Very nice experience, two minor suggestions to 30A: Remove the bush that's next to the railing on steps leading to back porch; two of us got a cut from the very sharp thorns. 3rd floor bathroom would be better if handheld sprayer attached overhead for use as a shower. "

"Villa Rose - Week of July 15th
Great experience-the location of the house is perfect with great beach access. We did not use the community pool because there were no umbrellas but the proximity is great.
Loved the pets acceptable feature of the house and the enclosed yard was so helpful.
The kitchen was very well appointed and we had everything we needed to cook full meals. It was very easy to make big meals! The ice machine needs service. Ice melts quickly and sits in a pool of water which seems a bit unsanitary- it also runs very loudly. It’s nice to have and we used it but it seems to be in end of life stages. Living area was very comfortable as were the beds. Everyone slept well! The bathrooms could use some TLC - shower curtains are undesirable. The space is so small so shelves would be helpful near the sink to allow placement of toiletries. Really anything to allow the bathroom space to be better used - it is not very manageable in the present state. 30A Luxury vacations was fantastic to deal with and took care of maintenance issues immediately. We will definitely look at this property again. "

"4th of July Family vacation
Our family had an amazing stay at Villa Rose. Our dog loved the house and we were so happy to be able to bring Allie with us. The house was so close to the beach. Great location. We loved the big, wonderful kitchen to cook in at night. We also love to grill out and the very nice grill was such a plus for our family. "

We had a wonderful trip and absolutely loved the home. Dog-friendly homes are always hit/miss (I worry they’ll be run down, stained, etc), but this house was beautiful and clean with clearly a history of well-behaved dogs! Our dog loved the fenced in yard. House was even closer to the beach and pool than I expected, ideal location. Would love to stay here again. Thank you for such a wonderful stay!"

Always love staying with you guys. Appreciate the "pet friendly"rentals as those are few at 30a. This house has a great second story gathering area. But it doesn't have a true master BR which is not a big deal - but it could matter. Location is ideal - short walk to Beach."

"Excellent Location-beautiful property!
You cannot beat the location of this wonderful home. You literally walk out the door directly onto the boardwalk and can see the ocean. One Rosemary pool is steps away and the town square is a short walk. The home was spotless and well maintained. The garden area is very beautiful as well. Huge kitchen with professional grade appliances (the large ice maker was emptied/not functional). The only thing I can think of that could be improved is some of the furniture could use updating (sofas, etc) and the mattress in the middle master was really uneven). Great covered porch spaces and plenty of room throughout. Again, everything was super clean and the stay was perfect-so grateful to also bring our fur baby. Great property management company experience as well. Checked in multiple times and clear instructions. Highly Recommend!"

Second time we've been to Rosemary beach and this place lived up to our expectations. The house had everything you need, the layout was spacious, the kitchen was super high-end, the closed in court yard was perfect for our dogs and the proximity to the beach and all the shops and restaurants made it so convenient and easy. "Great Family Vacation Spot
This home is exactly as it appears in the listing. It is spacious with plenty of room for a family or large group. The best thing about this house is that it is about a 2-3 minute walk out the back door to the beach. We really enjoyed our stay and have booked the same week for next year. The only small negative is that this home does not come with a beach set-up. I was surprises because other homes that I have rented come with one umbrella and two chairs set up for the length of your stay. Fortunately, we brought our own. Beach setups are $70/day. "

We loved our vacation at Villa Rose Cottage and Rosemary Beach!
The house was as described, plenty of room to spread out. Nice little added touches in the bathrooms and nice, plush towels and enough of them! We didn’t cook too much in the kitchen but it was well stocked. Great location, close to beach (use walkway B if you are renting a beach set up), good parking at the house, walk to town, restaurants, stores and health club. We had one small issue with one of the shower heads and they came to fix it right away! We would love to come back! "

This house is about five houses away from the beach gate access and only a 3 min walk to the Pearl Hotel! The location is perfect and close to everything!!! The decor is slightly dated but everything was nice and in great condition. I do recommend reserving beach umbrellas and chairs. Overall, I highly recommend this house. "

