A walk along the coral and sand beach is perfect for exploring the tide pools and for shelling.

Villa Luminosa is an expansive tropical paradise where inside and outside become one—a beautifully designed and decorated beachfront home with all the amenities you need for a perfect vacation. The rooms are spacious and decorated in a modern Mexican motif. A wide palapa roof porch with jungle tree supports (each its own piece of mother natures wondrous art) traverses the entire front of the main floor overlooking the beautiful vegetation of the grounds, palm tree tops, pool, beach and bay beyond. Reforested Tzalam wood Adirondeck lounges and a long dining table with chairs (made by local craftsmen in Bacalar) allow maximum enjoyment of this wonderful shaded outdoor space.- Behind are two generous bedrooms and baths on each side of a central great room furnished Mexican The dining area of the great room is furnished with a handmade dining room table designed by a local Mexican Architect, The focal point of the great room and the fully equipped kitchen is a naturally sculptured jungle tree that extends from the floor to the ceiling. 13) CANCELLATION/RESCEDULE POLICY:
Cancellations and reschedules are effective on the date written notice is received by Fax or e-mail in our office.
Cancellations: All payments are non-refundable and non-transferable, unless Akumal Villas is able to re-rent the same property for the same rate and dates of travel, subject to a $200 cancellation fee. Cancellations made 30 days or less prior to arrival are 100% non-refundable.
Rescheduling: You may reschedule 30 days or more prior to your arrival date, with the same property and number of nights, for travel within one year of the original check-out date, subject to a $50 rescheduling fee. Rescheduled reservations are subject to availability and price increases, and the weekly rate is based on the new reservation dates.
Holidays: Holiday reservations may NOT be rescheduled. Holidays include Thanksgiving, Christmas and New Years.

14) NO REFUNDS FOR EARLY CHECK-OUTS OR NO SHOWS: Guest agrees that once they have checked in to the property, no refund will be made for early check-outs. If Guest does not cancel the reservation and does not arrive for the Guest’s rental period, all monies paid will be forfeited.

15) HURRICANE EVACUATION/ CANCELLATION POLICY: PLEASE READ CAREFULLY – Agent will not issue any refunds for inclement weather, hurricane evacuations or any other natural disasters. Agent has the right to cancel reservations if dwelling is rendered uninhabitable because of hurricane damage (destruction of home, loss of power and other services, etc). In the event of mandatory hurricane evacuation, guests will be allowed to reschedule any unused nights within 12 months in the same season or pay any difference of rate for another season. Guests may purchase travel insurance which may cover unforeseen weather circumstances, mandatory hurricane evacuations and other natural disasters. It is the responsibility of Guests to verify coverage with their travel insurance carrier.

"Better Than We’d Imagined!
The location and house are breathtaking. The little bay made for calm waters and kept us safe from the seaweed that could be seen in mounds elsewhere.

Lucy & Alberto are beyond amazing. Our girls thought they owned the house because once we were there, they are the only people we interacted with from a rental perspective. The meals they made were the best we ate during our vacation. They kept the house and the grounds impeccable. Honestly, they are invaluable to Villa Luminosa!!"

"Excellent Villa in Low-Key Area
House was exactly as described. The neighborhood is relatively easy to find, and very quiet. Everything was clean and we loved having Maria clean daily. The property manager stopped by a few days into our stay and gave excellent recommendations on restaurants/ruins/cenotes to visit that would be less crowded. We did have an issue with the electricity. The first four nights it would go out, usually for about 8 hours before power was restored, once for a little over 24 hours. Needless to say, sleeping temperatures were uncomfortable and we had no way to keep our food usable in the fridge or have cold water. It was fixed about halfway through the trip. Overall, we loved this villa, the caretakers Alberto and Maria, and everything about the property."

