Easy access, great amenities. Gorgeous views. Privacy. No lightbulbs in lamps were puzzling. Bathroom shower/ commodes could use brighter lighting & updated commode. Tv remotes and streaming in living area could be simplified to better streaming in main living area. "

"Love Beachside 1 for the annual holiday beach visit
We love the convenience of booking our stay through Gibson Beach rentals. There aren’t many rentals in Beschside 1 so I advise people to book well in advance. Beachside 1 offers private beachside property to owners, rentals and guests so you’re not forced to share space with day trippers who park at the Hilton public beach access. There is plenty of great places to dine all within a reasonable Uber drive. Gibson ensures a seamless experience. I’ve found all of the owners we’ve had the pleasure of meeting over the years to be extremely friendly and welcoming, especially Mr. and Mrs Garland. "

"Perfect vacation

We had a wonderful trip, amazing location and condo. Some maintenance issues including not a ton of hot water and no light on the balcony. The washer/dryer was very small and noisy. The property management were quick to communicate on all these matters. The location and amenities of the building/condo made up for it and we had a wonderful time! "

"1yr Anniversary
I have been with my wife for over 6yrs. We married last year July 20th and was unable to go on a honeymoon. She requested a place with a view of the gulf and access to the beach. Thus rental was just right for what she asked. She was happy and excited. We had a wonderful stay."

The condo was wonderful, the views were amazing, Gibson beach rental was very helpful, the chairs and umbrella provided by the condo were unusable, so we contacted and they provided new ones quickly. We also accidentally left our electric razor and they dropped it at ups so that we could get it shipped to us. The condo could use a deep clean and a pest control visit...but overall a great experience."

Condo was great. Love the location. The seats to the beach chairs in the condo are torn so you can’t sit in them. It would have been nice to know this beforehand. We lugged them to the beach for nothing. It would be nice if they were replaced. We did rent the ones on the beach.
I did find the rugs through the condo to be worn and dingy looking. "

What a week! Started out quite cool but sunny and warmed up to the low to mid 70's with no rain! The Beachside 1 condo was terrific with a few exceptions. The terrace - patio was by far the best feature of the condo. The views of the gulf and sunsets were beautiful. The exceptions were the general condition of the outside furniture the small table and chairs needed some cleaning and/or painting. Two of the high top chairs were ripped and we were afraid to use them. The kitchen floor was dirty. I tried to clean it but with no real cleaner it was difficult. Toilet in master bath had mold under the rim. It would have been nice to have coffee filters, salt and pepper and more then one dishwasher detergent. "

"Only good thing was the view!
The condo was okay. The view from the large balcony was amazing and the best thing about this condo. The condo itself was filthy. I had to scrub the kitchen floors just so we didn't stick to them. The counters in the kitchen and bathrooms were filthy as well, never even wiped down. The master bed was so noisy, it would wake us up anytime one of us moved. You definitely are paying for location and the view, otherwise, not worth it. Also, most other rentals I've stayed in have things like coffee filters, tissues, salt/pepper, extra garbage bags, etc. We had to go buy basic necessities for our stay. We left them behind, but I'm sure the property mngmt company threw it all out and didn't leave it as a courtesy for the next renters."

"A very different experience
I waited to write the review to compare it to the 2 other properties we stayed in on our gulf coast trip. Happily, they all provided basic supplies to us while we were at their properties. I have never stayed in a property that provided so few basic service items like paper towels, toilet paper, only 2 bars of soap for 4 sinks and 2 bathtubs, 1 packet of dishwasher soap for a 7-day stay, and a lack of garbage bags, yikes. Coming out of a pandemic, one of the things that was reinforced was "wash your hands". This unit was woefully understocked with basic hygiene items. I was not expecting this as I have never experienced this before nor did we experience it the rest of the trip. Also, the check-out requirements for the guests were a lot. When I asked the owner at the last place we stayed about running the dishwasher when we left, he laughed and said, "you're on vacation, you don't do the dishes". I think you need to rethink the supplies you leave for your guests. The property was very nice and the view was superb and the staff was responsive when we encountered issues with the TV. I honestly am unsure if I could recommend this property without letting people know what is expected of them. I would have marked the recommendation to a friend as unsure if that was an option. And, I would have appreciated knowing that I needed to bring paper towels, toilet paper, bars of soap, garbage bags, etc rather than having to acquire them when we arrived. Also, I rarely comment but it's 2 plus weeks after we left and I'm still shaking my head in disbelief. "

