Occupancy Rules:
*Per county rules: Weddings are NOT allowed of any kind or size, on the property or at the house. You will be shut down immediately and will lose the security deposit and will be subject to more fines.
*You are only allowed 10 persons at any time at the house. This includes any diners or gatherings you may have.
*Please help us to keep our home a vacation rental. NOISE ORDINANCE 9:00pm TO 8:00am DAILY and is very strict in this neighborhood.
* Fireworks, wood fire pits, and charcoal BBQ's are illegal in the Lake Tahoe Basin.
*Parking: 4 cars allowed at house at any time. There is no street parking per county and fire safety rules. No RV's at all in the driveway or neighborhood, they are not allowed. If you have a small boat trailer that WILL count as one of the 4 parking spots and every car and or trailer must be in the driveway. Failure to comply will result in loss of security deposit.
*Please be prepared for winter driving conditions as we are above 7k feet in elevation, and we do get snow.

As you enter into the house on the top, 4th floor, there is the kitchen, dining area, living room, access to garage, deck overlooking the lake view, a 1/2 bathroom, pantry and access to the elevator. Down from the top 4th floor is the rest of the house/bedrooms. Every bedroom has a TV. On the 3rd floor is Jr Master br1 with a king, full bathroom, TV, small sitting deck and fireplace -access to the elevator on this floor is in this bedroom; br2 with a queen & TV; br3 with a full size bed & TV; br4 with queen & full bathroom; br5 with a bunk-full on bottom-twin on top, TV & full bathroom.

There is a full shared bathroom on the 3rd floor in the hallway. On the 2nd floor is the master br6 with a king, TV, fireplace, full bathroom- access to the elevator on this floor is in this bedroom. On the 1st floor is the small pool, hot tub, full bathroom & TV.

Please read and sign our rental agreement, cancellation policy, house, and city rules for vacation rentals. 
Thank you for booking your vacation with INC. (WCPM) Please help us to keep our home a vacation rental by abiding by the neighborhood rules. 

Cancellation Policy:
Coronavirus (COVID-19) or any other sickness or illness: WCPM advises that every traveler purchase a traveler’s insurance policy at the time of booking. WCMP is not a traveler insurance provider and will NOT accept any cancelation due to any Coronavirus (COVID-19) or any other sickness or illness outside of our normal 45-day cancelation policy. WCPM does not sell travelers insurance and does not have a recommendation of what traveler’s insurance company any traveler should use.
At the time of booking you agreed to this cancellation policy. Written confirmation of cancellation MUST be received prior to 45 days of check in date. You may cancel up to 46 days before arrival with a forfeiture of the booking fee. Cancellation of 45 days or less to check in date, forfeits all rent, taxes, cleaning fee and reservation costs. Up to 21 days from check in, renters do have the option of taking a 100% credit towards a future stay for the same property to be used within one year of the original stay dates, or a 50% refund. The 50% refund is 50% of the entire amount paid including all fees and taxes.  Within 20 days from check in there is no option to reschedule the trip or receive any refunds. New trip must be scheduled within one year of original arrival date. Changing stay dates are subject to different pricing as there are different pricing for all seasons. If you change to a higher price season you will be responsible for new pricing charge. Changing dates to lower price season: there is no refund of lower cost. If you change your stay dates up to 21 days to the date of check in this means you are paid in full and there will be no change to the cancellation policy. This cancellation policy will indefinitely apply to the original stay dates. If you would like to move your stay dates, we will only move the stay dates one time.
WCPM reserves the right to refuse service.

