"Wonderful Condo!
Tops'l Beach Manor 1004 is a beautiful condo with great renovations. We definitely enjoyed the beautiful kitchen with the large island. The unit had plenty of space for our family. The views from the balcony were gorgeous.

The only downfall was the beach chair rental company. When we went down the first morning to reserve 2 sets of chairs and umbrellas for 4 days we were told there's a waiting list. That most people booked beach service back in March for the first week of July. Had we known that I would've called in advance to make arrangements. We have two little ones so we decided to try and use the chairs and umbrella in the closet but the umbrellas were both broken and the chairs are old and rotted. We had to go to the store and purchase these things to have the correct setup for our kids. I will say that was a challenge as well cause there's only a small space on the beach that is allotted for renters to set up especially during this time of year. I understand that the owners should have their own private access but its unfair to the patrons that are paying prime dollar to be limited to beach access."

"Beachfront Gem
We had a wonderful 2 weeks in May at the Beach Manor 1004. The unit was beautiful, modern and clean. The location was perfect and the unit has an easy access to the beach.
We experience one issue. The master bedroom mattress was not comfortable. Hopefully this will be updated before our next visit.

"Beautiful beachfront condo
What a lovely condo! Very clean and beautifully updated. Location was perfect - easy access to the beach. I loved watching the sunrise in the morning, as the condo faces the east.
I had 2 issues - the mattress in the master bedroom wasn't very comfortable. Maybe that's just a personal preference. Also, the AC vents may be closed to the master bedroom; it was cool in the living room but not so much in the bedroom. Overall however, I enjoyed my stay. Easy check in and check out process. Ample parking. "

"Condo with a sunrise view!
This condo had a very beautiful sunrise view. Looking down the length of the beach through the sliding glass doors out to the patio, extended the living space.
The condo is convenient to beach access, the pool area and workout room.
We found the condo very clean and appointed very well. We especially enjoyed having space in the kitchen for our personal items. Very much appreciated! We had a problem with the coffee maker, reached out to Gibson and they replaced it in a couple of hours.
If we had any negative it would be the mattress comfort in the master bedroom and not being able to cool the master bedroom, it ran very warm.
We enjoyed our time at Beach Manor and look forward to another future stay. "

"Ideal Location
I've always selected a condo based on 'beachside,' 'oceanfront,' or 'western facing' because I'm a sunset person but I went outside the box on this one and I have no regrets. The view of the ocean and beach to the east was stunning. Not a high rise in site to block the view!
The condo was immaculate and beautifully decorated. Not only would we prefer Topsl for our next beach trip, I would definitely choose 1004 again. "

"Lacking
Unit 1004 was a little overpriced for the amenities. The unit was lacking, in that, there weren't enough pillows, there was only one coat hanger in each closet, there were not many pots and pans to cook with, as well as utensils. We have stayed at Beach Manor every year for about twelve years and this unit had the least amenities of any we've stayed in. For the price that we paid I feel that it should have offered more."

The unit had everything you could hope for. Fully furnished kitchen, beautiful decor and a million dollar view of the gulf. Tops’l is great for families. We rarely had to leave the property as the kids were happy with pools, beach, putt putt golf, tennis, and basketball. Highly recommend. "

We love this unit and the view from the unit. It has been updated beautifully. The only negative comment I have was that the master bed mattress is horrible. It is the worst I have ever tried to sleep on and I travel a lot! If they would replace this with just any average quality mattress, this unit would be perfect. I would love to stay here again if they replace this mattress."