"Wonderful Time in Rosemary Beach
My wife, five adult children, two grandsons and I loved our stay at Villa Rose. It's a beautiful property with plenty of room for everyone and only a block from the beach. This was our third stay in Rosemary and the Villa Rose was by far the nicest property we've stayed in. Highlight is the kitchen - very large with central island, a huge stove and refrigerator and even an ice machine (what a great thing to offer at a beach house). Off-street parking was very nice, the grounds of the property were beautiful and the house itself was immaculate.
We'd stay at the Villa Rose again in a heartbeat. "

"a perfect escape
This was our first stay in Rosemary Beach as we usually stay in Seagrove Beach. What a great decision. It is a short walk to everything, beach, pool, playground, and restaurants. I mean all within 5 minutes, mostly less. The house was perfect for our family of 10 with very comfortable furniture and beds. The kitchen had everything you could ever want to prepare meals. We preordered beach chairs and it was so convenient to just walk down to them and have a seat, no need to try to secure an umbrella! We have rented through Luxury Vacations previously and would do so again in a heartbeat, very professional, informative, and helpful. We even got into our house early! Great home, and we could bring our 4 legged family member-big bonus!!"

"Lovely Home and Beach is Our New Fav Place
Our home was quite lovely and in a great location. The walkway to the beach was great! It was a short walk; didn’t even need our bikes for that but definitely enjoyed them for rides to Seaside to The Meltdown (our fav food truck)! It was so nice to ride thru the cozy shopping areas along the way. I will say that Rosemary Beach is our new favorite spot. We are actually taking our lifelong best friends there next Saturday because we want to share it with them."

"Location and dog friendly!
We have been vacationing in Rosemary Beach for 10 years, generally 2 to 3 times per year and this has been our favorite rental. The location is so convenient to two boardwalks, the pool, and the playground. The living area is spacious with two couches and a large dining room table. The Wolf range, sub zero fridge, and ice maker are also great additions. We already booked the same location for this fall. Thanks, 30A Luxury! They are always a pleasure to work with as well."

"Family Vacation
Villa Rose Cottage was a wonderful house for our family of 7 to stay in. The large chef kitchen made it easy to cook meals at home. Proximity to the beach access made it very convenient to go back and forth from the house to the beach. We did have a couple of maintenance issues but 30A Luxury did not disappoint and had maintenance over to fix the issues promptly. I would definitely stay at Villa Rose again and would recommend to others. "

This home is perfectly laid out and there is so much room for a big family group! We loved how close it is to the beach, the pool and the playground park. The kitchen is the nicest kitchen I've ever been in and we loved cooking almost every night we were there. The management company was so easy to work with and made the stay that much more enjoyable. Villa Rose is a wonderful beach house in Rosemary! The house has 3 bedrooms each with a full bath on the 1st floor and ample sleeping on the 3rd floor which is perfect for kids bunking together! The main floor where the living spaces were was roomy and comfortable. We especially loved the gourmet kitchen where we prepared most of our meals! "30+ year since college reunion
This house was selected initially for parking, number it could accommodate and the open layout of kitchen/dining as well as seating for conversation in the living area. Two had to back out at last minute due to family health issues which left six. All to say it was a wonderful experience. The kitchen/dining area was favorite as we prepared meals and enjoyed around the spacious table. We were fortunate with perfect weather and beach time. There was a leak from the ice maker and 30A had a repair man there immediately to take care of the problem. My family has been coming to Tosenary for 14 years. Our next trip will be to this house."

