice, but I wouldn't call it fancy or luxurious. It's comfortable, clean and homey. It feels like it belongs in its place, which we all found really refreshing in this age of mega houses on the sea shore. Everything works and the house is really well equipped if you're planning to do some or all of your own cooking.

Regarding cooking, we contracted with Jose, the house's caretaker, to cook several breakfasts and dinners. Best decision ever. It was affordable and made the experience so much nicer, plus it was delicious. Jose was wonderful in all respects. He and his wife Marisol kept the house and grounds in great shape even as our party of seven traipsed in and out of the house from the beach countless times each day.

made the whole experience a breeze and managed our stay very professionally - they were there when we needed them - very responsive to question both about the house and staying in the area in general.

Finally, we spent most of our time in Akumal going from pool to beach, back to pool and then the beach again. It was too nice to leave for the most part. We often ventured two doors down the beach to the Beached Bikini Bar, which was our only dining and drinking out destination. It's super low key, good food, not too expensive and exactly the type of beach bar we hope to find on a trip like this but so seldom do. Make sure you try it and bring cash - they don't take cards.

We loved our stay and hope to come back again soon. Missing it already."

"Fantastic Hosts
Akumal Villas were fabulous. Very accommodating. The house staff were great. Nice to know there was a security guy from 6pm to 6 am, although it felt and was very safe. We have never felt anything but safe in this area of Mexico.

Pictures represent the houses perfectly. We know the area well and went to the grocery stores nearby. Stocked up well and had a great time.

Plenty of room and clean. Love the pool and the beach and the Beach Bar just a few houses down!

Highly recommend this house and especially Akumal Villas!!"

"Amazing stay and even more amazing staff!
We had a fabulous time. The house and guest house we located perfectly and with the pool we had everything wended. The local beach bar only a few houses down was inexpensive and greta food.

Jose and his wife kept the house clean and ready for us everyday. We had three in our party test positive for COVID and had to extend our stay. The team at Akumal Villas and Rhett we super helpful and understanding. They allowed us to remain as it was not booked. Having the guest house was the life saver as it allowed the negative people to remain away and isolated while providing the things needed for the others in quarantine. They had no sumptuous whatsoever. The guidance by Akumal Villas staff for testing centers was perfect. They truly went out of their way to help us and assure us a place to stay."

"Wonderful Stay
We had a fantastic time at Casa Gray. The location was excellent, a short walk from a local beach bar where we spent a good amount of time. We were able to work for a few hours each morning (wifi worked perfect) while admiring the view. A door had a crack in the glass and they promptly replaced it while we were there. Also the front door auto-locked behind us on our first night when we went out to get our luggage, and we noticed that they promptly replaced the lock on the door after that. The dinner of grilled fish that we had was amazing, and the house was cleaned diligently every day. Everyone we interacted with was very pleasant. We hope to come back next year. Thank you for opening your home to us!"

"Magical!
I honestly can't say enough wonderful things about this place! It was truly Magical! Being able to see (Property Management)s lay eggs on the beach at night was one of the greatest moments of my life! And in addition to that, the villa was simple beautiful. The view from the pool was amazing. But even more amazing than the view was Jose the groundskeeper. He made us the most delicious flan I have ever tasted for my daughter's 25th birthday. And lastly, when my daughter's friend left her wallet in the safe, they made the trip to Playa (in a storm) to overnight it back to us. This was one of our favorite family vacations! "Outstanding Guest Services and Location
From the moment I contacted Akumal-Villas I knew I was in good hands. Martina, the woman who I corresponded with was amazing. First, she found the perfect home for our family of 9 to stay in over the New Year’s holiday – it had everything we were looking for - beachfront, pool, each room with an en-suite bath, chef options, etc. Martina was not only extremely responsive, she also had lots of exciting and helpful recommendations for our stay, sent us regular updates before we left on our trip, booked transportation for us and more. Everything was done so professionally and made our trip a breeze, I can’t thank her enough.

