"Beautiful and a Little Odd
The house was very nice and the location was amazing! The view was incredible. The house was clean and as expected. It wasn’t exactly a simple walk down to the beach. It rained while we were there so it didn’t matter to us. The kitchen was well-stocked. The mattresses were hard so that made for restless nights. We did appreciate the space heaters and extra blankets. The odd part was a tv that would suddenly turn on, full blast, on its own and then back off again. It happened a few times the first day and that was it. Very weird! That being said, we would absolutely go again. Especially if they replace those mattresses. "

"Amazing Views
The view at this property is worth a million dollars. It is perfect for a couple or a small family since it is on the smaller side. it is clean and comfortable but could use some updates. I would stay here again if we end up going back to Dillon Beach. "

"Great Location at Dillon Beach
This is my third stay at Breaking Waves. It's the perfect house for two people. I could sit and look at the ocean all day and check out the activity on the beach. The home is well stocked, but this time I did feel like it needs some updating. The kitchen and bath are starting to look shabby. The decor is lovely, but for the price, some modernization is called for!"

"Million Dollar Views
Good location, awesome views, clean and had everything we wanted. To be honest, the house and furniture are a bit worn. However, it's pleasant, comfortable and homey. Also it's not cluttered with superfluous kitchen supplies or decorative features (two of my pet peeves with rental homes). Two surprises that we especially appreciated were the tray of goodies from the management agency, and the very extensive DVD collection, presumably from the owners. Wifi was great, TV and DVD player were easy to use. Neighborhood is quiet. Loved being right by the ocean, staring out at the sea, hearing the waves, watching the birds & deer, and seeing the moon and stars on clear nights. It IS the California coast in summer, so there was often fog in the mornings, usually clear in the afternoons. We drove either north to Bodega Bay or south to Point Reyes every day, took a hike, went out to dinner. Had a great 5 days! We were happy to be there and would definitely stay there again."

"perfect intimate getaway
Breaking Waves was the perfect place for a romantic getaway. The house is right on the water; we spent mornings doing yoga on the gorgeous deck and evenings bundled up listening to the waves. Well stocked kitchen, small local general store within walking distance if you forget anything. Size of rental was perfect for a couple, or 2 couples if you are close. Can't wait to return. "

Breaking waves rental is a very well equipped cottage & very clean.
The cottage itself is needing some love. Kitchen cupboards and backsplash looks quite old & at first glance dirty. Carpet and decking is also quite old. Decking & outdoor furniture needs updating. The owner has all their coats and backpacks hanging up in entryway, which seems odd. Small details & updating could make this rental five stars. Great location & gorgeous views."

"Stunning View - Natural Beauty
We were on a road trip with my Mom and sister and we fell in love with the Breaking Waves Home and the Dillon Beach community. The wildlife (birds, deer, even a few dolphins passing by the home) was extraordinary and the binoculars included in the home came in handy. It was foggy some of the days but that comes with being in a natural setting. The house has everything needed. It is very clean, with beautiful wood work, decoration and the kitchen is thoughtfully equipped.
Good to know: The loft bed is a tight space and there is no third bedding automatic included in case someone wanted to sleep in the loft bed. The walk to the community beach is further than we thought and comes with up and down hills. It was too much for my Mom who uses a walker. Just thought these practical items might be good to know.
The house comes with a higher prize tag but sometimes memories made are so worth it! We enjoyed our stay tremendously and had a wonderful time!! "

"Foggy Coastal Retreat
House accommodated the 3 of us well. From what we could tell, there are 2 queen sized beds, 1 lofted small twin bed (very high!! with ladder). Kitchen is well stocked with appropriate cooking gear. Dining table large. Living room couches are long, spacious and comfortable. View is beautiful and bright. Deck space is wonderful, but often too windy to appreciate. We were there mid July x 3 days. Fog banked over us the entire time. In-town grocery store is small but extremely well stocked with high end, quality items. An easy 1/2 mile walk away. Neighborhood is extremely quiet. Very few people in the area when we were there. The beach is about a 10 minute walk away. "

