Pali Ke Kua #12 is a 2 bedroom/2 bath condo, located in a park-like setting on the tropical grounds of the Pali Ke Kua complex in the residential and prestigious resort community of Princeville.

Open the sliding glass doors in the living area to expand your space to include a covered lanai and a large, manicured lawn. Enjoy beautiful views of the landscaped gardens and green mountains.

"5 stars! Great location for family
This vacation spot was great for our family of five! The place was clean and had everything we needed to stay comfortable for our week stay. The beach equipment was perfect for the kiddos and the portable AC units were perfect for nighttime. Some of the local geckos made their way into the unit, but it wasn't an issue at all. They kept their distance and didn't bug us at all. Neighbors were quiet and it was a short drive to many beautiful beaches. We'll be back! "

"Kauai family getaway

"Nice, Clean, but disappointing
Updated, clean, comfortable, well-equipped kitchen - it is a really nice condo. Unfortunately, there was construction that we were not made aware of on our first 3 days. The space was completely unbearable with hammering on the roof! On top of that, the pool was closed all week until our last day. Non of this was mentioned at booking. When we told the management company during our stay and upon leaving, they made no effort to make it right for us on our vacation. They could have moved us or offered a discount, we just got 'sorry we didn't know' which, legally, HOA is required to notify homeowners of these things. SUCH a bummer!
The only additional update needed is a new main bedroom king mattress - its sagging in the middle and needs to be replaced.
When booking with this management company, I would get some kind of guarantee from them first or you could find yourself spending a lot of money on something you aren't getting - like a quiet room and a pool.

"Perfect for our family of 5!
We had a wonderful time for our visit in late July/early August. We stayed a week at this property and it was perfect for our family of 5 (kids 17, 14, 11). The company was amazing to work with - communicated extremely well and were very prompt with all communications (even when we had a tsunami warning the day of our arrival!). The condo is just as described - clean and comfortable. It was not a great place to spend a late afternoon as the living area and kitchen get very hot during the day. The AC units in the bedrooms are a game changer and worked great for sleeping. Perfect spot if you plan on being out all day and home in the evenings during a summer visit. We also loved the private beach access and the beautiful bluff to watch the sunset. We would definitely stay here again!"

"Beautiful grounds and views of the mountains!
The communication with Makana Kauai properties was very good. The unit itself was okay and seemed as pictures indicated. There were a couple things that could have been better. We found a couple of live bugs in kitchen cabinet with all the food storage containers. Also, a live centipede in the bathroom one night as we were getting ready to go to bed. Made us feel like we needed to check under covers every night. The bathroom on lower level was kind of dark feeling. The king bed in that lower bedroom had a dip in the middle. By the end of stay our backs were hurting from that. Also, the air conditioning Units in the bedroom were very noisy and smelled a little musty.

I did appreciate the beach towels etc available for use. The kitchen was fully stocked with necessary items, paper products, etc. I loved that toilet paper was fully stocked and there was soaps, shampoo and conditioner if needed. Also, it was extremely helpful and convenient to have washer and dryer along with clothes detergent. "

"Warm and buggy, overall not impressed
The condo gets very hot during the day. We tried everything to keep it cooler, windows open and closed, curtains closed, sunshade on the lanei down, but it was still hot and stuffy each time we returned. The A/C worked well in the bedroom downstairs but it took a while to cool the bedroom upstairs even with two other fans. We saw two huge and alive cockroaches inside downstairs. There was no hose to wash down the beach gear so we had to keep filling up buckets. Note: we called the condo to see about using a hose and they said they didn’t have anything for us. Parking is tight. Closet doors upstairs were broken and closet downstairs doors didn’t close right. Overall we were not impressed with this condo given the price we paid. Recommend adding in a walking path for the pool/restaurant since you have to walk down the road to get there and it’s already quite narrow. "

"Incredible Home
We just finished a 10 night stay with our family of 6. This condo was a perfect fit for us! Everything was as expected. The air conditioners in the bedroom kept the bedrooms cool. They had plenty of beach chairs and outdoor toys. Sheets on the bed were soft and comfortable. The location is perfect...we enjoyed walking to the cliffs and watching for whales and enjoying the ocean. We would stay here again! "

"Beautiful Stay in Princeville, Kauai!
Loved the location and stay in Princeville! Thank you for use of the beach toys, boogie boards, and the nicely stocked kitchen! Utilized the private access to secluded beach (steep but paved), used the charcoal grills and picnic tables down there - so beautiful at sunset. Unit was hot on a couple of nights, the fans couldn't quite top the heat. Bedrooms were comfortable and we enjoyed the pool and hot tub a few times! Parking was a bit of a problem a few nights for re-surfacing and striping. Quick access to many sights, shopping, dining, beaches and snorkeling. "

I'm very conflicted about this review. The location is great, the apartment is spacious and nice. The apartment seemed clean...there were quite a few spiders, which I understand since it's Hawaii. The problem was the cockroaches. We killed 5 cockroaches, which just doesn't seem to be a thing that I can excuse just because we're in the jungle. I think this is something that needs to be addressed. "

"Wonderful Princeville Condo
My family greatly enjoyed our stay in Pali Ke Kua condo #12. The location was perfect, just a short hike down to the beach. There were boogie boards , beach toys and beach umbrella and chairs to use. The layout of the condo itself was perfect and there was a lot of natural light in a tropical setting. Would stay again in a heartbeat"

"Great Stay for a Family
The townhome was just fantastic. Exactly as the photos/listing describes - clean, spacious for a family, and newly remodeled. The owner has put some very nice touches in the unit.

I would only add the following:
- there are 4 Tommy Bahama beach chairs available, which are very handy.
- Hideaway Pizza is a 4 minute walk away and does takeout pizza and drinks.
- There's private access to a better part of Hideaway beach. GREAT snorkeling there too. All easy walking distance from this unit.
- The Nene Geese are really nice to see each morning at breakfast.

Only negative, which is slight, but one neighbor (fulltime resident) was a little noisy. Quiet by 10pm each night though.

Bottom line is we will stay here again."

"Kauai was awesome!
Our stay at Pali Ke Kua #12 was excellent. Our condo was well supplied with extra amenities, beach toys, beach towels, beach chairs and umbrellas, cooler, sun screen, aloe vera gel, and mosquito spray. The unit was clean and well decorated. The upper bedroom was hot in the evenings. There were a lot of fans throughout the condo. It did get cooler at night. We had occasional visitors, a medium sized green gecko and several smaller ones. We had no problems with them, as they were scared of us. The kitchen was well supplied with cookware, utensils, toaster, blender and coffee maker. We were able to cut up pineapples and mangos from the local farmers market. We really enjoyed our stay here."
