The unit was not clean upon arrival so we cleaned it ourselves. It was aparent that it had not been cleaned throughly in quite some time. The instructions say to call if cleaning is needed, but when on vacation who has time for that? There was other "hokey" items such as a power outlet half hanging out of the wall, and a bath mirror taped to a door. The unit is in desperate need of a remodel (not a paint over the shower solution, but down to the studs remodel). The balcony had 2 layers of carpet (one that started to blow off on our stay), and felt like it had soft spots in the wood.
The pool was good, and access to the beach with gates was nice. The breakers location overall was good, with some dated observances including the walking deck had some rotted wood that broke through. "

"Wonderful family vacation
Our first family vacation with our 1 year old was great! Easy access right to Coligny Plaza and the beach. View from the balcony is gorgeous. There was some bad wind on our trip and we could easily see the beach warning flags from the balcony which was nice. Bedroom was the perfect size - we were able to set up our daughter's pack n play easily every night. Looking forward to rebooking!

"Beach front property centrally located
This unit was recently renovated and clean. The two bikes included enabled us to explore local attractions using a huge network of bicycle paths. Daily walks on the beach featured dolphins and pelicans fishing the ocean.
If you like a firm mattress beware that the bed was soft and uncomfortable. The elevator was out of service for several days. Walking to and from the third floor was a chore especially at check out."

"Another great week at North Forest Beach!
I’ve been taking my kids here for over a decade for a slow paced summer week on the coast. The property (309) was wonderful. The view is amazing, the place was clean and very comfortable. The tv is easy to use and works. The kitchenette is small but functional. Overall a great place and I would happily stay here again."

"3 star VS 5 star
My wife and I just got back on 9/25/21 from our stay. I waited a few days to think about our stay to give an honest review. We have stayed at the Breakers many times on different floors and different ocean views. So here is our review:
The best reason to stay at the Breakers is the LOCATION. Everything you need is across the street from food to bars to shopping, and of course the oceanfront location with pools. This unit without doubt had the best view of all the units we have stayed in. This unit also has the best TV's (1 large screen in each room) we have had. That is the good. Now for the BAD.
When you first walk in you see a 6 unit chester drawer that is missing knobs (they are in the top drawer but never replaced). Then you go to the bathroom and the toilet seat leans to one sides and the toilet paper rack is so close it actually touches the toilet seat. The shower rack is rusted and needs replaced and the vanity mirror has spots all over it that do not rub off.
The living area is nice but the wall mirrors are also spotted. There is no carpet as the pictures show.
The balcony is the selling point of this unit but the pictures are not realistic. The furniture shown is not there (2 older older zero gravity chairs now) and when you walk out the first step has been replaced and covered over with a make shift piece of carpet.
We are giving this unit an overall 3 because with a little investment by the owner and with the up coming elevator this can be a 4 to 5 star unit. "

"Oceanfront Aging Unit - No Cover Over Balcony and No Elevator
Loved the oceanfront view from inside, but missed having an elevator. The unit is cute, but aging, and needs a thorough cleaning, including furniture, a/c vents and bathtub. The balcony is not covered so it was too hot to sit out there. Balcony carpeting has a giant tear in front of the door and needs to be replaced. "

"Beautiful View Great Location
Overall it was perfect. Great location, great view. Was able to drink coffee on the balcony and watch dolphins, yoga sessions, lifeguards setting up, and even deer living in the dunes. Our room was not cleaned by 4pm but the amount of people vacationing must be hard on the crew. We just grabbed the car tag out of the room and went to the pool. Our kids never knew anything was wrong. "

"Breakers
We are return guest to the Breakers condominiums so we are very familiar with the rentals and location. All the units are the same which is a good thing. What can differentiate one from another is furnishings and cleanliness. This unit was furnished much like all the others we have stayed. The unit was relatively clean except for the shower/tub and I'm not sure it could be cleaned. Otherwise it was a typical stay at The Breakers. "

"7 night Vacation
The location was perfect! We’ve stayed at The Breaker’s numerous times. It’s close to everything. This spot was our favorite, since it was on the top floor the balcony was open so we could catch sun from there. We loved that it included bicycles. Saved a little $$. Great stay!"

