The spacious, sunlit great room greets you with a wonderful seating cluster with expansive park, pier and ocean views. A large flat screen TV ensures you have wonderful things to look at from every angle all the time.
A large dining table, that seats 8, opens to a kitchen bar with 2-3 high top chairs so everyone can easily eat together. The thoroughly kitchen, with its beautiful sweeping view, has everything you need to satisfy your culinary desires. Just add the food and the camaraderie and enjoy this great family space where everyone can feast and relax.
The king master bedroom has a full ensuite bath with a shower/tub combination, and 2 mirrored doors closets. There is also a ceiling fan to circulate the beautiful ocean breezes.
A 2nd bedroom – a queen - offers similar comfort with a ceiling fan and mirrored closet doors. The 3rd guest bedroom has two twin beds, a ceiling fan, and mirrored closet doors. This home comfortably sleeps 8 in beds, as there is also a queen sofa bed. An air mattress is available for rent to sleep a maximum of 10 guests in this home.
And of course, all bed and bathrooms are furnished with premiere linens for your every comfort. Additional amenities include a coin-operated washer and dryer for your convenience, WIFI and cable, and 1 garage parking space. There is very limited nearby street parking here.
There are lots of fun things to do in Newport Beach with attractions focused on families, couples, or trips of solitude. Outdoor enthusiasts will love miles of hiking and cycling trails, surfing, and sailing.

THINGS WE LOVE ABOUT THIS HOME!
-Newport Beach has lots of things to do and they are all nearby – restaurants, coffee shops, grocery stores, etc. many of which you can walk to.
-This home has oceanfront, Pier and park views and great people watching a well as easy access to all sorts of sea and land based activities.
-The oceanfront balcony is a great place to enjoy beautiful sunsets and starlit skies at night after your family barbecue and there are several TV’s too.
WHAT YOU SHOULD KNOW ABOUT THIS PROPERTY:
-No smoking is allowed inside or outside this property – NO EXCEPTIONS!
-This home (like most in this coastal area) does not have air conditioning.
-There are several stairs to the entrance of this home since is in on the 2nd floor, so it may not be suitable for everyone.
-This home is located in a quiet neighborhood and is only suitable for quieter groups. Our rental agreement includes a no tolerance policy regarding excessive noise, occupancy and/or parties. Deposit forfeitures and/or evictions are strictly enforced. Please make sure you are comfortable with these policies before renting with SeaBreeze Vacation Rentals.

If I (WE) cancel our reservation more than 60 days prior to the occupancy date, the deposit is fully refundable minus a $250 cancellation fee and 4% credit card processing fee. If I (WE) cancel 60 days or less prior to the occupancy date, SBVR will make every attempt to re-book MY (OUR) Reservation.
-If SBVR re-rents the property for the week of MY (OUR) reservation at full price, I (WE) will receive a refund equal to 100% of the total paid minus a $250 cancellation fee and 4% credit card processing fee (if applicable).
-If necessary, SBVR may re-rent the property for the week of MY (OUR) reservation at a discounted rate in order to secure a last minute reservation. In this case, I (WE) will receive a refund equal to the newly discounted rate minus a 4% cc processing fee and a $250 cancellation fee.
-If SBVR is unable to re-rent the property for the week of MY (OUR) reservation and the cancellation occurred 60 days or less prior to the occupancy date, the deposit is non-refundable.
Cancellations to multi-week reservations are subject to the same policy above, however a cancellation fee of 10% of the total rental rate is applicable in lieu of the $250 cancellation fee.
Partial cancellations to reservations of one calendar month or longer that result in a night count that is less than one full calendar month are subject to Transient Occupancy tax, in addition to the policies outlined above.
