With a great bay view backyard patio deck large enough to accommodate separate sunning and dining areas, and a back bay dock that can accommodate a Duffy boat, where you can also launch stand up paddleboards and you’ll have easy access to the main harbor too.
Quiet and flooded with natural light - given the lot’s orientation - this comfortable 3 bedroom 2 bath, 2 story, 1620 sq. ft. coastal home is a great vacation haven rarely found along the waterfront.
Entering the home you will be greeted by a spacious great room with access to the patio from the living area, which has lots of comfortable seating and a flat screen TV that you can enjoy during your down time.
An inside dining area for 4 and an outside dining table accompanied by a barbecue make it easy for everyone to eat together if desired. A thoroughly modern kitchen has everything you need to satisfy your culinary desires – just add the food and the camaraderie and have fun.
There are 3 bedrooms, a King master bedroom and 2 Queen bedrooms. Additionally there is a Full Size sofa sleeper and a futon in the downstairs living room, so this home can comfortably sleep 8 to 10 in beds.
There are 2 shared baths, both with a walk-in shower. All bed and bathrooms are furnished with ample premiere linens for your ultimate comfort.
Additional amenities include WIFI and cable, a washer and dryer for your convenience, and 3 parking spaces – 2 in the garage and I in the driveway in front of the garage.
Newport Peninsula is one of Southern California’s hidden gems, offering a relaxed Island lifestyle while being just a short stroll to the city’s best beaches, surfing, shopping, entertainment, and dining. Come enjoy this little slice of paradise, you will be glad you did!
THINGS WE LOVE ABOUT THIS PROPERTY!
It is on the bay with a dock and a stand up paddleboard so it will be easy to explore the harbor from the water.
It has a large bay view backyard patio with a barbecue so meals anytime will be a great treat when using this well-designed space.
The dock in the back yard is a great place to swim and fish and the beach is within walking distance - about 2 blocks or a ½ mile.
THINGS YOU SHOULD KNOW ABOUT THIS PROPERTY:
No smoking is allowed inside or outside any of our properties – NO EXCEPTIONS!
Due to the moderate coastal climate, this house (like most in the area) does not have air conditioning.
The Duffy boat parked at the dock is NOT for guest use. This is a private Duffy for owner use only. Guests will be given 24 hour advanced notice of when the Duffy will be used. Admission to the house by the owner is not needed when Duffy is in use, they use the exterior walkway to access the dock.
This home is located in a quiet neighborhood and is only suitable for quieter groups. Our rental agreement includes a no tolerance policy regarding excessive noise, occupancy and/or parties. Deposit forfeitures and/or evictions are strictly enforced. Please make sure you are comfortable with these policies before renting with SeaBreeze Vacation Rentals.

If I (WE) cancel our reservation more than 60 days prior to the occupancy date, the deposit is fully refundable minus a $250 cancellation fee and 4% credit card processing fee. If I (WE) cancel 60 days or less prior to the occupancy date, SBVR will make every attempt to re-book MY (OUR) Reservation.
-If SBVR re-rents the property for the week of MY (OUR) reservation at full price, I (WE) will receive a refund equal to 100% of the total paid minus a $250 cancellation fee and 4% credit card processing fee (if applicable).
-If necessary, SBVR may re-rent the property for the week of MY (OUR) reservation at a discounted rate in order to secure a last minute reservation. In this case, I (WE) will receive a refund equal to the newly discounted rate minus a 4% cc processing fee and a $250 cancellation fee.
-If SBVR is unable to re-rent the property for the week of MY (OUR) reservation and the cancellation occurred 60 days or less prior to the occupancy date, the deposit is non-refundable.
Cancellations to multi-week reservations are subject to the same policy above, however a cancellation fee of 10% of the total rental rate is applicable in lieu of the $250 cancellation fee.
Partial cancellations to reservations of one calendar month or longer that result in a night count that is less than one full calendar month are subject to Transient Occupancy tax, in addition to the policies outlined above.
The cancellation of a reservation with stay dates immediately impacted by state-issued travel restrictions and/or those impacted by a state-initiated regression in the re-opening phases will result in a credit of the full value of payments made to be used in the next 12 months.
