Lava Rock Retreat is in a quiet Hilo neighborhood with close driving access to visit dashing waterfalls, sea turtle dotted ocean parks, vibrant botanical gardens, and volcanic wonders. As you enter Lava Rock Retreat you're greeted by walls of picture windows with verdant views of our tropical forest. The main living area boasts a soaring ceiling, cool concrete floors, and hi-tech smart home functions. Delight in three modes of coffee making from pedestrian (12-cup drip maker) to aficionado (espresso and Nespresso Vertuo makers). The kitchen is fully stocked for cooks of all levels and includes touch-sensor faucets, and every small appliance you may desire. Dine at the copper fronted bar or the dining table. The living area has a large screen Smart TV and sectional sofa (you may want to spend more time here than you imagine!). The whole house is geared with free high speed Wi-Fi internet and Alexa Smart home features.
The home sleeps up to 4 guests and is recommended for adults and older children only. Our outside areas are built around the natural pahoehoe flow of ancient lava with uneven, rocky grounds. The primary bedroom has a king sized Tempurpedic Pro-Breeze mattress with Adjustable Ergo Base and ensuite bathroom with tiled shower and heated Toto toilet seat with bidet functions. The second bedroom has a King bed 3 inch gel infused cooling memory foam topper and USB outlets on each side of the headboard. The guest bathroom also has a tiled shower and Toto toilet. There is a half bathroom near the kitchen which even includes a urinal! The bathrooms and kitchens all feature towel warmers to keep your towels dry and warm. As if this isn't enough pampering, wrap yourself in provided bathrobes after every shower, bath, and walk to the hot tub.
Outdoors you'll marvel at our lush tropical flora as you stroll through paths behind the house. The large hot tub and copper outdoor shower area also feature a lava rock privacy wall. We have created multiple outdoor seating and lounging areas which may cause you to miss planned excursions as you entirely relax in nature at your home away from home.

6. CANCELLATION POLICY (not applicable to Hale Kai Suites. See section f, below): To offer you the best services possible, we strictly adhere to our cancellation policy. Guest shall inform Agent in writing of Guest’s intention to cancel the reservation. (For reservations made through third parties, additional cancellation policies may apply.) The cancellation policy is as follows:
a. If Cancellation notice is received thirty or more days (30+) prior to the check-in date, a cancellation fee of $75.00 will be retained and the balance will be refunded within 7 days from receipt of written cancellation.
b. If Cancellation notice is received less than thirty days but at least fifteen days (15-29) prior to the check-in date, fifty percent (50%) of the booking amount of rent and taxes will be forfeited. Half of the rent, tax, security deposit or damage waiver and any pre-collected cleaning fees will be refunded within 7 days from receipt of written cancellation.
c. NO REFUNDS if cancelled within 14 days of arrival (0 – 14). As a courtesy to our Guest, if Agent can rebook any portion of the canceled reservation, Guest will be refunded to the extent that Agent is able to re-book the Property.
d. This loss can be avoided if Travel Protection Insurance was purchased and the reason for cancelation is covered under the travel insurance policy. All reservation changes must be acknowledged in writing.
e. Owner/Agent Cancellation Policy: In the unlikely event that the Property becomes unavailable for any part of the tenancy for reasons beyond the control of the Agent, including but not limited to the sale of the property, Owner and/or Agent may cancel this Agreement and refund in full to the Guest all payments made. Agent will assist in procuring similar alternative accommodation should this situation arise. Guest agrees that any claims against Owner/Agent arising out of performance or
non-performance under this agreement shall be limited to a full refund of all consideration previously tendered by Guest.
f. Hale Kai Suites Cancellation Policy: The guest may cancel free of charge up to 14 days prior to arrival. The guest will be charged 50% of the total price if they cancel in the 14 days before arrival. No $75 cancellation fee charged on Hale Kai Suites cancellations.
