A sixty (60) day notice is required for cancellation. Cancellations that are made more than sixty (60) days prior to the arrival date will be refunded 100% damage/reservation deposit paid to LLC. If the reservation is during Peak Winter December through March and the week of a holiday, our policy requires ninety (90) days cancellation notice to receive 100% refund. This does not include any booking fees paid to an outside travel agency. In this case you will need to abide by their policies. Cancellations or changes that are made within 60 days or 90 days when applicable of the arrival date, forfeit the full advance payment and damage/reservation deposit. Cancellation, shortened stays or early departure does not warrant any refund of rent or deposit. You may choose to purchase travel insurance separately which we highly recommend. Nature and the lack of or the amount of sandy beach does not warrant a refund. We can not control nature or predict the weather or beach conditions. Our tropical environment is subject to pests. The resort complexes do regular treatments as does our management company. We ask guests to take care in cleaning up immediately after food items are used.

"Bonus Turtle Sanctuary
Enjoyed our stay Mar 2-9, 2025! There are dozens of active turtles that we could view from lanai and snorkel with! The property description is accurate, it was clean and contained necessary kitchen accessories. Check-in/out was seemless and the manager had good response time. Would definitely recommend and hope to return. Liked being able to walk to take-out food and the food truck park."

We had a great experience at Kuleana 622. The view of the ocean for whale watching and relaxation was top notch! The unit was well cleaned and had all the supplies you need for cooking both in the unit or on the grills. We would definitely come stay at this unit again!

"Amazing views and grounds
An amazing location. Top floor oceanfront unit. Whale, Dolphin, and Turtle watching right from the lanai. Grounds are remarkable. One bedroom unit was clean and well appointed. A/C in bedroom made for comfortable sleeping. Beach access has changed dramatically due to loss of sand. Difficult rocky climb. (Not like pictures) No info about unit or complex in info binder. On site staff do not manage this unit but very helpful and informative about amenities and locations. Would definitely stay here again. "

"Tropical oasis
When we walked in the unit was clean and beautifully decorated and clean just super important and to top it off the view was spectacular. You could just sit on the lanai and watch for whales all day and enjoy this spectacular sound of the waves crashing, the turtles in the ocean beneath you, people surfing. If I could live there I would! Didn’t want to leave, everything was comfortable check in was easy, check out was easy, we will be back!"

"Beautiful Resort Close to the Ocean
We had an amazing experience! Great communication with the property owner, check in went smoothly, and the condo was as pictured. Everything was well cared for and very clean.

The view off the lanai was absolutely beautiful. The beach was really close and had a very chill vibe, we loved that it wasn't overrun with people. Swimming with the turtles every day was so amazing and we didn't have to go to another beach for a good reef to snorkel because there was a lovely one right off the beach. I would 100% go back!"

"Stay Away from Epic Property Management and Kuleana Unit # 622.
When I booked this unit, the Epic website said it was completely remodeled and the Epic PM assured me of this. I stay at the Kuleana all the time and this unit was the worst. It was not remodeled. It was filthy and dated, and I took pictures to prove it. I even left early due to the horrid condition of this unit. I asked the Epic owner for some monetary reimbursement, she said no, she wasn't responsible. In my opinion, Epic totally misrepresented this unit and I am furious at being ripped off. After this awful experience I went on line and found many dissatisfied Epic customers. My only advice, stay away from Epic."
