Break out the boogie boards! This upper unit rental sits at the base of the Newport Pier at the center of all the action and surrounding shops and eateries - you’ll have the best of the beach at your feet.

LIVING & DINING

Enjoy cool sea breezes, the sound of the surf and breathtaking ocean and Catalina views from the deck off the living area. The comfortable living room has a 55” wall-mounted flat panel TV, two sofas - one is a sleeper - coffee table and two upholstered armchairs. A nearby dining table has seating for six for quick meals or family dinners. Both areas have ceiling fans to help keep things cool during hot weather.

The efficient kitchen has everything you need for whipping up family meals, but does not have a dishwasher for clean-up.

BED & BATH

Two tidy bedrooms, one with a king and a ceiling fan, the other with a set of twin bunk beds and a twin bed share a hall bath. The full bathroom features beautiful tile and fixtures with a mosaic back splash on the sink and decorative mosaic accent in the shower. A hall air conditioning unit will cool the bedrooms on hot evenings.

OUTDOOR SPACE

Enjoy spectacular sunsets, Catalina Island views and great people watching from your perch above the boardwalk! Sip a morning cup of coffee on the beachfront balcony, outfitted with a square teak table and funky orange chairs and a high-top teak bar counter with six stools. Fire up the Weber gas BBQ and enjoy a cool beverage from the built-in cooler (requires ice).

The rental has one assigned parking space. The laundry room is downstairs at the rear of the restaurant on your right as you enter through the back.

THE LOCATION

The bike path/boardwalk runs right out front, your ticket to exploring the Peninsula on two-wheels or on foot. The Newport Pier is just a short stroll away with shops and local eateries galore. Visit The Pipeline downstairs for burgers, fries and frozen treats, Seaside Donuts (open 24 hours!), Jane’s Corndogs, Dory Deli and Charlie’s Chili for unforgettable breakfasts. Fly ‘n’ Fish is not to be missed for fabulous seafood, but if you want to prepare your own, visit the Dory Fleet Fish Market at the base of the pier, selling our local fishermen’s daily catch since 1891.

Balboa Pier is a mile and a half away – a 30-minute walk – with more shops and restaurants. The grocery store and more options at 32nd Street are a ten-minute walk.

We LOVED this location and experience booking this location. We enjoyed being right on the beach, the place was clean and although we had to go to the grocery store for a few things, most things you need are provided. It’s great that there was a washer and dryer to use too. Very close to Fun Zone and being able to go on many excursions. We will definitely be back! "

"Never again will be use this rental company
Horrible experience, no internet, holes in the sliding door screen. Filthy dirty just plain uncapped throughout the entire house. Wire sticking out of the wall, curtains dirty falling off. All day wasted from waiting while cleaning person cleaned and trying to repair the Internet that was unsuccessful wasted a whole day the repair guy came back up to replace batteries to the door. When we left the door would not lock. I had to repair it and found batteries were put in backwards. The refrigerator had a huge crack and the base of it. All the vents were filthy dirty with the maid came out to clean it she used a broom and all the dust Felt to the floor. Maid said this is very dirty. Carpet was worked out .
We were then told that it was not the company‘s fault it’s actually the owner who does not keep the rental updated. Really!

"2010 Oceanfront - A week at the beach.
Overall a great stay at Newport Beach. We were a bit nervous about the location, (Noise, food smells from the Pipeline, etc.) but the noise was no different from anywhere else on the beach and the smells were not a problem at all. The view from the balcony was the best and if you like to people watch (I do!)this is definitely the place to do it! The place was clean and beds were comfortable. Nice new bathroom too! Finally, Burr White was really great to work with. We had a small problem with the Wi-Fi, and they sent someone over immediately to resolve the problem. I would definitely stay here again. "

"An ok place to stay
I've stayed in lots of VBRO's and usually feel like a welcome guest. Here I felt like an inconvience. The place had a roof and a parking spot, but we had to buy our own soap, tissue and that was just the start. For the price, we expected a little more service. The place hasn't been updated in ages - it's quite drab. If you don't have high expectations, you'll be fine staying here, but I would recommend a different management company. They are in this to pull every last dime out of the property - they have no interest in creating a good experience for their guests. "

"Exceeded Expectations!
Great price for a fantastic location! It absolutely exceeded our expectations!! Ocean views, sunset views, great people watching, within walking distance from grocery market, locally owned restaurants, Sunday farmer's market, the beach, EVERYTHING! A car is not needed if you're planning to stay around the peninsula, but one small parking space is included should you bring a car. It is located above a burger stand (you'll get discounted eats for staying at this property) and also right in the center of the boardwalk, however, it is not overly noisy! No problems obtaining keys from property management after hours. We also met the owner, Jerry, and he was very friendly. The property was very clean and seemed larger than it appeared in photos. Perfect size for 2-3 people. Basic amenities were included, although if you're planning on staying more than a few days be prepared to buy more of your own toiletries, etc. We're already brainstorming how we can make it back next year!"

"Great week on Newport Beach
Nice rental..clean and comfy. Beds were really comfortable.. New bathroom fixtures were nice. Kitchen is dated and has no DW but well stocked with dishes, toaster, etc. To be honest we never used the kitchen as so many great eating spots were so close and we loved just walking to them all. Perfect location for great food, whale/dolphin/surfer watching from the balcony. Parking is convenient. We used the laundry in the restaurant with no problems. Only two drawbacks.. You can't access beach from balcony- have to walk around a little block... and no blow dryer. Had to go buy one first day,

"Great little gem in the heart of Newport Beach

"Wonderful Place !
The place was great. Our only comments were that we were not able to find any additional trash bags, we were not able to access any of the "regular" (2,4,7, etc.) channels on the TV and we could have used one roll of TP. But the place was adorable, loved the location, that king bed was sooooo comfy. We want to come back again next year - maybe for a full week. Staff was very helpful with all of my questions."

"Spring Break 2015
Pros: Awesome location on the beach. House was clean and functional, master bed was great. Awesome having a burger joint underneath us. If you're going to Dineyland, you couldn't have a better location. It took us about 30 minutes to drive to Disney during the week in rush hour traffic. CA55 south HOV lane right into US5 HOV lane left exit onto Disneyway, it couldn't have been any easier!!

Cons: Still don't know if I was parking in the right spot. Giant drum of used oil from burger joint at bottom of stairs, the smell was horrible. No AC will be a problem in the warmer months because you can't open the windows in the back of the condo because of the smell from the giant drum of oil. The main door to the condo is a dutch door that could easily be kicked in, did not feel very safe, both of the locks for the door are on the top half, there needs to be something on the bottom half other than a latch to secure it. Bring extra towels.

Had a great time, would totally rent this place again!"
