The $200 deposit made at the time of booking is non refundable after the booking is made. Cancellations of less than ninety (90) days prior to arrival shall forfeit the entire rent and excise tax (less cleaning fees) unless we are able to re-rent the property. Refunds on any forfeiture will be issued the dollar value the unit is re-rented for during the same dates as the canceled reservation. There is no refund for early departure or no shows.

"Holiday in Kona
My husband & I shared our holiday with my brother and sister in law..
We arrived in Kona early, and were able to leave our bags at the real estates office. As stated in the paperwork sent to us with the rules & regulations, we were unable to check in until 4pm or later. Personally, I think 4pm is a late enough check in time.
The Condo was very nice, looked exactly like the photos, and was very clean.
A few things could be improved, especially when being occupied by 4 adults.... Here they are:
The kitchen was pretty well equipped but I found it odd that there was no complimentary tea or coffee. One other thing missing was an egg flipper.
The couch and 2 seater are in need of replacement. When you sit in them you sink to the floor. It was very uncomfortable to have 4 adults sitting in them.
The place we spent most of our time was the back deck . The ocean view was beautiful. The outdoor setting looked great - but was too big for the space and also uncomfortable to sit at. As this is the only place for 4 people to sit together, possibly it should be reviewed.
The watering of the gardens is set to come on automatically at 4am. The sprinklers out the back need to be adjusted as by 6am the furniture on the bedroom side was soaked.
I know it was mentioned in the R&R, but it should be noted that there were a lot of bugs that looked like a tiny cockroach that hide under the base boards in the ensuite. Maybe a spray of the boards might kill a few.
The pool was great. It was a nice temperature and the area very clean.
The bbq area was also kept clean.
Every night we got front row seats to a beautiful sunset- very nice

"Would stay here again
Nice unit, quiet, clean, kitchen stocked with cook wear in decent condition, no pantry besides S&P but grocery stores are nearby. I appreciated the beach gear (chairs mats, boogie boards) but didn't use. Close to downtown Kona. "

"Lovely, but some issues
My stay was enjoyable, but that was despite an unpleasant first impression that could easily have been avoided. My frustration resulted from management's failure to warn me that my parking spot - along with about two dozen others- would not be available upon arrival because the entire property was being resurfaced in sections. I had to walk the property to find my unit because the area had been blocked off, and then park on the street that night. Management was helpful the following day by transporting me to my car and finding me a temporary spot.

The view from the unit was stunning and well appreciated.

The second bedroom was less than ideal (except maybe for easy kids) but we were two couples. First, the room is close to the outside parking and gets the noise and lights from that area. Second, screens were installed IN FRONT OF the windows. So what should have been a simple act of opening the blinds to allow for air circulation became a series of steps - move side table, detach screen, open blinds, re-attach screen, replace table. Repeat for other two windows and repeat again when checking out. And third, the ceiling fan was noisy on the first night when I had it on the high setting (it was fine the following nights on a lower setting). Management was responsive in addressing my complaint about the fan, but I had not replaced the lockbox key so the repair person could not access the unit... and then repairs became unnecessary because of the low-setting solution."

"Lovely condo
This is a great condo. Plenty of space, very comfortable master bed (we didn’t use the 2nd bedroom), having two walk-in showers was a bonus, as was the desk. The kitchen was well equipped and had really nice tableware and flatware. The table and chairs on the lanai are new since the photos. Very nice...higher table and chairs makes it easier to enjoy the view.
We were there for two weeks at the end of March and could enjoy the sunsets from the lanai. We’re estimating that the sunset would be viewable from the lanai probably from early March through late September. The rest of the year, you can see the sunsets from the viewing area out in front of the condo.
Alii Villas in a nice complex with mature plantings that are well maintained. There isn’t much open common green space however. My husband reports that the grilling area was the best he has encountered in our years of visiting Kailua Kona. A really nice touch is that all the garbage bins are in enclosed structures with garage doors that open with a button. The closest one was just out from the corner of the condo. So nice to have it close by, but we didn’t have to see and smell it. There is an assigned parking space just a short distance from the front door.
Knutson & Associates are great to deal with. They were quickly responsive to a minor issue.
I need to mention two issues with the neighboring property, Kona Shores. Their recreation area is just over the hedge/fence directly out from the lanai. It’s also their smoking area and the smoke blows right into the condo. It wasn’t a constant problem, and not even an every day problem, but it was an issue for me as it triggers my asthma. In addition, there are three light standards with three lights each in this rec area that come on at dusk and cast a lot of light into the master bedroom. If you need a dark room to sleep, pack a sleep mask.