"A bit desappointed
It’s a shame not to provide better cooking utensils Dollar Store quality and I am not referring to flatware and dishes that were perfect.
Also a kettle would of been appreciated, but we were informed by Gibson that « unfortunately we do not stock tea keltes ».
This condo is very well situated but needs remodeling and should have been much cleaner. Carpets & floors need to be cleaned. Walls and doors needed paint.
Windows needed to be changed or defogged as they appear dirty, but that is a building issue.

"Great customer service
Our unit was fine-clean and moderately updated. However, the Gibson service was really good! The can opener broke and I sent text and had someone knocking on my doir with a new opener within 20 minutes! Then the next day the coffee maker was leaking but before I could get my shoes on to go to McDo Alda for coffee they were at my door with a brand new coffee maker! Efficient and prompt service! "

"Miramar Beach
The view from the balcony and terrace was undeniably breathtaking. The condo itself was dated, the garbage disposal was broken, lights didn’t work, and we had to purchase items we expected to be provided in a short-term rental: hand soap, dishwasher tabs, laundry detergent, paper towels, paper napkins, tissue (single use only was provided for some of these). The issue that was most disappointing was the roaches! We saw them during our weeklong stay, climbing the walls and the kitchen cabinet! I must note that we called about these issues and the lightbulbs were replaced that same day and the garbage disposal was fixed the next day but the traps left for the roaches didn’t eliminate them. If the owner can take care of these issues, his property would be stellar. "

I found this accommodation as described. The location is perfect, close to shopping, restaurants & especially the BEACH! We just stepped out of the elevator, onto the short boardwalk & onto the beach! The view from the large terrace was awesome every morning & the sunsets were stunning every night! were fabulous to work with from concerns about the approaching hurricane prior to arriving, to the timely handling of a concern we had upon arrival. "Wonderful Condo with Wonderful Views
Our family stayed in this Condo located in the Beachside building on Sandestin's property. It was everything we hoped for. The 14th floor unit has a large private terrace where you can sit and overlook the beach and the Gulf. It was nice being located right on the beach, so we could go out and sit by the water any time day or night. The condo itself was the perfect size for our family and had everything we needed. The resort provided excellent service during our stay."

"Beautiful View All Around
We loved the condo, especially the view of the gulf. The patio and terrace were extra nice. The use of mirrors throughout really opened everything up. Two comments: the kitchen could be better equipped with cooking pots. There was no soup/spaghetti sized pot and the skillets were very old. The carpeting in both bedrooms is very dirty and stained. A good cleaning and a couple of medium sized pots would be most welcome. "

The rental was just as described. I rented this unit mainly for the view and I was not disappointed. Beyond that the rental was clean and had everything we needed. I really appreciated the extensive detailed instructions from check in to check out. Our stay could not have gone any smoother or been more enjoyable. We had a great stay here at beachside 1, the room was very nice and the view was amazing! The beach was very clean and beautiful. The only thing we weren’t happy with was how crowded the beach was. We could see people from other condos walking down to sit in front of ours which left very little room for us to go sit and enjoy the beach in front of our condo. "