Weather and “events” cancelations:
There will be no refunds due to events out of our control. These types of “events” are, but not
limited to, ski resort closures, event cancellations, casino closures, fear of travel, and OR pandemic and or epidemic, stormy weather, or power outages, forest fires, smoke/Air quality or other acts of mother nature out of our control. During stormy weather, forest fires or other acts of God, no refunds unless all roads to Tahoe are completely closed for twelve (12) consecutive hours or more on the date of your arrival. Your reservation is valid for the remainder of the time. Road Conditions: or from California Again, WCPM advises that every traveler purchase a traveler’s insurance policy at the time of booking.
We have no control over weather conditions that may result in accidents of any kind to personal property and or personal injury. Occupants agree to hold property owners and , Inc., harmless if any damage to self or personal property happens, example but not limited to: a vehicle sliding on ice results in an accident, loss or injury due to rain, snow, ice, trees, flood, negligence, fire, theft, utility power outages or any reason. Please callwhen reporting an accident at the property so that we may be of assistance if possible.
 -Yes, it snows in Tahoe in the winter, we are next to Heavenly Ski resort after all. Please be prepared for longer travel times during storms as traffic can get backed up. It is your responsibility to know the road conditions and to have the proper chains and or snow tires required by officials to travel through snowy mountain roads. The city or county does the snow plowing through neighborhood roads and that operation is out of our control.
The name on the reservation and the name on the credit card used must be the same. If you choose to use another credit card for the balance: You and any guest in your party whose credit card was used as payment, acknowledge by signing this contract that you and any guest in your party waive all rights to dispute any credit charge for rents, fees and taxes and or charges as listed with in this contract no matter who’s credit card was used as payment, made by our company , WCPM, World CPM or otherwise listed on your credit card statement. A reservation can be made with a 25% down payment paid by credit card when the reservation is made. If your credit card is declined at the time of booking the reservation will be canceled for nonpayment. Full payment is charged 45 days prior to scheduled arrival date. If a check or money order is not received by the due date, the balance will be charged to your credit card. The credit card must have an expiration date that extends beyond your stay. If a reservation is made less than 45 days prior to arrival, full payment is due when the reservation is made. If no other payment is received 45 days prior to arrival, we will automatically run the balance on the credit card on file. Balance is due no later than 45 days prior to your arrival date. We can keep the balance payment on the same credit card used for the initial payment, you can call with a different card, or a check or money order can be issued at least 45 days prior to your arrival.      (Contract.Initials)

Occupancy & Damage rules for vacation rentals:
- Weddings are NOT allowed of any kind or size, on the property or at the house.
This includes any beach front property. You will be shut down immediately.
- (Property.Custom7) The county/city only permits a certain amount of people allowed at each vacation home and we must follow this to keep our permit.
- (Property.Custom1) Per fire safety and County/City rules, street parking is not allowed. Please see any notes in the home on where to park. Failure to comply will result in possible eviction and or your vehicle being towed at owners’ expense. If you have questions, please call us. Pursuant to DCC 20.622.040 (D) (6) Failure to park in the designated parking spaces and/or display the parking permit may result in a citation and fine of $500 to the person of the vehicle.
- You and your party will be evicted and forfeiture of all rents and deposits if found to be in violation of gross misconduct, damage, disturbing the peace, higher than permitted occupancy than agreed, unauthorized use for weddings, receptions, parties, or loud group functions.
NOISE ORDINANCE 9:00pm TO 8:00am DAILY in every neighborhood no matter the situation.
- There will be no outside congregation after 9pm.
-There will only be one warning for violation of noise ordinance, after the first warning if the violation continues it will result in eviction with no refunds.
- Management reserves the right to inspect the property for over occupancy, noise or other
violations of County and State Laws. Occupants may be subject to fines in accordance with the
County or State, eviction and forfeiture of all charges if found to be in violation.
-Smoking is a fire danger, please properly dispose of any cigarette butts.
-  (WCPM) reserves the right to refuse service to anyone if WCPM deems a renter un-fit to rent any property during the booking process and or during the stay.  

