• The Booking Processing Fee plus tax and Credit Card fee plus tax are non-refundable.

Homes:
• Before 61 days of arrival date we will refund the initial payment after the forfeiture of the booking processing fee plus tax and the Credit Card fee plus tax if applicable.
• Between 60 and 31 days prior forfeiture of 50% of the total booking charges.
• Inside 30 days of arrival date all payments are nonrefundable
• The Booking Processing Fee plus tax and Credit Card fee plus tax are non-refundable.

Long Stay Reservations – reservations for 28 days or more.
• Before 91 Days of arrival date we will refund the initial payment after the forfeiture of the booking processing fee plus tax and the Credit Card fee plus tax if applicable.
• Inside 60 days of arrival date all payments are nonrefundable
• The Booking Processing Fee plus tax and Credit Card fee plus tax are non-refundable.

Trip Preservation –We recommend purchasing travel insurance to protect your investment. If Guest has purchased travel insurance, any or all trip reimbursement will be subject to the policy terms and conditions. The travel insurance agreement is between Guest and the Policy Provider. (Property Management) is not the policy provider, Rental Guardian Insurance Services is the holder.
• If selected, the travel insurance premium is charged at the time of selection and is nonrefundable.

Early Departures and No Shows - No refunds for early departures or no-shows. If you have purchased travel insurance, any or all trip reimbursement will be subject to the policy terms and conditions.

Storms - There are no refunds given for cancelation or interruption of your stay due to an event of inclement weather including: a tropical storm, tropical depression, hurricane, or named storm, and all payments will be forfeited. If Guest has purchased travel insurance, any or all trip reimbursement is between you and the insurance company and will be subject to the policy terms and conditions.

Cancellation Refund Schedule –The Cancellation Policy is binding at the time of booking; as outlined in Reservation Confirmation, failure to complete the rental agreement does not exclude Guest from responsibilities of the Cancellation Policy.

"Family Vaca 2025
I have a family of 14 and we all stayed in 1013 Seacrest!
Everything was perfect. Everyone loved that there was a king size bed for every couple. The only downfall that we really had was the fact that there was scaffolding up and it just didn’t make for picture taking very easy.
The staff at Island time is exceptional!!!
My only complaint would be that the outdoor furniture could use a really good cleaning and the carpets need cleaned on the inside."

"August Family Vacay
The rental space itself has so much room accommodated our large, growing family very well. The beds were extremely comfortable, and all the appliances were top of the line. The only thing that I would recommend would be monitoring who is cleaning. The floors were disgusting and many of the showers have hair all over the wall still, that was a little alarming, but otherwise we had a nice. "

"Family Favorite
The property is a family favorite. Both 101 and 103 are furnished nicely and excellent location. Only two issues while we were there this last week - the air in the master bedroom's not working but was immediately correceted after we called and the refrigerator )101) was not very cold and ice maker did not seem to function properly. Great experience as always."

"Not children friendly
There are no directions to get around but after a couple days of 'wandering around' you will figure it out. Also after you are gone they will send you a bill for anything not left perfectly. I will avoid it from now on. Worst place on the Island we have every stayed at and we have come to HHI since 1988 almost every year (minus a couple). Even owned property on the island. Look elsewhere is my suggestion."

"Beautiful and spacious for large family
One of the most spacious and well equipped condos in the Forest Beach area. We’ve stayed at the Seacrest complex for over 10 years and Seacrest 1013 is perfect when you need extra space. The living area can accommodate large groups. There was 11 of us which includes 4 little ones. This unit along with its adjoining unit is beautifully designed and has everything you need. I was shocked to find a pack n play available as well. They have beach items that can been used also. The only thing is that the appliances are not as user friendly as someone may be used to. Once you figure them out, they are wonderful. We had a few issues come up, but with just a phone call, they were addressed immediately by Island Time, which was wonderful. The only thing I didn’t like was having to leave!! Until next time, thank you!!"

"Excellent Vacay Choice
Both condos were clean and well equipped to help our family enjoy Hilton Head.The stairs had a child gate and young children were safe.The location was perfect- we could walk to interesting place such as the Tiki Hut Bar for musical entertainment, beach, shops (grocery store, restaurants, clothes, souvenirs, etc). Bikes were welcome in the area. We were close to several children play areas, too. The parking was easy.(Property Management) was prompt in returning calls for the minor and/or solvable problems such as learning how to make the dishwasher work."

"Escape the Winter Blues

Couldn’t be in a better location on the beach and across from shopping/restaurants. Rooms were large and spacious and clean. Only complaint is there was no where to wash off feet/ towels when coming off the beach. "

"Family vacation
We had 10 people and plenty of room for all of us between the 2 units. We loved being able to walk to all of the restaurants and shops...we were in the middle of everything. The main unit was beautifully decorated and well maintained. All high end appliances were a little tricky but we figured them out. The only negatives that we had were the late check in and the kind of long walk to the beach and pool....but that helped to get my steps in. Overall, everything was delightful."

"Family trip
Fabulous location, steps to the beach. Beautiful grounds and pools, although decking & furniture could use some maintenance. We loved the convenience of the pool bar for food & drink. The unit 101 & 103 together comfortably accommodated our family of 12. My husband is in a wheelchair and the elevator made it possible for him to enter the unit. Unfortunately, though, the showers are not handicap usable nor are the toilets.We loved the view from the large deck. Our major complaint was even though the bathrooms & kitchen were clean the FLOORS WERE VERY DIRTY and one of the showers only had scalding hot water. Maintenance did respond in 2 days but fortunately there were other showers that could be used. At our request, they were going to wait until we checked out to repair it."
