My family of 5 really enjoyed this condo. Beautiful views and the balcony was unbelievable and huge. Would definitely request this condo again. Check in was so easy and gibson beach rentals is definitely the way to go "

"First time in Destin
This was our first time in Destin Florida, we had a fantastic time. The property was clean and well kept. The chairs outside were an issue in the past according to previous reviews but when we got there they were new which was very nice. The view is magnificent!! The hot tub was a little over crowded with kids that were not supervised so it was hard to get hot tub time, even late in the evening. That would be our only complaint but we were there during Spring Break so we understand. The BBQ’s were very nice to be able to have meals at the condo. Overall the place was great and we had a wonderful time"

"Our go to unit-4122
Each year we stay at Beachside 1 4122. It is by far our favorite unit we have stayed in over the years. It obviously has a wonderful view, but in addition the unit is spacious and always clean. Feels like we are coming home each year. The unit is kept up well. The only issues (minor) were the out door furniture is pretty worn. One of the arms on a chair is broken, and the leg rest on one of the loungers is broken. otherwise, all is perfect!"

"Wonderful visit, beautiful condo with a beautiful view
is a well oiled machine. We’ve used them several times in the past and will continue to do so moving forward. Very straightforward instructions and quick to respond if needed. This condo is spacious and has a beautiful ocean view. The deck is much larger compared to other units in the building. Two king beds plus a sofa bed if you’re traveling with a family. The beds were comfortable and the pillows were too which is pretty unbelievable for a rental property. I need to mention the water pressure is off the charts soooooo good! I’m really missing that shower:). The owners in this building are extremely nice and Gabriel the security guard is just a wonderful gentleman. That’s another perk I’ll mention...Beachside 1 is a private beach for guests and owners only. That’s day trippers allowed to set up camp on the beach in front of this Condo building and rest assured when they attempt to, security is on it right away so you’re simply not going to be over crowded when you stay at Beachside 1. We will never stay anywhere else during our annual stays as long as there is something available so I suggest you book well in advance. Absolutely, highly recommend this unit not just for the unit itself, but for the overall experience with the people who live there. First class all the way. "

My brother, sister-in-law, and I spent 3 nights at 4122. It was delightful. The condo was very clean upon arrival. The view - phenomenal. One of the wooden loungers was broken.
We alerted the rental agency & they were extremely responsive. The condo is fully loaded with pots, pans, and all the cooking essentials one would need. Beautiful sunsets each night, great pool and easy access to the beach. Hard place to leave. I understand why it is booked solid! "

"Looks aren't everything
The condo looked really nice and clean. But, once you start using things you find out that looks aren't everything. The mattress in the master bedroom was horrible to sleep on. Then, we tried the couch and chair. The couch was a fold out bed and the cushions tilted toward the middle. We needed a pillow to sit up straight. When we first walked in the condo our first impression was that the blinds to the balcony were torn and couldn't closed. Then, I went to the sliding glass door to checkout that balcony. I was surprised when the screen door fell off its tracks. I was able to put it back on, but it was the rollers that were broken. I just leaned the screen door against the wall. For the money this unit was charging you would think everything would be working and comfortable. "

"Great spot for fireworks!
We stayed here over July 4th weekend and loved the view! We were able to watch the fireworks on our balcony and then from the parking lot balcony without having to leave our condo! The condo is older and could use some updating. The master bedroom doesn’t get much AC and there’s not a ceiling fan either. The other bedroom stays cold as it is closer to the AC unit. The kitchen was lacking some dishes, but we just bought paper plates and cups to use during our stay. This was our second time staying here and the pool has been updated and my daughter loved it! Great shallow walk in for toddlers! We would definitely stay here again!"

"June 2022 trip
We rented the last week of June 2023. The condo was smaller than expected and a bit beat up (window treatments and doors in particular). In general, I felt the condo was overpriced. However, it was in a great location, the new pool was awesome and the condo was cleaner that’s any rental I have ever used and I am very picky in that regard. "

"Holiday trip
The condo was fantastic and we loved the resort. One minor issue was the bracelet count was only 3 and we had 4 people. I asked for an extra and I was told we didn't need them during the week. The security company asked us for bracelets during the week and said that they are always required on the property."

"As Described
The property was very clean and well maintained,however it was a bit dated especially the bathrooms which had poor lighting. The sun deck was a lovely bonus. Pool is brand new and very nice. Gibson management was very easy to reach and professional and responsive. Overall I thought the condo was overpriced but we were satisfied with our stay."

Beautiful, clean, spacious condo! The bedrooms are large, extra patio space is great for gulf views and extra outdoor dining. So excited to find that the beach in front of Beachside 1 was not crowded at all whereas the crowds were crazy in front of other buildings because this building has a private beach!"

We didn't find out till after we booked that the pool was shut down for renovation. That is the only thing I can find that was very inconvenient with kids, if course they all wanted to swim and making it next door was usually something that didn't happen. "

"Excellent Beachside Location
Excellent beachside location with amazing views of the ocean-especially loved the sun deck! The condo was very comfortable and clean and had everything our family needed for a beach get-away. There was a small snafu-we were given the wrong access code on the app and it took half an hour to get through to someone for the correct code. Other than that, we were very happy with the beautiful Sandestin location-on the beach, near great restaurants. We hope to be back soon!"