Additional charges/fines that may result if:
-Any lost or misplaced keys will be charged $150+ per key for a locksmith. 
-Any lost or misplaced garage door openers, beach passes or pool passes (if applicalbe) will be charged a min of $200 for replacement. If you accidentally left one in your car, please notify us and mail back.
-There will be extra cleaning/replacement cost fees if we find: Damage to house, missing items such as towels, extraordinary cleaning, trash throughout the house, trash outside the house, cigarette butts, etc. Please pick up after yourself.
-If the house you are renting has a propane BBQ: do not for any reason put charcoal in the BBQ! Yes, we have had this happen and it ruins the propane BBQ!
- PETS: We love fur babies, but they are not permitted in our vacation rentals unless allowed and approved by . No pets of any kind, for any amount of time, are allowed in house or on property, unless you are in a unit that is specified to allow pets and approved.  Anytime also means that you cannot have a pet in the house for the day or a few hours, example: if a friend visits and they have their pet with them. If there is any evidence of pets it will result in extra cleaning charges, min of $250. This is inside or outside of unit. Service animals must be approved by . If you have rented a home that is pet friendly, please pick up after them.
-NO SMOKING of any kind in any house or on property. Evidence of smoking will result in a min $400 charge for cleaning. You will be charged for steam cleaning and all damages. Any picking up of cigarette butts in the yard, driveway, and patio could result in extra cleaning fees. Unfortunately we have had to implement this no smoking rules, too many people have violated this and have left cigarette butts in yards, driveways and decks. Please clean up after yourself. Thank you.
-Please do not move furniture around. Example: if you move beds around this will result in extra fees to put the beds back where they need to be. Also moving furniture around could result in scratching the floors. 
-All boots, ski equipment, etc., are ONLY allowed in the garage, mud rooms and or designated
area. Ski & snowboarding equipment, and melting snow, will damage hardwood flooring, carpet and walls and are NOT allowed inside the house.
-Fireworks of any kind including sparklers, fire pits- metal or other, campfires, charcoal BBQ’s or any kind of outdoor fire is illegal in all of Lake Tahoe. If you are found to have violated this, you
may face the fines from the County and fire department. If we find evidence of fireworks being used from your party; we will share this information with the fire department. We take fire safety very seriously in all of Lake Tahoe, we are in a high fire danger area.
This may seem strict, but we must follow the rules set in place by the county/city to keep renting our home. Thank you for following the rules.

$500 minimum charge if management, security, fire department, police, or any
emergency officials are called to property for any type of disturbance other than
medical emergency.

As a condition to the rental of all Vacation Properties, WCPM reserves the right to charge the Guest’s credit card for any and all uncovered Guest/Invitee caused losses, damages or violations of county code sustained to the Vacation Property throughout the duration of their period of occupancy. In the event of any uncovered Guest/Invitee-caused loss or damage to the Vacation Property, including, but not limited to, undue cleaning, eviction, service calls, service charges, fines/assessments, repairs or replacements, violations of county code, plus all applicable taxes, WCPM is hereby granted the right to charge the Guest's credit card. An itemized statement outlining all associated costs will be sent via regular or electronic mail to the address submitted by the Guest at such time as the reservation was booked.

