Prior to arrival, if a guest has to shorten their stay or change their unit, normal cancellation penalties may apply, whether they are insured or not. Refunds issued by will be issued no more than 30 days after departure date of original stay. Gulf Dunnes 101
The Rental was not up to par. Upon entering the tv in the 2nd bedroom cable had trouble connecting throughout the whole stay. 3rd bedroom beds were never laundered in between guest. The Rugs in that room were dirty.
The sink in the 2nd bedroom had a slow drain.
Yes I’m aware I booked late and received the last condo available I expected it to be totally usable.
Also the washing machine was disconnected. No water��‍♀️.

As I have booked with you the year before my experience this year was not good.

"Gulf Dunes 101 Rental
We enjoyed out stay at Gulf Dunes 101 in Ft. Walton beach. The location is great and right on the ocean/beach. Walking distance to restaurants and the pier. They have standard ammenities such as pools, tennis court, beach vollyball, umbrella/chairs, as well as paddleboards and kayaks for rent. Everything seems to be kept up and nice. The condo had a good layout, comfortable furniture and updated kitchen. There were a couple minor maintenance issues that didn't hinder our stay and I reported at the end. Brooks and Shorey was easy to work with and good with communication. Everyone I dealt with there was very helpful."

"We will be back!
There were six of us. This was perfect for a big group! Clean and loved having all the windows! Great location and the beach was mind blowing! We didn’t have any issues whatsoever! We might stay a couple floors higher next time just to have a better view of the beach but this was a great room!!! "

"Great Ocean Getaway
We really enjoyed our short time here. The condo was clean and spacious, the ocean was right there and beautiful. It was really convenient to go down to the beach in the morning and get our free chairs and umbrella. We would definitely stay here again. Our only complaint would be the pool. It would have been nice to have a bigger pool with some cool features."

"Good time even with poor weather

"Wonderful vacation spot
This is our third year staying with brooks and Shorey resorts. I loved the fact this was a first floor. I liked there were stairs to the condo. The condo had everything we needed. Deliveries found us easily. Everything was super close in proximity. Was very clean and comfortable. The only concerns I had were the tub didn’t drain very fast and there was something glass broken under the couch..... most people don’t look under the couch but my children lost a toy so we looked and cleaned the glass. No one was harmed and everyone had a great time. "

"Emerald Coast
I stay at Gulf Dunes every time I am on the Emerald Coast. My visit in September was marred a bit by the area rug in the living room was soaking wet and had started to smell. The staff removed the rug within 24 hours. While this stay was not the best, every other time I have been there, it has been great. I will still stay at Gulf Dunes in the future."

"101 Review
I believe this is the 4th time we have stayed at this location. We truly love it! The only issues I had were for the stained couch, carpet in the living room needed to be cleaned. The front door of the condo is not in the best condition and there seems to have been a leak in the smallest room and it had mildew residue. "

"Disappointed
The beach access was the best part of this property. After checking in, we were unable to access our room. The door lock was jammed. We called maintenance and the door was worked on several times. We still were unable to get inside. We demanded and new lock and this resolved the problem. We were very disappointed in the cleanliness. There was mold growing in the a/c vent and they were dripping water. The a/c did not cool. We fortunately had brought box fans so we were not too uncomfortable at night. The refrigerator was not cooling properly. We had food spoil and drinks and other food items were kept slightly cooler than room temp. We had to bring an ice chest up and buy ice to keep our food at proper storage temperature. The WiFi did not work. The DVD player did not work. Only one receptical at each electrical outlet would work throughout the entire condo. Beach staff were rude. Apparently someone was reserving extra chairs and umbrellas using our room number. After we informed the staff that it was not us and that we weren’t even there on the dates this happened, we were still harassed. We were disappointed. We will def be staying somewhere different in the future. "