"Very Peaceful Setting
We had a great time. The pool was perfect for the kids. The snorkeling was great. I definitely recommend having groceries delivered the day you arrive. There was a companies number on the fridge we used for bringing drinks and food. There’s a couple hotel restaurants you can walk to. Cab rides were pretty expensive for 6 to Playa Del Carmen, $200 round trip without tip and $100 to Tulum. Alberto was a great asset to the property. All in all we have never rented a house before as we always stay at resorts. This was a trade off for peace and quiet vs. all inclusive resort feel. Our only complaint is the beds are pretty stiff. It was a great way to unwind and enjoy the tranquility of the property. If your looking for a sandy beach for swimming this probably isn’t for you because of the coral be we really enjoyed because the kids loved the pool."

"My Best Vacation Ever
Our stay at Villa Luminosa was nothing shy of perfect. The house is beautiful and provides ample space and convenience for large groups. The bay where the house sits it’s extremely beautiful and captivating. The most special part of our stay were the house managers Alberto and Lucy. They were so helpful and kind and their dinners were so delicious. We truly loved them! They made the trip so much more special. I have nothing bad to say about this rental. "Best vacation, ever
Villa Luminosa is fantastic. Our stay was one of the best experiences we've had in a long time. We were originally supposed to go in March 2020, but COVID hit. We were able to reschedule it over a year out, and that year finally came.
The house is roomy and comfortable. We had 3 couples and two kids, so the four bedrooms and four bathrooms were just what we needed. The AC works great - always important in a humid climate.
There has been an epidemic of seaweed inside the reef, and all the beaches were absolutely unusable EXCEPT the one right out our front door!! The mild water current moves in such a way that there is no seaweed in the ocean in front of the house. Unbelievable. The water was so warm and crystal clear, we spent hours and hours in it. The reef is about 200 yards out, and that's where the beautiful fish are. The water is very shallow and calm, even at 200 yards you can stand up.
The highlight of the trip was Alberto and Lucy, the caretakers who cooked for us. They made us breakfast and lunch every day, and it was 1000 times better than anything we could get in restaurants or make for ourselves. French toast, fresh fruit, eggs, bacon in the morning. Enchiladas, tacos, fajitas, salads, fruit in the evening. And, they did the shopping for us. Words cannot express...
If you are thinking seriously about going here, take my word for it and go. I cannot wait to go back. "

i will be short: the villa is excellent. better than the pictures. the area is superb (go to the cenote down the road). i was happy to find out area is safe to run in the morning. you need water shoes but the sea was absolutely amazing.

"Fantastic Rental
We had a fabulous 11 day stay at Villa Luminosa. Everything the other reviews said about Alberto and Lucy was true—they are fantastic and their food was delicious with a beautiful presentation every meal. They do a great job cleaning and caring for the property each day & were readily available for anything we needed. Lucy can also wash laundry for a very small fee, which we greatly appreciated. For the meals we had them prepare, we chose items off the menu provided at the home. We also paid the $25 USD service fee to have them do the shopping for us (and money for the groceries as well.). It was well worth it. There is a suggested 3-5% of your stay tip for all of their care during your stay, and I would highly recommend planning that into your budget, because they deserve it. We took multiple small toddlers, and we did not have any issue with the safety of the stairs once we taught them to touch the wall. The AC units worked really well and cooled the rooms down quickly. There is a lovely beach cabana with a lounge bed, as well as 6 beach lounge chairs. There is also very comfy outdoor furniture by the pool. The snorkeling was great, and we didn’t have any seaweed problems like the area because of the home’s position on the bay. The reef is about 150-200 yards off the shore, almost directly in front of the house. It would be hard to reach from the interior of the bay, but was great from the house! We saw stingrays, squid, lobster, and an abundance of tropical fish. We loved the home location, easy access to Tulum and Akumal and yet a nice quiet location. It felt very private like we had the whole beach to ourselves. The pictures don’t adequately capture how close the water is or the beautiful views from the pool area. We would 100% choose this home again. Side note: on a whim we stopped at the Cielo Maya hotel just down the road for their advertised massages. It was a reasonable price and they were done on a beautiful "

"Perfect Villa for a mixed groip
Villa Luminosa provided us with a fantastic home base for eight days in Tankah Bay. It’s off the beaten path, away from the swank of Tulum and the excess of the all inclusives. This bay has many houses, small resorts and restaurants, but is quiet and private.