Maintenance, operation, housekeeping etc.:  
- We want you to enjoy your stay and be comfortable at the house you have rented. If there is a
problem with housekeeping, maintenance, operation of any appliance or hot tub etc.; AND it is not reported to us there will be no refunds at all. Once a problem is reported to us, we will do our best to remedy or fix the problem, this is not reason for any refunds. If we are not given the chance to remedy or fix any problem, there will be no refund. Anything that is reported unsatisfactory after your stay will not be reason for refund.
-There are no refunds if you find your lodging to be unsatisfactory.
-We do our best to maintain operation of indoor & outdoor items (Jacuzzi, barbecues, patio
furniture, table games, etc.). Should maintenance to these items cause temporary loss of use, that will not be a cause for refund or compensation. All tenants will be promptly notified prior to arrival if such conditions become apparent. If such items become inoperable during your stay and only if we are notified, we will do our best to get items back up and running during your stay.
-If a maintenance emergency occurs on the property, please callto report the problem, please do not e-mail us with emergencies as e-mails are not checked 24/7. We like to fix any problems as soon as we can and will make every effort to correct the problem as soon as possible.
The area is highly populated by bears, as well as raccoons, coyotes, etc. Please DO
NOT feed them. While we appreciate them, we do not appreciate them after they have broken into our home because they are used to being fed there. Do not leave food or trash outside or you will be charged extra for cleaning. As a local “bear” rule DO NOT to leave food in your vehicle as the bears are very smart and pesky, they have been known to break into vehicles to get anything they think may be food.
Amenities provided & Not provided:
We will provide a start-up supply of paper towels (2), toilet paper (4 per bathroom), trash bags, hand soap and kitchen soap. All bath and kitchen towels, linens, blankets or comforters, and pillows are provided. We also supply basic pots and pans, flatware, dishes, bowls, cups & basic cooking utensils. As every house is privately owned, items in the kitchen and bedding may vary from house to house.
We do NOT provide hygiene items such as face/body soap, shampoo, conditioner, lotions, laundry soap, softener, dryer sheets, etc. We do NOT supply items such as plastic wrap, foil, plastic bags, food items, spices, oils, coffee etc.
Hot Tub Rules (If Applicable):
Use of outdoor hot tubs is prohibited between the hours of 9pm and 8am per county noise ordinances. If you drink in the hot tub, please be careful not to spill any beverage in the water.
Extraordinary cleaning or misuse of the hot tub will be a minimum of $200 extra fee.
Example: if you have overloaded the hot tub with people and the water has been displaced very far below the line of the jets causing mechanical problems with the tub. Please be sure to replace the cover and lock when not in use. You must be 18 years of age or older to use hot tub. The hot tub is serviced before and after every rental to ensure the water is clean and safe for use. If there is any issue with the hot tub upon ARRIVAL, please notify us
immediately. USE HOT TUB AT YOUR OWN RISK, we are not to be held liable for any skin irritation that may be caused using the hot tub.
Other rules and or Information:
- If you have rented a house with bunk beds; you are using the bunk beds at your own risk and waive the owner and management company harmless during your stay.
-Please do not sled or play in any neighbor’s yard.
-If you have rented a house in a neighborhood with a private beach please do not walk through any neighbor’s yard to access the beach. And please pick up after yourself so that we may continue to use the private beach.
-We want our guests to thoroughly enjoy their time in Lake Tahoe, so we want to make you aware of certain conditions at high altitude. The house is located at approximately 7000 to 8000 ft. in elevation. For those of our tenants unfamiliar with high altitude or arriving from sea level, the air is VERY dry so be sure to bring plenty of moisturizer, lip balm, sunscreen and please stay hydrated. You are closer to the sun here so you will get burned much quicker than you would normally at home. High altitude can cause headaches, dehydration, and insomnia. Alcohol consumption is also magnified and can affect you much quicker than you are used to.
CELL PHONES: Most carriers work at lake level. Be advised, though, that once you get up in the mountains it is possible that most carriers will not work.

Check in and Check out:
-Check in time is 4pm; Checkout is by 10:00am. Early check in or late checkout that has not been approved will result in extra rental fees. We will not give a late check out if requested any later than 3pm the day prior to check out and will only be allowed if available.
-Checkout procedures are also posted in each home: Place dishes in dishwasher and start a cycle. Pick up kitchen, do not leave food on counter or on stove in pots or pans. Trash is to be placed in specified area, example: garage, mud room or bear box and bagged up -no loose trash-. All trash, including bathrooms, kitchen & any outside area must be gathered, put into trash bags then placed in specified area. Please do not leave trash outside of house as you are in the mountains and wild animals will get into trash resulting in extra cleaning fees. Please lock doors, place key in lock box (if applicable) and, for security, tumble the lock code so
the combination is not showing, close all windows and set heater at 55 degrees, or to posted
temperature, prior to departure. And we hope you enjoyed your stay!

