A sixty (60) day notice is required for cancellation. Cancellations that are made more than sixty (60) days prior to the arrival date will be refunded 100% damage/reservation deposit paid to LLC. If the reservation is during Peak Winter December through March and the week of a holiday, our policy requires ninety (90) days cancellation notice to receive 100% refund. This does not include any booking fees paid to an outside travel agency. In this case you will need to abide by their policies. Cancellations or changes that are made within 60 days or 90 days when applicable of the arrival date, forfeit the full advance payment and damage/reservation deposit. Cancellation, shortened stays or early departure does not warrant any refund of rent or deposit. You may choose to purchase travel insurance separately which we highly recommend. Nature and the lack of or the amount of sandy beach does not warrant a refund. We can not control nature or predict the weather or beach conditions. Our tropical environment is subject to pests. The resort complexes do regular treatments as does our management company. We ask guests to take care in cleaning up immediately after food items are used.

"Maui Vacation
We had three couples traveling in our group for a 10 day stay. The accommodations were more than sufficient to meet our needs. Beds were very comfortable. Kitchen was fully stocked. The ocean views were absolutely spectacular! We saw Turtles and Rays most every morning from the balcony. What a treat!
The restaurant downstairs, Captain Jack’s, was great for breakfast, lunch, and dinner. The beach was nice for swimming, snorkeling, and just relaxing in the sun.
There were few negatives, all of which we were able to manage. The air conditioning is inadequate for the unit, allowing the temperature to be warmer than ideal. Somethings within the home were tired, worn, and required a refresh. All should be corrected with a little bit of effort.
One absolute requirement is to remove the rug from the front balcony. It is too light weight, blows in the wind, and is a fall hazard.
Overall, we had a wonderful experience!"

"Overheated Unit with Inadequate Cooling and Dirty Lanais
We rented this unit in August 2025 during an unimaginably painful time, coming to spread our six-year-old daughter’s ashes at Haleakalā. What should have been a sacred trip was marred by the inadequacies of this property and its management. The unit is advertised as “air-conditioned,” but the building has no central AC. Instead, it uses retrofitted ductless mini-splits that are wholly inadequate for the massive vaulted living area, unshaded skylights, and upstairs bedroom. Despite running at 66F on “powerful” mode with fans, the common areas were sweltering each afternoon and evening. Guests are even told to keep blinds closed all day — defeating the very purpose of booking a penthouse with ocean views. Cleanliness was also unacceptable: two of the three lanais unusable due to heavy bird excrement and debris, dead cockroaches and water bugs in bathrooms, spiders, and a stained upstairs shower. The realty company initially sent maintenance and they offered us additional fans which was greatly appreciated, but this really did not fix the situation. The unit was still scorching and just plain uncomfortable. It is scientifically impossible to adequately cool the very large contiguous common areas (vaulted ceiling living room + dining area + kitchen + hallway + vaulted ceiling foyer) with just one small AC unit. Later on during the one-week visit, the realty company stopped responding to calls altogether, answering only by email. When I followed up in good faith — even visiting their office during business hours (which was closed when it should have been open) — they dismissed my concerns and accused me of “harassment.” As a physician, professor, and rental property owner myself, I can say this was unprofessional and groundless. Bottom line: This is not a comfortable “air-conditioned penthouse.” It is a misrepresented, overheated unit with dirty lanais and management that refuses accounta"

"Disappointed to say the least.
AG Anne Lopez . My family and I have just arrived at the OGG airport for our return home. My reason for writing is I am very disturbed as to how an elevator issue was handled during our stay at Sands of Kahana, on Maui managed by Epic Reality. On Wednesday the 11th of June at 7:30pm the elevator building # 3 stopped working. My son n law and grandson attempted to use it again when a young man walked off the elevator and said it’s working now I just reset it. They entered and selected floor 8. The screeching noise scared my grandson so they got off and finished with the stairs. Thursday the following morning we attempted to use the elevator and it was still down. I then(8am) personally went to the lobby and spoke with the front desk and was told maintenance had been notified and was on the way. At 12:30pm not having left the room #381 (8th floor). I contacted Epic Reality and voiced my concerns to Taylor , she told me that they had not been contacted about the elevator and that’s the first thing the resort must do. She assured me she would look into it. I then spoke with Victor the resort manager and asked him as to why Epic had not been contacted. He had no answer. At approximately 1:30pm I personally spoke with elevator maintenance that was now on sight. The Lead Technician said he received a phone call from the property last night at 8pm(Wednesday) but no message or return call was made. He said they (elevator company)did not reset the elevator overloads and should not have been reset causing even more damage. The repairs were now going to take triple the amount of time and materials because of the damage. He also allowed me to take photos. The elevator was returned to service Friday morning. Why was our safety neglected . Period. Please address this. You have an absolutely beautiful Oasis here. My wife and enjoyed our last visit so we decided to bring our children and grandchildren. Protect your most precious assets the little ones. Sincerely Leon"