We were just minutes away from breath taking cenotes and ruins. Combined with snorkeling at the reef, which is immediately off the beach from this house, we had adventures every day, but didn’t have to drive long distances to get there!

Alberto and Lucy took such good care of us. We had them have dinner prepared the evening we arrived, so we could wait to go to the supermercado the next day. The dinner they served was so good we had them do three more over our eight day visit. Alberto is so willing to help and has a smile that makes others smile as well. One day he cut cocunts from trees on the property and served them to us with straws!

The house is more rustic than its neighbors, which we loved. It is an open house, so bugs, lizards (and even birds) can be in the house. There is air conditioning, but we rarely needed it during our late March visit. The mix of bedrooms was good as we were four dfferent families. I found my king sized bed to be very comfortable. I hear one of the twin beds is not. There are several places to congregate and hang out, which was nice for game playing, watching the sun rises and sunsets, finding a place to read alone, etc. The pool was very well used by our four teenagers, it’s about 5 feet deep and well maintained.

We would very much like to return to this lovely place.

"Perfect location and enough house for 10 people
Casa Luminosa is a beautiful house with plenty of room for large family get togethers. The location is perfect, only about a 10 min drive to a beautiful beach, a new grocery store and fabulous restaurants.
We ran into a few problems over our week of staying there however. The power went out every other night, one time lasting until late in the afternoon the next day. The houses around Luminosa had generator so I assume this is a problem often. It would get really dark and then the ac would not work in the bedrooms. One bedroom lost ac for the rest of the week after the power outage. Which made for a hot nights sleep.
The other issue was the stairs and upstairs deck..there are no railings on the stairs so with a 2 year old we were a little nervous for his safety. Nothing happened and he eventually got used to staying close to the walls. Just want people to know before arrival that there is no railings. Lastly Alberto and Lucy are wonderful host and she is an amazing cook! But they speak little English so we ended up using google translate which helped out a lot!

All in all we had a wonderful week with beautiful views and a lovely pool big enough for 10!"

"A piece of paradise
We came to villa luminous with two families with adult children. Upon arrival we were all very excited & felt like the villa exceeded our expectations. What a great place for a large group. First day we decided to order a couple of dinners & a breakfast from our hosts Alberto & Lucy(because of others reviews). What a kind couple & the food they made was amazing & way cheaper than eating out at a restaurant. We ended up getting more meals prepared by them & it was sooo worth it. Highly recommend! Morning coffee on the rooftop patio overlooking the ocean was so nice. Only negatives were that a bunch of us got a lot of very itchy bites- not sure if they were sand fleas or mosquitoes & you definitely need water shoes to even get in the water. The rocks are right up to the beach & you have to get past a section of that to get in to the sand bottom. There were a couple of restaurants down the laneway that you can walk to & we had some nice meals there too. House is on a dead end road with security at the entrance so we felt totally safe walking at night. Tulum beach is a close car ride & has a great beach. Xel-Ha water park was a highlight & is also a close car ride. All in all it was a wonderful experience & we would all highly recommend. "

