Cancellations made 14 days or less prior to check-in will result in full forfeiture of payments made. "Beautiful home, check in instructions need help
The home is beautiful and comfortable. We loved all the room, the view and ease of getting to the beach. The pool was great too. Check in process was not great. The instructions say check in begins at 4 which means I should have instructions or an update by 4. I had to reach out when there was no communication and not given a time frame for when I could get into the place. If check in doesn’t actually begin at 4, then that should be explained ahead of time so I don’t have to wait with 15 people outside the unit. We could have planned to do other things if we had known the place wasn’t going to be clean. All we got told was we’ll let you know when it is clean and thanks for your feedback- check in begins at 4 is very ambiguous, does that mean it goes until 10pm as well? That is not great customer service and doesn’t make me want to book with Padre escapes in the future. I would like to check in at 4 or have better communication or be compensated for my time for the late check in. Luckily the home was clean. The only issue we had was one bathroom didn’t have soap and there was no dishwasher soap- if you want us to run the dishwasher when we leave, that should be provided. It would be nice in the future if y’all considered providing beach/pool towels and shampoo/conditioner for your guests. I did know that ahead of time and packed accordingly. "

"Great place!
This rental was close to the beach, stores, and restaurants. It was clean, ac & heater worked great, no issues with the showers, but just like any place with a lot of bathrooms don’t shower all at once & expect hot water lol. It’s 3 story and kitchen is on the top floor so for those that have issues climbing stairs this may not be for your group but it was a great place overall..we would definitely return. I had to interact with property management a couple times before our trip and they responded quickly and were very nice..also our check in time wasn’t till 4 but got an email earlier that day saying our rental was ready for check in so that was a plus! "

"Feedback on Hammonds Reef
I recently stayed at Hammonds Reef P916 and wanted to share my experience to help improve future stays. While I previously had positive experiences, this visit presented several challenges.
My booking process was initially smooth, but I later noticed a significant price discrepancy—the same unit was listed for less than a third of what I paid. When I inquired, management declined to adjust the rate, and communication was poor. Despite repeated follow-ups, I was told management does not take phone calls. Eventually, Emily Flores, Director of Marketing, offered a $100 per night discount, but the rate was still much higher than advertised, even during the off-season.
Upon arrival, we encountered multiple issues:
• Unclean furniture – A heavily stained couch and dirty walls required immediate attention. Housekeeping attempted to clean but was unsuccessful.
• Broken dryer – A faulty dryer belt prevented proper function, and maintenance failed to follow up as promised.
• Additional concerns – A roach in the bathroom, limited closet space due to excess pillows, poorly sealed windows causing whistling noises, and overloaded kitchen drawers made our stay less comfortable. The kitchen lacked a modern coffee maker, and no starter laundry detergent was provided.
Due to flight cancellations, we extended our stay by two days. However, we never received the new door code, resulting in our guests being locked out for an extended period.
I hope to return to Village by the Beach, but management must address these issues to ensure a more seamless and enjoyable guest experience.

"To many stairs
The house is clean and nicely decorated. And there were ample beds for adults.I did not realize the living area and Kitchen and the kids area in on the bottom floor next to the front door. And the only door to the exit to the backyard was through the bedroom on the bottom floor. A very inconvenient layout. There were roaches in the bedroom on the bottom floor. The pool was supposed to be heated but was not.The location was great but I probably wouldn’t rent this property again."

"Great Location, Beautiful Property
We rented this location due to its ability to sleep our whole family while we were in town for my mother’s funeral. The location was ideal. With its proximity to the beach, we could easily take a break and relax when needed.

Only a couple of suggestions for improvement. The water pressure in the upstairs sinks is very low. Also the pots in the cabinet had to be rewashed. The detergent dispenser in the dishwasher didn’t open, so that is probably the cause - they were likely put away by the cleaning staff directly from the dishwasher and they didn’t realize they were not clean. We had a minor issue with a slow draining shower, but the maintenance team responded quickly and repaired it for us.

