THINGS TO KNOW:
HEATING:
This lovely home has a unique heating system. A passive heating system using thermal/solar panels heats the home quite well throughout the day and well into the night - in fact, it can get pretty toasty on a sunny day, but opening window vents and doors to let in the ocean breeze cools the house nicely if it gets too warm. There's a wood stove in the living room which is the main heat source in the winter. The upstairs bedroom also has a baseboard heater, and the downstairs uses space heaters.

- Wood Stove Directions: Please be sure to bring wood and kindling with you as we do not provide it. We will provide fire starters which you can light with the long lighter. Wood can be purchased close by at the Dillon Beach General Store or the Tomales General Store, but we recommend purchasing on your way to Dillon Beach.

Cancellations: As an initial deposit, we take 50% of the reservation total at the time of your booking.  The remaining balance will be automatically charged to the card on file 60 days prior to your arrival date.

Should you need to cancel prior to final payment (60+ days prior to arrival date), you will receive a full refund of your initial deposit minus a $100 Cancellation Fee.

Cancellations made after final payment (within 60 days of arrival date), are not eligible for refund.  You are financially responsible for the entire amount of the reservation.  Please consider purchasing travel insurance in order to be eligible for reimbursement of non-refundable prepaid travel expenses.

"Anniversary trip
My husband and I came to the abalone alcove for our anniversary celebration and to also celebrate our birthdays. We had such an amazing time there! The views from the kitchen window and the living room.. actually every single room in the house had an amazing view! The sun rises and sunsets were so gorgeous! The home was roomy and comfortable. I enjoyed making meals for us to eat and sit at the kitchen table and watch the sunset. Or to have something to drink while we were soaking in the hot tub. Dear were always around the house. Such beautiful creatures! My husband and I enjoyed playing pool downstairs. Even though he won all the time! We would have coffee in the morning and watch the deer eat grass. It was such a lovely, beautiful, peaceful, gorgeous time and we are so grateful that we had a wonderful place to stay! The wood stove was such a nice touch!
When we walked in there was a welcome basket filled with goodies and the place was so clean. Even the couches were vacuumed and you could see the lines! I was actually comfortable sleeping on the sheets because the rest of the house looked so clean. The dishes and glasses were spotless and I didn't have to wash them! It was just simply a wonderful time. Thank you, thank you, thank you! We will be back!"

Abalone Alcove is rustic and lovely. Well equipped and furnished. Spectacular views, comfy furniture. Loved the patio out back, which is a little sheltered from the big wind. The walk to beach and back is down a steep hill and back—so not for the unfit. Easy drive to beach, though. Already planning a return trip—new favorite!"

"Relaxing weekend with great views and wildlife viewing
I rented Abalone Alcove to host friends from out of town who had never been to the ocean before. Our stay was from Thursday night to Sunday morning and we lucked out with some great weather during this normally cloudy, cold October. The house was quite clean, came with a kitchen stocked with necessities like spices, salt/pepper, and a full complement of kitchen supplies, and also included some things that I suspect previous guests left behind, like yeast, tea/coffee, etc. We were also given some welcoming snacks and a bottle of sparkling water, which was a pleasant surprise.

Our stay was very relaxing, with an upstairs and a downstairs and several comfortable nooks and crannies where people could find some quiet time to read or get away from the group. We played pool and enjoyed the hot tub (though for some reason the cover of the hot tub comes up so that it blocks the only window off the porch area, thus blocking the only possible view from there). There was also an outdoor grill which we didn't use, but which looked fully serviceable. Internet was fast and reliable. The house was easy to warm and while space heaters were provided for the rooms we used them mostly for enjoyment, not because they seemed necessary. The wildlife viewing from the house was spectacular! We saw deer, fawns, raccoon, quail, red-shouldered and red-tailed hawk, kestrel, and turkey vultures all from the comfort of the sitting room window.

This is definitely a house to enjoy the view, and not one for easy (walking) access to the beach. The house is up a steep hill and it's about a 15 minute walk downhill. This is not a walk for people unused to walking and hiking back up to the house should only be attempted if you are healthy with good lungs and walking muscles. The house includes a parking pass for the neighborhood, which is great for parking at the bottom of the hill and avoiding the $10 parking fee at the beach. Overall we had a wonderful weekend!"