"Beautiful view with lovely hike to quiet part of Dillon Beach
Incredible location directly overlooking the water, and just a short hike down to a quiet end of Dillon Beach with lots of tidepools to explore for the kids. The couple of things we ran into were that there were a decent amount of ants around the house (didn't bother us too much since we're sort of used to managing ants at our home as well), when we took off/washed the sheets we found yellow stains underneath, and road out of Dillon Beach to Tomales was a little more winding than we had expected, but overall we had an incredible stay. With the suggestions provided by the management company, we enjoyed the tide pools at the beach (found 2 hermit crabs, one dungeness crab that had washed ashore, tons of mussels, sea snails and anemone), Hagemann Ranch trout fishing, getting oysters at Hog Island Oyster Co, and the unexpectedly wonderful roadside restaurants in Tomales. Being huge fans of fresh fruit and local cheese, we also got to try blueberry picking at Duckworth Farms (Sebastopol), the best strawberries we have ever tasted from Stony Point Strawberry Farm (Petaluma) that have ruined us forever, fresh buffalo mozzarella from Ramini Mozarella (only 15 min away) and cheese curds from Valley Ford Cheese (also 15 min away). And to top it off, the wonderful neighbor next door was so sweet to our kids - chatting with them, letting them play with her dogs and giving them an assortment of sand dollars that she had collected to take home with them. We had an amazing time."

The view was perfect for my elderly mother to enjoy ocean watching. The rental was comfortable and the agency easy to communicate with. I did have to bring appropriate equipment for my mom. Would suggest minor updates for deck furniture, have all blinds in working order, and we had some ants. There were coffee grinds in the coffee maker. I thought the rental price a bit steep for a cabin but the view made it worthwhile."

Just amazing. No, I don’t know the owners. We were locked down in San Francisco and both work a ton. Being on the water...if it was sunny or cloudy day or night....the view was exceptional...just perfect. We saw deer on top of that! The deck and grill made me want to sell my home in San Francisco and be there. "

"Location, Location, Location!
We had an amazing time at Breaking Waves... because of the view and because of the people (family time). Incredible location, especially for those who prefer to walk or bike into town and to the beach.
However, having paid a similar price per night to staying at the Ritz Carlton... there were several basics lacking:
Laundry detergent (we had to buy it).
Sheets and blankets for the loft or couch-falsely advertised as "sleeps five" (management company had to deliver next day after my son froze with only an afghan to use in the drafty loft).
And extra set of towels would be nice... 4 towels for 4 people for 3 days... a bit stingy, especially when laundry supplies are not stocked.
We also had some trouble with bugs... ants in the kitchen upon arrival and found a tick on the couch upon arrival too. Nature I suppose, downside of all the deer that are nice to watch.
But hey, did I mention the location? :-)"

It was Christmas eve and our reservation was canceled... We thought all was lost until we contacted the property owner who offered us this place, even though it was last minute. They even ran through and turned the heat on for us. It's a lovely place right on the water. Amazing views! Great Service"

"Thanksgiving Weekend 2019
Every Thanksgiving a group of us rent a home on the Sonoma Coast for a gathering of the tribe. This year's choice "Breaking Waves" was one of our better choices. What a wonderful location between Bodega Bay and Tomales Bay with the expansive views. As the neighboring houses were empty, we felt like we had the whole promontory to ourselves. As a big windstorm blew on Saturday night, we were cozy in the house listening to the house creaking - if only there was a fireplace. Thanks for providing us with another holiday's memories. "Breaking Waves" was the best yet!!"

We enjoyed our stay immensely! The house was nice and clean, and we went during the week so the neighborhood was quiet with not many people around (no one staying at the neighboring houses). The house is perfectly located to take advantage of the amazing view! We loved hearing the sound of the waves crashing into the rocks below, and spent much of our time just hanging out on the balcony taking it all in. Highly recommend!"

We spent our anniversary weekend at Breaking Waves and had an enjoyable time. Even though the weather did not cooperate for a sunset, the view was still very beautiful. The Dillon Beach Coastal Kitchen had excellent food and we would highly recommend it. We also had an excellent meal up the road in Bodega Bay at a place called Drake's Sonoma Coast. The home was very clean and well stocked with everything we needed. Having a washer and dryer was a big plus. The management staff was very responsive and helpful. We would recommend this home."

"Our Beautiful Stay at Breaking Waves
The vacation stay was wonderful. Breaking Waves was the perfect rental, and the scenery was incredible. The wild life we were able to see a memory that my family will always remember. On my wife's Birthday, we used the binoculars at the rental and watched 4 dolphins swimming in the ocean. I have been coming to Dillions Beach for years and never saw dolphins, that was a sight to see. The rental itself was nice and cozy, great kitchen, space and all around perfect for the beach. The parking was a bit steep, but it worked. The bathroom, living room and bedrooms and beds were great. I will definitely go back soon as we all had a time of peace and relaxation. I would recommend this rental to anyone, and I say this with sincerity, and not just saying it. Breaking Waves was awesome!"

