This 3-bedroom, 3-bath villa offers a comfortable vacation for friends or family groups. Enjoy ocean views with access to your private balcony through the living room or master bedroom. The living room is furnished with enough space to accommodate all your lazy beach bums after an exciting day on the beach.

The kitchen is equipped and ready to create your next meal. Quartz counter tops, a stainless microwave and dishwasher, new tile, and custom cabinets There was plenty of room for dining at the table, and we added seats at the breakfast bar.

The master suite has a king bed, a flat-screen TV, ocean views, and a large walk-in shower with a separate vanity area. The second bedroom has two twin beds, a flat-screen TV, and shares the hall bath with a deep soaking tub and shower. The third bedroom has a queen bed, a flat-screen TV, a private bath with a large walk-in shower, and a slider door to a private oceanfront balcony.

• The Booking Processing Fee plus tax and Credit Card fee plus tax are non-refundable.

Homes:
• Before 61 days of arrival date we will refund the initial payment after the forfeiture of the booking processing fee plus tax and the Credit Card fee plus tax if applicable.
• Between 60 and 31 days prior forfeiture of 50% of the total booking charges.
• Inside 30 days of arrival date all payments are nonrefundable
• The Booking Processing Fee plus tax and Credit Card fee plus tax are non-refundable.

Long Stay Reservations – reservations for 28 days or more.
• Before 91 Days of arrival date we will refund the initial payment after the forfeiture of the booking processing fee plus tax and the Credit Card fee plus tax if applicable.

Trip Preservation –We recommend purchasing travel insurance to protect your investment. If Guest has purchased travel insurance, any or all trip reimbursement will be subject to the policy terms and conditions. The travel insurance agreement is between Guest and the Policy Provider. (Property Management) is not the policy provider, Rental Guardian Insurance Services is the holder.
• If selected, the travel insurance premium is charged at the time of selection and is nonrefundable.

Early Departures and No Shows - No refunds for early departures or no-shows. If you have purchased travel insurance, any or all trip reimbursement will be subject to the policy terms and conditions.

Storms - There are no refunds given for cancelation or interruption of your stay due to an event of inclement weather including: a tropical storm, tropical depression, hurricane, or named storm, and all payments will be forfeited. If Guest has purchased travel insurance, any or all trip reimbursement is between you and the insurance company and will be subject to the policy terms and conditions.

Very lovely, clean villa. Great location! The deck offers a great view of the fountain and pool. A great view of the ocean. The only thing that was wrong with this villa was the microwave over the stove was broke. However there was a replacement microwave that was set on the counter and that worked fine. I would definitely use Island time for our next vacation in Hilton Head. "

"Beautiful Place and Great View
The unit was very spacious and well appointed. There were plenty of pons, pans and silverware for cooking in. The master bedroom was very comfortable. The view from the lanai was excellent. There were enough amenities to get us going, although bring your own coffee filters (the waffle/pleated kind). The property manager was very helpful and communicated every thing we needed to know about parking and unit entry. Customer service was excellent. For food I highly recommend Benny's. Excellent swordfish and grouper. The property manager also provided a credit for rental of beach chairs and umbrella. VayKLife provided great beach chairs. The equipment was waiting at our door on arrival."

Beautiful condo, perfect view and centrally located. Property was clean and beautiful decor. Ocean and pool right there and the grounds were beautiful , very well maintained. The turtles were a bonus.
Highly recommend cant wait to go back! Only negative they need to fix the screens to condo so you can enjoy some fresh air and listen to ocean with doors open."

"Not the usual
This villa was not as was written up on the web page. It appeared to be a unit that was quickly put on the rental market before it was ready. The kitchen was poorly equipped and appliances old. The oven was missing a broiler pan and a meal could be cooked on preheat because it took the oven so long to reach its temperature which took over 1/2 hour. The toaster burned no matter what the setting and the Mr. Coffee could not be not be programmed. The slider to the balcony didn't lock and had no handle on the outside so you had to leave the door partially open to get back inside. The slider in the main bedroom didn't open and was blocked by a chair. All window treatments were torn. Fans, which were provided in every room, had to be used in one bedroom because the air conditioner never cooled it down. The dryer was so high you needed a step stool to see the settings. The storage closet was filled with paint cans. Very few hangers were in the closet. Having stayed with Island Times previously, this was a disappointment. "

