• Before 31 days of arrival date we will refund the initial payment after the forfeiture of the booking processing fee plus tax and the Credit Card fee plus tax if applicable.
• Inside 30 days of arrival date all payments are nonrefundable
• The Booking Processing Fee plus tax and Credit Card fee plus tax are non-refundable.

Homes:
• Before 61 days of arrival date we will refund the initial payment after the forfeiture of the booking processing fee plus tax and the Credit Card fee plus tax if applicable.
• Between 60 and 31 days prior forfeiture of 50% of the total booking charges.
• Inside 30 days of arrival date all payments are nonrefundable
• The Booking Processing Fee plus tax and Credit Card fee plus tax are non-refundable.

Long Stay Reservations – reservations for 28 days or more.
• Before 91 Days of arrival date we will refund the initial payment after the forfeiture of the booking processing fee plus tax and the Credit Card fee plus tax if applicable.

Trip Preservation –We recommend purchasing travel insurance to protect your investment. (Property Management) is not the policy provider, Rental Guardian Insurance Services is the holder.
• If selected, the travel insurance premium is charged at the time of selection and is nonrefundable.

Early Departures and No Shows - No refunds for early departures or no-shows. If you have purchased travel insurance, any or all trip reimbursement will be subject to the policy terms and conditions.

Storms - There are no refunds given for cancelation or interruption of your stay due to an event of inclement weather including: a tropical storm, tropical depression, hurricane, or named storm, and all payments will be forfeited. If Guest has purchased travel insurance, any or all trip reimbursement is between you and the insurance company and will be subject to the policy terms and conditions.

Cancellation Refund Schedule –The Cancellation Policy is binding at the time of booking; as outlined in Reservation Confirmation, failure to complete the rental agreement does not exclude Guest from responsibilities of the Cancellation Policy.

"Great location
We loved the location and the unit was equipped with everything we needed, maybe could have used a few more trach bags and toilet paper but all good. There is one significant criticism however and that is the unit had a very musty smell. We left the windows open (screens) and had to light a few candles. We even noticed after we returned home that some of our clothes had the musty smell lingering. "

"Relaxing Beach Escape
My dog and I enjoyed a long-term stay in this spacious, clean, comfortable villa. It's equipped with everything you might need and well-maintained.

There were no maintenance issues or problems during my stay. The property managers checked in upon my arrival and over the course of my stay to ensure all was well. Customer service was excellent every step of the way from the initial reservation through the day of check out.

Some favorite daily activities from this location: (1) Sunrise morning walks on the beach with my dog. Drove to Sea Pines beach club and easily found parking each day. Not guaranteed, but experienced that parking was available for non-residents before 8:30 a.m. (2) Bike rides everywhere! The paved leisure trail is adjacent to the parking lot. Easy ride to the beach, to grocery stores, as well exploring Sea Pines neighborhoods and Forest preserve. You can ride paved trails outside the Sea Pines gates to explore more of HHI. (3) Walking to the restaurants and shops at both Sea Pines Center and Harbour Town. Sea Pines Center has a nice bookstore and a little free library near by the bookstore. (4) Community pool: There were plenty of lounges, tables, and chairs. Great place to read a book, chat with other guests, and enjoy the pool's refreshing water. (5) Observing the variety of wildlife in the lagoon area: deer browsing the vegetation, an alligator and turtles swimming in the lagoon, small birds alighting in the tree near the deck and larger birds gracing the water's edges. Saw all this from the villa's deck and through the windows overlooking the lagoon.

This was one of the most relaxing vacations ever mainly due to this villa's amenities and location. Appreciate that this unit was pet-friendly. My dog gives this rental a 4 out of 4 paws up. We would stay here again on another trip to HHI."

"Nice Place for Two!
Place was decorated so beachy and really nice. We enjoyed our stay and the pool daily. Wish we had been a little closer to Harbor Town for walking purposes with our fur baby.
Only recommendation would be to replace the rugs before someone falls. The rugs were either sliding as you walked on them or the corners were rolling up. "

"Beautiful Lagoon Villa in Sea Pines
We spent a fantastic month in this one bedroom, one bath villa. We loved the location on Sea Pines. Easy bike ride to the beach, walking distance to Harbour Town, and right next to many shops & restaurants. The patio was heavenly sitting right on a beautiful lagoon & under the canopy of a huge, live oak. The villa was very clean & comfortable. It was perfectly outfitted. We look forward to returning to this little slice of heaven!"

"Lighthouse road
Overall we had a great vacation. The bed was super comfy. The sofa not so much. The real negatives for us were the noise from the condo above, walking, running and the deck. We barely used the deck, there’s no protection from rain and once it rains everything is wet. Overall the condo was nice, however we’ll probably stay somewhere else next time"

We had a wonderful time at 2390 Lighthouse Tennis! The title floors were great! The kitchen was well stocked for all cooking needs! Location was very nice. The staff was excellent.
The only thing was the shower was a little tired. Needs new drain and new title grout. Overall had a wonderful stay. Thank you so much!

Our unit was very clean and updated. Very close to Harbortown. Rode our bikes all over. Very good bike trails! Enjoyed very good restaurants and shopping. The only complaint was we could hear our neighbors above us walking back and forth."

"Overall very satisfied
The amenities inside the condo were very nice. Great appliances, dishes and cooking utensils and pans. Very pleased with the comfort of the king bed, and the bathroom walk in shower was great. Also very happy with the cleanliness of the villa and the grounds.
Three issues to point out:
1. The closet door at the entrance to the condo was only half operational. The right hand hi-fold door was in disrepair and was inoperable.
2. The outside deck on the unit was rendered useless after each rain shower. The debris from the deck above came thru that deck’s floorboards and covered the table, chairs and floor of our deck with wet tree debris. I got tired of continually sweeping and cleaning off the deck furniture. Being one who enjoys sitting outside in the evening, this was an unacceptable condition. I did notice that most other units had a gutter system that would alleviate this problem.
3. The restrooms at the pool had no working lights in them. Several other tenants claimed they reported this issue but it was never fixed. "

"Credit card double charged.
Island Time was not the one who double charged my card, but their initial denials and slow cooperation getting it corrected contributed to the 3 week delay getting credit. I stayed at Lighthouse TENNIS, but again Island Time didn’t know the code to access the courts and did not seem very concerned that I might not get access to the amenity that was why I chose this condo.
If you are renting in Sea Pines, please note that guests are not allowed to park at the Beach Club nearest South Beach.
Otherwise, the rental experience rated about 4/5 stars. I can not recommend Island Time. "
