"Beachfront for Memorial Day
Our family of 4 enjoyed renting the Beach Manor condo over Memorial Day. The unit was very nice and clean and fully furnished. We enjoyed being so close to the beach. The Tops'l development is very impressive."

We liked the location and the view from the balcony, wish there were more comfortable lounge chairs
bed sheets were clean and bed was comfortable.
The condo wasn't very clean, the floors were very dirty and dusty, couches and chairs had multiple stains on them. No extra blankets, no salt or pepper available, only one trash bag in the kitchen and 1 pack for dishwasher, and no sponge for dishes. no map of the property, and nothing to grab hot pot from stove. TV and Wi-fi worked very bad. Overall the condo is outdated
but we still enjoyed the ocean and pool. "

"Nice patio and short walk to the beach
Overall a great experience. We would stay again. The unit was very clean, as described, and like the pictures. The patio is big and a nice place to relax. View from the patio is nice. The rooms had curtains which is a plus to me. I do wish the shower heads were the pull down ones, but decent water pressure.
Short walk to the beach. Be aware that once you get to the beach it is a private beach, but there is an area designated for rental umbrellas and chairs, then for owners, and then it is where guest may set up. It is a small area, but lucky for us it was not busy while we were there. There are multiple showers to rinse off. There are two pools to choose from and one has a bar/ restaurant ( Blue Dune Grill) that has good food and service.
I do wish the pickle ball and tennis courts had been available for our use, but that was on me because I didn't read that part thoroughly. It is not available for Beach Manor use.
There is a Whole Foods and Walmart and other stores close by. There is also lots of shopping areas nearby as well.

Our family’s week-long stay in Beach Manor 0404 was wonderful! Easy access to the elevator, and beautiful sunrises every morning. This condo is on the east side of the building, so you won’t get to see sunsets but the large patio is amazing for taking in the ocean anytime. This was our second time staying in Beach Manor so we clearly love the location, and it was also our second time renting through Gibson Rentals because they’re so professional and they never disappoint. Thank you for a great vacation! "

"Enjoyed but no privacy with workers on balcany
We stayed in June and was told there were upgrading going on in the complex...however was not told that the men were using our LARGE deck as a staging area. We were therefore unable to use the large deck that we were looking forward to enjoying. In addition, we were not able to open the curtains to enjoy the sun because when we did the men were there staring back at us. Otherwise, we enjoyed to place. It was very clean and sufficiently supplied. "

"Month in Paradise
We love coming to San Destin for the month of November. We stayed at Tops’l this trip and it was lovely. Loved the pool, hot tub and restaurant on site. There is so much to do in that area, biking, beach, restaurants. Gibson has always been very good with all arrangements and any issues that may arise. "

"A wonderful week at the Tops’l Beach Manor
Property rental was exactly as pictured. Upon arrival property was clean. Property manager contacted us early on day of check-in and we were able to check-in earlier than expected which was great since we got into town early. I used a previous renters advice and we brought our own paper towels, paper plates, plastic silverware, Kleenex’s, TP, dish soap and beach towels. The poolside bar and grill does not accept cash, so take your card to the pool with you. My kids enjoyed the poolside activities daily and the evening movie. They also enjoyed playing putt putt golf. We would definitely recommend this resort to others and plan to come back!"

"Great condo
Great condo but bring your own beach towels, toilet paper, trash bags, dish soap, coffee grinds, and coffee filters. Beautiful condo but not very well stocked. The balcony is amazing but not very private, there are many people out on their balcony about the same time. When we showed up, it was clean and ready for us. The beds were comfortable and everything in the kitchen works well."

"Wonderful Memorial Day Weekend at Tops'l Beach Manor
We had a great experience from start to finish. Gibson provided us with all the information we needed before our arrival and we did not have any problems during our stay. Check-in was super easy and despite guests checking out the morning of our arrival, the condo was still ready well before 4pm. The condo was exactly as depicted, clean and in overall good condition. The beds and bedding were very comfortable. There were several beach chairs, umbrellas, and boogie boards available in the condo for use. The kitchen was sufficiently stocked, but I’d still recommend bringing along some paper plates and plastic utensils, to avoid having to run the dishwasher daily. The balcony is enormous with a fabulous view of the gulf, but lacks privacy (shares a wall with adjacent condo) and doesn’t provide the same great beachfront view as the higher numbered condos on the west side of building (view in pictures is accurate). Tops’l is well-maintained and in a great location convenient to shopping and restaurants. We spent most of our time on the beach so didn’t utilize a lot of the amenities offered at Tops’l but we were happy with those that we did use. The pool and hot-tub in front of Beach Manor were clean and not crowded and my 8-yo daughter enjoyed the daily crafts at the main pool. Even though it was a holiday weekend, the beach never felt overly crowded and was *significantly* less crowded than the beach in front of Sandestin (which looked absolutely miserable). We had a crew of 15 (staying in multiple condos) and had no problem securing a spot on the beach large enough to accommodate all of us. We did have someone go down to the beach fairly early each morning (8ish) though to stake out our spot to ensure we were close enough to watch our kids while they swam. I'd recommend doing the same if you have small children and want to be able to sit close to the water. "

