Welcome to this distinctive vacation property managed locally by (Property Management).

5305 Hampton Place is a two-primary suite villa with stunning ocean views! There is a great bedroom separation, full of natural light, granite, and stainless-steel appliances. This unit is located on the 3rd floor and can be accessed via stairs or elevator.

This spacious, newly renovated oceanfront unit is located in Palmetto Dunes and is conveniently located close to many of the resort's amenities. The open floor plan allows you to enjoy spectacular views from anywhere in the unit. The kitchen is completely stocked and ready to take on any meal you have in mind, and plenty of counterspace ensures you will never feel crowded. It also features a reverse osmosis water filter to ensure clean and tasty drinking water. Have a drink at the bar and then go relax on the patio overlooking the ocean and gardens, which is conveniently attached to the king room as well as the living room.

Each primary bedroom features a king-sized bed, a flat-screen smart TV, plenty of storage for your belongings, and ensuite bathrooms with a walk-in shower.

The balcony features a table with chairs and overlooks the pool and ocean view. Hampton Place features two oceanfront pools, a Jacuzzi, a fitness center, observation decks, and more! You will never tire of watching fabulous sunrises and moonrises out your window!

Please be advised that Hampton Place will undergo exterior painting and window replacement from September 2025 through Memorial Day 2026. While the exact schedule for each building is not yet available, updates will be provided as timelines are finalized. Guests may experience some construction-related noise or activity during this time. We appreciate your understanding as the property undergoes these necessary improvements.

Homes:
• Before 61 days of arrival date we will refund the initial payment after the forfeiture of the booking processing fee plus tax and the Credit Card fee plus tax if applicable.
• Between 60 and 31 days prior forfeiture of 50% of the total booking charges.
• Inside 30 days of arrival date all payments are nonrefundable
• The Booking Processing Fee plus tax and Credit Card fee plus tax are non-refundable.

Long Stay Reservations – reservations for 28 days or more.
• Before 91 Days of arrival date we will refund the initial payment after the forfeiture of the booking processing fee plus tax and the Credit Card fee plus tax if applicable.

Trip Preservation –We recommend purchasing travel insurance to protect your investment. If Guest has purchased travel insurance, any or all trip reimbursement will be subject to the policy terms and conditions. The travel insurance agreement is between Guest and the Policy Provider. (Property Management) is not the policy provider, Rental Guardian Insurance Services is the holder.
• If selected, the travel insurance premium is charged at the time of selection and is nonrefundable.

Early Departures and No Shows - No refunds for early departures or no-shows. If you have purchased travel insurance, any or all trip reimbursement will be subject to the policy terms and conditions.

Storms - There are no refunds given for cancelation or interruption of your stay due to an event of inclement weather including: a tropical storm, tropical depression, hurricane, or named storm, and all payments will be forfeited. If Guest has purchased travel insurance, any or all trip reimbursement is between you and the insurance company and will be subject to the policy terms and conditions.

Cancellation Refund Schedule –The Cancellation Policy is binding at the time of booking; as outlined in Reservation Confirmation, failure to complete the rental agreement does not exclude Guest from responsibilities of the Cancellation Policy.

"Exceptional Unit
This is a very nice unit, updated throughout and well cleaned. Balcony Ocean view is awesome. Very nice grounds with great Pool and Deck areas. Helpful Hints: Run dishwasher and washing machine after showers are taken. Issues: Sliding glass doors need adjustment. Super hard to open. Doubt a 75 year old man or woman could open them. Also holes in window screens is an easy and inexpensive fix. Really should be part of a weekly or monthly inspection and repaired as needed. Ball Gear Rental for us was useless and was an $250 donation to IT. Island Time Issue: We had people enter our Unit twice unannounced. This is extremely disrespectful. Protocol should be to Knock, then wait 10 seconds before entering. If the Unit must be entered for any reason, the occupants should be notified and this should be arranged whenever possible. We do not know these people and this was very disturbing to us. Security for Unit renters should be a top consideration."

"Relaxing vacation spot!
Our family of four (two adults, two teens) just returned from spending our spring break at this property and already hope to return! Amazing location. Beautiful condo with a gorgeous view. Right on the beach. Quiet. The only bummer was that the pool was closed for a couple days during our stay for deck repair, but we just spent more time on the beach. It is evident that they are committed to maintaining the property - it's incredibly clean and well kept. Highly recommend."

