"Convenient stay
We were moved here after an issue with our first rental property. The stay was nice but tight. No full size refrigerator, laundry in garage, very small kitchen, some wear and tear but overall it was very nice and clean."

"Great location - in need of some updates
Clean little carriage house right off of the main strip. Queen bed in the loft was comfy - never tried the downstairs beds. A few complaints however....
PLEASE update the bathroom. The floor is in desparate need of replacing and the tub/shower and sink could use some major renovation too. Furthermore, the blinds were mising many of the rods so were very difficult to open and close. The kitchennete was very small but got the job done - although the mini fridge would have been a challenge for an extended stay or large family. Overall a decent stay for 4 nights, but left slightly disappointed"

"Had to Switch Properties!
I will start by saying, our trip to Rosemary Beach was AMAZING! That being said,the reason it worked out well was 30A Luxury Management switched us to another property after 1 night! This location, Julia's Carriage House, is in desperate need of repair. The reason there are no pictures of the bathroom is b/c it's tiny, old, & moldy! The shower leaks out the side and there is definite mold damage/accumulation in the wall connected to the shower, all the way over to the wood flooring going into the living room. I am highly sensitive to indoor mold and even called before booking this property to confirm there was not an issue with mold. I had seen previous reviews about a shower leak. The Management team assured me there was not. Immediately after entering the property for the first time, I could smell it! There was also visible black mold on the shower curtain. The Management team first sent out a housekeeper the next morning to assess the property, after I called the previous afternoon after arriving. I had already told management that this was not a cleaning issue, but in fact, a serious mold issue. The housekeeper confirmed this, and after that the management team moved us to another property that was amazing! Please don't waste your money on this location. For the price we're spending on these properties, there should not be a serious issue like this occurring. "

"Good location
The location was great. The apartment itself was OK. Comfortable for a small family but The bunk bed room was deathly hot. I did not feel safe leaving my kids to sleep in there so we all had to stay in the living room. The proximity to all the shops and restaurants is great."

"Such a wonderful week!
Everything was way more than we expected! Annual Mother Daughter Trip and first time at Rosemary Beach! Def won’t be our last. Everything was made so easy by the app. Julia’s Carriage House was perfect, close to every, and a 7 minute walk to the beach...yes, we timed it! Loved the bikes you provided and used them every morning. We parked our car on Sunday, and never moved it again until we left that Friday....thank you for a wonderful week!"

"Great carriage house for adults and kids
This carriage house worked great for the three of us. Husband and wife and teenage daughter. The only thing that we found disappointing was that small refrigerator with no freezer. We couldn’t freeze our ice pack and that made it harder to take cold drinks to the beach. Other than that we loved it and had a wonderful trip. "

"Meets the needs
The location of this property is amazing! We were so close to everything and didn’t need to drive at all!
We did have a couple of small issues. The first night we were instructed to take out the trash for pick up the next morning. The guests before us had at least 10 bags of trash outside of the trash can. If the property had to be cleaned prior to our arrival, shouldn’t have the cleaning crew taken the trash to the curb? There were cockroaches all in the trash can. Even found one in the bathroom.
The bathroom needs updates, but the rest of the house was up to date and nice. "

"Great Stay
Property Management company was responsive. However, one of the bicycles on the property did not work - tires were so deflated that you couldn't ride it. We requested another and never received. The home was well-maintained and perfect for our young family of 5. Our kids are 8, 11 and 13. If they were any older, this home would have been too small. More seating at the table would have been nice since the home sleeps 5. Overall, nice property in an excellent location!"

"Stay in Rosemary Beach
The location is exceptional: next to the town center, pools, beach, restaurants and shops. I was disappointed and surprised to realize that the carriage house had shared property to the cottage house next door. The family who rented the cottage kept taking the bikes assigned to our carriage house, three days in a row. Also, the kitchen pots and pans are old and overused. I had to buy my own pan to be able to safely cook during my stay."

"Spring break rental
The carriage house was great and met our needs (myself and my 2 teenage kids). The only issue we had (and an easy fix for homeowner) was that the bathroom shower floor collected a lot of water after using it. If the home were mine, I would have that remedied to prevent water damage that might go without notice. After the first shower, we leveraged a few towels on the edge of the tub to prevent a lot of water from pooling and running down the wall and baseboard. "

"Great for couple or family who doesn't cook
It does not have a full fridge and does not have an oven. It has this microwave convection oven thing. I've stayed in a lot of carriage houses but never one without a full fridge or oven. The living room was comfortable and a good size and the location was great. Good for a couple with kids that don't need much fridge space. or good for a short weekend. "

"Julia's Carriage House
The only negatives were:
- No disposal. A property at this price point should have a disposal,
- Saw a big roach in the sink, probably because of the lack of disposal.
- The ice maker did not work. This is not good when you are taking coolers to the beach.
- The fan in the loft over the master bed could not be used. The speed was not adjustable, and it was going too fast to use. A bedroom in a loft needs a good fan, as it is the first place to get hot.
- The check in time beginning at 5:00 pm means that you are not getting much use of that night's rent.

If these items could be addressed, the property would be considered excellent."
