If the Guest cancels a reservation more than 45 days prior to the Check-in Date, there will be no refund of the reservation deposit.
If the Guest cancels a reservation less than 45 days prior to the Check-in Date and has made partial or full payment, there will be no refund of funds received.
If the property is able to find a substitute Guest for the same term and value as the original reservation, the Owner will refund any amounts received, less a cancellation fee of 25% of the total value of the booking.
There will be no refund in respect of unused days or early departure by the Guest.

"A pleasant and comfortable stay
We very much enjoyed our one month stay in this well managed building. Residents are friendly and welcoming. We very much enjoyed the pool, exercise room, strolls in Beacon Hill park, and the convenience of the shops a 10-minute walk away. The beds are very comfortable but the dining room chairs could use cushions as they are really outdoor chairs. The kitchen has everything you need for cooking your favorite meal but the handle oven door is broken and really needs to be replaced. Thanks to the staff of the management company who were friendly and helpful. Overall we were very satisfied with our stay. "

"Fifth floor bliss
Our stay at this condo was a treat. First of all, the expanse of windows and the south-facing views meant that the space was infused with light, including sunrise. The kitchen was well-stocked with china and glassware and enough pots and utensils to cook full meals. The apartment is clean and building itself is very well maintained with helpful, on-site staff. It's important to note that the pool, gym and common room, with a library and piano, are excellent and underused facilities and made the stay even better. The location is ideal; a half block to the park and three blocks to the James Bay shopping area (a supermarket, liquor store, several cafes). The customer service provided by Kathryn and Candice from EMR was superb. We thank them for making our stay even better."

"Great Location & Comfortable Suite
The suite was great. Easy parking in and out. Location was within walking to groceries, downtown and good restaurants. The room worked really well with good beds, clean room and everything needed in the kitchen. Living room furniture was comfortable and casual so I didn't feel too uptight. There is a lot of light coming in with a large balcony for getting some good outside fresh air inside. Only downside was a small bathroom but overall I guess that's a non-issue. "

Beacon Hill condo in Roberts House is perfectly located for not needing a car to walk the harbour, Dallas Road waterfront overlooking the straits and Olympic Mountains of WA state and Beacon Hill Park. It is a great place to spend July and August."

Just wonderful. Nice 2/1 condo walking distance to the Harbor, restaurants etc. Being located in a quiet historic neighborhood was very refreshing. Secure underground parking was a plus. The only negative was no AC. Although we didn't need it most of the time, would have been nice on occasion. Would definitely stay there again. "

"We love Victoria
This condo is in a great location. It is a block away from a fabulous park, not far from the water, and near a respectable grocery store. Since it is on the fifth floor it is fairly quiet. We had a car and a designated parking spot in a covered garage. We opened the patio door and got a wonderful breeze. Certainly a reprieve from the heat of our hometown. "
