The Kapalua Ridge Villas is located near three of the top State of Hawaii beaches, and these you will find just a short walk from your villa. One of these beaches, Kapalua Bay, has won numerous awards for excellence, including "Best Beach in the World" by Dr. Beach, and “Best Beach in the US,” by Conde Nast. Kapalua Resort is a “low impact” resort; thus, guests staying at The Ridge find that they have the luxury of near endless activities available to them, but, without the large crowds, the traffic and noise. Guests will enjoy two golf courses the PGA 's Plantation Course and The Bay Course offer majestic views.

We want to share an important update with our valued guests and community. Beginning September 2, 2025, The Plantation Course and The Bay Course will be closed for 60 days as we work to restore turf health after prolonged irrigation restrictions.
This decision was not made lightly. While water restrictions have recently been downgraded to Tier 2, the prolonged period under Tier 4 – zero irrigation – caused significant stress and damage to the courses. Closing at this time will allow us to begin careful recovery and restoration so the courses may once again meet the standards of safety and playability our guests deserve. Under the current Tier 2 restrictions, which allows for 60% irrigation, our team is making every effort to restore golf course conditions to the highest level to host The Sentry PGA Tournament in January 2026.

BEACHES & CRITTERS: The beach size in Hawaii varies month to month due to weather, heavy surf, strong currents, and tides. Due to Maui's rural setting, you may experience the occasional rooster, as well as harmless geckos. Geckos are friendly, eat insects, and are considered good luck in Hawaii. Please don't kill them. Although the HOA schedules regular professional pest control services, pests such as ants, roaches and rodents simply cannot be completely controlled in the tropics. Maui is in a tropical climate. If our guest spot more than the normal expected pests, we always make our best efforts to contact and work with the HOA to minimize your interactions with these pests. Any contact with such pests within or outside the unit does not constitute a breach of this Agreement or give Guest any right to any refund or rental adjustment.
**We make no guarantee that properties adjacent to the Unit will be free from disturbances, including but not limited to noise or inconvenience from construction, traffic or other guests or neighbors. Any such disturbance shall not constitute a breach of this Agreement or give Guest any right to any refund or rental adjustment. By booking your stay with us, you accept that Host is not liable for any inconveniences arising from any temporary defect or stoppage in supply of water, electricity, air conditioning or plumbing that is beyond their control. Host is not liable for any loss or damage to Tenants' personal property caused by weather conditions, natural disasters, or other events beyond their control. Tenants accept that the cable and internet service at the Rental can be sporadic and unreliable at times, and Tenant shall not be entitled to any refund of the rental fee in the event either of these services are unavailable or not operating properly during Tenants' stay.

• Quiet Times: 10:00pm to 8:00am • This unit is a non-smoking unit. Smoking is only allowed in posted designated areas, never on the lanai. • Park in designated spots or areas noted in arrival instructions. Resorts will charge additional fees and tow cars at guest expense. • NO items can be left on the lanai. This includes, but not limited to beach chairs, towels and coolers. • Please be advised that the use of spray sunscreen and tanning oil products inside the condo and on the lanai is strictly prohibited. • Please help save our beaches. Be sure to shake off extra sand before entering the condo. • Check in Arrival time 4 pm • Departure time 10 am • Cleaning: Each property will be cleaned and inspected after your departure. We ask you to help us enable the cleaning crews as much as possible. Simple things like leaving the property tidy, running the dishwasher, starting to wash the towels, and taking out the trash are expected of our guests. If excessive wear and tear is found on the property, or additional cleaning is necessary due to spills, trash left on site, unclean dishes, stains to furniture, carpeting, linens, paint, wallpaper, or flooring, Guest authorizes the Owner to bill them for additional fees.