"Lovely beach getaway!
Great place to hang out with our adult son and his wife and dog! Close to beach and an easy ride up the coast...Spacious kitchen to prep food and cook in with well supplied pots/pans and dishes. (Wish there was a teapot for we tea drinkers!) Amazing views of the beach from the comfy couch and chair in the upstairs space where we read, ate, and played games at the large table. Game room downstairs for pool and smart TV to watch movies. (very uncomfortable couch to sit on - please replace!) Disappointed that unfortunately the hottub was broken, but hosts were responsive in compensating for this. (And also responded quickly to a question regarding laundry facilities.) We 4 would definitely come back! Thank you!"

"Relaxing, Comfortable, and what a View!
Our stat at Abalone Alcove over the fourth of July was amazing. The property is perfectly located on the hill, just a short walk down to the beach. The views are amazing and cannot be beat. You can spend hours sitting in the comfortable living area looking out the picture windows at the ever changing landscape. The house is well appointed, clean, cozy, and well stocked. You will not be disappointed with this rental and I hope to return again. "

"Wonderful stay, the perfect view!
We had an absolutely wonderful long weekend at abalone alcove. The view was unbelievable. Even better than the pictures! The house was situated perfectly, views from every room. My kids loved exploring the surrounding rocks and hills. The house was extremely clean, I loved how they had welcome music playing for us. The kitchen was very well stocked, had everything we needed to cook all our meals. We had picked up some oysters at hog island and used the grill as well which was in perfect working order. The pool table was a hit. Only down side was the mattress in the upstairs bedroom was extremely firm. We have spent lots of time at Dillon beach and this house was definitely one of our favorites. We will definitely stay again!"

"Most beautiful view from every space—ever!
Amazing location and such a well thought-out space. The privacy afforded by having each bedroom/bathroom on a different floor inside, the surrounding green space outside—luxurious! The views from the bedrooms, living room, kitchen, patios, hot tub—unmatched in our experience and we’re all travelers. Were there any tvs? A pool table? Who knows?? (I mean, of course there were but we spent all our time watching the waves, ships, DEER EVERYWHERE, seals, sunsets...) The only downside was that the kitchen was so well-stocked that we didn’t use any of the kitchen gear we brought. The town is PRECIOUS. The off-leash dog-friendly beach was the highlight for two members of our party—and ALL the dogs were friendly. We will absolutely stay again, in this same house, if we have the opportunity. And we are VERY VERY reluctant to leave such a good review because we’d really rather keep this place our little family secret. But if you’re still reading this: just book it!"

"Just the view I wanted!
Amazingly beautiful location, between the full ocean panorama, the deer all around, fox, raccoons etc....our 10 day stay was perfect. Property management was quick to respond and very helpful and friendly. The house is dated and needs some small attention like several light bulbs replaced, the hot tub leaked and would randomly shut on and off which was slightly annoying.....but there were some nice touches like telescope and binoculars to use. Kitchen was very well stocked, i would have liked an empty cupboard to store food as there is no real dining or grocery options unless you go about 30 mins away.
The house overall was perfect for us as far as size and location plus pet friendly! FYI, lots of reviews talk about the Dillon Beach cafe...that is no longer. It is now a fancier restaurant (coastal Kitchen) with only about 6 looked nice but not really a place for younger kids and not someplace you might want to go after a day at the beach."

"Scenic View
Lovely place to visit. Bedroom and bathroom on main floor and bedroom and bath on the lower level. Hot tub on deck with window in the fence to view the ocean while you are in the tub. Beach a short drive away. It was $10 per visit. Picture window in living room to look out over the ocean. Kitchen utensils were available and had a good selection. We would visit this place was exceptionally hot when we got there. A portable fan was promptly delivered at our request. Buy all your groceries before you arrive. The shopping area is 30 min away. Place was clean. Previous guest put away some dirty silverware and dishes but that was the only issue we encountered and we washed them before using them. Ground around house was steep. Not a problem for us but may be a challenge for others. Great place to stay. "

"Wonderful experience overall
The house was mostly as described and very comfortable. Everything is slightly dated and there were a couple of missing or difficult items (no iron, couldn't figure out turning on the heat, could have used a couple more pillows and blankets, etc.) Also Dillon Beach Property Management sends WAY too many emails. The system is confusing and hard to navigate (I don't want to download an app or log into a portal to retrieve important information) and they sent the same information many, many times by email. Otherwise everything was great."

