The room was well appointed with modern appliances. It was clean and beautifully furnished. The view from both the living room and master bedroom was beautiful. We could have easily and happily stayed there for a month or longer."

"Gulf Dunes 504
This was our second stay in unit 504. We chose it because of the excellent experience we had the first time we stayed there. In all, our experience was good this time as well, but the cleanliness didn’t meet our expectations.
Upon arriving we found the floors filthy. I mean been there one hour and our feet were black filthy. Also one toilet wasn’t cleaned, and all flat surfaces were smudged and sticky. Later we discovered all the cooking ware was greasy requiring us to re-wash everything we were going to use before use.
This was very disappointing. I know your checkout requirements expect the outgoing guest to perform some minimal cleaning tasks, but it is the responsibility of the facility management to ensure high cleanliness standards are met prior to arrival of the next guests. Considering that each guest pays $150 for departing cleaning, there is absolutely no reason why we should have arrived to find the unit that dirty."

"Awesome beach front views on an amazing property
A little less touristy and busy than Destin or Pensacola which was exactly what we were looking for. Condo property was well kept. The condo itself was updated and clean. Much bigger than your typical beachfront condo. Would definitely stay again!"

"Wonderful condo
The condo was gorgeous. We loved the comfy furniture on the patio. The new pretty paint color blended with the gulf waters. We loved the small double doors going into the master. Great solution to the awkward original design. Very clean. We will definitely request this unit again. Brooks and Shorey staff are awesome and extremely accommodating. "

"Great week at the beach
We have booked through Brookes and Shorey in the past and have never had any major issues. This property was well maintained and in a great location. The only complaint I have was it was not the most spotless unit we have stayed in. I believe they were running behind that day on cleaning as we were not able to check in right at 4 . The floors were wet when we arrived, but they were very dirty. All of our feet were black and my sons legs and arms were black form playing with his toys on the floor so I believe they just did a spot job with water. We wore shoes inside all week and everything was fine other than that."

"A Week of Sunshine
As always, the process with B&S was smooth and super easy from booking to check-out. The condo was as pictured, beds were comfortable, decor tasteful, and kitchen was better equipped than most we have stayed at so far. Plenty of room plus some for our family of 3. Appreciated the over-sized showers. Very close to the elevators and very short walk to the pool and beach access. Our only complaint would be the cleanliness - which is out of character for B&S - it seems the floors were completely forgotten: sand (and lots of it!) everywhere and sticky spots throughout the condo floor, along with the master bath countertop. The condo otherwise was clean and well-maintained. The property had employees cleaning the pool, walkways, trash, etc daily. Overall, we would return!"

"Wonderful Vacation
Plenty of room. Kitchen with plenty of appliances and dishes. Close to the elevator and beach. Under cover parking was great! The sliding doors didn’t lock well, but there were wooden pieces to make it more secure."

"Nice unit - good location
This is a nice 2 bedroom + bunk room unit with direct beach view. 5th floor is a perfect height for enjoying the view. Unit directly above pool which has advantages and potential disadvantages (more noise). Great parking spot! Dining area is a little crowded but good for up to 6. Property was well maintained and unit was in good shape. Beach was not overcrowded during spring break and the beach service was good as well. No issues with our stay. Received our check in call a little early which was great and check out was easy. "

"A peaceful and relaxing setting
My wife and I had an enjoyable time renting the condo unit at Gulf Dunes.
The rental agency Brooks and Shorey Resorts where very friendly and helpful on there part answering all our questions and making this vacation a wonderful experience. A beach front condo is the only way to go, and this unit provided all the amenities that one would need. Would consider this unit again as a snow-bird from Wisconsin. I can understand why the unit is booked for the 2022 winter Season and why it may be worth to get on there waiting list."

I cannot thank you all enough for a fabulous experience. Kelly was amazing and quickly assisted me with booking of 8 rooms at last minute due to our wedding and having to rebook rooms for guests due to holiday isle dredging and not wanting to be in the middle of it. Maryann at the Gulf Dunes was AMAZINGLY ACCOMMODATING and assisted us with a smile!
All of our rooms were in great condition and all guests were pleased. Our weekend was wonderful because of amazing people like you !!!!!!! We were able to create many memories to last a Lifetime!!!

I always enjoy my visit. I specifically book condo with parking under structure and this year I was very disappointed that I was not informed prior to my stay that maintenance was being done to balcony rails that would cover my car. This was ridiculous!! "

"great location and floor plan, with just a couple of requests
A lot to like, especially the location and floor plan. We also liked the covered parking space and being on the 5th floor. We would request replacing the king bed mattress and updating the furniture in the living room. The latter is more for comfort than for looks, but a new look would also be good. Also, the dishwasher never worked while we were there. Finally, a metal pizza pan would be a nice addition."

