All cancelations must be writing. Every effort is made to re-rent the property to minimize your loss. If the property does not re-rent, NO REFUND of any kind will be issued. If the property is re-rented for the original rental period and the original rental rate, Tenant shall receive a refund of all monies paid less an 18% cancelation fee (based on total reservation). Refunds are payable to the Tenant within 30 days after the subsequent re-rent payment has cleared accounts. We highly recommend the purchase of Vacation Travel Insurance.

"Perfect vacation
We loved this house and everything was great from the well+equipped kitchen, clean pool to the lovely views from the decks and proximity to beach."

The house was the perfect size for our extended family stay. The location is perfect. My only recommendations would be to more carefully vacuum the mail level wood floors and stairs. They were covered with crumbs the other concern was that daily, the pool deck was covered with very sharp, prickly burrs. Each day at least one of us received painful cuts on our feet. Even the 2 yr old grandson. The burrs come from edge of pool deck. I actually pulled the ones along the inside of the fence to get rid of some. Some weed control would be appreciated. "

House was great , we had a great time. The pool was wonderful. The downstairs TV did not work. We were outside most of the time. It was close to everything. "

"Functional House but not for the Price
Overall, we had a neutral experience with the vacation house. Everything was functional to house 12 adults and 4 kids.

There are a few negatives that may prevent us from renting this house or from Ocean Sand Realty again:

1) We waited until 4 PM to check in but we could not access the house until 5:15 due to the cleaning service not being finished. I called and no solution was provided and even though I would have been charged $100 for early check in, they would not give a credit of $100 for delaying the 4 PM check in.

2) The house was not cleaned to what we would expect for a $16k beach house

3) Although functional, the house is very outdated.

4) I do not think this is an Ocean Sands Realty issue, but bugs were all over the place. On the outside, their were tons of bugs and we have the bug bites to prove it. On the inside, it looked like their was some type of flea that would jump on you feet when walking on the carpets. "

"Beach get away
Location is on the beach. Watch the sun rise from the deck. The pool has a new liner and water was clear and fresh. Plenty of room in the house for everyone. The house could use a few minor upgrades. I’ve rented five different houses over the years. This would be the only one i would rent again. I Luke highly recommend this home:"

"One Fish Two Fish
Overall good, but there were lots of items that didn't work. This included the wifi and cable (which was fixed 2 days into the stay); the washing machine and one of the dishwashers - neither was fixed during our stay. Also the main refrigerator had a broken drawer. The other was the fact that the pool cover wasn't installed."