"Perfect Family Getaway
We had an amazing time staying at Abalone Alcove. The game room downstairs made it perfect for the weekend with kids. The views were incredible and we can't wait to return!

I would have loved to have been provided with more towels. We had 6 people there for 4 nights and were only given 6 towels. The dining rooms chairs were uncomfortable and cushions wouldn't stay on. Also the sofa bed shown in pics was replaced with a smaller futon that was very uncomfortable. I couldn't relax on it at all. Also, BBQ tools would have been nice to have but not a big deal. I'm just mentioning these things because I feel like it could improve the property. But we really did enjoy our stay! The home was great."

"Million dollar view from comfortable home
We were here for 6 nights. The longer we were here the more we enjoyed the place. On arrival we were struck by the excellent floor plan, warm paneling, and soaring ceilings. Yes, there are some minor cosmetic issues. The kitchen and bathrooms are original to the house, most likely built in the early 80s. I’m guessing the 1980s because a publication touting the structure’s innovative solar heating system, posted on the wall, was printed in 1981. The house’s efficient modern style feels more 1960s than 1980s to me.

Because we arrived after sunset we had to wait until morning to enjoy the view, but the brilliant stars were a wonderful welcome. The next morning we awoke to a treat to the eyes and spirit. Every window from the kitchen, dining, living, to bedroom has a different vantage on the sprawling sea, beach, and hills.

Over the week we enjoyed the location. Dillon Beach General Store is under new management, as is the Resort restaurant. Both worth trying. Armstrong Woods also great. I’m a bit sad to leave.

"The view!
This house has a spectacular location and a breathtaking view. My family enjoyed the spacious house, pool room and hot tub. This house is clean and comfortable, it hasn't been updated, but it has everything we needed. It can be hard to find a spot to stay with our family's two requirements 1 - hot tub, 2 - dog friendly. The Abalone Alcove delivered!"

"Kick back and relax!
We enjoyed a wonderful week relaxing and enjoying the views from this comfortable beach house on a hillside. The house is exactly as described and suited our needs perfectly. It was equipped with everything we needed and then some! We were surprised by the wildlife sightings - mule deer, gray fox, turkey vultures, brown pelicans, scrub jays, costas hummingbirds, red-shafted flickers - all from the living room windows! The communication from the rental folks was excellent and everything was so easy! Highly recommended!"

This home has a beautiful view, but overall it is a home that has not been cared for in a long time. Because it has been so neglected, it appeared dirty, but it actually was very clean. The Dillon Beach Management Co was awesome. The home, not so much. Will not stay here again. We would use the Management Co again, for sure. "

We stayed at Abalone Cove for 5 nights. We loved the large windows with expansive views of the beach, Tamales Bay and surrounding area. The house was well-stocked and the grill was very clean. Overall the home was pretty clean, but there were some cob-webs and corners of floors that needed more attention. The living room is super comfortable with a large sectional & we enjoyed having fires, playing pool & using the hot tub. It's a great walk (about 15 min) to the beach, which we enjoyed. Dillon Beach is a remote place (which we loved) so plan ahead and get groceries before you come. It's a half-hour to Petaluma. Overall, this home is heavenly and we would return! "

We had an absolutely wonderful time! After my father passed away in September I could not bare the thought of doing our traditional holiday festivities. I proposed a Christmas at the Ocean to my family and they were willing to give it a try.