Additional Winter Contract
*If you will be renting a home during the winter (November to April) this page will also need to be signed in addition to the regular rental contract. *
 Be advised that when snow removal conditions exist, driveways, parking areas and walkways can become extremely slippery – please use caution. Property users will keep driveway clear of any and all objects that could cause damage to snow removal equipment.
~Driveways  will be cleared when snowfall accumulation reaches 6 (six) inches and greater. Due to the unpredictability of snowstorms and conditions we guarantee that our crew will be to your property within 24 hours of a 6+ inch accumulation.
~ We will not guarantee a specific time that your driveway will be cleared due to the uncertainty of snowstorms. Routes are 8-12 hours long and start as weather conditions require. 
~ I understand that as soon as 6 (six) inches of snow accumulates the snow removal crew is in route and will be to my property within 24 hours. I understand that during a big snowstorm, snow may accumulate as quickly as a foot or more per hour. I understand that after my property has been cleared and accumulations again reach 6+” the snow removal crew will be back to my property within 24 hours of their last visit.
· There is no street parking at all during the winter due to the snowplows needing full access to the entire road.
· We have no control over weather conditions that may result in accidents of any kind to personal property and or personal injury.

"Amazing for a vacation with friends and family
We loved the pool, the bedroom sizes, the garage and driveway size, the location, the lake view, well stocked utensils in the kitchen. However, few things could be improved such as, the kitchen cooktop is very slow (only 1 out of 5 burners are fast), the bedsheets and pillows in some of the bedrooms were dusty and worn out, they need to be replaced, the TV audio never connected to the amplifier+surround sound, no firewood provided for using the fireplace."

The home was beautiful. Rooms were great size and very spacious. the views were goregous as well. I will say the street to the house is a bit sketchy and i would suggest to offer a bit more information here on the access to the house, specially during the snow seasons. "

"Great view and location, but needs some TLC
Great location and beautiful view of the lake. We had a few minor issues and the property manager response was excellent, very quickly resolving them. There are a few maintenance issues with the house and a couple of broken chairs on the deck that should be repaired or replaced. The kitchen was very nice, but pies and pans are in pretty poor shape and could be replaced. Overall, we had a great stay. Shirt, though steep walk to and from the beach."

"Mothers Day stay!!
We stayed at this beautiful house over Mothers Day weekend and it did not disappoint.. The house was very nice and cleaned the check in process was very easy the house was very well stocked with essentials and the view was absolutely amazing. The only issue we ran into was we we’re having a very hard time connecting and staying connected to the wifi but wasn’t a huge deal overall our stay was great we’ll definitely be staying with this company again. Thank you!! "

"Good Weekend Stay
The property is in a great location close to many activities. On the whole, the house was clean and fairly comfortable for our group of 10. The layout of the property is interesting in that there are 5 bedrooms on one floor and the main bedroom on a floor below all to itself. And you can only access the pool/spa area on the first floor via elevator our from outside the house. You have to be very careful with the elevator doors to ensure you don't get stuck down there having to trek up the hill outside to get back into the house - the gate and door must be fully closed to keep the elevator operational. While our stay was mostly comfortable, there was a leak coming from under the wall, presumably where the pool/spa pump is, when we arrived and continued to grow over the course of the weekend. We did call the property management company to let them know but they informed us that no one could come out until Monday when we were already gone. The garage door was also broken upon arrival and had a big chunk missing. We didn't worry too much about this as the door into the house locks automatically but it was certainly large enough for a bear to get in if there happened to be any food or drink smells. Overall, it's a great home for a group looking for a quick weekend trip during any season!"

"Great location but bad maintenance.
Nice House but multiple major problems. Elevator wasn't working from the first day called the property management and they said they can't do anything since it's the weekend just a reminder it's a 4 story house and you have to walk outside to access the pool since the elevator is not working. Hot tub stops working from our first night we don't know what happen they ask us if we check the breaker we don't even want to do that because it might cause more problem so we ended up using the hot tub for like 15mins. Waste disposal wasn't working too since first day and it was clog we have a gross experience from it. other than this problems location was good Safeway is 5mins away, parking is safe, a lot of amenities, grill working have an spare tank to use it was a nice house."

