We are more than happy to setup payment plans as you may need, so long as the final payment is paid before the due date. Contact our office to coordinate your payment plan.

We require a selfie along with a valid government ID at time of booking. The name on the ID must match the card on file. The Rental Agreement must also be signed by the card holder, otherwise your reservation will be canceled with full forfeiture.

(Property Management) Cancellation Policy

**Our private homes have different Payment and Cancellation Terms than our standard agreement lists below. Contact (Property Management) before booking for more information.**

a. For guests staying less than 25 nights: Cancellation requests received more than 36 days prior to arrival will result in a refund to the Guest of all prepayments minus 5% of the Total Booking Charges as a cancellation fee. Cancellation requests received between 35 - 22 days prior to arrival will result in a refund to the Guest of all prepayments minus 50% of the Total Booking Charges as a cancellation fee. Cancellations within 21 days prior to arrival will result in a full forfeiture of payments.

b. For guests staying 25 nights or longer: Cancellation requests received more than 150 days prior to arrival will result in a refund to the Guest of all prepayments minus 5% of the Total Booking Charges as a cancellation fee. Cancellation requests received between 149 - 121 days prior to arrival will result in a refund to the Guest of all prepayments minus 50% of the Total Booking Charges as a cancellation fee. Cancellations within 120 days prior to arrival will result in a full forfeiture of payments. Should the property be re-booked for any portion of the Guest's cancelled dates, the Manager will refund the Guest for the amount the Manager was able to re-book. This option is available only for guests staying 25 nights or longer.

c. Cancellation requests must be received from the Guest via written method (email is an acceptable form of written communication). The (Property Management) Team will review your cancellation request and respond with the final acceptance/denial information. Should the Guest not receive a reply email within 48 hours, please re-send your initial request as soon as possible.

d. If the Guest elects to not protect their vacation investments by purchasing travel insurance coverage, please understand that no refunds will be given under any circumstances, except for the instances as stated above.

"Perfect vacation condo
Great location, nicely decorated, staff was responsive. Great 3rd floor balcony for viewing the gulf, take elevator to the 2nd floor and you walk out to the beach. We liked the utility cart, chairs, and umbrella that were available to use. Loved the Baytown wharf area. Even used that pool on a windy day and it was nice. Definitely want to stay again. Could use a little step stool in the bathroom for little kids to use. Master blinds need work. They seemed broke. Had a large gap in between them. Wear a sleep mask "

"Wonderful Stay!
We had such a great time at this property! It was very clean, updated, and equipped with all amenities and necessities. We have a 1 and 3 year old and there was kids kitchenware as well as kids books, toys, games, which was so nice! They also had beach chairs and an umbrella and some toys. The ocean view was wonderful and the easy access to the pool and beach was great. Communication with the owner was great and easy. Would 10/10 recommend this property and would definitely stay here again!"

"Nice updated condo directly on the beach!
Great experience renting from Breathe Easy Rentals. Communication is easy and responsive. The condo was clean , updated, and in a great location. They supply all necessities (starter) and have good cookware unlike many other rentals. The private beach area was a hit since the public area next to us was super crowded. I do have a very small recommendation for the owner, a larger smart TV for the master would be great and fairly inexpensive to add. Beachside 1 has a nice updated pool an addition of a bar/grill would be a nice amenity. All in all a nice 2 BR condo that I highly recommend from this company. "

"Beautiful Condo
Our family had a wonderful vacation in Miramar Beach! We brought our 9 month old to the beach for the very first time so it was a very special trip for us. The condo was so beautiful! I will say that the pool was definitely not heated which was unfortunate for us and our baby, but that really is our only complaint! We usually vacation in Destin, so this was just far enough away to be free of the crowds, but still familiar to us. The location was great and very family friendly. BER went above and beyond to check in on us and make sure things were going smoothly which we appreciated very much. We will definitely be back! "

"Good view
This place is probably one of the best units at the Sandestin golf and resort. It was completely renovated so that everything is new, clean and convenient. FYI for future guests, there is no condiments, not even salt and pepper. So, if you want to make some food at the unit, bring everything. There are enough utensils, pots, pans, plates, cups, glasses, etc., though. They provide one dishwasher detergent pod per day. So if you want to
run it more often, bring your own. There is no grocery store/convenient store at the resort. You need to drive about 10 minutes for a closest grocery store. We had hot water issue - there was not enough hot water for even two people. Not sure if it was for the small water heater. There is no beach towel. Bring your own.
The agreement I had to sign was full of negative terms, Do Not, You Must, not allowed, you will be charged if you don't do, etc. I got a little sick after reading so many negative terms. It was not welcoming even before arriving. It could be the resort or the management company. But it didn't leave pleasant feeling with me. We travel quite a lot staying at rental houses. But I have never seen such a negative agreement.
But, overall it is a great unit. It has great view, comfortable furniture, enough space for a family of four (two teenage boys). If we are at Destin, we will probably stay here again.

"Amazing accommodations and top notch management
I stayed in Another Day in Paradise for an entire month and it was the best “vacation” rental experience I’ve ever had. The condo was beautiful and in a great location. Sunsets from the balcony were awe inspiring. It’s located in Sandestin and there are restaurants within walking distance or by free tram ride. Breathe Easy was such a wonderful management company to work with. Flawless execution during my stay. They even checked on me when the area experienced an unusual cold snap to make sure I had enough blankets. Highly recommend!"

We absolutely love this condo! I stay on the beach two or three times a year renting a condo and this is by far the best I have ever stay in. It has the best views, private beach, and great locations. The staff was super helpful with check on/check out. They check on us twice to just see how are stay was going. I will rebook for next year. "Wish We Could Stay Forever
This is an amazing property in an amazing location. The unit was crystal clean, beautifully decorated, and super comfortable. It had everything we needed for our family of 4 for the week. A short drive to shopping and many restaurants, or a nice long walk to the Baytown Warf. Renting was super easy. Breathe Easy was just a text away if we had any questions. Beachside One is a great building. Very clean common areas with management and security frequently checking in on guests. We highly recommend!"

"Spring Break 2022
Loved the condo and the staff we worked with. Only complaint was we arrived early because there is no way to estimate the arrival time exactly when driving hours. We use vrbo all the time and have never had a problem using the ammenties a couple of hours early (access to beach and pool) Gabrille was so nice and let us get to beach access to go down to the Beach House to eat lunch. Came back and sat my pool a little while and another guy, I think Gabrielle's boss, was not very nice about us using the ammenities early. I guess he might have wanted us to sit in our car. Didn't ask him. I have never been told on any rental that we couldn't use the beach or pool until checkin time. We stay on that beach every spring break."

"Beautiful condo to match the outstanding view of the Gulf
This beachfront condo was beautifully appointed. The layout was perfect with views of the ocean from the MSTR bedroom and living room. Easy access to the white sand beach. We enjoyed sunsets at the property as well as the Beachside Restaurant within easy walking distance. The deck was perfect for reading or simply taking in the beautiful views of the Gulf of Mexico.
The rental company was very attentive at checking in on us but frankly we had no issues. Loved the area and the condo. Would recommend this property. Thank you for making it available to us. "