"Great View, Clean interior, but poor property management service
The view as great and the home interior was clean and well stocked. However, the outside garbage can was completely full upon arrival. I called and spoke to people 3 times. The 2nd time I called, the lady said I must have spoken to someone else. Each time they said someone would take some out so we could use it. No one ever did and at the end of our stay I received a call on my cell phone that no one would be coming by and to leave our garbage in a bag outside. They left messages on my home phone (how would I answer that?). One message stated that there was plenty of room in the can. The can was overflowing upon our arrival and there were dirty baby diapers in it. It stank and was outside the front door. So that was not true at all. We had no where to put garbage for 3 days until the collection came on the morning we left. The Property Management company needs to do a better job on follow through and honesty would be appreciated. "

"Great Get Away
The rental is in need of upgrading, but it is comfortable, extremely quiet, and met all our needs. My one complaint, if you could call it that, is that I thought we were close to, and had access to, the beach. The beach is a short drive (one could walk down, but the walk up is a difficult uphill) and there is a $10 parking fee. The home is in a homeowner's assoc and it would seem that it would be easy to offer "passes" to those renting to gain free easy access to the beach. "

A breaker went out on the first morning and no one ever showed up to switch it back on. If they don't want you to use the heaters they provided then they shouldn't leave them sitting out. "Anniversary get-away at Dillon Beach
My husband and I (plus our two small dogs) spent a few days here for our anniversary. We had a great time and wished we could stay one more day. I wanted to clear up a few things that we read in prior reviews that worried us and caused hesitation before booking. Luckily they ended up being non-issues but we'd hate for anyone else to be scared off by some of the negative comments.
- Hot tub: Contrary to some reviews, we did NOT notice an unusually strong chlorine/bromide smell and we spent a ton of time in the hot tub. The jets are finicky though and randomly turn on and off at times, but other than that worked great.
-Overall cleanliness: House shows it's age a bit, but it's cleanliness was more than adequate and much cleaner than what you'd expect for a dog friendly home. Very satisfied.
-BBQ: Worked perfectly, no complaints.
-Pool table: No level issues, felt in good condition, all the balls were there.
-Bedding: Very clean & good condition.
-Contrary to prior reviews the house was not stuffy and cooled down very quickly with the windows open. There are multiple windows that open, however some of them are hard to close due to broken handles, probably more of an issue during the winter.
- We experienced no issues locking ourselves out of the front door (common sense applies here).
- Minimal cleaning required upon check-out. Comparable to every other rental we've stayed at. (not nearly as daunting as one reviewer claimed).
- Pull-out couch: Yes, this was uncomfortable but we only used it once to watch TV on. Not sure I'd recommend it be used as a main bed.
-Backyard could benefit from some mowing but we may have just caught it at a bad time.
-One thing to note is that there is no Ping Pong table as listed under the Entertainment section of Amenities.
-Location - AMAZING view, close proximity to beach.
-Loved the downstairs "fun room."
Overall, we had a really pleasant stay here and have talked about coming"

"Spring Break
Brought together two families for an extended stay at the beach, the views are amazing. Beds and bedding not so much. I slept in the downstairs bedroom, there is a foam pad on top of a very old mattress that sags. Strange setup. We got there at 3:20pm and the cleaners were still there, (check in is at 3) we were told to wait in the kitchen with our stuff. Then he told us we could stand in the dining area while he quickly used a mop on the floors. Not very clean and you could tell our arrival flustered the cleaners so they rushed to leave. The place has a dingy feel, I had to rewash any dishes we used. (orange pulp on the glasses and red sauce on the bowls. (Obviously dirty and put away) Cobwebs and dead bugs in each room. Bathrooms had mold and plaster was falling off the ceiling. Severe water damage. The hot tub had such a strong bromine-chlorine smell, none of the adults would go near it. My sons swim shorts still smell after multiple washings. Access to the beach was fantastic, and again the views made it work. Morning deer are fun to watch. Last part was sort of amusing, we asked for a late check out and was granted that, then received a reminder text that we needed to be out by 11am."