"Family Vacation
Everything was generally great! There are some minor repairs that need to be done. The unit has a foosball table but no foosball. The margarita machine was awesome! The beds are very comfortable!"

"(Property Management) was great but do not stay here!
The rental agency was amazing, friendly, accommodating, and helpful. Hammonds Reef owners were not!
The owners would not remove a padlock from the back gate allowing easy access for those who had to park in the limited guest parking, requiring them to walk around the whole building while unloading the car. This gives Hammond's Reef a one-star review. The owner did not provide good customer service.

One of the main reasons we chose this place was the game room, shown in the picture. The game console was broken, and there was no fooze ball for the table. The bean bag had a hole leaving styrofoam beads everywhere. We rented for 4 days with 15 people and were provided 2 trash bags, 2 dish towels, and no pot holders. The dishes in the cupboard were dirty and there were not enough for our family so we had to eat in shifts or on paper. This is a beach house, however no beach towels were provided. The window locks do not work. When we arrived the bathroom sink on the top floor was broken, my son-in-law repaired it so we could use it. A bag of old candy was left on the top bunk with Brandon's name on it. Overall this property is run down and poorly maintained with lousy owners.
We will use (Property Management) again but not for this property.
Do not stay here!"

"Four nights and seventeen people
We were disappointed upon arrival that the downstairs Air Conditioning did not work. We called management, and they responded quickly. However, the A/C went out again and was not working upon departure.
Also, the upstairs commode did not flush every time.The kitchen was adequately accommodated with the exception of the pots and pans. They need to be replaced. "

"Great location and pool but not clean and needs attention
We arrived about 40 minutes earlier than check in time and the cleaning crew had just gotten there. They said it was very dirty from the previous guests so we told them to take their time and make sure it’s clean. They did not. We found a beer can in the bunk room, pasties in a shower, and the floor was filthy.
We had a stopped up bathtub the first night we were there along with the buttons not working on the keypad to get in, a glass blinds attachment on a door falling off, exterior doors not closing/locking correctly, towel rings falling off the wall in 2 bathrooms, etc (just overall a lot of little things that need attention). Called first thing in the morning and it took them until after 6pm to come. When maintenance arrived they fixed the stop up, got the blinds to not fall off when the door shut, the buttons working on the keypad but couldn’t get the doors closing correctly or the towel bars falling off - said they needed replaced. I also talked to him about the washer. It was terrible- it was VERY noisy, rusty and shook its way out into the hallway (it even went far enough to pull the drain line out and make a water mess). You only get a few extra towels so the washer was a necessity to have clean towels. The maintenance guy said he’d get an appliance guy out there to fix it the next day and they never came so we didn’t have an operating washer for our trip that was much needed. They did bring us extra towels the night before we left.
The refrigerator had a broken shelf and the ice maker cover on the front was falling off.
The WiFi would not work. After 2 trips of coming out to work on it they finally gave us the neighbors login so we would have WiFi on our last day.
The pans were no good so we bought one to use while there.
The people answering the phone and who came out were all very nice but we did not get problems resolved in a timely manner (or at all in the washers case). I felt like we were constantly wa"

"Great location, not the best stay
We arrived at 3:20pm we reached out and asked if early check in was 3:30 two maintenance men enter the property and come back out and let us know that the AC downstairs was not working but they could probably let us in and they would bring in a portable AC. I received a reply stating they were still checking on property and we would not be able to enter until 4pm. We enter at 4pm and a few min later the mainenance comes back with portable ac. At night the AC only cooled down one of the rooms downstairs the other was hot and humid, our bathtub on the 2nd floor was also not draining, i messaged property but received no response. It was late so I left it for the next day. The following morning I reached out again and let them know that tub had not drained overnight. They responded that the AC techs will be out at noon and asked if the tub had yet drained if they needed to send someone out. We dealt with AC techs installing a new ac and causing fire alarms to go off, bathtubs and sinks not draining. My family member sat on an outside chair and the leg gave out. Upkeep of this place is not the best. Enjoyed the location."