"The overall stay was very nice and its was a relaxing vacation.
The house was lovely. Some things do need to be updated but honestly its since simple wear/tear. The house could have been a little clearer, but its a huge hours and we brought some Lysol for that purpose b/c of COVID. I did have an issue with regards to the pool and also as when I called to request a late check-out for 11AM the day before, I received no response and left a message and called back a couple of times. That upset me a little but I understand as it was Saturday but then I was thinking what happens if it was an emergency and received no response. Regardless we had a nice stay. I don't think I stay at this location because of the cost but it was a nice house. "

"Zephyr Cove summer weekend stay
Our stay at Zephyr Cove was our first time being in Tahoe in the summer. The children enjoyed the indoor lap pool. Zephyr Cove beach being less then 5 minutes away was much needed and appreciated as we spent all day on 2 occasions there. Our only cons from our stay would be having no air conditioning, which made it uncomfortable at times. Even with fans, we found the cabin humid. The cabin could also use some updating as some furniture looked worn. Overall, though we wouldn’t stay again in the summer, we had a good experience and would come back in the winter. "

"A beautiful escape in Zephyr Cove
The home is beautiful and has all the amenities and privacy you need. There are beautiful views from the balconies. The indoor pool, jacuzzi and steam shower in the Master bath are great. The neighborhood is super quiet and private. The house is close to stores and amenities. The driveway is a bit tight a long bed quad cab truck barely fit. I can't wait until I can stay again!"

The property was great overall.
Just a few things next guests should know:
1) Check out time is 10am, and that is NOT flexible nor negotiable. I wish that had been made more clear when I made the reservation
2) There is a "swim speed knob" in the pool. Next to it is a laminated page with scary language about the fact that turning it too far one way or the other could create "expensive damages". We could not figure out how to make it work so contacted Property Management, which did not reply right away. The day after we learned from them that "the swim knob has been disabled for 7 years now. We do not use that feature". 7 years!! Why don't they change the wording of their laminated page to just let their guest know instead of keeping their scary language sheet?!
3) Instacart / Grocery delivery is not available at that address."

"Tahoe Experience
The location was outstanding. The views phenomenal. The size was perfect for all our family of 10 and we still had one extra bedroom. The pool and spa were awesome and after skiing all day a big hit. However, I hate to say negative things because our vacation was amazing and having my children and grandchildren from Maryland visiting I was able to overlook some issues. The home was not very clean. And because of that I rewashes everything. The 2 nd floor master bedding had a pair of mans underwear(that were NOT mine) fall out to the sheets. The floors,carpets and baseboards were very dirty. I know that sounds picky but when the carpet is textured and
Has Tibet deep squares and I see the dirt around the edges in the squares it's unpleasant. We were only given one roll of paper towels and 3 packets of dishwasher soap. We rented for 7 days. When we called the team (Heidi) was very responsive but to tell me you can't get things from your supplier should have sent u directly to the grocery store and brought us what we needed. The sound bar went out on the main tv and was not replaced. Lastly the lack of sound barriers between floors was horrible. Don't expect to be able to have children asleep and be upstairs walking on the floor. It's sounds like a herd of elephants. This is a beautiful home but very tired. Please get a new cleaning service. "

"Great location, okay house
Positives- quick response from management, great location, full of books, games, XBox, heater works great, lots of space to spread out, 2 refrigerators, clean, view is great, nice to have 2 garage openers because house code often did not work.
Negatives- run down, older decor/furniture, the house has paper thin walls so you hear every single noise from every room, no broom to sweep, no colander to drain food, 25% of lights burned out (no back ups), dull knives, no manual on how to operate anything in the house, alarm beeped 5 times every 90 seconds. We called mgmt and learned how to turn it off (which lasted about an hour). Creaky floors, broken drain in shower (foot fell through-sprained), need directions on elevator, pool, hot tub. It was not bad. It just wasn’t good."