We were happy with the condo, building and location. Not quite in the “fray” of things but close enough. Views are fantastic, condo size fine for us two. The open terrace was great and frankly the selling point for us.

"Beach Condo with Terrace
We had a fantastic vacation at this unit. I frequently stay at Sandestin, so I knew the beach views would be accentuated with the large terrace.
Pros: The terrace made for great star gazing, sunbathing in privacy, and sunset viewing. The bedding was comfortable, the unit was pretty clean (with exception of air vents) and had all the essentials for cooking/living including extra beach chairs.
Cons: No one abided by the elevator request to wear a mask and not enter with another party. I called to complain to both the rental company and the resort, as the signage is not obvious enough (one small sing outside the elevator, no signs inside the elevators). During the week long course of our stay, this did not change despite my request for more signage. We frequently took the 12 flights of stairs to attempt to feel safer, as people of all ages entered the elevator maskless without any regard for other's health and wellness. It was disturbing to witness and disappointing that the HOA was not more proactively invested in the health of it's visitors. The air vents did not appear to be changed and little attention was paid to cleaning the vents through out the unit (esp the master bath). The outside windows of the master bedroom were dirty and obstructed the view of the beach. The cooling was really cold in the guest room and not very cold in the master, possibly could improve with better maintenance of air vents. The WIFI was awful quality, and since the cable/netflix streamed through the WIFI we frequently could not get through a 30 minute episode without it freezing, much less a movie.
Overall, we loved our stay and would come back and rent the unit (mainly for the terrace). There are definitely some small improvements that would make a big difference for visitors (i.e. cleaning, elevator signage, wifi upgrade, etc). "

"Best. view. ever.
The views from this unit are incredible. The over-sized balcony creates a ton of extra outdoor space and allowed us to stretch our day well into the evening. Don't miss a sunset from this unit! The unit was nicely decorated and very clean. I can't say enough good things about the unit.
I will say that the Sandestin resort left a little bit to be desired. It was somewhat cold for our February stay and getting to a from the shuttle was a bit difficult - for some reason it doesn't drop off / pick up directly from the Beachside buildings. You have to walk to a nearby tram stop. There is one stop that is appears closer on the map, but there are locked gates in between the buildings. So, we ended up climbing through the bushes on multiple occasions trying to figure out where to go.
Overall it was an excellent stay and I would definitely stay here again. "

"Perfect!
This condo is exactly as it looks in the pictures. It's clean, spacious, and the beds are comfy. The view is amazing! The kitchen is fully equipped. One thing to be aware of, if you have beach chairs and an umbrella, bring them with you. The pretty blue ones featured in the picture are for rent, and they are expensive. There are a couple of flimsy chairs and an umbrella in the front closet next to the kitchen. Our last day there, we found 2 really nice red chairs in the guest bedroom closet that were more durable. Other than that, this place is perfect."

The kitchen was the best stocked kitchen that we’ve ever rented. Having the side terrace was awesome. And, the sunsets were amazing. The rental process was flawless from beginning to our departure. "Fall Beach Vacation
We have been to the Destin area in the fall several times. This trip was different from the beginning. We were met by Red Tide which made it nearly impossible to be outside, because of coughing and difficulty breathing. There were dead fish in the water and on the shoreline. The weather was unusually warm for this time of year. We arrived on a Wednesday and five days later we were being evacuated by Hurricane Michael. We had planned on staying nine days. kept us informed of the storm. Our unit was clean and had a wonderful balcony. The mattress in the guest room was a little worn and uncomfortable but the one in the master bedroom was very comfortable. We did enjoy our stay while we were there and spent a lot of time in our unit because of the Red Tide. We cooked while we were there and the kitchen was very well stocked. We were sad to leave early, but glad that particular area was spared from the hurricane. Our prayers are with those to the east where the eye hit and destroyed lots of property. That being said, the Florida panhandle is still out favorite beach."

"Fall stay in Beachside 1 4122
This was the first time I have vacationed in a San Destin property and I could not have had a better experience. The unit was excellent and was exactly as described on the website. It was clean and everything was exactly as expected. One of the best equipped kitchens in a rental I have ever experienced. are top notch and a delight to work with. They promptly answered every question I had by text or phone and worked diligently with us to make sure our stay was stress free. I will absolutely not hesitate to rent any unit that Gibson manages in future trips. Thanks to them for making this a happy week."

Fabulous view and beach. Very clean and comfortable. Well-stocked kitchen. We chose a property specifically due to their positive reviews and a feeling they would take care of us. We really enjoyed a day trip to Sea Side and our favorite meal was at the nearby Tommy Bahama restaurant after enjoying shopping in Grand Boulevard at Sandestin. We love to support local artists and found a great listing on that we also purchased some treasures from. Will return asap!"

Heavenly Retreat was true to its name. The pictures posted were true to the breathtaking views. The modern kitchen was perfectly equipped with anything needed to enjoy an evening in. "Beach front escape
My family of four as well as my inlaws stayed for fall break. We loved this rental we love the location as we as how easy it is to get to beach. We loved the side patio on this unit. Baytowne Wharf is something that is definitely worth doing especially if you have kids. I would definitely rent this unit again. "

Great location. Great view. Interior of condominium marginal. Sulfa had PET odor which had been covered up with a deodorant spray. Master bedroom had a male in the wall over the bed headboard but no picture. There is only one small sink in the master bathroom with limited counter space."
