Cancellation Policy - Properties are typically rented up to 2 years in advance due to the necessary time required in planning guest and guest invitee’s schedules. After booking a reservation, the property is no longer available to guests inquiring about those dates. There is no reasonable way of recapturing those guests. Reservations cancelled at least 180 days prior to arrival will receive a refund less the amount of the first night's rental. Reservations may not be cancelled within 180 days of arrival. However, if (Property Management) is able to re-rent the property for those dates, (Property Management) will apply a credit of that amount to the original reservation less one night's rental. If you find it necessary to cancel, please advise us as soon as possible so that we may have the best opportunity to remarket your dates.

"College Retreat
We had a wonderful time staying at two separate beach houses for our Mens/ Women's college retreat. A few of our guests who stayed in the 8+ people rooms complained about the heat in those rooms. But other than that there was ample space and not big issues. The only thing we would change is providing more trash bags. We stayed for 2 nights and needed to purchase more trash bags at the convenience store. Overall, we had a wonderful weekend close to the beach at luxury beach houses."

"Close call
AC was having a hard time keeping up on the main floor. Rough during the evening hours. Big safety issue with the outside deck railing. Close call with one of the kids. That should never had been like that. It's hard to believe that something like that is not repaired right away. Over all we had a great reunion. "

This is our 2nd year renting this unit for our family reunion. It works out well with plenty of space, large kitchen and comfortable beds. The proximity to the beach is super close and the walk is flat with no dunes, which is helpful for all ages and family with wheelchairs too. Quiet location. Nice staff for making reservation and any questions during the stay. "

"Golf Vacation Large Group
The house was as advertised! There was plenty of room to move around, the house was clean, and the kitchen top-notch.

Dealing with the property management company was a welcomed delight. It is not often one can say booking a large group of 14 golfers was hassle-free and worry-free, but this group does it right! The instructions were simple and the execution flawless. If our group decides to come back to Myrtle this location will be at the top of the list! "

"Great Vacation!
Place was clean and beds were great! Plenty of cooking pans, bowls and small appliances. A few larger appliances were not working, dryer & dishwashers, but there were enough that were working to get by. Everything we needed was there and if there were any issues the staff immediately took care of it. Great proximity to the beach and stores. Would do it again for sure!"

"Great space
Overall it worked for our family. The price was high but we don’t have much to choose from if we all want to stay together. We used all 14 bedrooms. And the pool was great for my grandkids. The table was perfect for our low country boil. There were maintenance issues but management came and tried to fix them. Everything was clean except the floors. "

"Great family friendly rental for large groups close to beach
Overall great experience, rental is well equipped inside and outside for large groups. Close proximity to public beach is a huge plus. Property manager was extremely responsive when checking in, handling a minor maintenance issue during our stay (even during non business hours) and checking out. This rental is very family friendly and is highly recommended for large groups; especially those looking for large number of bedrooms each with it’s own bathroom, ample indoor space, private pool, ample on site parking and walking distance to the beach!"

"Easily Capable of 5 Stars
Excellent location, great setup for a large group. A few minor issues kept it at 4 stars, but could easily be fixed for 5 stars. Keep in mind that the pools are useless unless the temperature is consistently above 80 degrees, so I highly recommend the underpublicized heated pool option. The garbage disposals in the kitchens didn't work and other shower drains were nearly nonfunctional. Not bashing, this place is great. Just needs some minor upkeep. "

Everyone thoroughly enjoyed their stay! Amanda met us so we could check in early from the airport and she made sure that we had everything we needed. "O'Brien Family Reunion 2018 - "Beachin' O'Briens"
The property was not as the pictures showed. It was crammed into a block of other properties all close together. It was, however, a short walk to the beach, and the traffic was very manageable, something I had worried about.
I called the manager on Sunday (second day) to report a sluggish (backing up) sink. She said she would have a plumber there on Monday. No plumber came, all week. We managed with one sink. The amenities were as described and generally very user friendly. There was a ceiling fan in each bedroom. They all looked like they'd NEVER been cleaned since the place opened last year. As you can see from my stars, we were generally very pleased. A great place for a family gathering."

"Annual Family Vacation
This home was perfect for our group of 32, age 1 - 88. Each bedroom has it's own bathroom. The theater room was awesome with plenty of seating. The kitchen was perfect. There are 3 refrigerators, 3 dishwashers, 2 stoves and 2 microwaves. There is a commercial ice maker which kept up with our ice needs very nicely. The pool and outside seating was beautiful and it was a perfect location with a very short walk to the beach. There is plenty of shopping close by. We would definitely recommend this house to friends. The only thing that it could use is some drawer space for clothes in the bedrooms. Otherwise this was a perfect home in a great location. And the elevator was a great ammenity!! It is very clean and well maintained. Overall....terrific!!"