This property worked well for bringing the dogs with us on vacation. The plexy glass walled in deck allowed the dogs to view everything safely and knocked down the wind sufficiently for us creating even more views. The location is great with an easy beach access down the street. "

Convenient to the East Bay, this Oceana Marin house is perfectly sized for two couples with a relaxation agenda. It's unassuming among some of the newer mini-mansions (a quality we prefer), quiet, private and perched right above the Pacific. Beach access is a minute's walk away on a social trail, and the deck is wind-protected. The open kitchen is well designed and tricked out with high quality gear. In our tradition, Dillon Beach retreats are for conversation and cuisine, but if you need digital entertainment, Breaking Waves has a great setup. The SONOS system allowed us to create an eclectic soundtrack. We'll be back!"

"It would have been very nice if there hadn't been construction
I wasn't going to write a review but if this will stop the "reminder" emails, here you go. Nice house. Amazing view. Property management place neglected to tell us there was construction going on in the house, next door and around the neighborhood. Construction workers showed up on first morning. After complaining, we were able to get an offer of a one night refund. The property management representatives were unapologetic and condescending in follow-up emails. Will not be staying in any of their properties again."

"Wonderful Ocean View Retreat
This property was exactly what we were looking for and was as described. There were good views from the master bedroom, kitchen and living area. One could see rolling waves from both inside and outside the unit. The deck was great for a dog. The beach was about a 10 minute walk away. The unit was well equipped. The description and pictures are accurate. There is a guest book and those visiting have been very pleased. The carpet is light in color so we took extra care with our dog when returning from the beach but everything worked out fine. We look forward to returning some day to Breaking Waves!"

We loved our stay at Dillon Beach and it's one of the best vacations we've had! The property is absolutely beautiful and perfect for small families. It's so hard to find smaller places to stay and we loved that this was just the right size. The house was so clean and quality of the furniture and bedding was surprising (no lumpy mattresses here!). The place felt like home and not some dusty vacation place that sits empty for a long time. The views off the deck and the amenities were perfect. The heater in the house is great for chilly nights. We were there during a strange, record breaking heat wave and the house was a bit hard to cool down - luckily we brought a fan which helped somewhat. Sitting outside was great though and helped keep us cool. :)"

A brief note, the second bedroom with the bunk will really only sleep two. The place is set up for a couple with two children. "Beautiful home and Breathtaking View
We stayed in the Breaking Waves house in June and had an amazing vacation. The view is breathtaking ! The location is perfect. The wraparound balcony is incredible. The house is very close to Dillon Beach (10 minutes walk, or a few mins of drive) which is lovely. Dillon Beach is very dog friendly and our two dogs loved it. The house was very clean, very comfortable and perfect size for us. Everything worked great including the TV and all appliances in the kitchen, and the Wifi connection was very good. The management company checked in on us on our first day to let us know that if we needed anything they were there to help, which was very nice. Overall, we had a wonderful time, loved the house, and will definitely return ! "

"Beatiful View from Thanksgiving stay 11/24/2016
We went for Thanksgiving and was pleasantly surprised that the kitchen was completely stocked with whatever you need, right down to the meat thermometer. The beds were super comfortable as was the bedding. The satellite was down and it couldn't be fixed during our stay. Not being able to watch TG football and the morning news was a bummer. I had to keep following up for a price adjustment but still haven't received anything. I do understand things happen but TV was advertised and included in the pricing. Better follow up and communication from management would have been nice. Other than that the place was amazing and perfect."

"Rainy get away
We really enjoyed ourselves, however we were not able to connect the WiFi even though we called the management company more than once. Also because of the torrential rains and wind the roof leaked quite extensively. This did not affect our stay (other than listening to the plink plink of water into pots and bowls), but management didn't seem to take it very seriously. If this were my home, I'd expect the company I hired to follow up immediately to document where the rain was coming in, to check for property damage and figure out how to protect my belongings from further damage."

"Beautiful View, House falling apart
The house had a beuatiful view, 180 degree ocean view. Stuff broke almost every day. The heaters didn't work. The WiFi didn't work. The light over the kitchen table didn't work. The circuit breaker kept getting tripped.
The rental company was helpful and came out to fix everything, but it would have been much nicer to have a home where everything worked without calling the company."

As usual our 5 day stay at breaking waves was outstanding. Weather was beautiful especially during walks on the beach.
A few suggestions for the owners or management company to address:
1. Heating - the electric space heaters are woefully insufficient and need upgrading.
2. Bathroom faucet is leaking and needs fixing.
3. Ants are present in the kitchen and need addressing. Leave some ant spray for renters to use if necessary. "

My daughter and I surprised my husband with a weekend get-away at the beach for his birthday. The house was an added surprise for him and we all enjoyed it very much. The house was clean and had everything we needed and then some. The views are to die for and the weather was perfect and we loved that we could bring our furry friends with us. We spent our weekend taking in the view from the deck and walking on the beach. We hope to return very soon."

