Our property is perfect for 2 couples or a family of 3. Decorated to honor the tradition of Aloha, we have everything available to make your vacation as enjoyable and stress free as possible. NEW flooring installed throughout the villa.
Master bedroom has a king size bed and full on suite bathroom. Guest bedroom has a NEW queen bed and a full guest bathroom located right next to it. You must sign this Agreement and make your required payment within 24 hours to avoid cancellation. Once your signed agreement and your deposit or full rental fee are received, a confirmation will be issued to you. If you do not receive a confirmation this does not void this agreement.
If your required payment is a deposit, the balance of your full payment is due 60 days prior to the commencement date of your rental period. By authorizing a deposit payment via credit card, you are also authorizing the same credit card to be charged for the balance of the total charges 60 days prior to the check in date of your rental period. This additional authorization shall be exactly as though you have presented the card number for payment at the time the balance becomes due. If you book your rental less than 60 days in advance of your stay, we will charge your full payment immediately by credit card. If the card will not process, you will be liable for the remaining balance due and authorize us to charge your credit card account on file, exactly as though you have presented the card number for payment at that time, until your outstanding balance is satisfied. Once we receive your payment in full, as a courtesy we will send you, by e-mail, a confirmation notice to confirm receipt of payment.
CANCELLATION POLICY 61+ DAYS IS A $150 ADMINISTRATION FEE AND 60 DAYS and less is a full forfeiture unless property is rented during the time period.
WHILE PROPERTY MANAGER MAY CANCEL YOUR RESERVATION FOR FAILURE TO PROVIDE FULL PAYMENT BY THE REQUIRED DATE, Any Customer who refuses to use services contracted for forfeits any and all collected money, except the Customer's security deposit and cleaning fee (if applicable). The security deposit and pre-paid cleaning fee are not part of the initial deposit to hold the rental. The security deposit and pre-paid cleaning fee (if applicable) are included in the balance payment, therefore, the initial deposit will be forfeited if you refuse to fulfill your scheduled stay after confirmation of booking.
Collected money is non-refundable after 60 days of arrival. Under no circumstances shall Customer be able to determine if a rental unit is unfit for habitation. If you as Customer forfeit your right to services contracted for, and Property Manager is able to re-book the property at the same rate, you will be issued a pro-rata refund for those dates re-booked. All refunds of rental service payments, whether complete or pro-rata, will be subject to a deduction equal to as much as 15% of deposit(s) paid. Customer shall give Property Manager, twenty four (24) hours to clean the rental that you might deem dirty upon check in. Customer also gives Property Manager, twenty four (24) hours to address any allegations that bugs or pests are in the rental. Ultimately, in order for you to claim the premises are unacceptable due to issues of cleanliness or bug/pest infestation, you must obtain a third-party opinion letter within forty eight (48) hours of arrival, (from a professional not staying in the rental that has physically witnessed the issue) to corroborate any allegations of poor quality services or accommodations.
Please be further advised that Property Manager is not responsible for construction or neighbor noise, as these are risks that are inherent when renting a vacation rental. We are unable to control these factors, and this agreement shall remain in full force and effect regardless of these issues. There shall be no cancellation for construction noise or for neighbor issues of any kind. To protect against cancellations caused by certain unforeseen events, such as illness, we recommend that customers purchase travel insurance to assure refund of deposits paid. As a valued Customer, we want to do everything possible to make your trip is enjoyable and worry free. Since the unforeseen and unexpected can occur before you leave or when you are away from home, we recommend (but do not require) CSA's Guest Cancellation Insurance Plan. Any changes made after booking shall be wholly at Property Manager's discretion. There is no "reasonable" change of accommodation that this agreement requires Property Manager to make.
If Customer complains about the condition of the rental, the amount of Security Deposit being withheld and or service they received from the Property Manager and or Property Manager's employees or contractors, KPC will work in good faith to help Property Manager and Customer reach a mutually acceptable resolution..
Any CHANGES made to a booking after a confirmation has been issued will be assessed a $150.00 service fee. Acceptance of any change is subject to approval by the Property Manager of the rental.


*Full Forfeiture: Refunds on any forfeiture will be issued to the extent of the dollar value the unit(s) is re-rented during the same dates as the cancelled reservation.
No refunds will be made for late check-ins; early check-outs, no-shows or for booked but unused services. Refunds will be made only under the following circumstances: 1.) The property rented becomes unfit for habitation and no acceptable substitute can be found; or, 2.) The property is sold by Owner, and no acceptable substitution is agreed upon, or,
Kohala Coast Properties, Inc. strongly recommends the purchase of trip interruption/trip cancelation insurance to help protect against financial losses if trip delay or cancelation is necessitated by certain kinds of unforeseen circumstances.

