Great week at the beach! Awesome top floor condo, with breathtaking views of the beach. The condo was well stocked and very comfortable, and Marianne and the property management company Brooks and Shorey were very quick to take care of any questions or minor issue that arose.

"Just Lovely`
Gulf Dunes Condo number 604 is very nice. Updated, comfortable, plenty of everything and "Sparkly Clean!" The wall Colors and Décor are perfect. We enjoyed the Balcony so much!
The kitchen had everything we needed. One of my favorite parts was the Induction Cooktop! Spoiled me. The owners provide things like plastic drinking cups and dishes to take out on the balcony. Plus, a nice set of dinnerware and tea glasses for inside dining.

"Summer 2025 Gulf Dunes
The property needs some maintenance on several levels. Also the unit wasn't very clean and the furniture needs to be updated or cleaned. The A/C definitely needs a tune up and the fire sprinkler system needs to be replace throughout the entire building. "

Our annual Florida coast vacations started in 2012. We have spent 11 of the past 14 yrs on Okaloosa Island and 9 of those were at the Gulf Dunes. Our last stay was during the week of 8/23 - 8/30/2025 and as usual it was amazing. Brooks & Shorey have always met and exceeded our expectations. The sea and my soul have been connected since day one."

"Beautiful Condo
The unit was beautiful and had everything we needed for a week long stay. We loved sitting on the large balcony and watching the dolphins come by. The furniture was very comfortable. A extra bonus is having Stewbys right across the street. We'll definitely stay here again. "

Booked a five night stay over Christmas. Looked at reviews closely and at photos of various units. 604 turned out to be exactly what we needed and everything was just as pictured. Unit was clean and communication with Brooks and Shorey is excellent. We had one small problem with one tv on arrival but after a quick call to Brooks and Shorey it was taken care of immediately. Overall everything was great."

"Just Beachy!

"Beautiful Condo, Great View, Needs new beds/washer/dryer
Our stay in this condo was great. The beds however definitely need to upgraded. The washer/dryer are full of sand and therefore weren't usable. We did get them to bring us up a broom but overall, the furniture needs upgrading. Showers need deep cleaning along with new caulking."

"Memorial Day Week 2024
The condo is in a great location...easy to and from beach, near great food, and easy to get to other activities. Brooks and Shorey were excellent, they were probably the best overall company I have ever booked through, highly recommend them to everyone. The beach service team were amazing and never get enough credit from reviews, we purchased extra chairs and they took great care of us daily. The condo was very nice, however there were a few minor things needing repair. We emailed the noticed issues upon arrival and they were willing to send someone immediately. Highly recommend this unit and this company."

We have stayed with Brooks and Shorey several times and have never been disappointed. Gulf Dunes 604 was a wonderful condo, very clean and well kept! Perfect beachy decor, both of the beds were very comfortable, and everything in the condo was updated and great! The location of the complex is excellent - restaurants, ice cream, and mini golf right across the road. The view from the condo did not disappoint, and the balcony furniture was perfect - it’s the perfect place to sit early in the morning, sip your coffee, and watch the beach “wake up”. The beach attendants were super, super nice. We rented an extra set of chairs/umbrella in addition to the free ones that came with the rental, and they always made sure to set up a group of 4 for us together each day. We would def stay in this unit again! Thank you Brooks and Shorey for another great stay!"

Four adults and a one and a half year old shared this condo on the sixth floor for a week in June. Balcony views amazing, decorated tasteful, both bedrooms had king size beds. Maintenance always available. Stewby’s Seafood Shanty across the street provided excellent carry out seafood. Only future request: hand mixer and additional cookie sheet. We would rent this condo again."

"Okaloosa Island... A magical place!
Upon walking into the Gulf Dunes office, we were immediately greeted by Marianne, who was there 6 days a week to help guests. It was awesome having someone on-site from the company I rented from. The company was great to work with and helped me find the perfect condo for our family. The bonus bunk room was a huge hit! The overall feel of the unit was clean and updated. The pool at the East building where this unit is located was heated and comfortable. There was plenty of space around the pool with lots of chairs to lounge. The walk to the beach was convenient and not far at all! The 2 chairs and umbrella were awesome to have so we didn't have to carry chairs and umbrellas. We love this place and can't wait to come back! The cattywampus dolphin tour was TOP NOTCH and I recommend this amenity to everyone. "

We have rented from Brooks and Shorey for several years and have always had a great experience. Gulf Dunes is one of our favorite condos. 604 was beautifully decorated and comfortable. The only thing I'd add is that I could not find a broom. I accidentally spilled some powdered laundry detergent in the laundry room. There was a vacuum cleaner but no plug close enough to use it. I had to get it up with my hands because I didn't want to just leave it. It was just a very minor inconvenience. Overall, it was great and we'd stay in this unit again. "

The condo we stayed in was immaculate and updated with large screen TVs and new appliances! It was comfortable and beautiful. We have used Brooks and Shorey many times in the past, and will continue to do so in the future! Very nice condo that was perfect for our vacation. Beautiful view of the ocean, comfortable beds (memory foam mattresses on the firmer side but that is what we like), great master bath and shower, plenty of space. The heated pool was a big hit and it was easy for my daughter to meet other kids to play with every day. Very friendly community of guests. Top floor location does mean lots of trips up the stairs but that worked fine for us - do have the option of elevators too. Bring something for your feet because the floors are all tile and are a bit cold for bare feet. Only quibble I can come up with is that the TV in living room is hung high on the wall so not comfortable for family movie night."

We planned our vacation well in advance and then the oil spill happened. The Management was great handling the situation. We had beautiful weather and were glad we made this trip to the Gulf. The building itself was well maintained but the mattresses and bedding in Unit 604 are in great need of replacement. "

Eva was wonderful to work with and very helpful. The manager (the man) on site was also great; one of the girls (check out on Sunday) could be a little more receptive to guests. The view from the balcony was gorgeous. I loved the layout of the condo and the flooring was wonderful. The kitchen was well stocked. The furniture in the living area is very uncomfortable, needs to be replaced, torn cushions. The Master ran warm to hot in temperature. Patio furniture is below average for that condo. But overall it was great..."

"Somewhat dissapointed!
No keys when we arrived. Had to buy ice to keep food cool because of the refrigerater was off and also was told that we would be reinbursed for the ice but wasn't. Sink hose was broken had to clean up because of that. Asked for some type of compensation and was told that the manager would talk with me, never seen him or her. Somewhat dissapointed."