"Needs a Good Clean
This house needs a good cleaning and the deferred maintenance needs to be taken care of. There are at least 2 under the cupboard lights that were out. There is mold that has not been cleaned in the bathrooms and the bedding has not been cleaned and smells, particularly in the closet. You cannot open the windows so the house gets extremely hot in the afternoon. The roof shows signs of leaking, in multiple places. The hot tub, while the instructions state it is in balance, smells of too much bromide and causes coughing and sneezing attacks that deter the usage of the tub. The walls show signs of significant water damage, in multiple locations. The instructions that were sent to us were inaccurate and we needed to call to get accurate instructions to enter the house. The rugs need a more powerful vacuum cleaner. There are insect droppings along the floor boards and spider webs throughout the house.
Overall, we enjoyed the views and the location. There is a spotting scope in the house which was especially appreciated. BYO binoculars as the ones in the house are broken. Please note that this house is not set up for disabled persons. "

Spectacular location overlooking the ocean, photos fairly represent the property, plenty of dishes, utensils, towels and linens. Wood stove was nice but firewood not included. Some notes for those considering a visit: Home is clean but showing its age a bit. House has a garage but not available for guest parking. No central heating or A/C. Only TV on the main level is in a bedroom; second TV is on the lower level. Dillon Beach is quite remote...easy beach access but other amenities (grocery store, gas station, most restaurants) are 30 or more minutes away. Dillon Beach Cafe was the only nearby option and fortunately it was excellent and open for breakfast, lunch and dinner. "

"Enjoyable Stay
My wife had a milestone birthday and I wanted to surprise her with special getaway. We had friends fly in from MN to join us. I read good reviews so my expectations were fairly high. This rental delivered. Pros: The house was clean and well stocked from the kitchen to the many activities such as board games, video games, pool table, hot tub etc. The views were spectacular. It was nice but not so nice that you felt like you had to worry about ruining anything. The bedrooms were both good size and on different levels with very comfortable beds. Perfect for sharing with another couple. Customer service was great. The rental process was easy. I spoke with Stace before renting, she was pleasant and helpful with my questions. The mobile app was a nice touch that we could share with our friends before the trip. We did not need the management for anything but they made it very apparent that they were only a phone call away if we did. Cons: My cons are very minor. We only had 2 dish towels and could have used more. The town does not have a store so I recommend stocking up before you arrive. The house was clean where it counted the most but we did notice some dust and cobwebs around the edges. Overall we had a fantastic stay and will definitely be back. "

"Perfect Post-Labor Day Vacation
My wifeand I and our little dog Lola had a fantastic time at Abalone Alcove. The house is well equipped (though the BBQ is on its last legs), and we thouroughly enjoyed the views , both in the early morning and at sunset. My wife is an artist, and she loved being able to set up in the living room and paint the beautiful views.
We took a nice day trip down Tomales Bay to Point Reyes, stopping at Nick's and had lunch in the boat house with friends. Another day we ventured down to Hog Island for some of their wonderful oysters.
We had a lovely time and will both recommend to friends and return in the future, I'm sure!"

"Disappointed
Overall the the house was "ok". It was very clean when we arrived. The view was fantastic. The hot tub worked fine. The location was fine. However, the condition of the property is very lacking. There was no washer/dryer, the fridge barely kept anything cold or it froze everything if turned up. The BBQ barely worked. The trash can is way to small for a rental property and was half full when we arrived, the front glass if touched felt like it would fall out, the fireplace screen doesn't stay in place, some of the windows won't close and some won't open. The driveway is a tripping hazard and needs to be repaired. There were not enough bath towels for 6 people. I would not recommend this house to a friend. Very, very disappointing stay."

"Perfect Stay at Abalone Alcove!
What a memorable week we had at Abalone Alcove!! This property is beautifully situated high above Dillon Beach; and we spent hours enjoying the view of the town, the ocean, Tomales Bay, Point Reyes and of the open space right in front of the house, where we often saw deer. We had 7 adults + 1 dog for three nights and just two couples the remaining four nights. The house worked perfectly for us!

Although we brought a few items from home for specific food preparation that we did, the kitchen is very well-equipped. Also, there was an abundance of blankets, pillows and futons to complement the two very comfortable beds and two sofa beds.