We had not stayed in this property or rented through 30A Luxury before and were more than impressed with both! The home was very well appointed and the management company was so easy to deal with and very responsive. They made our stay that much more incredible and we can't thank them enough!! The property was even closer to the beach and pool than I thought and the location was perfect for our family because Walkover A is a little less crowded the others. Extended family had a wonderful 2 weeks at Villa Rose. Gracious house block & half from beach, true very well equipped large chef’s kitchen, large table so we could enjoy meals together when we weren’t eating at Rosemary’s many really good restaurants, teens & tweens on third floor & parents & grands on first, walled in area for family pet to sun himself, & parking was easy. We loved Villa Rose!!! It was a very spacious home with a great kitchen (well equipped) The property had a adorable fenced in courtyard and plenty of parking. "Rose cottage 2017
We rented 2 homes that week in Rosemary and put 4 adults and 6 kids in this house. It was spacious and the ground floor bedrooms were great for sleeping. The interior of the house was very dark and depressing for my kids. I did not feel like the beach. They had trouble with the internet and of course no ice maker. The parking was great for these 2 families."

"Beautiful Home, Close to Everything
We thoroughly enjoyed our stay at Villa Rosa. It was our first time to Rosemary Beach and we loved how close the house was to the beach and the pool!
The kitchen in the house was amazing, the beds were incredibly comfortable and the house had everything we could have asked for. The beach was a 30 second walk along either Boardwalk A (which has a ramp - great for wagons to tote things) or Boardwalk B. The pool was steps away. The walk to town took about 5 minutes and the bikes that came with the house were utilized daily! 30A Luxury Vacations checked in with us the first day and were quick to respond to any requests. I highly recommend Villa Rose and 30A Luxury Vacations!"

"High marks for location, low marks for condition
Location of this home was perfect. Unfortunately, after we finally gained access to the house (well after 4pm) we found a house with well worn furniture, dirty pans in the cabinets, cigarette/cigar butts littering the decks and lawn, and none of the "starter" amenities. We lost internet access for 2 days. That being said, management was responsive and made attempts to correct in a timely manner, however way too much time was spent contacting them! "

Villa Rose's location at Rosemary Beach is excellent. It is 3 houses to the beach, 2 houses from the pool and directly across the street from the playground. It is a short walk from the shops and restaurants on Main St. Everything worked in the house. There are 3 AC units and each of the 3 floors were comfortably cool. The kitchen was outstanding! "

"Great time had by all
We have stayed in a few houses at RMB over the last several years and this property is our favorite so far. This year, we had 6 teenage kids and a set of in-laws with us. Space is always a factor in any house we rent and this house was not a disappointment. We loved having the living area and kitchen on the 2nd level, away from the bedrooms. My husband and I love to cook and the kitchen is a cook's dream- professional appliances yet functional. The living area was cozy and comfortable and had plenty of room for the 10 of us to hang out. Our 4 girls stayed in the 3rd floor bedroom and loved having their own space to hang out. With fans in each bedroom and living area, this house was always cool and comfortable, even in the late afternoon heat. The walk to the beach was super easy being gulf side of 30. The house came with 4 bikes, which the girls put several miles on, and, there was also a kayak which the 2 boys put to use everyday. No complaints... in fact we will look at renting this house again next year!"

"Great Location for Kids
We were so pleased with our vacation rental. We had 2 families with 3 little ones and it was perfect. Because of the large space, when the kiddos had to nap, they weren't disturbed by the others. The best part for us was the location. We were a short walk from the beach, and directly across the street from the playground - a necessity for kids."

"Dental Students take on Villa Rose
The Villa Rose Cottage was absolutely amazing. I think everyone would agree with me that the pictures online do not do it justice. The Villa Rose Cottage was very close to the beach and was a bike ride away from the grocery store or any local restaurant. This was one of the nicest beach houses I have ever stayed at. The only problem that we had was with the hot water heater. Sometimes we had to take very cold showers. I think that this only happened in one of the rooms on the first floor and the shower on the very top floor. Other than that, we had a very enjoyable stay."

Large home for family or families. Great kitchen and dining area as well as a large family area. Wonderfull location with a very short walk to there beach and a short walk to the shops and restaurants on Main Street. Only cons - house shows some wear and could use some upgrades and the kitchen appliances were a bit noisy. These are minor and I still graded a 5 star overall."

