"331 Breakers Fell Way Short
Upon entering it was clearly not cleaned very well. There were dirty towels hanging on the back of the bathroom door, garbage in one of the bedroom bureaus, and sand on the floor. Management was notified, but no one voluntarily came to clean it up. The bedroom and living room fans haven't been dusted in a long time, and no one has bothered to clean the bathroom vent/fan. This unit is in serious need of a deep cleaning, and it was obvious that the current cleaning crew is doing the bare minimum in the shortest period of time they can. Don't expect a clean, well cared for unit with 331 Breakers."

"Cozy Villa with Amazing View!
We had a wonderful time staying at this villa located within walking distance to the popular Coligny Plaza for shopping and restaurants and a pool and Coligny beach. The washer and dryer and pool are small but it was acceptable for the price we paid. I booked last minute and mainly wanted a good view and location. The unit was a little worn down but it’s to be expected with a beachfront unit at this price. We loved biking on the island and so we appreciated the 2 free bikes that come with the rental. We had an issue with the patio door that was promptly fixed after contacting maintenance. The security guard was very friendly. I recommend this unit for a small family looking for an amazing ocean view and close proximity to shops and the beach. Wonderful memories were made. "

"Wonderful
This was our second time staying at the Breakers resort. Again it was a wonderful time. This condo specifically was very clean and comfortable for our family. It was nice that it already came with beach chairs and a boogie board as well as it offering two bikes. It’s a perfect location for dining and shopping. Also a short walk to the grocery store. Over all I would recommend this condo and will definitely be back. "

"Steps away from the beach, clean, and well taken care of!
We have stayed at The Breakers multiple times over the years. We love how close it is to the beach. You do not need to drive anywhere once you arrive. It has laundry in condo. No oven but does have a convection oven along with microwave and toaster oven. Two bikes come with unit!! Perfect for a couple. A small child or two could fit. Couldn’t ask for anything better. "

"Great beach location
We had a very nice vacation at the Breakers. The room was ready at check in time and was clean, and the location was surprisingly quiet. The security guards were friendly and we didn't have any issues with parking. There is a nice shopping center in walking distance and the Piggly Wiggly has decent prices.
The beach is a short walk and the property provides beach chairs which was a great bonus. We didn't get a chance to try out the bikes, unfortunately.
The two bunk beds have decent mattresses, but they are narrow and may be too short if you are over 5'3". The couch could use a new pull-out mattress, but was ok for a night or two. The balcony needs new flooring and one of the lounge chairs was broken, it would have been nice to be able to spend more time on the balcony.
Overall, we really enjoyed the location and our stay. "

"Good value vacation
A good location with amenities nearby.The unit was just as described.We enjoyed the unit and the view. The bikes were a big plus.The elevator broke midweek and that could have been an issue if unable to climb 3 flights.One problem,management did not respond regarding the missing hair dryer."

The property was as described. Very clean. Island Rentals was very easy to work with. Enjoyed the location right on the Beach. Within walking distance to several restaurants and shops. Security guards on the property we’re very visible, friendly and helpful.
I would stay at this property again and would recommend to family and friends."

"Annual Hilton Head trip
We have stayed at Breakers for years. We normally stay in a different unit, but one that was owned by the same owner as this one. We love the location because it’s walking distance to so much! This unit was clean, updated, and just overall awesome! "

Unit just as described and photos show. Very close to beach and other fun activities. Was quite and relaxing. Perfect space for small family, we had 3 adults and 1 child. Parking can be tricky, we were mindful of when we left and returned to avoid issues finding a space. Would definitely book again. "

Unit is small and basic, but updated, clean and comfortable, perfect for me on my own. Location next to Coligny Park is awesome, just a 5 min walk to restaurants. Note: the bunk beds are really designed for kids, my adult guest of several days wasn’t very comfortable sleeping there, and he’s only 5’5”! A welcome addition would be a subscription to the golf channel, given it’s golf country. Overall, a wonderful stay. "

"Nice place and good location
Although I usually stay on South Forest Beach, this location was closer to Coligny which was nice just to be able to walk across the street. Place was nice, sure it was a bit small, but expected and slept 4 just nicely with their own beds. Elevator was out, but understandably remodels take time. Would stay again."

would give you a five but many things need fixing or upgrade. blood stains on comforter, toaster, washer, dryer, toilet seat, beach chairs all broken. there's only one chair on balcony. the place was not very clean overall.
id recommend this unit, with the disclaimer that it has some major flaws.