Nearby Activities in Waikoloa

When you rent a beach house or condo in Waikoloa, located on the west side of Hawaii's Big Island, you can enjoy tropical weather year-round and there will always be plenty of ways to explore the area. The best time of year to book an oceanfront home is from late May to early October, particularly for warm weather activities. Waikoloa is primarily a resort destination but has one fun fact that makes it genuinely Hawaiian; the village was built on top of a lava field! A towering volcano sits just 30 miles from the village, called Mauna Kea. While the volcano is currently dormant, its eruptions created a path to the ocean.

"Waikoloa Beach Villas O2 is a fabulous place to stay!!!!
My husband and I were very pleased with our stay at this property! The condo was immaculate, nicely decorated and furnished, and wonderfully supplied. There were beach chairs, towels, masks, fins, toys, and games, there were toiletries of all kinds including extra suntan lotion, just too much to mention! The pool and spa were beautiful, and the grounds themselves, were WOW! The location was less than a five minute walk from the Queen's Shopping Center and a few minutes more for the King's Shopping Center which has a grocery store, plenty of great restaurants, and fabulous shopping! A+++ All around. And a big shout out to the property manager Michelle Coup whom provided great communication and customer service! "

Condo was as pictured and location was great and convenient to pool, dining and shopping. We have stayed in this complex before and enjoyed returning. Everything was clean and comfortable but we did find the bed a bit soft and extremely high! Lanai space was enjoyed every morning and evening, and bbq was so nice to have. Pools were very well maintained and enjoyed. We would gladly return to this condo and complex.

Had a wonderful 3 week stay. The Beach Villas are a favorite complex for us to stay as it is close to everything. O2 is very nice. Loved the screen door on the front door. (not all units have this feature) We had a great breeze through the condo with both the lanai door and front door open! The property contained plenty of everything we needed including beach stuff. Staying here again next year."

"Wonderful Time Despite Covid-19
We arrived on the Big Island just as travel restrictions and shutdowns across Hawaii started to go in to effect. Despite all the uncertainty and lack of access to attractions, the unit at Waikoloa Village was a very pleasant oasis. Towards the end of our trip, the beach nearby was also closed, but we really enjoyed the nice beach while we could, which was about a 5-10 minute walk from the property. We didn’t do much shopping due to the crisis, but the shopping 2 shopping centers are literally across the street from the property, very convenient. The two sides of the property each have a nice sized pool in a very relaxing setting. Great unit that I would like to stay in again. "

We enjoyed staying in this Golf side condo. There was plenty of room for my family of 4. We liked the 2 twin beds and the king bed with separate bathrooms. Proximity to the ocean was poor. AC unit did not work when we moved in and took 2 days to fix but it was fine once handled. Michelle was good to work with. Had a problem getting in to look for a lost item because the lock box would not open. A bit frustrating but did eventually get it solved."

Our family has stayed here a few times and love it! We brought 2 other families with us who rented there own condos there as well. Very clean and well kept. Our only issue was the ants and bugs in pool area and hot tub. We heard other guests complain as well. I did calll the property manager with my concerns but no return call and no action taken. "

We are Canadian residents and have been staying at Waikoloa Beach Villas for the past several years. We stay here because we enjoy the location as well as the proximity to the Waikoloa golf courses.We have most recently been in Unit #02 which suits us perfectly . Our landlords as well as Michelle Coupe at Kohala Coast Properties have been great to deal with. One minor irritant- the occupants of Unit #022 (directly above us). Nice folks, but I could swear they wear logging boots to bed."

We couldn't have asked for a better location! We were within walking distance to Starbucks, shopping and the beautiful A Bay! We went to the A Bay every night to watch the sun set, and look for sea turtles on the beach! The swimming pool and hot tub are right there and the landscaping around the condo is breathtaking! "A wonderful stay in a fabulous property!
This was our first visit to Hawaii and we couldn't have chosen a better property and location. The condo was everything I expected from the photos and descriptions and more! In fact the photos do not do it full justice - it is even nicer. It was beautifully decorated, extremely well appointed and looked after and very clean. The location is excellent - a quiet corner of the golf course facing the incredible sunsets. The Queen's Marketplace and Kings Shopping Centre are within 5 minutes walk and provided everything we needed - from groceries to restaurants and gift shopping to tour pick up spot - perfect! The beach is a 10 minute walk and the owners provide gear for a day out. I didn't need to speak to anyone but found it very easy to book on-line and the girls at the management company were extremely helpful in answering all my questions via email before we arrived and the link you are provided with once you have booked containing local information was extremely useful. What a great idea. We had a truly wonderful vacation here.I highly recommend both the property and Waikoloa Beach Resort in general and am already planning a return visit!"