"Incredible Getaway
My wife and I spent a long weekend at Breaking Waves and loved it. It's the perfect location for venturing up and down PCH 1. We visited oyster farms, went sailing in Bodega Bay and hit wineries along the Sonoma Coast. All the cities in Napa and Sonoma valleys are within an hour drive, but there's so much to do up and down the coast, you might not even want venture too far.
The pictures don't do this place justice. You just can't get tired of the view. The beach is walk-able from the house and it is clean and not crowded. The house is well appointed and up-to-date and the kitchen has everything you need. Cell coverage in the area is spotty at best, but that turned out to be a nice break for us.
Our only regret it that we didn't stay longer. But we'll be back for sure."

"Perfect beach cottage
Perfect long weekend retreat with our grandchildren. Dillon Beach has long been a favorite place of ours. The sunsets were spectacular and for the most part, the weather was perfect. Since the house in on the bluff, it would be pretty windy in the afternoon, but I would still give an overall rating of 9.9/10."

The cabin had a killer view. Weather was cold and ****** so did not enjoy the beach or outside much.
The unit needs some upkeep. The decks were awful, old, soft boards, needs pressure washed and stained. Big hole INSIDE the house by the dining room table. Garage door lock hanging. Loved the view as it was breathtaking but the house just looks not loved anymore."

"Family Escape to the beach
Family of 4 including 2 boys, 13 and 11, fulfilling annual family tradition to break away from busy schedules over Labor weekend and be just us. Boys rated this holiday weekend better than anything else over the (very busy, fun, interesting) summer. Much time spent on pretty-much-private cove. Boogie boarding galore. Moonlight runs on the beach with our headlamps, admiring the stars. Kite flying. Board games. Views beautiful. We all agreed lose a star for the bathroom/shower. Otherwise truly awesome."

"beautiful View
The place had one of the best views you could get. But the house itself needs a lot of help. Island in kitchen was so sticky you could not use and nothing to clean it with. 2 rolls of toilet paper and no towels or extra bedding was a joke. Even at a motel 6 you get more than that. Furniture in bedrooms were very outdated and bathroom needs a lot of work. I have rented many homes and never had as many restrictions and so little extras you usually get by going this route instead of a hotel. Again they view was gorgeous but if you want more than that not worth the money for just a view. I feel very unhappy about the total experience. Sorry I wish I had more nice things to say."

"Best Location!
We came for Thanksgiving 2013 and had a Great time! Stayed for 5 days. The sun was out EVERY day. The beach is a 5 min walk. The home overall is in good shape. Has a Ton of utensils in the kitchen. The garbage can is tiny, so be prepared to bring home a little trash... Also, strap the bungy cord so animals don't get into it and then you have to clean everything up in the driveway... Called in a water rescue and CHP Chopper showed up to pick up 2 kayakers that were nearly swept out to sea after overturning. Crab Sandwiches in Bodega Bay are Great! Will Definitely be back~"

We had the best time. Home is very comfy and clean. The best thing was being surrounded by water. I've rented many beach homes to vaca in. Many had beautiful views, but this home takes it to a whole other level. Only one minor thing wrong. Others have mentioned the dreaded dish towel. They're correct. It smells. Bring your own dish towels to use. Other then that all other linens and towels were just fine. Very clean place. "

"Outstanding Location
The house is located in the perfect place to sit and enjoy the breathtaking view of the ocean. It would have been nicer had the windows been clean. The kitchen was well-equipped and the sound system was great. I do have several complaints. There was only one hand towel and the bath towels were well-worn, as were the bed sheets and blankets. Also, the house is really meant to accommodate one couple and one or two children. The bunk bed is not all that comfortable for an adult. One other major complaint is that there isn't one decent place to sit. The sofa needs to be replaced and the dining chairs were not comfortable at all. Overall, I must say that the incredible location outweighed the imperfections. With a little TLC, the house could be awesome as well. "

This is such an amazing ocean view rental. It's cozy and cabin-y and comfy! Everything you could possibly need is available. Great for a couple or small family getaway. The property management folks are awesome!! We will go again!"

"Beautiful Place
Very comfortable, well equipped vacation home in a spectacular setting. Felt like the ocean was in our living room/dining room/kitchen. Right on the ocean with easy beach access, and in a lovely and quiet residential neighborhood. Not for big gatherings. Perfect for a couple. A fireplace and hot tub would have been great additions, but other than that it was perfect. Falling asleep listening to the ocean every night - so relaxing and peaceful! "

Dillon Beach Property Management was great to deal with - we were looking for a last minute rental, and they were very helpful and were able to offer us a fantastic property. I had contacted a few contacts on other websites before whose customer service was absolutely terrible compared to Dillon Beach Property Management.