"Not recommended if you have other options
Great location but unit needed attention. Floors weren't mopped, dusty fixtures, dirty rugs, bed comforter was stained. Wonder if it really is cleaned regularly or just fresh towels and sheet brought in? AC wasn't working, called maintenance and still didn't work. Tiny kitchen and awkward sink, deck floor felt like it would fall in and there was no notice the deck door would lock you out...we found that warning tucked away in a basket and it should be ON the door! Tiny bunk beds only fit for small child. DVD player wouldn't work, due to remote leaking battery. Bikes were very nice addition but couldn't adjust seat because rusted parts. "

"Another wonderful visit
We've stayed at the Breakers for many years and it was a rewarding visit as always. Proximity to Coligny Plaza is very useful. Views were beautiful. Access to beach is perfect. Alas, the new elevator was not yet working."

"Sad, dirty and outdated.
1) Very dirty stains on the rug and ants all over the living room rug.
2) Kitchen ceiling vent blows black soot clumps all over the place. So we didn’t want to eat there.
3) Kitchen was poorly stocked. Old ugly dishes. Didn’t want to use them.
4) Very old furnishing. Would never want to come back to this unit.
5) Balcony rug should be removed. It was so ugly and dirty too. New outdoor
furniture as well.
6) The view was great.
7) We have been coming to the Breakers for years and were very happy. Not this time. Sorry."

"Perfect location for a Hilton Head Island beach vacation
The location was perfect. Could not have been better.
The balcony has ocean front view. Nothing between your apartment and the beach (except some short bushes).
And 3 min walk from the apartment to the beach.
The apartment perfect for 2 people though it can hold more (pull-out sofa bed).
The only 2 minor gripes are the internet requires double authentication (via a web login page). So could not setup my ROKU. If the login was simpler that would be great.
And only 1 of the 2 bicycles had a the apartment address on it. I guess the 2nd bike is the one right next to it but would be nice if it was clearly marked."

"Slice of Heaven
We had a lovely comfortable visit in #309–it was very clean (except for stained living room area rug that needs to be replaced). Nicely updated, plenty of room for 2. We loved the resort itself and the pool area. We already have plans to return next fall."

"Great condo on the beach!
Excellent condo on the beach. It’s also very close to shopping and dining areas. Beach chairs and umbrellas available to rent on the beach. The condo was very clean and had an excellent view from overlooking the beach. I would stay here again. "

"Could be good...
The property itself is exactly as I expected. Not high end or large, but a good value for oceanfront in a convenient location. I chose this specific condo because it was a top floor end unit. I understood that there was no elevator and had no problem with the stairs located beside the unit. There are also stairs on the pool side of the oceanfront condos= convenient to beach access/pool.
As for the condo itself:
The only bedroom is the entry room to the condo which must be walked through to access the remainder of the condo. Therefore, there is no privacy from others. Most renters will be a couple due to the size of the condo or have small children so this may not be a deal breaker. However, I was traveling with my two sons (13 and 15) who are too big for the petit bunk beds. They are super narrow and are great for small kids but not older ones - my boys are not big for their ages. Still, they are a good option for additional sleeping if needed and the size suits you. As for the quality of the decor and furnishings, it is obvious that the condo was once loved and was originally well thought out. Unfortunately, it has been awhile. The kitchen desperately needs to be restocked and thought out again. There is no oven. The convection on the microwave did not work and I had no way to prepare the food I'd brought during Covid stay at home restrictions. Perhaps a newer speed / convection oven would be the ticket without reconfiguring the space. The sink is the size of a bar sink- too small to wash a larger pot and is inconvenient. The toaster was absolutely nasty and needs replacement. The floors were dirty, upholstery needs cleaning, etc... Finally, there is no bedside table in the bedroom. I pulled a drawer out and used it which worked ok. But there are no bedside lights. Perhaps a shelf behind the bed with two wall lamps?
In short, the condo could be a good fit for a couple or small family with better cleaning and some updates."

We spent three months at this unit January February March. It is a lovely position on the property. We have a fantastic View and it is quiet being on the end. The stairs do not bother us at all. The upgrades that were done in 2020 were very helpful. We always look forward to our Winters. Thank you very much.!"

Beautiful views,awesome sunrises,clean wife wanted to revisit Breakers for our 50th anniversary,unfortunately the room was not what we expected,four floors up no elevator this unit was right next to public beach access,lots of loud noises,and the bar on the beach was so loud could not keep our doors open,or listen to a football game.this unit is not for elderly couple looking for a peaceful vacation,shower dirty floors dirty and killed big bug on floor,They did spray the following day,for a younger couple with kids it would be great."