"Fantastic Vacation Rental!
My fiancé, her mom, sister and I had the most wonderful and relaxing time staying here. The place was very neat, clean, well decorated, and comfortable. We enjoyed the convenience of the location: walking to the beach in the mornings (just a 10 minute walk/ 4 minute drive!), being just a few minutes away from LavaLava Beach club and having the Island Gourmet and Queens Market / Kings Market across the street. We relaxed in the condo in the afternoons and took advantage of the spacious lanai and the outdoor grill. The kitchen was full of beautiful dishes and cooking supplies for all of our needs. The A.C. worked great which is a gem in Hawaii! We would love to come back and stay here again! "

"Comfortable condo
My husband and I spent 2 weeks in this lovely condo. It is one of the best equipped condos we have rented, everything we could need in the kitchen and lots of condiments, etc. left in the refrigerator. We like the variety of places to sit in the living room, and the king size bed was quite comfortable. It was generally quiet, except for a couple of nights when people seemed to be running back and forth above us. We love the golf course view and enjoy eating breakfast each morning on the lanai. It was a short walk to the pool and to another condo we had rented for other family members. The management company was great to work with, also. We would definitely return to this condo. "

"Awesome Condo
We really enjoyed staying here and would stay in this unit again.

When we arrived, we noticed about 5 gray spots/stains on the living room carpet. It looked like someone attempted to use Resolve and it left behind a residue? Other than that, the place was spotless.

We had asked that the guest room be made up as a king bed which wasn't done when we arrived but we made a phone call to Marissa and the bed was put together within an hour - great service!

We also noticed on our second day that the wine opener was broken, the master shower had quite a drip and the washer wouldn't work. Again a call to Marissa and everything was solved very rapidly.

The furnishings are very nice and the kitchen was well stocked with pots and pans, dishes, etc. There was salt, pepper and seasoning salt but no other spices. There was mustard, ketchup, and mayo available too.

The condo is very quiet and the view of the golf course is very nice. We sat outside on the lanai every night and enjoyed the sunset while grilling our supper.

We also recommend the Island Fish & Chips place behind Tommy Bahama in the Kings Shops. You sit outside with a beautiful view of the lake and the fish is so fresh and yummy! Every time we go to the Big Island, we make it a point to eat here several times. You can easily walk to this restaurant. Also, check out the Lava Lava Beach Club! This restaurant/bar is on the beach and you can have an amazing Mai Tai while getting a front seat view of the sunset!You can walk here but it would be pretty dark at night to walk home unless you have a flashlight.

"The perfect blend of practicality and luxury
We absolutely loved our stay!! We usually do the "resort" thing and decided that this year, we would "rough" it and stay in a condo. Well, roughing it we didn't!!!! This property was so well stocked with every thing we could possibly need! The grounds were immaculate and the pools was like having our own, private pool most of the time. We will absolutely be back!!!"

"A home away from home.
We absolutely loved our stay at the Villas. From the moment we walked into the condo, we were set to have a wonderful holiday, and the condo and area itself added to that immensely. The condo was beautiful, in a wonderful area, the immenities were well kept and very comfortable, and the people around were incredible. We would highly recommend it to anyone who will listen. "Great place.
Beautiful landscaping and property. Nice condo. Internet router was broken for first five days. It would have been nice to see that fixed at a quicker rate. That aside, not any major issues. We would love to stay here again and will hopefully have a chance."

"First Timer to Big Island
Excellent property with everything that one would need including beach gear! Great response from management staff Very clean modern unit. Only minor problem was previous renter had broken master bedroom door handle so we couldn't close door properly but staff had it on order. Also needed to get more laundry detergent and a new battery for a fan remote but Alesia was great about it and got it by the next day for us. Great location next to shopping. Will be looking for this unit next time we visit Hawaii"

"Exceptional condo and management company to match!
We found this condo on VRBO and were directed to Kohala Coast as property managers. Both Marisa and Alesia could not have been more helpful, prompt in replies or easy to deal with. The condo itself was exceptional, it had everything you could possibly want for a rental with lots of thoughtful extras like beach chairs, cooler bags etc. We absolutely loved our stay and would certainly get in touch with Marisa and Alesia again when we next visit the Big Island and would also be more than happy to stay in this condo again. "Nice place!
We stayed in Waikoloa Beach Villas O2 for ten days in April. The condo was very nice, in a great location and had a nice view of the golf course and we could see the sunset from the lanai. The BBQ on the lanai was wonderful we cooked many meals on it. The location to the best beaches was great...went to Hapuna several times. It was nice to have the shops and restaurants so close too. Had a little problem with the AC but the management fixed it as soon as we reported it. Pool was very convenient too and the kitchen was wonderful. The master bed is very high, if you are short like me, (4' 10") I couldn't get in it, we had to use the other bedroom and let our friends have the master but it worked out fine. All together a great stay, would stay there again!"

What a beautiful condo! My husband and I thoroughly enjoyed our stay. The condo was spotless and very nicely decorated. Also very close to Queen's Marketplace making it very easy to pop over there for a treat or a bit of shopping. The entire Waikoloa Beach Resort area is fabulous. We walked miles around the complex and enjoyed every moment."
