It will work well as an extra bedroom and bath to the larger home, … or as a last minute rental when you wish to be on the oceanfront just a short walk from one of the most beautiful beaches in Southern California. This studio if perfect if you wish to enjoy a myriad of land and sea-based activities and all the amazing shops and restaurants on the Newport peninsula. You are also a short drive to freeway access so you can go north to visit greater LA are attractions, or to go south to enjoy the many world-class attractions of the greater San Diego area.
This studio - accessed via 6 stair steps - has a dining area for 2, 2 comfortable chairs, a full bed that sleeps 2, and a bath with a small walk-in shower. PLEASE NOTE THAT THIS UNIT DOES NOT HAVE A KITCHEN, although it does have a small refrigerator and a microwave.
It is also furnished with an ample supply of premiere linens to ensure you are comfortable at all times.

This studio comfortably sleeps two in the full bed. It also is 6 stair steps down to the entrance.
There is construction across the alley until the end of 2021
No smoking is allowed inside or outside the property - NO EXCEPTIONS!
Due to the moderate coastal climate, this house (like most in the area) does not have air conditioning.
Our rental agreement includes a no tolerance policy regarding excessive noise, occupancy and/or parties. Deposit forfeitures and/or evictions are strictly enforced. Please make sure you are comfortable with these policies before renting with SeaBreeze Vacation Rentals.
Cleaning Fees - SeaBreeze uses only legal housekeeping services who are dedicated to paying a living wage and carry all legal insurances as required by law.

Our standard cancellation policy does not allow for refunds due to COVID-19 related concerns. In an effort to offer additional protection in these uncertain times, we have found two travel insurance companies offering Cancel For Any Reason policies. We highly recommend that you look into these options to protect your trip. -
If I (WE) cancel our reservation more than 60 days prior to the occupancy date, the deposit is fully refundable minus a $250 cancellation fee and 4% credit card processing fee. If I (WE) cancel 60 days or less prior to the occupancy date, SBVR will make every attempt to re-book MY (OUR) Reservation.
-If SBVR re-rents the property for the week of MY (OUR) reservation at full price, I (WE) will receive a refund equal to 100% of the total paid minus a $250 cancellation fee and 4% credit card processing fee (if applicable).
-If necessary, SBVR may re-rent the property for the week of MY (OUR) reservation at a discounted rate in order to secure a last minute reservation. In this case, I (WE) will receive a refund equal to the newly discounted rate minus a 4% cc processing fee and a $250 cancellation fee.
-If SBVR is unable to re-rent the property for the week of MY (OUR) reservation and the cancellation occurred 60 days or less prior to the occupancy date, the deposit is non-refundable.
Cancellations to multi-week reservations are subject to the same policy above, however a cancellation fee of 10% of the total rental rate is applicable in lieu of the $250 cancellation fee.
Partial cancellations to reservations of one calendar month or longer that result in a night count that is less than one full calendar month are subject to Transient Occupancy tax, in addition to the policies outlined above.
The cancellation of a reservation with stay dates immediately impacted by state-issued travel restrictions and/or those impacted by a state-initiated regression in the re-opening phases will result in a credit of the full value of payments made to be used in the next 12 months.