"The Perfect Hilton Head Getaway
This was our first visit to Hilton Head and 5305 lived up to our expectations. Island Time was a great resource with their guestbook offering everything we needed to know before we started exploring for ourselves. The property was very clean, even the trash chute was a pleasant experience. We joked that every place we wanted to go was 15 minutes or less making it a very central location to explore the entire island without sitting in the car for long periods of time. We will be back and highly recommend this property! "

"Relaxing stay!
What a great location! We loved that you go back and forth from the pool to the beach so easily. We brought a volleyball net and some beach games that we left set up on the beach while we came back inside to have lunch, it’s such a family friendly place that no one bothers your things. The views are amazing and the condo was perfect for a family of 5. It was a cozy place to come and relax between activities. If you rent gear through VayKLife and plan on bringing lots of gear to the beach do yourself a favor and rent the wagon, it was a game changer and made life so much easier with kids. I do wish the condo was equipped with beach towels (which we forgot to bring) but we just ended up washing the bath towels daily. The palmetto dunes area offers just enough activities to keep the kids entertained. The Buggy service that takes you to shelter cove and through Palmetto dunes was a nice bonus that we were unaware of when booking. We loved this location so much, we’ll definitely be staying here again. "

"Close to beach and beautifully renovated
We loved this condo!! It was beautifully renovated and very clean when we arrived! Easy to get from parking to room and a short easy walk to the beach. The view from the balcony was amazing! Only complaint is there were not any blackout shades in the master. There was so much light that came in at night and in the morning. It was a great location on the island, close to everything. We really enjoyed this condo and would definitely stay in it again. "

"Absolutely OUTSTANDING
We cannot say enough about 5305 Hampton Place! This amazing condo exceeded our expectations. It’s so hard to gage photos, even videos but this surpassed our curiosity.
5305 was EXTREMELY clean and well maintained.
We had a tiny glitch with our air conditioner, which was an easy and inexpensive fix and property maintenance was there within a couple of hours of handle it. They also were in contact with the condo owner and he went out of his way to make sure we were comfortable and satisfied with the minor repair.
We give 5305 Hampton Plave a 100 out of 10!!! We will definitely be back! Thank you to all that made our vacation perfect! "

"Clean and beautiful!
My daughter and I loved our condo. Very nicely decorated and updated. Appliances are thoroughly clean and up to date. It was wonderful to have a Keurig and have filtered water at the sink and the fridge. The two king size beds are a dream to sleep on and the sheets are nice too. I wish I could’ve taken the master bath shower with me - very open and no humidity in the bathroom either.
I highly recommend this condo. "

"Peace on the Beach
Palmetto Dunes is a private gated resort community that is beautifully maintained. It has a small convenience store where you may rent bicycles or beach equipment while staying at the resort. The Hampton buildings and grounds are manicured and are extremely clean. There were minimal guests during our stay mid to late October, so the location was quiet. The buildings have elevator and assigned parking for some residences. Our home was beautifully decorated with fine linens, and the furniture very comfortable. We were a stones throw from the beach. The rental company was extremely attentive before and during the stay with whatever we needed. Prepare to purchase condiments outside of salt and pepper available. All other condiments had to be purchased, as well, such as foil, plastic wrap, and zip lock baggies. There was an amazing view of the ocean available from the living-room. When it was cool enough to leave the sliding doors open during some nights, we to listen to the ocean calling us. The bedrooms werde also beautifully decorated, with TV’s in each. Each bedroom had an angled view of the ocean when standing in front of the windows or sliding glass doors. When lying in bed, the View is of the next building across the way. Repositioning the furniture would give a full view of the ocean from each bedroom. The bedrooms and the deck overlook a beautiful courtyard with gorgeous landscaping and the pools. Swings are available to sit on near the ocean when you return from the beach and there is a private up-leveled deck near the ocean to sun on. There are two pools, outdoor barbecue grills, or outdoor showers to clean yourself off after a day at the beach. The residence has a Kureig coffee machine as well as a regular coffee machine. There are however, minimal dish, silverware, and towel choices. It was a beautiful home away from home for a week."

"Lovely home but...
The home was lovely, great location, I had forgotten my hair tools at the villa, called to let the management co. know and that I would gladly pay them any expense to go get them and of course the shipping costs to mail them to me. Waited a couple days, heard nothing, so emailed and was told they weren’t there and if the “turned up” I would get a call. I told them exactly where they were at, what drawer they were in, so someone has taken them. If people take from your renters/customers they certainly will take from the owners. I felt staying at Hampton Place would be top notch and the home really was, just not who manages it. Also when we arrived had no info on how to enter the villa, made several calls, finally got help after half an hour. After driving 6 hrs., it was frustrating, they said they had emailed me info about arrival and had the code in that email, no it wasn’t because I brought that email with me to make sure I had what I needed to enter. Property management needs some help. I am truly surprised that my hair tools (cost of $200.00), were taken when I explicitly told Brenda where they were located at."