"Almost Great
Recently rented for a week. Overall a good experience. The good--1) the rental company was on top of details, providing great service 2) the house was very well located near the beach 3) lots of room and a great kitchen. 4) great TV and Sonos sound system. The not so good--1) the house's decor is dark. Personal preference for sure, but not the beachy feel one normally gets on the coast. The downstairs floor (bedrooms) are almost cave-like even with curtains open 2) the porch is a weak point. Chairs are old and uncomfortable. There is no table and chairs for eating. There are no fans (sorely needed in the August heat and for atmosphere). Hard to spend much time out there. 3) the rental company texted and called on Friday morning while I was having coffee to talk about checking out the next day. A small thing, but was savoring our last day at the beach. Maybe an afternoon/early evening text and call would have been better psychologically."

"Great time at Rosemary Beach Cottage Villa Rose
Villa Rose is situated conveniently to green spaces, the pool and a very short walk to the beach. It is located at the southeastern side of RB. The house has 3 nice bedrooms downstairs suitable for couples and a great 3rd floor loft area good for young children/pre teens to teens.
The kitchen is very functional and abuts a generous sized dining table and family sitting area. The rental was in very good condition and has good wifi and amenities. It is starting to show a bit of age and may benefit from some upgrades and routine maintenance."

"Wheres the broom?
Had a great stay. House has a great layout. very comfortable. Awesome 3rd floor bedroom and tv area for all kids to sleep. 3 bedrooms on first floor. House is well constructed for minimizing noise between walls and floors. Walls needed some touch up. Ice maker was struggling(they were working on it), front door latch was broken. Very dim lighted house. Didn't bother me though the ladies commented. And we needed a broom! Couldn't find a broom all over the house. The floors natural get wrecked with all the cooking, eating, entertaining going on. "

"Great Florida Getaway
We loved our time at Rosemary Beach. Villa Rose is in an ideal location....steps from the beach, a pool and an easy walk to town for a meal or shopping. The home has a great kitchen and large dining area which was perfect for family cooking and celebrating. Our weather was a bit cold while we were there, but we were still able to get out and about most days on the beach or in town. We biked and golfed and shopped and walked the beach almost every day over our 2 week stay. We also visited several of the other little towns along 30A either on foot, by bicycle or car as well as drives to Pensacola and Panama City. We tried 5 of the in-town restaurants at Roemary Beach and never had a bad meal. The food was so fresh and tasty everywhere we visited. We loved the tv and sound system in the home - top notch. The only negatives we encountered were the interior lighting - a bit dim at times and the couches in the living area were somewhat uncomfortable. Otherwise everything was wonderful and we would certainly recommend the home especially to large groups. This was our first time to Rosemary Beach and we would love to return. Thank you Chris and team for a great visit. Highly recommend the location, Villa Rose and luxury 30A. "

Loved this home! Yes....lots of stairs but loved the open floor plan and living space for everyone. The 3rd floor was perfect for our daughter's family with their young kids. The Kitchen was fabulous.....and our main gathering place. Location to the beach and pool.....unbeatable.
Would like to have had the overhead lights on the side porch working. And the washing machine stop functioning during the week....small items to be sure. "

"Great Family Vacation
We really enjoyed our stay at the Villa Rose Cottage. We went with two other families all with little ones. Being so close to the beach, pool, playground and the short walk to town were ideal for toting small children around. The actual house was lovely. Much more spacious than I thought from the pictures. It had ample room for everyone, a great kitchen area and living room. We thoroughly enjoyed our stay and recommend this cottage!"

We had a good experience. I don't think we would stay there again. I found the home to be dark, it wasn't bright like I thought it would be. Overall it was ok. Chris the manager that I dealt with was awesome! He always responded in a timely manner and we all appreciate that customer service."

"Villa Rose Cottage
We stayed at Villa Rose during our Spring Break with our teenage children. Everyone had a great time! It has a great location, very close to beach access and pool. The kitchen has professional appliances and equipment. Furthermore, the property management was very professional. They assisted us with bike rentals that were waiting for us upon our arrival. They also checked on us during our stay to make sure we were happy. I would highly recommend this rental. Also, Rosemary has several amazing restaurants and there is always something going on near town center. We were there during the West Indies market and it was a treat! We will definitely be back soon."
