Please note that we can not predict the amount of beach or the access to it. - Sometimes there is beach and sometimes there isn't. - However it is very close by if not directly in front. - This is an ocean front resort on a volcanic island.

CANCELLATIONS:

A sixty (60) day notice is required for cancellation. Cancellations that are made more than sixty (60) days prior to the arrival date will be refunded 100% damage/reservation deposit paid to Epic Realty LLC. If the reservation is during Peak Winter December through March and the week of a holiday, our policy requires ninety (90) days cancellation notice to receive 100% refund. This does not include any booking fees paid to an outside travel agency. In this case you will need to abide by their policies. Cancellations or changes that are made within 60 days or 90 days when applicable of the arrival date, forfeit the full advance payment and damage/reservation deposit. Cancellation, shortened stays or early departure does not warrant any refund of rent or deposit. You may choose to purchase travel insurance separately which we highly recommend. Nature and the lack of or the amount of sandy beach does not warrant a refund.  We can not control nature or predict the weather or beach conditions. Our tropical environment is subject to pests.  The resort complexes do regular treatments as does our management company. We ask guests to take care in cleaning up immediately after food items are used.

"RK309
RK309 has an excellent view and in located beachfront. We particularly enjoyed the deck although it was very small and lacked a lounge chair. The room itself is original furnishings and fixtures. There is no upgraded sinks or kitchen. No granite but rather Formica. The supplies were relatively nonexistent. I used napkins for coffee filters until I made it to the store where I bought dishwashing liquid, soap, washing machine soap, paper towels, trash bags, 2 beach chairs, an umbrella, bags of ice and bottled water. The fridge was not hooked up for the ice maker. "