"A view like no other in Maui
Our extended family of 8 throughly enjoyed our time at Sanda of Kahana...the view is absolutely breathtaking...watch multiple types of whales play and swim in the cove between the three islands was unbelievable 8 stories high up...finishing the evening was seeing a beautiful sunset into Lanai was just gorgeous. The accommodations were comfortable, all the amenities were great, and the home had everything to make and prepare a home cooked meal. We would not hesitate to stay again when we return to Maui. "Great place to stay!
We convinced 3 friends to go with us to Maui (hard sell) so we chose this place because it had plenty of room. It is a clean, comfortable place with an awesome view and balconies for all bedrooms. We sat out on the deck and watched turtles and swimmers in the water below. The 3 beach chairs and large cooler were very helpful on day excursions (beach umbrella is broken). We were worried that the apartment sized water heater would run out of hot water so we all took quick showers, but we never ran out. A couple of issues we found - The balcony for the lower north bedroom had water on it that the birds liked, so bird poop covered the window and patio. The shower in the lower south bedroom has two plates with waterfall holes in the bottom, but there is a crack between the plates on one side so water sprays where you don't want it to. We found a few little bugs (could be ants, but are smaller than sugar ants) in the lower north bathroom, and a few in the kitchen. Not enough to cause alarm, and we made sure to kill the ones we found and keep crumbs picked up. All of the furniture is in great shape, and the beds were all very comfortable. The location was nice for many of the activities we did (beach, scuba lessons, surf lessons, Lahaina downtown), but longer drives (40+ minutes) for some places (Road to Hana, Haleakala, Kehei, airport). The complex where this place is located is very nice with a helpful concierge, beach lounge chairs, pool, restaurant, beach equipment rental, sand showers, and underground parking right near the elevator. The air conditioning and ceiling fans worked well in every room and an extra floor fan found in one closet was helpful as well. The kitchen was well stocked with all of the utensils and appliances you find in any kitchen, and the laundry washer and dryer were newer and worked well. Overall, it was a great place and we would come back again. "

"Best condo for amazing sunset views
This condo was perfect for our two families. It had the most spectacular views - two islands out in the distance, surrounded by ocean; view of the beach below, and beautiful sunsets, all from our balconies. Each room has a balcony with seating and views of the ocean. Large windows throughout the house for amazing views. Rooms, closets and bathrooms were spacious; the dining table was enough for all of us to eat together. Mattresses were extremely comfortable in all rooms. We cooked a few meals on the grills outside - there were plenty of them available. We could also see sea turtles swimming in the water below, looking out from the balcony. We enjoyed using the beach chairs in the closet. And we were happy shampoo/conditioner/soap was provided, so we didn't have to pack that. There were also some trash bags and some laundry detergent there. The washer/dryer helped immensely. Floors were solid flooring throughout, so it was easy to sweep. Check in/out process was simple and smooth. We brought our own beach towels, and bought safe sunscreen once on the island (most sunscreens are banned in HI, so it was safest to buy there). We also bought snorkel gear once there, and left it in the beach wagon in the closet for others to use later. Every day we were able to snorkel from the beach and see sea turtles! The pool was nice, right by the beach. There were always chairs available by the beach. we traveled May 25 - June 3 - not overly crowded; it seemed to be a perfect time of year to be there. Great weather every day. Within walking distance to coffee shop, general store and a few restaurants. Short drive to other beaches, and Lahaina. We visited DT Fleming beach (close by; has facilities and parking), Wapalua Bay - great snorkeling, but not much parking, and crowds quickly, so get there early. Also our contact for the property was quick to respond to any questions we had prior to/during the trip."

