A sixty (60) day notice is required for cancellation. Cancellations that are made more than sixty (60) days prior to the arrival date will be refunded 100% damage/reservation deposit paid to LLC. If the reservation is during Peak Winter December through March and the week of a holiday, our policy requires ninety (90) days cancellation notice to receive 100% refund. This does not include any booking fees paid to an outside travel agency. In this case you will need to abide by their policies. Cancellations or changes that are made within 60 days or 90 days when applicable of the arrival date, forfeit the full advance payment and damage/reservation deposit. Cancellation, shortened stays or early departure does not warrant any refund of rent or deposit. You may choose to purchase travel insurance separately which we highly recommend. Nature and the lack of or the amount of sandy beach does not warrant a refund. We can not control nature or predict the weather or beach conditions. Our tropical environment is subject to pests. The resort complexes do regular treatments as does our management company. We ask guests to take care in cleaning up immediately after food items are used.

Easy walk down to the beach. We love the Kapalua area. No issues. Unit was a little hard to find. I wish they made it more clear to look for Building 10 when you arrive. Our arrival instructions were blank. But we called and they answered and told us so they were helpful when needed."

"Thank you for a memorable stay!
My husband and me, our son and his wife and their 11 month old stayed at Kapalua Ridge for 7 days, 6 nights. It has an amazing ocean view with multiple whale sightings right from our lanai. A quick walk down the street afforded wonderful sunset views as well. We walked to many beach locations and the pickleball court as well as the local grocery store for necessities. The indoor space was great with 3 bathrooms and large living area. The outside space was great as well with lots of comfy seating for enjoying the amazing weather. The kitchen had all we needed for cooking meals with all of the cooking pans and dishware. A suggestion would be to have a renter's book available to offer options for dining or experiences locally. Thank you for an amazing time! We only wish it would have been longer!"

We had a lovely time! The vacation rental was in a wonderful location with beautiful views! We were able to walk to various paths along the ocean. It was a fantastic getaway and we would definitely love to come back and enjoy more time at this rental! It was clean, spacious and the kitchen was well equipped. We highly recommend this villa!"

"Simply Okay
Having stayed in Kapalua before this trip our expectations were high to say the least...we love Kapalua! The unit is a bit tired compared to unit's we have rented in this price range. The pictures not deceiving in any way, don't represent this property as accurately as it could. The property is the lower unit of a two story unit, the walkout part if you will. The main living area lanai's view is partially blocked by a hedge especially when you are sitting down. For good measure as if the hedge wasn't there you would look directly down into the community pool. This pool provided all kinds of sounds, shrieks of kids, to people just having a loud good time. But when your sitting right above it, the peace and serenity of looking out over Molokai is not what the Dr. ordered! The kitchen is tiny square with limited counter space for people wanting to cook together. The Fridge has a suction on it that needs a real hard pull to open and sends items in the door flying with each hard pull. The unit needs a face lift for sure. It's certainly acceptable but a bit outdated in many ways. Some simple ameneties should be included like beach chairs, cooler, and beach umbrella. Boss Frogs down the street in Napili took care of our needs. Lastly check in was not clear as they call the unit 1013 in all the information. When you get there though the unit you actually enter that has the keypad for entry on is 1014. Was confusing for us after a day of travel. If you arrive after 5 and Epic is closed this might be helpful. In the end we had a great time but had we known about the kitchen and location of the unit relative to the pool and lanai issues we may have chosen another location within The Ridge at Kapalua. "

"Good idea, bad execution
The AC unit in the master bedroom makes as much noise as a car engine. The ceiling fan does, too. And the toilet pipes do, also. With this kind of noise, you’ll need to be a sleep through anything pro to get any shut eye at night. It’s embarrassing and irresponsible to rent a unit at all, let alone for this much money per night, in this condition. "