"I want to LIVE here in this unit!
My sister and I wanted to come "home" to revisit our past life in Hawaii. This condo is perfect! The condo was so well appointed with everything and more that would be needed. The decor was beautiful and homey, as if you lived there. The view of the waves and sunsets was astounding. There are only 2 steps up to the door and access was easy. Beds were comfy and the entire condo was clean. Sleeping in the master with the windows open to hear the waves was divine. Parking is ample for our huge car. It was fun each evening to join the community at the end of the parking lot for sunset views that could also be seen from our private lanai. Now, my sister is considering buying a one-bedroom unit to live in as it was such a wonderful experience."

"Great home base in Kona
We liked the central location of this vacation rental on the Kona side of the Big island. We liked having restaurants available to the north, but most of our favorite beaches and activities were to the south. We cooked from the apartment a lot, so we only went into town to eat for dinner once. But we did love the Hawaiian shave ice at Gecko Girls so much we went back for seconds. We loved the sounds of crashing waves when the windows were open. We swam in the pool and found the temperature just right and the loungers were comfy. We used the boogie boards and bag chairs provided in the unit. It was nice to have a reserved parking spot for the unit, so we didn’t have to hunt for a new spot every time we came back. We would stay here again if we came back to the big island. "

"Beautiful rental
We have stayed here before. It is a very well maintained community. Very clean and tidy and friendly people. The condo was absolutely beautiful. My only complaint was not having an early check-in option. One person in our party had to stay in the hospital and had just been released the day before, so we extended our stay and moved here. The condo had been empty the day before and we would have happily paid extra to get in, but they said no. Other than that it was perfect."

"Beautiful Condo with GORGEOUS sunset views!
Unit was very clean, nice decor and great location. Short distance from downtown Kona and nearby beaches. Property is well-maintained - the pics are accurate. Got some GORGEOUS pics of sunsets at the beachfront! Kona has some great restaurants and shops. There is a trolley route out front of the condo's complex that takes you downtown & the other direction riding for free. Kona is very bike & walking friendly."

"Great Stay
Great space. Condo wasn't originally my rental, but due to a water issue at another property I was moved here. Turned out to be a blessing. Dolphins every morning out in the cove and beautiful sunsets. Overlooks the neighboring pool a bit, but still have water views. Condo was exceptionally outfitted and had everything needed including outdoor gear. Upgraded fixtures and materials were nice. Beds comfy. Sliders work well. In unit washer/dryer very nice to have. None of the following affected the stay, but its me being overly persnickety and looking at craftsmanship and layout at this pricepoint: I don't like the fact that the ceiling fan hits the cabinet door in the kitchen when partially open. Annoying and damaging in the future. Under cabinet lighting didn't get finished off/cosmetic cover for particle board needed. Toe kick in bathroom doesn't match the cabinets and they didn't finish the edges. Nice home away from home though and would stay again."

Wonderful condo. Had all the accoutrements you would want. Great kitchen - fully stocked with pot, pans, silverware, plates glasses. Nice having 2 bathrooms. The things I would add is another TV in the second bedroom and a price that wouldn't strain our budget. We would stay there again if we could afford it. "

"Lovely Kailua Kona
Everything was lovely in the unit #127. Nice bathrooms and convenient washer dryer set. Comfortable beds and well equipped kitchen. One request, however, would be that the unit owners request that the adjacent condo owners turn off their outdoor lighting at midnight plus or minus because the lights shone through the primary bedroom curtains all night long."
