"Just beachy
We stayed at the Hall Cottage for two weeks with various family members coming and going. We found the layout very congenial to family meals in the kitchen, on the deck and in the screened in porch. Cannon & Gruber responded to requests for straightening the bed frames (the floors are delightfully uneven) and pest control (so more dead palmetto bugs and ants than live ones). The AC works GREAT. Kitchen is best equipped of any rental we have had. Two refrigerators is the bomb. One last pest surprise: a copperhead appeared on the deck, but Cannon and Gruber quickly addressed that with Snake Away and is going to look into landscaping. Never saw it again. The front left stove burner in the main kitchen could use some attention - basically has one setting (high)."

"Not what we expected
The house was dirty when we got there. It looked like all the did was change the sheets. Floors had orange sticky stiff on them, counter tops had coffee rings left, a strong smell of bug spray, fridge did not keep our stuff cold. We will not be staying here again!"

"Renters Beware... Cute house that's never been updated anywhere
Horrible Experience. Ants took control of gourmet pastries the first night that were boxed and on Kitchen counter, refrig had 1/2 of 1 shelf. Not 1 bed or piece of furniture was comfortable. Wouldn't send my mother in law to this trailer on stilts. Wash room was flooded as well. Best try somewhere else. Happy Travels"

This was the second time we had our guys' beach weekend at Hall Cottage. Great location on the beach. Big house (8 beds?). House could most certainly use a complete renovation/update, but will work just fine if you don't mind a circa-1985 experience. who needs fancy anyway? Enjoy!"

"Great beach Cottage!!
This cottage reminds me of visiting my grandparents lake house when I was a kid. Very large living areas for entertaining family and friends - living room and kitchen are spacious, plus there is a sun porch with lots of seating. Large decks with enough chairs for everyone. It is literally walking distance (2 minutes) to restaurants and right over the dune to the beach. We had a great time and would definitely rent again!!"

My son was married on the beach in front of the house. Wedding party had plenty of room and the apartment was awesome. Reception on the deck and screened porch. Realtor offered additional parking in their lot to help out. Great ladies so helpful and did everything possible to make sure the wedding was a success!"

had a great time. cottage much much nicer than pictured. porch had no shading, we put up a canape tent. worked much better but we had some really hot weather. getting to the beach was a bit of a challenge. atlantic beach has put up a wall like a sand dune but this wall of sand was everywhere up and down the beach. it cut off view of ocean and it was hard to climb with beach chair, bags, coolers etc. plus are party was between the ages of 60- 91 year old. beach was wide and water was wonderful as usual. would recommend cottage and apartment is diffently a plus"

"Grandma's Beach Cottage
This house is located in a nice spot. The beach is very close to the house which was real nice. The kitchen was fully stocked which made it easy to cook our meals for 9 people. There was plenty of space for everyone to spread out. The bathrooms could stand to be updated. The upstairs shower is small, with low water pressure. Most of the mattresses could be replaced to make a more comfortable sleeping experience. There was some other minor maintenance items that could be taken care of that would make the experience even better. Overall, the house had everything that we needed."

"Great beach; good-enough house
Atlantic Beach was perfect for our family: not too crowded, water not too rough, tide pools in the evening, very clean, other families in houses nearby.
The walk to the beach was hard work (over a dune) but even the two year old handled it well (most of the time :-)
The apartment is great. The main kitchen was good. The living room was comfy. The enclosed porch was handy for prep before and clean up after beach time. The laundry machines were excellent.
The bedrooms are small and crowded with furniture, most of it not very useful. The upstairs bathroom is tiny and shower was uncomfortable.
THERE IS NO BATHTUB so if you bring little kids, bring a small outdoor pool to put on the deck for their use.
The deck was not useable most of the time due to lack of shade.
The beach is not visible from the first floor, but the sea oats are lovely."

"Memorial Weekend Getaway
Average stay. So I knew we were staying in an older home but didn't know what to expect. The home needs a lot of updates. Rust on doors, outside of fridge, showers. Some of the locks didn't work well because the rust. I am not super picky. I could deal with the home being older and out dated but I draw the line at roaches three out if 5 could fly. We would have stayed another time here again if not that. Location awesome, steps from the beach, private but not deserted. If you are okay with a home needing major updates and willing to risk roaches I would recommend but we are paying more for new location next year with upgrades, more up to date and hopefully no univited guets. The condition and roaches, together, make it a challenge for me to recommend. "

Hall Cottage was a quaint original home on the beach. We enjoyed stepping out the back door and being on the beach. Roomy enough for everyone to have their own space while still enjoying family times. Very relaxing! "

"Great Family Experience
Our multigenerational family really enjoyed our stay, right on the beach, in Hall Cottage. The house was plenty big for all 10 of us! There are only 2 full and 1 half bath, so if you're into your own bathroom, go somewhere else. But we never once had any issues of not being able to access the facilities somewhere in the house.
The beach is just steps away, and the house is comfortable and well stocked.
We would return to this house."