"Beautiful Condo, not good customer service
This condo was beautifully decorated, spacious with penthouse balcony, clean, great views, etc. We were very displeased, however, with the customer service. The primary problem is that we were there during "Red Tide", which we had never heard of before and was not mentioned when I contacted Gibson about a rental. The red tide occurs when some sort of toxic algae blossoms and kills fish, etc. We had lots of dead fish and sea snakes on the shore AND you can't even stay out on the beach more 1 minute without constantly hacking from a horribly itchy throat. All of the lifeguards and workers had on masks every day. Needless to say, I would have liked to have been informed before my booking as we could not enjoy the ocean or even the beach. WORST of all, when we called Gibson rentals on our drive to Florida, we asked about using our Xplorie free adult pass, what we needed to do, etc. to book a deep sea fishing trip for the next day. Again, we were not warned of the Red Tide and were subsequently told that although we could fish, the air would again be awful and no fish could be kept because of the Red Tide disease. So, we paid to book the trip with only one person free based on Gibson customer service telling us to call and it would be a great day for fishing. We could not cancel because they were closed by the time we found out so we just lost the money the next morning as we weren't going to fish in those conditions and not getting to eat your fish. In addition, although you think when you book that you get one free activity for one person at the Baytowne activity desk every day, we found out, again after closing, that we had to book it in advance through Xplorie. So, we had to pay full price for all of our activities the night we arrived. Finally, it was also annoying that right after we arrived at 5:00 (over two hours after being texted our room was ready), we had a lady in our condo still checking the condition of everything).Sure would like a refund/credit"

"Condo with a great view
This condo is in a great location with a gorgeous view. The patio furniture is very nice to sit & relax while taking in the view. The condo has some nice updates in some places but they need to continue to renovate. The couches have very little cushion left in them making them very uncomfortable. Overall, a good place to stay to enjoy the beach."

We had a wonderful long weekend in this unit. It was exactly as described - very clean and well-stocked. Gibson Realty had a mobile app which made it very easy to check in and get info on things to do in the area. The beach was beautiful and just steps from the condo. We had a delicious dinner at Beach Walk in the Henderson Park Inn. We will definitely come again!"

"Don't miss this gem
We are empty nesters from Atlanta here for a weekend getaway. This building is situated on the beach in Sandestin, 2 doors down from the Hilton. It's the shortest of the Sandestin beachside buildings. Ample, gated parking, very small gym with only two treadmills and two ellipse machines. A nice pool, hot tub, and boardwalk over the dunes to the beach on the second floor although there was no sign indicating this. Condo #4144 is West-facing, top floor with full kitchen, 2 full baths, covered and uncovered family- sized patio-balcony. The second bedroom has 3 twin beds. The king/master has 3 large windows looking down the beach from which we watched the sun pink up the sky every morning. There was a large jacuzzi tub-shower in the master and a walk-in closet with plenty of drawer space. The appliances were old but adequate and plenty of counter space for preparation and cooking. There was a stacked washer-dryer, which we did not use, a Large TV and free Wifi. There were chairs, an umbrella, and a boogie board in the hall closet for us to use. The one small issue we had was immediately corrected by Gibson. Their app is easy to use and helpful with discounts for local vendors. They called to let us know our condo was available for us early, in case we were already in town and called the day before departure to ask if we had questions about the check out process. They did change our door code before daybreak on our day of departure, but we were leaving early, anyway. We come to the Panhandle annually, and this is one of our favorite condos yet!"

Second year in a row we have rented this unit. We will be back! Have been staying in Sandestin every year for the last 15 years. The huge sun deck/balcony is unmatched. Our family had a great time at Beachside 4144. The view was amazing from the living room and the master bedroom. The place was clean and well stocked. The deck was huge and relaxing. We also really enjoyed the heated pool and hottub. The beach was also very nice, just a little chilly during the middle of April."

"Fall Retreat
Very good experience. We were three adults and two cildren under two. Only recommendation we had would be to add a latch to the front door. Our almost-two year old could easily open the door. Always had t ok worry about him going and getting in the elevator. Otherwise, great condominium!"

Loved the outdoor space. Great for having a drink and watching the sunset. Close enough to all of the tourist places but perfect if you just want a quiet section on the beach. Didn't understand the tennis court situation, not a big deal as there was only one day was looking to play but unless you want to pay not ideal.

The property was very nice and the view was exceptional. HOWEVER, for a unit of this price PLEASE have them provide nice beach chairs. I even called Gibson before we left and was told there were chairs. We had to go to Walmart and buy new chairs 100.00 bucks later and we did not need chairs. Also confused why I paid much higher than the price you had on the web site? "