We made good use of the hot tub and pool table; set up the card table to do puzzles; sat out on the patio to enjoy the views; had lunches at the picnic table in the enclosed entry area, and watched movies on the large TV in the game room. Many enjoyable meals, conversations and games were enjoyed around the dining room table, which we converted to a round table when there were just four of us.

We had some days of abundant sunshine and a couple of days of rain. The house was great for all situations!

We highly recommend a stay there!

This property has the best view at Dillon Beach, although the property is on a steep slope and walking outside is not for the infirm. Unfortunately someone had damaged the front door before my arrival and ice cold air was slipping right through the long vertical crack. The ancient baseboard heaters were no match for the cold, nor was the wood burning stove. The numerous space heaters would not stay on and I suspect the electrical system needs an upgrade. I left after one difficult night."

"Thanksgiving Week 2015
This home has the most beautiful views. I was up before the sun every morning to watch the moon set on the water and the sun start to rise in the east. The home was comfortable and spacious for the three of us and had everything we needed for cooking meals there. The large picture window in the kitchen overlooking the ocean made clean up and dishes a treat instead of a chore. We hope our travel plans bring us back to this area again and if they do, we will be wanting to stay in this home again. Dillon Beach Property Management company was excellent to work with and Val even made a courtesy call while we there to make sure all was well and we had everything we needed to enjoy our stay. We did the night tour at Alcatraz (excellent views of SF from the island), Segway tour of San Francisco, Pier 39 had great foods and shopping although could have used much more time there to shop. Excellent antique arcade on Fishermans Wharf that was a lot of fun. Caymus winery in Napa had the best wine of the wine tasting we did, and Union Hotel had amazing italian food paired with excellent service. We wished we'd had more time to explore locally as the Tomales bakery and deli, the William Tell House, and Lawson's Landing were places we wanted to check out and just didn't get the time to do so. "

"Amazing Views
The view from the living room, dining room, and kitchen could not be beat. Plenty of games and things to entertain our family of four. The kitchen had almost everything we needed (we couldn't find a cookie sheet or a good omelet pan), but the microwave is a little old and slow but fuctional. Some things should be replaced, the hot tub control panel was completely unusable and the Jets would turn on and off randomly. It's up at the top of the hill which gives you the wonderful views but makes it too far to walk with everything for a day at the beach so we drove, it is $8 to park but to me it's worth the convenience of being close to the beach.

Our family enjoyed a very comfortable and enjoyable 3 nights at Abalone Alcove. You felt "right at home" and really felt like it was YOUR home. Fantastic views complemented the nice, let's sit around read and relax atmosphere. Perhaps the only drawback is that the dishwasher could probably be replaced (many racks missing holders). That did not detract at all from our weekend, but it was noticed. The only other thing is that it is not an easy walk to the beach; consider driving, although for the truly hardy, the uphill return walk is do-able. Overall, we will be back again!"

We had a very nice time in Dillon Beach. It's a peaceful retreat that lacks the hustle and bustle of the city that is just a short 1 hour drive away. Petaluma has all the sundries needed, and Pt. Reyes Station has a decent market, though a bit of a drive.

We spent a lot of time walking the beach, and just enjoying the view. If we come again, we'll equipe ourselves with some surf boards - we were surprised how warm the water was! It was a great place to come and unwind, enjoy fantastic views of the Pacific and Tomales bay, and the surrounding landscape."

"Abalone Alcove Sept 2014
We had a very relaxing week at Abalone Alcove. We have stayed there before. It's perfect for 4. The positives are the view and the comfortable vibe. The only thing I would warn people about is that our papers say 1 King, 1 pullout, 2 singles. The downstairs has a queen bed and the sofa bed springs downstairs are broken. My son couldn't sleep on it as the mattress would fall off. He slept in the living room. The garage was locked so no washer/dryer. We could pick up enough 3G on AT&T to check email but nothing more so don't count on internet. (Good!) All said, a lovely property and we will book again!"