"Secluded in the middle of everything!
Our first stay in an upscale resort was a tremendous success. The unit is spacious, well equipt, and perfectly located. Beach Manor is also the closest to the beach, so you hear the surf and can see it from the huge balcony for a fraction of what beach front would cost. It is also a long drive or walk from busy 98. You don't even know it exits. But it is also almost directly across from Grand Boulevard and Baytown Wharf and a few minutes from SilverSands outlets. You couldn't ask for a better combination. Great unit, great location."

"Huge Balcony!!
Easy access to elevator and unit. The balcony furniture needs to be updated and an umbrella would be nice for a new high seated table and chairs. If you sit on the standard lounger you cannot see over the wall."

"Excellent beach vacation
We loved our condo! It was immaculate and cozy! Plenty of room for our family of 5. The kids bedroom was nice and dark in the mornings so they could sleep past the sunrise!! Unfortunately, we had a toddler stampede in the condo above ours so the sleep wasn’t what it could have been. But I guess that’s hit or miss with whoever is above you and how much they let their kids run and jump everywhere at the crack of dawn... Everything in the condo was so nice and the location distance to the beach and pools was fabulous. The elevator went out on the day we were packing to leave, so we had to haul everything up and down from the 4th floor but normally the elevator timing was decent. We absolutely loved the pools and the pool side restaurant had good food but not great service. We were bummed to find out that they closed at 8pm in the summer, so the next time we attempted it, we got there at like 7 and must have waited 30min for anyone to acknowledge we were there. My husband ordered a drink at 7:30 and around 8:30, he gave up on getting it and had to go ask for our credit card back and to take the drink off. It was a little crazy considering how NOT busy the place was. But the food was great and everyone was nice! The Tops’l event coordinators were fantastic - movie at the pool event was great.
The deck for our condo was spacious and comfortable and had a great view. We loved staying here! "

"Topsl manor booking with Tara
This was our 5th trip to stay at Topsl Manor. Tara from reservation is always so accommodating and great to work with from start to finish. The courtesy call just checking to see that we made it to our room and that everything is great. The room is always very clean. Everyone at the entire resort is great and friendly. If there is ever an issue with the room they are quick to respond. It’s the best place on the beach to stay in Destin. Once again, Tara is the main reason I continue to book with Gibson Rentals. "

"A great family vacation, only minor issues
Overall my family and I loved the condo, and our dealings with GBR were very good. The unit was in very good condition, and we liked the large patio. The only issue we had was in the cleanliness of the kitchen when we arrived. The microwave, dishwasher and disposal had obviously not been cleaned thoroughly prior to our arrival, and a broken picture frame (with broken glass) had been left leaning against the wall. However these issues were quickly addressed by GBR, and we were able to enjoy a relaxing week in this very comfortable condo. We definitely want to return soon!"

"Fall trip
Our trip was supposed to begin on the Friday before hurricane Nate was predicted to hit the gulf on Sunday. Wednesday and Thursday I was in contact with Gibson. We felt that going to an area that could potentially be affected by a hurricane was a risk to our family. Gibson and the owner were "not comfortable with rescheduling our trip, adjusting the trip dates or refunding the money" that we had paid. I heard multiple times that it was not in their policy to make any changes. They were content with us losing the money including their booking fee and the mandatory damage insurance policy if we chose to not go. They were willing to try to rebook the unit to someone else if someone would book at the last minute, thus refunding only the portion that could be re rented, if ithey were able to re rent it. We reluctantly chose to go down to Destin in hopes that the hurricane would not hit. It felt as if the owner and the company were more interested in the income rather than the well-being of the people renting. A beach rental of $1500 is a lot to our family and we felt that the prelude to our vacation produced a lot of stress instead of providing a relaxing experience. We were not trying to escape a rainstorm, but a hurricane. Since we had just watched the "turn" of Hurricane Irma, we were very uptight. In a business that involves people, they were very inpersonal."

"Fantastic getaway
Our first time rental with Gibson: We were very pleased at their customer service and more pleased with the rental unit. The location was perfect. The large balcony (except for people throwing a few things down into it) was great with a nice view of the beach. The unit was clean and sufficient supplies for our stay.
Had a small issue with being temporarily locked out due to a electronic failure which will be resolved by Gibson.
I'll certainly be using Gibson on my next trip to NW Florida."

