"Very disappointing
Deceptive advertising. No welcome information about amenities or "free" activities, room had a small view of ocean not the "serene beach views" as described, beach was not as close as anticipated. Had to wait 3 days to get a bottom sheet for the bed. Jacuzzi tub didn't work (breaker was off) Although there was a microwave and fridge, there were no utensils to be able to eat/reheat anything. No coffee maker (kind of assumed in a "studio" rental and was listed in room description) We were assured that there were chairs for the beach, but instead of a normal comfortable beach chairs, there were 2 children's sand chairs which we neither fit into nor could get in/out of. For the fees being charged, some decent chairs would not be too much to ask. We had our furniture removed during the "storm" (no one else we were with did) so lost 2 nights on the balcony, even in the rain it would have been nice. Friends on the other side of the building had NO view since it was blocked by 2 other high rise buildings. Be careful what you rent through this company, we were severely mislead."

ok. I probably won't stay there again. Some opportunities for improvement: provide access to gym, tennis/pickleball courts, lower fees-my cost went from $112/night advertised to $200/night with fees. provide beach towels. provide water bottle filling station. provide Recycle bin. Provide some amenities to add value. "

"Beach trip 2022
was awesome! Online reservation; no wasted time checking in, and checking out.
This particular unit however could use some updating and perhaps a comfortable chair or 2 to relax in and watch TV. If you just need a place to sleep it’s ok.
The location was good, pool and hot tub area very nice . BBQ available. Beach a short walk away.
I will definitely use again but perhaps a different property."

"Clean and good view of ocean
This is a corner unit that has good view of the ocean and the pool below. Liked the update to the main living area but the bathroom could use an update as well. Everything worked as it should which is nice. Especially like that there was an Alexa in the room, which was a nice touch. Internet speeds were good and the only problem was the info received about the wifi conflicted. However a phone call was all that was needed to get that fixed. The bathroom had a loose baseboard. As with all other units that we stayed at, this adjacent room's noise can be easily heard thru the connecting door.

The building itself could use an update though. We've been to this building many times and every time, the elevators are grimy. On our arrival the elevator call button was loose but at least it was fixed the next day. There is no cleaning done on the elevator or the luggage carts. At least there is always luggage carts, which I appreciate. Just wish that the elevator and elevator areas were cleaned on a regular basis."

"Pretty nice
We had a great experience. Beautiful view and we loved how spacious it was for a studio unit. It was perfect for my husband and I. Our only complaints were the plug in out let’s we’re messed up. We had a hard time charging our phones. Also, it was very busty on the ceilings in the bathroom. I wouldn’t usually complain about that but it seemed it hadn’t been cleaning in a long time. Besides that the walls were thin and we could here the neighbors but we just played some music while we were there and spent most the time at the beach. Loved the resort we will definitely be back but would like to try a different unit next time, one closer to the beach and not attached to another apartment. "

"Safe property
We visit the Destin area annually but this was our 1st time staying at Tops’l/Summit. Pros: safe property, guard at front gate, each car is tagged to be on property, beautifully kept grounds, onsite breakfast, lunch & dinner, close to beach, quiet building with no loud parties and very family friendly. Each floor has a trash shoot which makes taking out trash very easy. Each Tops’l building has their own private pool (guests at that building only are allowed but no one checks) and a community pool for all at beach. Loved all the pools. Lots of kids and well kept and clean. Balcony views were beautiful - and with the middle unit, we had corner views which spanned the length of the beach. Was a fantastic surprise to be able to watch an amazing fireworks show from our room! (Held at resort next to ours)
Cons: the beach shuttle never showed up EVER so if don’t have a beach wagon, you’ll be carrying all your beach things quite a long walk up and down hills (~15 min walk), called to service to report large cockroach and WiFi didn’t work- they never came to fix either problem and we stayed 8 days :( Horrible. Zero communication on amenities at property- we stumbled upon finding out they had breakfast place and that they had a work out facility after being there almost a week. There’s no mention of that anywhere. The beachside bistro has great food and service. Worth going when all area restaurants had a 2+ hour wait. This particular unit didn’t have a washer/dryer and there is no towel service at resort, so I wouldn’t chose this particular unit again solely based on needing to wash items between daily beach trips.
Overall, a great, safe, beautiful property but the property mgmt has major room for improvement. "

"Vacation at its finest!!!!
I was absolutely blown away with our stay! The rental was absolutely gorgeous! The property is beautiful; filled with Scenery, a nice pool, and white sandy beach! I love the pool located closer to the beach that includes a bar! The room was very clean and the location was perfect! We will certainly rent with you guys again! "