"Great Property with some Notable Exceptions
First the good: location, view of the lake, big house, comfortable beds, agent good to work with

The less than good: No furniture on the deck to enjoy the view - we ended up buying a couple of folding camping chairs; the television is complicated and frustrating; the ceiling fans in the bedrooms are directly wired to the lights so you can't sleep with the fan on and the lights off - we ended up buying portable fans; the pool and jacuzzi on the bottom floor make for inviting photographs but they were difficult to get to and we hardly used them

In general: overall, all 10 of us enjoyed our stay. I would stay here again, but I would first look for something comparable."

"Dirty place need a good cleaning, need to fix several things
Awful needs a good cleaning, several things broken, could not use BBQ until we cleaned it. A pan with Grease in it was wiped out and put away. Molded was on the ceiling above the spa it has been there for months I would think and NO ONE saw it. Then there was a small pack drugs left in the pool area which should of been found if the cleaning person had been clean crew had been doing their job. I had a 5 and 7 year old down in that area and that was not cool. Very upset about that . We were given a small One night refund and our deposit back but for the price they charged for this house should be reduced. The owner was told about the mold but didn’t care. He should take more pride in this home. "

I, and the group I stayed with, were quite pleased with this home for the duration of our stay. It had all the amenities advertised, it was clean, well kept, and the spa/ pool were in excellent condition. Also, the location was great, just a few minutes out from the casinos/ Heavenly. I believe the Uber rides were between $11 and $15, which I found very reasonable. Overall, phenomenal place to stay, and the management company was very easy to deal with. "

"Great Base for Family Spring Vacation
The home was as advertised.
6BR/6.5BA, 4 story (w/elevator), large garage, updated appliances
Extensive Entertainment System - Wi-Fi, Xbox, TVs, surround sound, etc
Home sits on the side of a hill with a lovely but limited view (due to trees) of the lake from the decks.
Location is perfect--easy drive to attractions for our group of 8 plus a toddler.

Cleanliness - Home was very clean and well maintained upon arrival.
Kitchen was well stocked with appropriate utensils, toaster, blender, coffee maker, 2 micowaves
Plenty of place settings if dining in.

Linens/towels -- were of clean, of good quality and adequately supplied.

Management company was easy to work with in reserving, confirming and communicating travel plans. Staff were knowledgeable of local resources and made great suggestions. They were also responsive to the one small issue that we found while in residence related to the hot tub ozone generator (pool man was there within 90 minutes of making the call and resolved the issue!).

Would not hesitate to rent this home again when visiting the area. "

"Great House for Large Party
Great location, walkable to beach and close to casinos. Clean, and with a great deck view and grill. The spa is a really cool amenity, too. The only small hiccups we ran into were that the "sleeps 16" bed count means every bed packed and doesn't include pullouts, which had no linens. Also we couldn't find trash bags. The house basically comes with pots and dishes and towels and soap. That's it. I think this is pretty standard for VRBO, but just an FYI. Overall great experience."

"Mini vacation
After dealing with traffic we finally arrived late, it was so nice to come into a house with some lights on, we really felt right at home. We all had a very relaxing stay and a few of us walked to the zephry cove beach from the house. It was not a super easy walk but worth it. The manager was so great they even let us check out late. "Not what I expected
For the price this place was not ideal. Unknown to us the road to the house does not get plowed in the winter therefore half of our guests had to park at the casino and unload there things back and forth. The recliner was broken and unusable. The shower head in the second floor bathroom was broken. The access to the pool was limited to the elevator because the outside stair case was covered in snow and ice. So those who were claustrophobic did not get to enjoy the pool and hot tub, Which was a main attraction. The hot tub was unusable because there was no electrical hooked up to it but the most annoying part of our stay, that we had to cut short because of this, was the ongoing ticking in the middle of the night from 2am to 7am. Heard it on both floors and it was loud enough to keep us all awake through out the night so we wasted our hard earned money and left early so we could get some sleep. The company we rented from did care one way or the other and was NOT giving us a discount. We paid 9k for this piece of disappointment. "

The cabin was beautiful with an amazing view. The stocked with most things you will need to cook for large groups. The place has an elevator that brings you down to the hotub and pool. "Great trip
15 of us stayed for my bday bash. The house was pretty, master suite was amazing, really close to the lake (need to drive though, it's on a cliff and all downhill), and different sizes of beds in the rooms was helpful for different people that came in.