On our first day, Rhett, our concierge stopped by to answer any questions we had, gave us some “locals” tips, and let us know he was available if we needed him. A couple of questions popped up during our stay and he responded right away. The highlight of our trip was having Jose and Marysol cook for us – we had them prepare dinner for 5 nights, each was outstanding and we had enough leftovers for the next day’s lunch. I highly recommend adding this to your stay. They also kept the house very clean for us.

The location was also wonderful, perfectly positioned on a quiet area of the beach, making it quite private. The house itself, although extremely clean, was a bit dated and could use some renos to fix a few problems. One of the bedrooms had a hard time getting hot water, in another room the door wouldn’t close and the bathroom door of that same room ended up having the door handle break during our stay (which Jose fixed for us right away).

If we ever stay in Akumal again, we will definitely be contacting the wonderful people at Akumal-Villas. "

"Casa Gray
Casa Gray is a charming villa in a great location, lovely outdoor areas and a well appointed kitchen. Our only concern was the hot water in the northern bedrooms in the main house. There is something wrong with the water connection and though Jose tried to remedy the situation, it was not satisfactory. Everything else in the house worked perfectly and we had a lovely visit. "

"Christmas stay
The property is right on the beach which is great. The beach is nice and the water is beautiful. There is a little restaurant/bar, The Beached Bikini, right down the beach which was handy. Jose and Marisol, who came in every morning were very nice and helpful. They cleaned and did necessary maintenance. The two houses are nice enough but old and need some updates. The shower head in one of the main house bathrooms malfunctioned every other day and Jose had to fix it. The water in the showers and the kitchen sink would go from scalding hot to freezing with no warning. Jose tried to fix it but could not. The pool is in an odd position and getting around it to go to the beach is awkward. The WiFi did not work. The house description says 3 king beds in the main house and there is really only one king and two queens. The property is on the market so probably will not get better until it is sold. I would recommend staying there for the location if you are willing to put up with a few inconveniences. "

Casa is not very well maintained. Pool was very cloudy and mess from the day we showed up until we left, only swept once. Didn't appear caretaker knew how to care for the pool. Several beach loungers broke, a/c units very noisy and not working well, pots and pans very crusty. Housekeeper and caretaker only showed up mon-fri. The caretaker only spent 1-2 hours there a day. a trash bag was left outside the laundry room door on Friday, woke up to trash all over the walkway. We knew it was going to be a bit rustic but just a bit of TLC and maintenance would make this property a lot better. We had the opportunity to see other properties and realized that this unit is overpriced for the accommodations."

"Awesome Place
We loved the location, quiet, right on the beach. House was comfortable. Housekeeper and groundskeeper were very nice and did a good job. The reservation process was painless. Suggestion: rent a car as taxis are expensive in this area of Mexico and hard to get one to pick you up."

"Casa Gray
Our stay at Casa Gray was great. The weather was warm and the water was perfect, especially in Tulum. Our house care takers were always on time, friendly and hard workers.
The only negative thing I could say about our trip is that the house could stand to be a little upgraded. Lamp shades would fall off the lamp as the stems were rusted from the weather. New sheets and bedding would be great. Master bedroom had no dresser to store our clothes so we had to put them on shelves. Bath mats and mats next to bed could stand to be replaced. We kind of feel like we paid good money to stay here and it just seemed like we overpaid for what we got. Won't stay here again but only because of the tiredness of the house. Everyone and everything else was great."

"Casa Gray...A little slice of heaven!
My family of 4 stayed at Casa Gray for a weeks vacation. The villa was wonderful and lived up to the photos. The pool was a great addition! The view doesn't get much better than this! Jose and Ana where very friendly and helpful and kept the villa and grounds spotless. I would highly recommend having them prepare a meal...yummy! We will definitely be back! "

"Easter in Akumal, Mexico
Beach front is excellent, having the house right on the beach is so convenient for children and adults alike. We snorkeled and fished right off our beach. We loved the area, it has everything, you can take it easy or do plenty of activities. The villas are great, set up for outdoor living. Its very hard for us to find any negatives."