"Fabulous
The unit itself was fabulous. Super clean, well equipped, great parking. The management was superb, helpful but not overboard. Loved the app made everything so easy. The balcony was huge the view is just as advertised. So I realized the view was only upon standing, You also got what all the floors above you dropped off their balcony, lol. But still it was fabulous.
The TopsL resort itself was ok. The pools were clean and neat. The grounds themselves pretty drab. Be careful when ordering from the tiki hut and restaurant they apply a 19% gratuity on everything and it's overpriced anyway. Not the friendliest group of people either. Though on a better note it was really good food. And convenience won more than once. Also no cash, everything had to be but on a credit card that had to be closed at the end of the workers shift.
Location was good. Kids loved the tram service to the mall. The beach and water was fabulous. Not over crowded at all in front of our resort.
Will definitely look for Gibson rentals for now on!"

We came for a long weekend and left wishing we could've stayed longer! It was a wonderful unit, nice and clean. The entire property is perfect- from swimming pools to beaches to the poolside restaurant. We couldn't have asked for an easier management to deal with or nicer place to stay. We had one problem with the toilet when we arrived and it was fixed within hours. We hope to be back soon!"

"Fantastic
Clean, comfortable, roomy with modern appliances and great beds. The best part about this unit is the HUGE balcony! We felt right at home. The only negative is that a new home is being built beachside and will obstruct the water view somewhat, but still a nice view."

"Great Last Minute Getaway
This rental was perfect for a last minute getaway to the beach on a surprisingly beautiful 4-day weekend in late October. The Management company is first-rate and checks in periodically to make sure everything is going well. The unit is extremely clean, well-stocked and comfortable. Tops'l is a beautiful resort and the staff is extremely cordial and polite. Although the beach can be quite crowded during peak times (this is our 3rd trip to the resort), it is located immediately adjacent to Tops'l State Park giving you miles of almost abandoned beachfront immediately to the east of the condo. On this particular weekend there were very few people on the beach which was a shame, because the weather was ideal!"

"Topl's Manor 404
Perfect weather and low crowds made for an enjoyable vacation. The only issue was they were re-doing the garage area so every day there was loud noises, grinding, pounding ,dust, etc. that made it very annoying to relax in the room or take an afternoon nap. Gibson should have notified us prior to renting so we could decide if we wanted to stay there. "

"Great vacation
The condo was in excellent conditions. Besides the wonderful beach we also enjoyed pool and bar. Security was very polite and helped me to accomplish parking permit for my motorcycle within the resort. We recommend the condo and plan to come back."

The rental was beautiful! Very well kept, property manager was extremely nice and helpful. Very close access to beach and amenities. Will definitely stay again! **side note - wish that the property had more clear signs on not being able to use your personal beach umbrellas in certain areas. Our unit came with umbrellas, but we had to be behind the rental umbrellas and could not block their view. This was hard with young children. Problem is we didn't know and had to move 2x. First time we were literally a foot on the Hilton side and had to move, 2nd time we were on our property but in front of the rentals. By this time, the day had passed and too late to rent one. Anyways, trip was wonderful and the property was beautiful. Just wish we had of known and we could of paid the rental.**"

We had come to move our son to Tallahassee to FLU and decided to spend a few days at the beach. We had a great time in this condo! It is large and clean with everything you need. Our truck would not fit in the garage but we were able to leave it in the round about in front of the unit. One of our best stays on the gulf coast!"

Very nice unit, well decorated and comfortable. The only negative was the sliding glass doors (shown in the pict to the right). The doors are in need of maintenance/lubrication. Both screen doors and one of the glass panels are binding and not sliding well. Other than that - it was all good."

"Beautiful condo made for the perfect getaway!
Condo was just as described and pictured. Decor was very pretty and relaxing. The Condo was clean, quiet, and comfortable. The property was very nice and clean as well! The location was close enough to shops and restaurants, but far enough not to hear any traffic. My kids stayed in the room with the twin beds and slept very well, the condo seemed very sound proof. My husband and I loved the patio door off the master bedroom lo lay in bed and listen to the waves. It was just a perfect Spring Break getaway, we loved it!"

"Great place to stay
We loved our stay at Tops'l Beach Manor, and would definitely be interested in renting this unit again sometime. Everything was very clean, and the decor was nice. Condo was plenty spacious enough for our family of four. There were some issues with the elevators (on check-out day, both were down, so we had to lug everything down the stairs) but other than that small glitch, everything was great. Great location that is beachfront, but still close to the shopping malls and Baytowne Warf."

The condo was spotless and beautiful! My husband is very picky about rooms smelling musty at the beach but even he was impressed! The deck was huge but open to the neighboring unit and had an angled distant view of the ocean. The condition of the condo made up for it. We would definitely recommend this unit!"
