I was disappointed in the condition of the condo. Furniture needs updating. It had cracked tiles on the floor Kitchen was ill equipped. Master bath was not clean. I have stayed at that property before but will not rent this particular condo again. "

"Gulf Dunes 316
Condo is big with a beautiful view,however it could use minimal updating like the furniture and bathroom fixtures. Complex is nice but has the potential to be much better. The pool area is fine, I would add some plants and lights and make it more appealing. Location is awesome. I only gave three stars because there was construction in a unit that sounded like it was inside the unit I rented (it was beyond loud)..the noise was terrible!I thought there was an issue inside 316, called B&S was. told it was construction in another unit, would have been nice to know prior to renting. I was woken by 9 am and had to deal with the noise until 4-5ish. The only other thing I didn't like was no kuerig, but there was a coffee maker. I did ask for a discount due to the construction and was told unfortunately they would not do that. This is approximately the fifth time I have rented from B&S. "

"Location! Location! Location!
This was not our 1st choice condo. Unfortunately, Brooks and Shorey contacted us 48 hours before arrival stating the condo we booked was undergoing renovations and would not be ready for our stay. They gave us 3 options or offered a full refund. This was our anniversary trip and we had spent weeks researching condos for the perfect fit so we did not want to start all over 48 hours prior to arrival. We chose this condo as the best option of those being offered.
All that being said, this condo has a fabulous location! It is directly on the beach with amazing views from the balcony that runs the width of the condo. There are doors to the balcony from the living room and master bedroom. We enjoyed watching the dolphins play and hearing the sound of the surf each day from the balcony.
The condo has a great floorplan if you are traveling with family. In addition to the living room and master bedroom/bathroom, there is a dining area, fully stocked kitchen, 2nd bedroom with 2 beds, another smaller room with bunk beds, plus a 2nd full bathroom and a laundry room. The elevators are fairly quick and parking is right out front.
The entire complex and condo are older but incredibly clean! Every morning we watched the pool people clean the pool and take water samples. There is a boardwalk to the beach with 2 shower stations to remove the sand before heading back to the complex.
Beach chair service was easy. Just choose your chairs/umbrella and take a seat. We had no problems getting front row chairs no matter what time we arrived.
This complex has all beach front units and a large span of beach since the complex runs parallel to the beach which translates into a large beachfront. It never felt crowded unlike some larger complexes that have more units and/or a horseshoe shape which leads to small beach fronts and crowded beach areas.

"Two weeks of beautiful views.
This condo was clean and spacious for our family of five. The view and seeing dolphins were one of the highlights. The entrance to the beach was easy to get to or you had a choice of two pools. One heated. Loved that we were able to cook our own meals and do laundry. Have one request of owners. At least one frying pan larger than 8 inches. We have already booked to come back next year."

"Softball Trip
We were there for a softball tourney in which the location to the fields was excellent with the plus being on the beach. Condo was roomy and in excellent shape. Large balconies is a plus. Was very clean as well. The only thing I would say that would have been nice is that the air conditioner in the right side lobby was working and that there be some way of cooling the elevators. Overall would recommend these condos to family and friends."

Overall, really enjoyed our stay at this condo. It was spacious, on the beach, had carts for bringing stuff up the elevator (ie groceries) and was clean/comfy. We left them a boogie board and a cooler that hopefully future guests can take advantage of. "

We love Okaloosa Island! We visit at least once a year, and Brooks and Shorey, and Gulf Dunes are our go-to rental properties. The beach service is terrific and the views are spectacular! Beach access is limited to one walkway with no ramps, shared between the two condominium units, and the one available walkway is in need of maintenance. The bathrooms in these units need to be upgraded to handicap accessible, for those of us with mobility issues. By the way, we love the new exterior painting to Gulf Dunes! "

"Family Fun
We were told not to expect to be in our rental til 4:00 and that we would get a call when it was ready. To our surprise, we were called at 2:00! We were so excited to be able to go straight to the condo with a code and that it was ready early! The place was clean and welcoming. My family always enjoys being there on a Wednesday night for the fireworks that we have an awesome view of from the large balcony. It never disappoints!! This is our 3rd or 4th stay at Gulf Dunes and we will be back!"