"Pretty nice condo
Pros: Great location and a beautiful view! My husband enjoyed the golf. Well stocked kitchen and plenty of towels. Cons:The baseboards in the master bath were dirty. There were no locks on the sliding doors to balcony so they had dowel sticks in the slots. The door to the Master is like a swinging saloon door. Not an issue for us bc ended up just the 2 of us, but if you wanted privacy that would be a problem. Overall a great week but not sure I would stay in this one again. "

"Happy vacationer
We enjoyed our stay at Gulf Dunes 504. The condo his exactly as pictures with close access to the beach. The weather(colder and windy) cooperated about half the time but since the pool was heated the kids were able to swim. Gulf Dunes has two buildings and as you face the buildings from the road the one we stayed in on the left had a heated pool and the one on right was not. A couple things I would encourage ownership to do is to maintenance the sliding doors from the living room, the kids were not strong enough to open since it was too hard to slid. Also the bunkbeds were real squeaky, if the person on top(child) would move at night it would wake the other person up. Other than that everything was in great shape with no visible wear. I would definitely rent again. "

"Beautiful condo, and a great booking experience.
I have always preferred to rent vacation properties from the owner in the past. However, I found this beautiful property online and called Brook & Shorey Resorts to ask questions. I spoke with Marianne and she was so nice and helpful, that I almost felt like I was speaking with the owner, whom they managed it for. Everything was as promised, beautiful and clean with an amazing view of the gulf. The indoor parking space near the elevator as an added bonus. I loved using their app, was very convenient and had so much information available through it! We were able to check in and out, all from our phone. We were there over Labor Day weekend and loved watching the beautiful fireworks display right off our balcony! The location is great, close to everything, yet not overcrowded at all. We would defiantly stay here again! "

"Vacation 2017, Okaloosa Island
Our first of many family vacations! We had not been to this area before and was a little apprehensive in committing to a rental strictly over the internet but the ladies at Brooks and Shorey made the process so easy and made me feel confident in moving forward. The unit was great, had everything we needed and high enough to get the view we were wanting....water! We loved the pool and easy access to beach. We were out every day to setup sun or shine and no one bothered our things! The kids had a lot of fun and we met several nice families. My only suggestion to owners would be to add blinds in second bedroom and have dryer vent professionally cleaned, took a long time for things to dry and maybe a couple of standard height chairs in patio...the high chairs were not comfortable only because I had my knees replaced. I would HIGHLY recommend the Gulf Dunes and unit 594! "

"Gorgeous view! Dirty Condo!!!!!!!
We walked into filthy throw rugs piled on the floor with a wet nasty washcloth on top of that. I took the washcloth to the Brooks and Shorey desk downstairs. I then had to take time to wash the rugs myself. The floors were so dirty, our feet turned black if we did not keep on shoes. Frankly I am very disappointed. This is the second year We were charged a cleaning fee and had to clean up the filth ourselves. "

"Great Condo and Great Location
We have stayed at Gulf Dunes for 6 years now and this unit was definitely one of the nicest properties in the complex. Brooks and Shorey management staff was excellent and very accommodating of our needs. We will definitely stay here again. The only negative was that the king bed mattress in the master bedroom was very hard and not comfortable to our taste."

This condo is excellent! Great location and the beach access was very good. The condo was very nice. The only problem we had was the refrigerator. It leaked water from the freezer to inside the icebox. Marianne with Brooks and Shorey was great to work with. Overall, very satisfied. We will definitely rent again. Okaloosa Island is the best!! Thanks for everything!!"

"Good place to lay my head at night.
I've stayed in another unit in the other GD building so very familiar with this location. It sits on the beach with easy access. Its walking distance from a few tourist & surf shops, a mile or so drive over the bridge to Pubix for grocery shopping, and a few miles from Destin.
This was a nice condo overall and we really enjoyed ourselves. The only cons I have (if you can call them that) are the bathrooms are a little dated & a couple of the kitchen appliances are getting old. The fridge did leak a little but we kept a towel underneath it.
The Brooks & Shorey staff over the phone were great & also fantastic there. The guy that sets up the umbrellas and chairs on the beach is great also."

My family and I really enjoyed the trip to Ft. Walton. Your Rentals were all that you advertise and more. The place is spotless and quiet and looked just like the pictures on line. This year Disney World next year back to Ft. Walton. It's the most beautiful beach I have ever seen in Flordia.

"Gulf Dunes Experience
The overall stay at this location was good. The only complaint about the unit was that the mattresses on the bunk beds were hard. The real estate company, Brooks & Shorey did not disclose over the phone during the reservation process that we would be charged the full amount of the weekly stay on our credit card prior to arrival, which was unprofessional. I was also told by the manager that just about all of the companies are now doing this. However, upon checking myself personally with 8 other well known realtors, this is not true. So, I will probably not use Brooks & Shorey again as a vacation rental company."