"Nice Stay
309 Breakers was clean and right on ocean. The smell of an illegal substance coming from #209 below the entire stay was a bit overwhelming. Even my 12 year old commented on it. There was one lounge chair on the deck missing (maybe update the picture). The deck railing was very loose- it looked like the wood has rotted away from the screw. The bed was extremely soft! The place is small. The location and pool were nice. The bike rentals were easy to locate and use as well. "

"Nice location
Property was clean, the manager was sometimes hard to get a hold of prior to our arrival. The layout is shown in pictures, but the porch furniture was not as shown. There were two chairs, neither of which was shown. Other than that, we had a good time and loved the proximity to nearby shops and restaurants. Word of careful on the stairs!! On the last day of out trip (thank goodness!), I tripped and fell and really hurt myself. "

"Good family gateaway
Overall the property was good, it does need some update. The sofa bed is not comfortable at all. There was only 1 outside chair, some of the lights did not work, but overall we enjoyed our stay. The view was wonderful and a plus on the beach chairs. "

"Hurricane Florence - ruined our stay
This would be our 4th year in this condo..we checked in on Saturday the 8th of September 2018 and had a wonderful Sunday & Monday on the beach until we came into our condo at 5:30 PM on Monday the 10th and were informed by the Governor of the beautiful state of South Carolina on the weather channel that we MUST evacuate Tuesday the 11th. It was not the vacation we wanted to leave by any means but safety is 1st and foremost the biggest concern. Island Rentals of Hilton Head sent an email stating they would be securing units Tuesday morning prior to the mandatory evacuation and to leave prior to the mandatory start so we packed up and left Tuesday morning. It was the worst drive...should have taken us 10 hours to get home and it took 17 hours due to traffic jams in Charlotte, NC (what a mess that is!!!!) & the West Virginia turnpike. I am now in the process of recovering the 4 days we were not able to stay from the Travel Insurance Company (so glad we purchased this!!) I hope next year will be better because we love the location of this condo & Hilton Head!!! Besides the weather the condo could use some updating, the couch for sure needs to be replaced and the (1) lounge chair (there are not 2 of them) on the patio needs to go and be replaced by a nice small table & 2 chairs. "

This is my family's third stay at the Breakers and I can say the location is great but I see a decline in maintenance and repairs are needed. Not having an oven was a problem and the sink and stove were too small. A walkway would be good to get to unit instead of entering and exiting from the driveway a safety issue."

"Great get-away for two or three people
Location, location, location-this sweet little unit has an AMAZING direct ocean view and is in easy walking distance of Coligny Square (restaurants, grocery, shops). A couple of challenges: the mattresses were not comfortable, the couch has seen many better days and needs to be replaced, there was only one wine glass, and the ice maker didn't work while we were there in spite of a request for repair. The management company didn't respond to my Saturday night email requesting help with the ice maker and the beeping smoke alarm so I called them again on Monday morning. They sent someone out that afternoon who fixed several items but they didn't tell us that the ice maker still didn't work until I called again on Tuesday. Kudos to the cleaning service who left us more than enough towels, toilet paper, dish detergent, garbage bags, etc. for two people for a week. Another plus: the two bikes and four beach chairs which came with the unit were great perks saving us time and money!"

"If you come to hear the Ocean Waves—Not going to happen!!
This beautifully renovated condo is just in the wrong location. The condo complex south of Coligny Beach plays music everyday all afternoon until after midnight. The porches of 306, 307, 308 line up with the bedroom window. We had to ask the loud ladies at 2am to keep the volume down. They stopped at 3 am. On Saturday we awoke to a multitude of constant barking dogs. Coligny Beach had a dog adoption and dog beach walk from 7-12 am. The announcer for the event sounded like he was standing next to you. The Complex is very old. There is no elevator. The porch is full of dry rot and the floor boards are spongy when you walk out. Scary! The unit is extremely small-520 sg ft. No more than 2 people. There is no stove. There is no office for on site management to take problems to. There’s is no security- people from Coligny Beach can walk anyplace in the complex. Did not see anyone check the water quality of the pool. No hot tub. No BBQ. The patio door locks you on the porch and there is no help. I would choose another complex. Travis, the property management was very helpful and responded to problems immediately. The unit is beautifully decorated and updated. We wanted quiet and to hear the ocean waves but all we heard was noise."