"Family Beach Vacation
The location was great for our vacation rental, only steps to the beach. Even though it was peak season, the beach itself was not crowded at all. The beach house was dated, but still fulfilled our needs. Does need more storage room in the kitchen. Most available cabinets were filled with dishes, cups, etc leaving no room for groceries to be put away. Another plus is free Wi-Fi in the house which we did not find mentioned in the amenities. For what the beach house did offer, it was a very good bargain. "

If restrooms were updated and mold smell eliminated, it would have been much better. We also had to call for maintenance because dishwasher had rancid water from previous renters, outdoor showers didn't work, and dryer went out. Repairs were attended to quickly. That was a huge plus..."

"Family Time
The house was perfect for us, because there were two different families, and there were two separate living quarters, that could be shared. It was very clean, but not so that you were afraid to let the little kids have fun.
The big problem happened when there was a VERY big rainstorm, and since the house is at the bottom of the hill, the first floor flooded, along with one of our cars. I felt as if we should have been warned that incase of a storm like that we should move the cars to a higher elevation. The management company was quick with sending a company to clean up the flooded rooms, and dry thing out, but according to the town workers, this is about the fifth time that this they have had to pump the street, at this location, this year."

"Location! Location!
Second year we've stayed at the Hall Cottage. Fabulous location. Not too close to the Oceanna pier, but a great point to walk to and have breakfast. Literally within steps of the Island Grille! (We always make reservations before leaving home)and just a short walk to downtown. We've been coming to Atlantic Beach for over 25 years and this was our 2 stay at the Hall Cottage. The attached apartment was ideal for us--it's like getting 2 houses for the price of one. The enclosed porch is wonderful for sitting and reading. For an oceanfront cottage, the price is perfect.
The downside is it's very dated--if you're expecting deluxe accomodations, this isn't for you. 4 bathrooms upstairs share one tiny bathroom. When it rains, the carpet & furniture seem damp, resulting in a musty smell. Furniture is old. This year, the house was not clean--we had to spend a couple of hours vacuuming under the beds and washing all the bedspreads. We're also campers, so we're not opposed to dirt, but the rooms (including the bathrooms), just didn't seem clean.
Wonderful to see all the activity on the Circle again, including the movies on the beach and the new buildings. Rented bikes, visited the aquarium, spent a morning in Beaufort and the rest of the time, parked ourselves under the umbrellas at the beach. Great family beach--kids everywhere! "

"Hall Cottage
I want to say a great big THANK YOU to the gentleman that checked on us shortly after check in to make sure we had linens/towels. We only had 1 bed without linens so he went outside and came back with a sack of extra towels and linens (they came in handy and were greatly appreciated). THANK YOU! Our only concern was when we went to check in, we had explained we would like to check in early if at possible since a couple of the kids/grandkids (babies) had traveled all night and needed to get a much needed nap. We understood if it was not ready, but we were told to stop in as soon as we arrived and leave our cell number and someone would contact us. We stopped by, door was open and lady was sitting at the back desk talking on her cell, she looked quite surprised and when I introduced my husband and I it took her a moment or two and ahhhhhhhhhh, well there is no one here that can help you now. Guess we caught her off guard. We went out on the porch sat down and another lady, dark hair, sunglasses came up on the porch, talking on her cell, passed us by and went inside. We decided not to disturb her train of thought and we waited. A few minutes later, a lady pulled up in SUV, short brownish blonde hair, came up on the porch, said good morning, smiled and asked us if she could help and took control, my kind of customer service! She said we were welcome to come inside or stay put, it was up to us. In a few moments she came out and told us they were checking on the property to see if it was ready and then told us to follow a representative to the property and we could possibly go in at that time. We thanked her and luckily the property was ready to go. The family had a great vacation and fun time. I enjoyed the family photos around the house, it looks like a great story. Thank you!"