"Beautiful Place, Amazing View!
We stayed 7 nights at Sands of Kahana #381. The unit was beautifully decorated, well stocked, and clean, with gorgeous views (rainbows and sea turtles too!) overlooking the water! The 2 bedrooms on the main floor were kings and there was a sleeper sofa as well. The bedroom on the upper level had a king, a futon (recommended for kids), and a full sized bed (that was not mentioned in the description. Each bedroom had a lanai. There was a parking structure (tight spots) and outdoor parking as well. The attached restaurant had very good food as well. Close to other shopping areas and restaurants, although a car would be needed. Communication with Kim and her team was effortless. They were always quick to respond and very helpful regarding questions and requests. A perfect place to stay for a family vacation or to share with other couples. I would definitely stay here again!"

"Amazing Place and Location!
This beachfront, 3 bedroom penthouse at Sands of Kahana is wonderful! Entirely updated and beautiful views of rainbows and sea turtles every morning. Each room had its own balcony. The living room with a sectional and two comfy chairs is perfect for a family movie night after you watch the sunset from either the couch or the balcony! The unit also has a washer and dryer, so you don’t have to pack as many clothes. This rental provided everything we needed for a perfect vacation. "

"Doesn't get better!
This unit was exactly as pictured - actually better! The views were unbeatable from EVERY room in the unit. The furnishings and decor were beautiful and very "beachy". The A/C was AMAZING and worked so well in all 4 rooms. We wanted for nothing! The master bathroom was so beautiful! My only "critique" is that the two other bathrooms need updating to match the rest of the place and Sands of Kahana could use an overall facelift and cleanup of the outside (e.g. the planter areas on the balconies). But, we would stay here again in a heartbeat and will next time we go to Maui! Everything was so perfect we never even had to make contact with the property management company during our stay!"

" A great place to stay!
This property was perfect for our extended family vacation! The unit was clean, and beautifully decorated. Three bedroom areas all with private baths and lanais were very nice. The unit was well supplied with dishes, cooking needs, linens, beach towels and beach chairs. There is an outside dining table that seats six that was great as well. The complex had a good sized swimming pool, easy access to a beach, a informal restaurant that was great for burgers etc., tennis courts, and a small fitness center. The resort never felt crowded either which was nice. We would stay there again!"

"Best Hawaiian Vacation Ever.
Beautiful, clean, and well-maintained condo with outstanding views. We had 3 couples in our group and each couple had their own master bedroom with private balconies and bathrooms, perfect when you wanted some privacy or time to oneself. Fully functional kitchen with all amenities and conveniences of home. The washer/dryer came in handy during our two week stay. We were also provided a wagon with beach chairs, umbrella, cooler, and boogie board for those days we wanted beach time. The location is a short drive to Lahania where we kayaked, ate, and shopped. You do need a rental car as many of our excursions required us to drive to a pick up location. Activities we participated in was Lahaina Luau, Kayaking, Sunset dinner cruise, Road to Hana, and Biking down Haleakala. For dining we visited Mama's Fish House in Paia.best dining experience ever....but pricey and you do need to make reservations 2 months in advance. "Wonderful week
We had a lovely time vacationing in Maui at sands of Kahana! This condo was absolutely gorgeous and so convenient to everything we had planned to do. We saw over 100 whales burning our stay and most of them were spotted just relaxing, sitting on our balcony!
If we ever get back to Maui we would look into renting this spacious condo!"

"Beautiful
This penthouse was more than what I expected. The pictures does not do it justice! The views are breathtaking!! The bedrooms were all amazing!! The one with the tub would need a privacy window for sure so if you have that one make sure you announce it to the rest of the house so no one gets a peep show from the other balcony view. Regardless I would come here again!"

"Spectacular condo with amazing ocean view
This awesome condo is as gorgeous and well appointed as the photos look. Very clean and well kept. Plenty of space for all, inside and out. We had the perfect view of the beach and ocean, could watch turtles in the surf below and the whales further out. Can’t get any better than this."

"Stunning Condo
We rented this condo for a family vacation and it was perfect. The sleeping arrangements were great for 6 adults and three children. The view from this condo is stunning with fabulous views of Lanai, Molokai and Oahu. In mid-January there was constant whale activity and frequent sighting of turtles just off the beach,

The beach was safe for our 8 year old grandkids and the pool was great."

"Amazing condo/location!!
This condo was amazing! There were 3 couples and it was so nice for each room to have a king bed and private bath. Bonus-each room has its own balcony. Besides the amazing unit the resort was great . Everyone was very nice and helpful. If we were not on the go we would hang out on the beach then to the pool bar restaurant which had great food and drinks for a decent price. We will be staying here again!!"