"Beautiful Villa, close to pool and beach, great view.
This was our second stay in this Villa, and 3rd at Barrington. The resort and villa are both wonderful. It's 3 bedrooms, which is both unusual and nice, gives our granddaughter her own little space. Great views of the ocean from the balcony and master. Clean and well equipped, bedding is very comfortable though a bit high if you're shorter like I am. I love Barrington resort because it's at the south end of the beach with no public beach access, so even in high season the beach isn't crowded. The pool is good and the cleaning people stay on top of the area. The only issue I had with the villa is a minor one - the patio screen doors both dont work, one was off the track and the other frozen open in place - but this seems pretty common with the climate in the area I've found. We love the resort and 404 Barrington and would definitely come back."

"Great View - Perfect Location - Needs New Bedding
The property is as-described. It's a good place for family and the complex itself is very nice. The property was well maintained, and things that were not working were quickly taken care of by the management company. I really thought the management company did a good job. I would recommend this unit AFTER the owner replaces the mattresses which are horrible. Everyone in our group had trouble sleeping on the mattresses. "

We spent 8 weeks in this great condo on the beach in Palmetto Dunes. Plenty of room, access to a lovely pool and hot tub and a really beautiful beach! Well equipped unit and Island Time staff was very responsive to our needs."

"50th wedding anniversary getaway
Three longtime friend couples stayed in condo to celebrate one couple’s anniversary. It accommodated us perfect. Having a heated pool during the month of October was great. The view was excellent. The balcony was a great size. We couldn’t have been happier with the condo. But, I will say, the tv was a pain. We are all in our 70’s and the Roku was terrible. Couldn’t get hardly anything on live. Hardly any stations were hooked up. Would probably be great if we had brought into them ourselves but none of us streamed those stations so we were left with hardly anything to watch. The couch was pretty wore down but the beds were very comfortable. Could have used more glasses and silverware but we got by. Very happy overall"

"Lovely unit but ...
All beds in this unit need replacement. You sink into the frame in the master bedroom and I could not get out of the bed because my whole body ached. It was the same with all beds in this unit. Only rent if you are young, I am 70 can the master was not firm. Unit is in a fabulous location within Barrington, could use a table on the terrace and more comfortable seating than chairs provided. Main sofa also sags likes the beds, but overall look is pleasing. "

"Magical getaway
My husband and 2 young sons stayed at this beautiful property Oct 2021 and it exceeded all of our expectations. The property is even more beautiful, up to date, and cozy then pictures. It’s appears like it was just newly renovated. All the living areas are large and spacious. The unit is located right near the elevator which is very convenient. Parking is easy. The ocean, pool, lagoon view (yes all together) from all the bedrooms and family room are spectacular. My sons spent mornings counting turtles, fish and watching an alligator in the pond/lagoon below from the balcony. We enjoyed coffee on the well Appointed balcony and watched the stunning sunrise every morning. The pool is right in front of the unit and the beach right after it. Beach was walking distance, clean, and quiet. The pool was warm and the weather was perfect. Palmetto dunes is beautifully manicured. The unit is walking distance to the Omni hotel which has a few bars and restaurants.

The property is centrally located, easy drive to local grocery stores, airport, restaurants, and two playgrounds.

Island time was excellent to work with. Brenda was kind, responsive and very helpful.

I have highly recommended this unit to my family and friends and can’t wait to stay here again."

"Great family fun
My husband and I stayed with our daughter, son-in-law and toddler grandson. We had a great time! Our grandson especially since he had his grandma and grandpa (especially grandpa) with him all week. We even had a local alligator staying in the pond below our unit. Which my grandson absolutely loved! We would definitely stay here again."

"Hilton Head Ocean View
We loved the view from 404 Barrington Arms. As the sun starts to get near the horizon, the whole sky lights up in salmon and purple colors, just before sunrise. We had magical bike rides on the beach mesmerized by sunrise and the feasting birds as the tide retreats. The only thing that would have made our stay better would be for Barrington Arms to have a recycling program"

"Best location on beach
We really enjoyed our stay at 404 Barrington. It is located right off the elevator and has a central view of the pool and beach. The unit was clean and modern, and had everything we needed. It is about a mile from the General Store, which gave us an opportunity for a good walk or bike ride. I highly recommend this place."