1. low flow toilets.
2. room without a view. the windows had not been cleaned in some time.
3. front door lock does not unlock when the dead bolt is disengaged. one can easily be locked out. proper warning as to proper use is recommended.
5. stairs are VERY steep. there should be a banister on both sides. check appropriate building codes.
6. outside door is missing the hold open latch.
7. when the sun is setting it is uncomfortable to work at the kitchen sink. there should be adjustable shades

"Great escape
Took my parents, wife and dog to Dillon beach for a little R&R. The house and appliances are somewhat dated but it didn't deter from our experience at all. We loved every minute of it from walking on the beach to playing board games with the amazing view of the ocean. Tips for future visitors would be. 1. Make sure you grocery shop in Petaluma. 2. Bring additional dish towels and dish washing tablets. 3.Parking at the beach is only during certain hours and costs $8 a day. Walking to the beach is not an option unless you are uber fit and don't mind a steep decent and then ascent. "

"A home you'd rather stay in than go out.
Beautiful remote location, nearest grocery is 45 min away. Pool table needs new felt, didn't feel comfortable playing for fear of tearing it.the Beach was not really in walking distance, but driving wasn't really an option either unless you wanted to pay the $8/day fee, a local/resident parking pass would've been very helpful. The pull-out couch was missing all it's springs, was unusable. The kitchen was well stocked with everything we needed to cook for the week, we cooked every day w/o trouble. Very quiet neighbourhood, we loved the local wildlife, even named a family of deer. the Sunsets were awesome of course the air was thick with the salty ocean air. all in all we'd love to do it again."

"Only sleeps 4, not 6 - sofa bed broken! No refund!
We could deal with the mustiness, the broken oven, and the lukewarm green hot tub, but the fact that this was listed as sleeping for 6 people is a farce! The pullout bed was completely unsafe to use, and my poor husband had to sleep on the floor. We asked for a refund, was told that we would get one, and after several emails, it was never received. I am working with the credit card company to get this back, but overall, it has been a waste of time and money. There are better properties to stay at. Beware!"

"Great view
The view and pool table are great. The kitchen ware is super. The pull out beds are funky. The hot tub only worked once. The nice guy came out, but to no avail. Not using th hot tub was disappointing for all."

"beautiful views... no central heating
lovely location but the heaters in the rooms were inadequate. Termite infestation in living room windows once the room became heated by the sun. Needs new heaters, and an exterminator."

"Magnificent Views
Overall wonderfull home though a bit dated. Magnificent views of Tomales Bay Dillon Beach and Pacific Ocean with Wonderfull sunsets.Great Grassy hillside in back of residence for kids to play. Only negative was uncomfortable twin beds in the downstairs bedroom. "

"not worth the money
for approximately $300 per night, i would expect maybe a kleenex box in the house? How about a clean kitchen floor (not sticky), a few less rules such as being required to strip the beds, vacuum the floors, etc, etc, etc, ad nauseum. For over $1000 for three nights, you guys can't strip the beds and clean the floors? Are you kidding me? The view was great but I would never rent from your company again - way too many rules and mediocre property (old, not really clean, old bed covers, old faucets/shower heads, old windows, etc.)"

"Dirty, Old and Too many Rules for the money
We travel a lot and have stayed in many rentals. I would have to say, that this was the worst rental for the price that we had to pay. I have never walked in to a rental and had to make beds. This is a vacation? You have to clean the place before you leave. This is a vacation? There are notes posted everywhere, such as loss of a towel, moving a plastic tub,putting trash in the wrong container, etc and how much it will cost you if you lose the item or break the rule. You pay for EVERY rule you break! There is such a thing called a security deposit that covers these kind of things and these notes are not needed. The house smelled odd, it was dusty and it is truly time to replace the furniture and all items in the kitchen. The icing on the cake was to wake up on our last morning to a leaking water heater that flooded the downstairs. The emergency number got me to a recording and help arrived 2 hours later. Don't stay here if you are looking for a relaxing and peaceful vacation. All the rule posting and the dirty, old and smelly house will not give you a restful feeling. Plus there is NO heat! If you do decide to stay here, be sure to read the contract very closely before you sign it. I would say, take your money and find a beautiful condo in Hawaii for the same amount of money as this rental. "