"We ❤️The Breakers
This is our third time at the breakers. We love it here. Great place, direct access to pool and beach, Piggly Wiggly and restaurants. #331 was just as described. Great to have coffee in the a.m. on the balcony and cocktails in the p.m. bed is super comfy. Bunks better for younger kids. Our 15 yo outgrew it but having a pull out couch was the perfect solution. "

"June 2020 Family Vacation
The company was easy to communicate with when we did the initial rental. After that, they were very hard to get a hold of. I had to send several emails to get a response. The property itself was OK. It was remodeled but it could use a deep cleaning and paint update. The dryer makes an awful noise and the washing machine needs to be scrubbed out! The location was perfect, close to the beach, and shops/restaurants but no grill on-site and a convection microwave (not an oven) made cooking meals difficult in a very small kitchen. The building is old and outdated."

"Wonderful place for a wonderful vacation!
My girlfriend and I chose Breakers 331 for our romantic getaway and couldn't have been happier. The room was clean and we'll maintained, and was decorated very tastefully. The view from the balcony was also spectacular; we both said it looked better than picture even.
You absolutely cannot best this location either. You're in the middle of everything and the beach is steps away. From the beach, to the right, you have the Tiki hut, and the left you have access to Pool Bar Jim's, both of which we loved. Honestly, breakers 331 was great, and we both decided we'd stay here next time as well. Thanks for the lovely time!"

"Breakers 331
Overall we were very dissatisfied with our rental. The unit needs a very good deep cleaning. We came in to the unit and there was a broom and dust pan filled with dirt collected prior to our arrival. There was a wet ( I presume used) washcloth hanging over the shower nozzle. The refrigerator had something caked on the front door. The floors were filthy, I would guess haven’t been mopped in a long time. The doors and wood work had mud/ grime built up on them. I spent the first couple hours of our stay just wiping things down, attempting to make it somewhat livable for the week. We immediately started washing bed sheets because by the looks of the unit, I feared they hadn’t been laundered. As I began this, the washer flooded. We called maintenance immediately and they couldn’t come until the next morning. Of course they didn’t come first thing as they said and my husband lost the first part of Sunday waiting on maintenance to arrive. This obviously has been an ongoing issue as the floor in front of the washer is depressed from water damage. It would be nice to know when booking that there is no elevator. We were on the 3rd floor and carrying groceries up those flights of stairs was not fun. We did like the location of the unit near Coligny. "

"Nice but had some problems
Loved the location of this property. We arrived and couldn’t get the door open and someone had to come fix the lock but our main issues was the fact that the room had not been cleaned. The beds were made and room was vacuumed but the bathroom had not been cleaned and there was a lot of dust. We did call property management and they came out and agreed, calling cleaning company to come back but we just cleaned it ourselves bc we had 3 kids and could t really wait for them to get there before we let our kids go in. The tv went out a couple of times and we couldn’t figure out why and after a few hours it would work again. Loved the beach access and the pool. Overall we would try the property again hoping for a little better outcome the next stay.

"Nice place!
Very clean. Perfect for us. Wish master bed was bigger but not a big deal. My biggest complaint was no elevator but only because the spiders in the stairwell were unreal. Other than that it was great. "

331 Breakers is a great condo for the price. The location couldn’t be better. The condo itself is updated and clean. The beach chairs and bicycles included was a nice plus! The only downside is that there is no elevator and the condo is on the third floor. It could be a bit of a challenge for older or less physically capable people."

"Spring break with my teenagers
Great central location, plenty of restaurants and shops to walk to. View of the beach and pool. Quieter then I expected which was a pleasant surprise.Well equipped rental that we ate 2 meals a day from. Everyone slept well as there was just enough space for the 4 of us. Bathtub needs to be snaked as the water drains very slowly, other than that it was all we would desire in a beach rent. "

"Get away
Our first time to Hilton Head. We loved it. This was the perfect place for the two of us. Walking distance was a breeze to tons of places. The bikes were our favorite, it was so cool riding on the beach. We even rode the bikes to the lighthouse. We would stay again."

"ABSOLUTELY GREAT STAY - VERY HELPFUL LEASING GROUP
We stayed in the 331 Breakers unit. Other than not having an oven or grill, everything about it was incredible. There was only two of us so space wasnt an issue. It was in walking distance of hundreds of restuarants and shops- and good ones too! But the best part of it all is not only the view but walking down the stairs and being right in the pool area or on the beach. The free bikes were a plus as well. Definitely will return someday - highly reccomended for anyone wanting to visit Hilton Head and be centrally located on the island and close to everything."

Great location beach access was great. Close to shopping and restaurants. The property was clean and came with many extras like dishwasher detergent, laundry soap etc. only downside was size of the living space and the master bed was very small, otherwise we had a great time."

Wonderfully situated at the beach and near lots of amenities, nicely decorated and clean. Condo nice but small, inadequate closets, no iron, telephone did not work, 2 tiny patio tables do not equal a kitchen table. This condo would be too small for more than 2 or 3 for a week. Some difficulty reaching management about issues, telephone never worked."