"God's little slice of heaven on earth!
The location was beyond beautiful and the unit was great. We had 6 family members for the week-end and we had plenty of room, really liked that the bunks were in a separate room. There was a lot of dust on lamp shades, behind the tv, and on walls around vents that should be addressed. But that and the very hard mattress were our only complaints. Overall we had a wonderful stay in a very pretty unit with helpful management in the office. We hope we can go back again in the future."

We stayed at Gulf Dunes 316 for 5 days. We had an excellent time. While the unit is a little older, we found it to be be clean and well stocked. We had a great time relaxing on the balcony in the evenings and on the beach during the day. I would definitely stay again!"

"Much needed getaway
This was our once again yearly trip to the beach. We have rented several times from brooks and shorey and was once again very well pleased. The condo was very clean and the view was outstanding. Very spacious and well laid out. The only complaint that any of us 3 couples had was the beds. They were not comfortable at all. This is the first time I’ve ever had a complaint at all and again I’ve stayed many times with them at several different condos. This ones just needs an update on the mattresses. We will return next year and I am sure we will rent again from Brooks and Shorey. Thanks again for a great stay!! "

"Stay was good but wouldn't choose Gulf Dunes again
For the most part, our stay was pleasurable. The condition of the condo was ok. Very disappointing that the glass door leading onto the balcony was in terrible shape, almost impossible to open/close. The king size bed was uncomfortable. The elevators were out of commission part of the time. The pool was very disappointing. Very small and you couldn't see anything but the parking garage and a sand dune. You would have no clue that there was an ocean anywhere nearby because you could not see it from the pool. Overall, the facility was worth renting but was not worth the amount of money charged. If you are going to charge approximately $500 a day, everything should be in working condition and there better be a view when you sit poolside. I, personally, would not stay here again."

"Family Memories
Loved our week at Gulf Dunes even with tropical storm Alberto! This is our 2nd year here but over 10 years at Olaloosa Island. Actually had 3 family units rented here. Love the location and will return. Our unit was clean and had everything we needed. Patio door was difficult to close and maintenance responded very quickly to fix. Only issue was elevator not working which made it extremely difficult to load up for home from the 3rd floor. Also not great for handicapped husband. But again we loved our week here and recommend Gulf Dunes managed by Brooks and Shorey. "

"Our Stay at Gulf Dunes
We had a fantastic stay. We were the there beginning the weekend of 9/7. Hurricane Irma was due to pass by that Monday and we received periodic updates and tips from Brooks and Shorey. Very helpful and kept us feeling prepared as well as safe. We had trouble the first day getting our TV to work. Sent them an email and a guy knocked on my door within 10 minutes. He reprogrammed the remote anb all was well. Can't say enough good things about Brooks and Shorey and our unit. Thanks. "

You couldn't ask for a better location!! There was mini-golf and ice cream about a block away. The unit was very nice and was just like it was described. Very family and kid friendly. We would definitely use this location if we ever came back to the area.

Unit was not dirty, but could have been cleaner. Liked the layout of the rooms with the bunk beds. All in all it was pretty good. The only drawback outside was the elevators didn't work half the time. One suggestion is to have something to hold on to inside the tub for seniors."

"Labor Day weekend
We were there on a weekend that it rained most of the time so we spent more time in the condo than usual, we may have noticed more things that need replacing. Needs a new toaster. The VCR needs to be replaced, did not work properly, the wifi access provided by Brooks & Shorey did not work, the sliding glass door in the den needs to be replaced, the TV in the guest room does not work. Other than that the décor has been upgraded and is friendly on the eyes."

It was the easiest rental we've ever done. No regrets even though we had rain 5 of the 7 days. Beautiful balcony view. The grandkids thoroughly enjoyed it! The only things that were a minus were the sliding glass door in the living room was not user-friendly. It was ridiculous to open and close. And the mattresses were torture. Especially the king. We used blankets and the comforter to build up the mattress so we get some sleep. "
