This beautiful 3 bedroom 2 bathroom front beach house is located on Balboa Island. This home features an open, airy living room with comfortable couches, high ceilings and plenty of natural sunlight. This room is great for game night, or watching a movie on the flat-screen TV. The kitchen has plenty of counter space for preparing food and nice wood cabinets for storage and the dining room has a table to seat 6. There is an additional 3/4 bathroom located in the garage, perfect for showering off after a day at the beach. (listed as 1.5 BA due to 2nd bath being in garage)

Enjoy comfortable outdoor living on your large patio. The front patio has a couch and chairs that look out onto the street and it is a great place to people watch and wave to the occasional passersby. This serene area has a table that seats 8 and a BBQ for grilling up delicious bites to eat for family and friends. Enjoy the convenience of 1 parking spot and W/D in shared garage.

This beach house is in prime location on Balboa Island. Go for a walk around the Island and stroll along historic Marine Street. Indulge in one of Balboa Island's famous frozen banana or a Balboa Bar. If your in the mood to explore, you can easily catch the 5 minute ferry across the Bay to visit the Balboa Village on the Peninsula and take in the views of the Balboa Pier, rent a bike or a even a stand up paddle board or kayak. You can also go whale watching or deep sea fishing from the many boats that leave the Balboa Pavilion daily or arrange a day trip to beautiful Catalina Island. In Balboa you can relax along the pristine beaches, go surfing, check out the FUN ZONE, and grab a bite to eat at one of the many fine restaurants. Cancellations. Cancellations must be made in writing, either via fax or email, no cancellations by phone are allowed. Upon cancellation, refund of any deposits held by NBVP shall be granted only if the home is re-rented. We will make every effort to re-rent the home once notification of cancellation has been made; therefore it is in the guest’s best interest to notify us of a cancellation as soon as possible. If the Occupant cancels the rental, the Occupant shall forfeit all rental deposits held by NBVP as liquidated damages for the Owner, unless the rental premises are re-let for the same rental period. Then a portion of the deposits may be refunded to the Occupants as follows: (1) a 15% (of the total rent due from the 1st page of this contract) reservation cancellation fee shall be deducted; (2) loss of rental income, if any, for the rental period shall be deducted from the deposits. [Example: house rental rate of $1,000 with a $500.00 deposit being held, which is re-let for $900.00 for the rental period, results in a $250.00 refund of the deposit. From the $500.00 deposit, deductions of $100.00 (loss of rental income) and $150.00 (cancellation fee) are taken resulting in a total refund of $250.00]. If you have purchased travel insurance, please refer to their guidelines regarding coverage on cancellations. There will be no refunds for early departure.

"Cute Decor but lacks basic amenities
Cute decor but missing some of the niceties. This is the sixth or seventh Balboa house we have rented so I am basing my review on a comparison of those. First, the good: a great location. Decor is nicely done, everything worked, relatively clean. Easy check in. Internet was easy to access and reliable. All one level which was good for my elderly mother but unit is not handicapped friendly. The bad: only access to locked house is backdoor. No keypad on front meant we had to walk uneven, unlit brick path to back door every evening in the dark. Not good for elderly. No dishwasher. We didn’t use kitchen except for cocktails and appetizers so I can’t comment on appliances other than fridge and a handful of glassware we used. Glassware/bowls had to be rewashed before use because previous guests obviously didn’t know how to hand wash. Fridge had ice maker but we never got it to make ice. Bathroom is tiny and second bath is useless as it was located in detached garage and had to remember two codes to use it. Only had enough towels for one each guest. Extra few would have been nice as our stay was 4 days. Bedrooms are tiny and there was no closet space to put suitcases, clothes etc. and floor space was limited. There were only 3 of us but with a family this could be a problem. Lack of accessible outlets in bedrooms meant we had to purchase extension cords and run them from other rooms to charge electronics. No air conditioning which was fine but the fans provided were noisy and dirty. Ceiling fans would have been better. Bedrooms lacked bedside lighting. There was only one beach chair and it didn’t look in good condition so we did not use. Outside patio furniture was uncomfortable and lacked a side table. Picnic bench looked like it might give you splinters. The umbrella wasn’t functioning properly so it provided no shade. I really wanted to like this house. It’s very cute and has potential but for it lacks some of the basic a"

"Cute Balboa Island House
This was the perfect place to stay with our family of four. The house was nicely decorated (beach house theme) and was extremely clean. Do keep in mind that the bedrooms are small and close to each other, but it works well for a family. The kitchen is updated and there is a nice table in the dining room and a very comfortable sectional in the living room. It is a great location on the island-close to the ferry and only two blocks away from all the shops and restaurants. Garage parking was also a huge plus!"

"Spring Break 2019-It’s a wrap!
Beautiful home, beautiful weather. Flight pattern from John Wayne is a bummer but certainly not a deal breaker. Sharing the garage was a little tricky. The existing tenant parked opposite of where we were told to park and was very stingy about sharing. One night we could not get out of the car because they parked so far over the “line”. Second bathroom in the garage was a surprise but worked out just fine. "

"Balboa cottage
Great location, nice little home. Big kitchen and living room but 3 very small bedrooms. The back bedroom is also the back door and the only way to enter the house because it has the keypad. 2nd bathroom is accessed by going through the back bedroom and then outside to the garage with 2 more keypads to get to it. Great house but I probably wouldn't recommend it for a family like ours with 2 adults and 2 teens. "

"Wonderful family friendly beach cottage
The cottage itself is very family friendly, comfortable space. We had a wonderful time!

However, the Newport Beach rental customer service was a bit poor. When we arrived the code to the garage door was not working, and later the garage door was not working. This was an issue on/off during our entire week long stay. Parking on the street was not ideal. The woman we repeatedly dealt with from Newport Beach rentals was unfriendly and unapologetic. "

"Nice, clean and great location
The house is very clean and location is great - walking distance to main street but the street itself is not loud. We really enjoyed our stay. The bathroom - though - was bit small but workable. May be some condiment can be added in the kitchen like coffee, cream (coffee mate). Other than that there was no issue..."

"Perfect stay on Balboa!
This trip was for a very special occasion – my parents 50th wedding anniversary. We booked the cottage and remodeled apartment upstairs and easily slept 12 people between the two. It was wonderful to have two kitchens and several outdoor seating areas for everyone to grab a little time in a smaller group or on their own. It was also fun to have an original island cottage, though remodeled, and a very modern upstairs apartment with a big beautiful bathroom and air-conditioning. People on the island pride themselves on not having air conditioners if they have original cottages this was true for the vacation rental. The island was experiencing record heat so it did become very stuffy in the downstairs unit but All the better to push us out to the beach, shops, and restaurants. Two members of our party had mobility issues and we’re happy as they could be hanging around the patio watching the world go by. No complaints, no issues, just had a lovely week."