"Great place!
Our family of 49 stayed at 208 3rd avenue in the B unit. We were very pleased with the home. 3 large refrigerators, 3 dishwashers, an ice maker, etc... the dryers did take forever to dry though. There is basically no room/bathroom storage. No dressers, no closets, some rooms had hangers - many did not, no shelves, only one hook in the bathrooms, etc... 2 night stand type tables that barely held anything. The only reason i mention this is because i would’ve brought stuff to help with that so you want to be prepared! Location is great, very short walk to the beach & about 3 blocks from eating/shopping. Could have been cleaner but i imagine it’s hard to do with all the sand. We had a clogged drain and maintenance was out very quickly to fix! Would definitely stay again as it’s hard to find big homes for so many people to all have a bed!"

"Large Enough for ALL of us ...... BUT
We needed a place for a family reunion and this property was able to accommodate that. I review as follows:
Positive-Negative-Suggestions
Positive Large area- good location- plenty of utensils plates bowls cookware (no Spoons)-refrigerators- media room
Negative-door code didn't work- Late for check in- not clean found bottle of tobacco spit in the living area-slow response from maint. -missing advertised advertised amenities-no hot water on day one- receptacles in kitchen not working-no ventilation in kitchen so smoke detector goes off a lot( cleaning ? )
Suggestions: a common area bathroom for the main floor-
If you need a large place this is it. BUT go into it with your eyes open, it has flaws, and is used heavily. It's not luxury-as advertised

"Great Stay in North Myrtle Beach!
I and a large group rented this property and had a wonderful week. The house was very spacious, sleeping everyone (28) comfortably and in their own bed. Furthermore, it had a fully stocked kitchen, pool table, and a movie theater room, which we got a lot of use out of (we stayed during the NBA playoffs, and this was a great place to watch the games). In terms of location, the property was only 2 blocks from main street and the popular bars/clubs like Spanish Galleon, Pirates Cove, and Sky bar, which was convenient, especially for a college-aged group. Overall, the stay was great, and I would definitely rent here again if I were planning a vacation for a large group."

"An Outstanding Place for a golf vacation
We had 14 guys on our annual golf trip. Everyone had their own bedroom and bathroom. The kitchen, media room, and pool were great. Overall the house was excellent....we had some ants on the counter, but it wasn't a major issue. Their communication was great, beds were comfortable...could easily have slept 30+ people if you don't mind sharing a room. The location was great. It was ideal for a big golfing group."

"Somewhat underwhelmed
While the property was new, it had several unfinished aspects, spackle spots not sanded/painted, the cable tv wall service box was uncovered with cables spilling out, confusion with the parking due to unlabeled parking spots, no furniture in bedrooms for clothing just two metal wire shelves, cable boxes not mounted, one was actually sitting on the shuffleboard table (and there was no sand for shuffleboard table). The dumpster issue was ongoing all week and was always full, smelled awful in the heat and had maggots all over it. The tv in the media room was broken by the previous guests. A replacement was delivered on Monday. It wasn't installed until Saturday afternoon and sat in the foyer all week. The elevator was completely useless as it broke down the day we arrived and was never fixed.

Seems to have been a rush to open and the finishing touches left for later. Having said all that, the place was comfortable and the amenities (the ones we could use) were a nice touch. The kitchen is spacious with plenty of storage and cooking space and the 4 laundry systems were great. Just finish the building before you open it."

"Would Recommend with Some Improvements
The overall booking experience was relatively easy, everyone who I spoke with was pleasant and helpful. I was appalled to find out the evening before my family arrived from all parts of the country, there was no Wi-Fi and no internet. Several calls later and many finger points later we had Spectrum in and out of the home the 1st day fixing the wifi and getting the tvs set up. This was something that should have been done prior to our visit. We went with the punches because we were already there. Then the next morning, the carbon monoxide detector went off, turns out there was a major malfunction with one of the stoves, again tradesmen were in the home attempting to fix the issue and finally Mrs. Randy found resolution. There was obviously several punch list items in the home that needed to be finished , blotches in the walls, cables hanging out when you first come in, unfinished flooring when you entered and a very sensitive elevator that had people trapped multiple times throughout the stay. Their was a argument over parking spaces which could simply be resolved by painting and A or B in front of the parking spaces under the building so it does not have to b an issue. The tv in the theater room had a crack in the right hand side, causing a black screen to form, making the tv difficult to watch. The overall trip was good because you are with family, Mrs Randy was awesome and came everytime we called. I just wished things had been a little bit more prepared and polished before we arrived so we did not have deal with problems being resolved during our stay. There is potential for greatness, just some missteps along the way, honestly if it was not for the kindness and consideration Mrs. Randy showed, I probably would never recommend or stay here again based on my first impressions. You have to not allow people to drop the ball when people are spending this type of money and not being able to speak with someone but a receptionist every time was frustrating."
