CANCELLATIONS:

A sixty (60) day notice is required for cancellation. Cancellations that are made more than sixty (60) days prior to the arrival date will be refunded 100% damage/reservation deposit paid to LLC. If the reservation is during Peak Winter December through March and the week of a holiday, our policy requires ninety (90) days cancellation notice to receive 100% refund. This does not include any booking fees paid to an outside travel agency. In this case you will need to abide by their policies. Cancellations or changes that are made within 60 days or 90 days when applicable of the arrival date, forfeit the full advance payment and damage/reservation deposit. Cancellation, shortened stays or early departure does not warrant any refund of rent or deposit. You may choose to purchase travel insurance separately which we highly recommend. Nature and the lack of or the amount of sandy beach does not warrant a refund. We can not control nature or predict the weather or beach conditions. Our tropical environment is subject to pests. The resort complexes do regular treatments as does our management company. We ask guests to take care in cleaning up immediately after food items are used.

The area is beautiful and the view is fantastic. Amenities were well appointed. Many great restaurants close by and lots of shopping. The bed was not very comfortable, it somewhat sagged in the middle. We were disappointed to find that we had to go down stairs to enter the condo since it was ground level The parking lot is upstairs. "

"Favorite stay in Maui
We had an absolutely wonderful stay at Kapalua Bay Villas 32G4! Love the location in Kapalua and the unit was freshly updated with stylish modern polynesian decor, warm wood tones/accents and very clean. Also really spacious for a 1 bedroom, well stocked kitchen with really nice cookware, cooking utensils, appliances, etc. Towels and bedding were also great quality. We ate every meal on the terrace and loved having our morning coffee at sunrise. Oneloa Beach was a short walk away, where we nearly had the beach to ourselves besides a handful of surfers that we enjoyed watching every afternoon. Thanks for the Tommy Bahama beach chairs. Enjoyed my daily morning run and on walking paths/hiking trail and the yoga mat in the unit was an added bonus. Having the walk-out terrace was very convenient and expanded the space of the unit with the bonus of hearing and seeing the ocean. Kapalua Bay is also a pleasant walk away and we enjoyed a daily swim and watched the sunset on the lawn there every evening. The area was quiet, peaceful and relaxing compared to Kanapali and other busier areas in Maui. Enjoyed the lower density of villas vs large concrete complexes and hotels. The grills at the pool areas are well maintained and clean and not crowded, thanks to several smaller pools all close by. It was really difficult to leave as we felt very at home there. We would love to return to this rental and get a refill of aloha!"

"Outstanding unit and location
This was our 4th stay in the Bay Villas. Everything was perfect. While we dined out most meals, to support local businesses, the kitchen was well-appointed for cooking. The bamboo black-out blinds were a nice touch. The entire property is always quiet and the coastal trail is a 2 minute walk away. "

"Not at all what I expected
I was very disappointed in the unit I stayed in at Kapalua Bay. The unit was not cleaned prior to our arrival. There were dried up worms on the floor and the floors had not been cleaned. Ants were in the kitchen sink, on the counter top in the kitchen, and on the kitchen and living room floor. The kitchen table had not been cleaned and had a thick layer of dust on it. I was advised prior to my arrival that the area I was staying in was not affected by the fire. This was not a true statement. We did not have access to any of the buildings/shops in the villa including the Sea House Restaurant which we were looking forward to eating dinner at on our anniversary day. If we wanted a nice restaurant to eat at we had to drive across the island which was a big inconvenience and an hour across the ocean. We were not going to drive that far after having cocktails to celebrate our anniversary. We thought about cooking in our unit but did not want our meal to include ants."

"GREAT PROPERTY BUT MANAGEMENT COMPANY LACKING ALOHA SPIRIT
I emailed the management company about 9 days before our scheduled check in date to ask if they could please email me the information on parking and accessing the property, etc as we were flying the next day to Maui and staying at a different resort the first part of our trip, and I wanted to print the information and have it before we got on the plane.

The management company sent me a terse return email, refusing to send me the information as they said it would be sent automatically to me exactly 7 days before I would check in, and no earlier.

When they did email the information exactly 7 days before my check in, they noted that they had cameras(they did not say where, hopefully not inside the unit) and automation and if I attempted to put in the access code at any time before exactly 4 pm they would be notified and the appropriate authorities would be notified, and on check out day if I did not leave the premises by 10 am the doors would automatically lock and I would be charged an additional fee. They sent me similar emails the day before my scheduled check in date, and during my stay, about their draconian check in and check out policies, and the consequences if I attempted to check in early or check out late.

I understand the importance on people not checking in early, or late, but this company and their "welcoming email" was rude and unnecessarily threatening and made me feel like a prisoner about to check into some sort of jail.

The actual property was extremely nice, clean, and very enjoyable, but the emails from the management company almost ruined a great vacation.

"Lovely Condo in a Beautiful Location
As frequent visitors to Hawaii, this was our first time staying in Kapalua. My husband and I wanted a place where we could work in the mornings and enjoy the beaches in the afternoons. This was perfect! The wifi worked well so we could work remotely, and we took advantage of the resort's shuttle service to visit nearby beaches and restaurants. The staff at Epic was professional and responsive. The pool, barbecue area and grounds at the KBV were clean and well maintained. Everything in the unit worked well. I give this rental 5 stars and would definitely return."