Living room and kitchen and amazing balcony were on top level, rooms on third level, master on second level, and pool/spa on first level (can only get to it by elevator). Didn't like how it was so chopped up and the top level got crowded fast with so many people.

Property management company was helpful and always available which was nice because we had a couple of issues that they helped us with."

We had a great time in a beautiful house. My only suggestions are to improve the maintenance. I had to call to get the wifi to work, rehang a broken handrail (there was a near accident), many of the TV's did not work (we weren't there to watch TV so it wasn't a big deal), the bumper pool table was broken, a water faucet did not work, the front storm door closer did not work, HDMI cable in hot tub room was broken, light bulbs burned out in dining room. Having said that, they did come and fix the most important items. The gentleman I spoke to on the phone was helpful but very impatient, exasperated and almost suspicious when I would go down the list of broken items as though these all had just occurred. So, he needs to be more courteous.
Bathrooms were great, plenty of dishes, adequate kitchen, liked the pool. Not all the jets on the hot tub worked, but it was still nice. This place would be a certain 5 star if someone went through each room in detail to make sure everything worked, but it was still great."

This is not part of the review, as a homeowner I would feel that you should be aware of some maintenance situations that should be addressed. The So. bathroom on the 3rd floor: the faucet leaks ( it was turned off upon arrival so someone is aware of this). The toilet also leaks and needs a new tank flapper valve assembly installed. This a period of time that we are experiencing a drought.The accordion door on the elevator is almost inoperable it needs to be reaired by a qualified elevtor maintanence enginer. I am not complaining but I think you should be aware of the situation. "

Booking, checking in, staying and checking out was a breeze. We were 10 minutes from the casinos and in a remote enough location so we could choose how much action we wanted. there were 16 of us with 4 children 6 - 10, 4 teens and 8 adults we all loved location to Zephyr Cove beach and South Shore. All bedrooms were like hotel rooms but favorite place was deck where all adults hung out with gorgeous views and sunsets. We all thought it was too hard walk to beach. We all agreed we would stay again,absolutely. Kitchen was great with room for several workers, only criticism - dull knives. When we went to use stove it was not working called mgr and he came immediately and repairman came 1 hr later.We were very pleased."

"Amazing Vacation Home!
The house was beautiful and it fit our 6 families perfectly. Everyone had their own private area, but there was also room for everyone to hang out together. We really appreciated that the kitchen was fully stocked with everything that we needed! There was also plenty of towels, pillows, and blankets. The kids really enjoyed the indoor pool. The only negative comment I have is that the pool/spa area does not have a drain on the floor, so water did build up, but it was fine, we were able to mop it up... the owners may want to consider adding a drain though. The house is on a steep grade, so there isn't really a good place for the kids to play in the snow, but the property manager suggested some nearby locations. We went to the sledding area next to Heavenly and it was great for the kids. There wasn't anyone due to arrive on the day we were checking out, so the manager let us check out at 12PM, which was nice since we were able to take our time getting up and out in the morning. We definitely will consider staying here again!"

"Amazing Place, Plenty of Space, Can't beat the location
My only complaint was the fact that there was no air-conditioning. We happened to choose an above-average temperature weekend, so the place was pretty warm during the day. However it cooled off nicely at night. On most weekends, you probably wouldn't need A/C.

Everything else was amazing. There are so many amenities and plenty of space to sleep a large group. The location is a short walk away from Zephyr Cove beach, which was a very happening place. The water was cool and refreshing during August. I definitely plan to go back to Tahoe."

Overall the stay was great except the property manager wasn't friendly at all. Also, they charged us for things that we didn't even do. (Example, one of the cabinets were broken but we found it broken and they thought we broke it even though we reported the broken cabinet to them. Also, there was a stain in one of the rooms that was there before, but they charged us for that also.)"