"Not the best
Not the best place to stay. It was nice and clean, but you can hear every move, sound, and conversation the neighbors have. It was hard to sleep at night. We ended up needing more towels and man was it a PROCESS. The people were very rude and took a long time to get them. "

"Overall good!
First thing upon entry was it was very clean!!! The unit was totally as expected. Fantastic view! It was nice to be away from the hustle and bustle of the other properties within Tops'l, but the walk to the beach was probably a little further than I would like. Also, the walls are VERY thin, where we could hear people talking clearly next door. The first night we were there they had a baby that was not very happy! The rest of our stay, there was a little dog next door that barked quite a bit. There was also no broom in the unit and the vacuum didn't really suck up much sand so we were constantly walking around wiping our feet off. It was also nice they had beach chairs and an umbrella! Sooo nice! The complex is VERY pretty I think! And we would stay again!"

"Quaint & Quiet
When we first arrived at the Condo it was very late in the evening. The guard was very helpful in directing us to our room. The room was clean and well kept. The view for not being beach front was great. We could still see the ocean from our room. If there was anything I would say would be to maybe add a fan in the closet. Many people sleep with a fan and we had wished there was one. The beach is only a short walk, however there are shuttles that will take you too and from if you aren't up for the .5 mile walk. We found out that Michael Jordan had a penthouse in the same unit as us and that made it kinda cool. I would stay here again if I weren't staying long. (there's no stove to do any cooking) It was just my husband and I so it was perfect! "

"Would definitely recommend!
We’ve never been to the Destin area, so we were a little hesitant when booking a place to stay. We settled on Tops’l resort and were SO glad we did! The room was on the 4th floor, making for a perfect view of the pool and the ocean! The room was just a short 5 minute walk to the ocean. It was so nice to have beach chairs and an umbrella with the room; it made our beach days so easy! The resort was gated and a friendly security guard oversaw all of the incoming and outgoing traffic to the neighborhood. The building itself was clean and had an easy access. The room was clean and updated. The resort is 30 minutes from beautiful seaside beach, and was not far from Henderson beach and other fun restaurants. We will definitely come stay again!"

"Highly recommend this room and
On the really great side: Pool and hot tub area are beautiful, grounds clean well kept, parking convenient. This room is very nice, very satisfied, great balcony, gifts on arrival of travel cooler, cups. Room very clean, linens very clean, black wash cloth for removing makeup was a nice idea, bed was very firm, good for my back but may be too stiff for some. Xplorie activity perks are great! My family was staying at the Hilton and they wants to stay with Gibson Rental next time because of the Xplorie and the really good experience I had.

On the downside: Experienced a few times of screaming kids in elevator area without parents. Yelling kids bouncing ball off my adjoining wall, mom screaming at them, had to turn up my music to drown them out, they seemed to leave the room after a few hours. Beach access was hard to find, I walked along road, around parking lots for a while trying to find it, signs from the Summit bldg would be nice. Tram doesn't leave property, although I thought the description said it traveled to shopping, Hilton, Baytowne Wharf, beach, etc. Took me a while to find out how to get ahold of the tram since they are ‘on call basis’ and not a regular schedule. Need address of summit posted somewhere in case of emergency or for pizza delivery. Hard to find breakfast close by. Grumpy man at entry gate. None of these issues are Gibson’s Beach Rental fault."

"Great view!
We enjoyed our stay. The room was very clean and the balcony gave us the best view! Also, the staff was very helpful. When we were coming the first day, we were told that the jacuzzi wasn’t working in our room. This was disappointing, as we selected that room specifically so we could use that jacuzzi. Maintenance came in to fix it and said three of the jets needed to be expensive deal. Two days later two repair guys came in to look at it and asked if maintenance ever filled the jacuzzi? We didn’t know, so they filled it and it worked! So, we lost 4 days of jacuzzi usage and it was never broken. That part was disappointing. Otherwise it was great!"

"57 year revisit for golf and Beach
Had several military trips to area in 1960s.This visit was with my wife and we enjoyed the visit very was chilly the first two days,but the hot tub and heated pool plus golf was great."

"Summit 409A in Tops'l Resort
Pros:
* The location of the condo is a short walk to the beach
* Bed was comfortable
* Parking was close

Cons:
* Upon arrival, toilet seat was disassembled, toilet lid was off, and toilet was running. There was an issue with the toilet that was not fixed and cleaned before our arrival
* When calling to report toilet issue, we were asked if it could wait until Monday since it was the weekend.
* Bathroom/toilet area was not as clean as usual with condo rentals. Had to clean before use.
* Bedside table light did not work
* Closet is not able to be used to hang clothes for the week and store suitcase. It is currently being used for condo storage, remodel materials, etc. "