"Villa Luminos, a disappointment.
The inside of house was fine (with exception to lack of bathroom privacy) but the pool and beach area were very, very disappointing. The furniture near pool is VERY large and hard to move and is not suitable for a group. I fell climbing over a chair trying to walk around the pool. The stairs (designed as a pyramid) to the beach are SO VERY dangerous. They are not standard height, very steep, no railing and a fall could be incredibly serious.. this is a dangerous for any age. My young, adult children even had problems. The beach had absolutely no shade and no umbrellas provided. We had to go out and spend time trying to find umbrellas, which oddly enough, could only find small ones. The other villas had palm trees, palapas and/or Umbrellas provided. The complaints about not being able to swim are incorrect. We found the beach, though very rocky, easy to maneuver, as long as you had good water shoes. We ended up having to just go to another beach "Playa Paraiso" where we could enjoy the beach AND have shade if we wanted it. Coolers were not provided. Had to purchase them. "

This was an amazing vacation!! Rhett the property manager was great. He was very knowledgeable about the area and the property. The house was amazing and very well maintained. The onsite staff Alberto and Lucy were amazing! We have never had a better staff. They are great cooks of authentic Mexican food and would highly recommend using them for a few meals! They views from the house are breathtaking!!! You get the sunrise and sunset!! If I could give it a ten I would. We will definitely be back!!!"

"We would rent again!
Honestly, the best part of this rental were our caretakers Alberto and Lucy. They made the most amazing pico for us whenever we had a craving which was almost every day. They also cooked for us one night and made amazing Shrimp. They were attentive and kind. We certainly gained 2 new friends.

The location is awesome too. We have stayed in Tankau bay a mumber of times and love being able to walk to so many funplaces to eat and drink. "

"Magical vacation
We loved our stay at Villa Luminosa and hope to return one day. Alberto and Lucy took great care of us and made sure we were comfortable and had all that we needed. The house was perfect for three families with kids - everyone had plenty of space and the kids loved the pool. We saw every sunrise and sunset which is not typical in Tulum. We were impressed with this beautiful house and the quiet location on Tankah Bay was perfect for us. We can't wait to come back!"

"A true piece of paradise
Villa Luminosa was an oasis, tucked away along a beautiful stretch of water! The house was cozy and clean with beautiful views from the pool, the balconies and the roof top deck. It was very easy to find and it is an easy drive into Tulum. Right outside the house there are beautiful spots to snorkel. I just recommend bringing some water shoes to get over the rocks, but once you are out its very easy to swim in. Along the road, there is case cenote and several small bars/places to eat. We caught great live music at the Blue Sky Tulum right down the street. Most importantly, Alberto and Lucy are fabulous! Highly recommend using them for their chef services. Not only was it delicious, but the presentation was beautiful. We had dinner 2 nights and breakfast and it was better than any food we had out in town. Lucy makes an amazing Pico and Guac. They served us chips and salsa on the roof top and then had the table on the balcony all set for us. It was so relaxing, and we wish we had done it more nights! Alberto and Lucy are always there at the house for anything you may need. Rett, the manager also stopped by and gave us so much helpful information for our stay! We absolutely loved Villa Luminosa and we will be back! "

"Nine Friends in Mexico
Villa Luminosa was the perfect vacation rental. The description of the house--bedroom configuration, amenities, outdoor space, location and everything--was very accurate, and everything was clean and in working order. Alberto and Lucy were very gracious, friendly, and respectful of our privacy. The location was perfect for us--none of the seasonal seaweed/algae problem that plagued so many locations around us, near to Casa Cenote, our favorite restaurant/beach bar with fantastic margs and food (although they were battling the odor issue), and enough room, privacy, and togetherness space for 2 couples and 7 single friends. The pool was a life-saver and the roof top deck was breath-taking and very comfortable for evening gatherings. The management even honored our request and brought a brand new floor fan for use in the living area. The week was a slice of heaven!"

"relaxing stay
The location of this house was wonderful. It is located on a relatively rural road but within walking distance to at least 2 restaurants. It is also within walking distance to Casa Cenote. Very safe area. The house was just as described. It was kept very clean by Lucy and Alberto (who are wonderful by the way). The water pressure was good. The beds were semi firm and comfortable. The air conditioners in the bedrooms kept it nice and cool. The kitchen was fully stocked for all your cooking needs. The beach was beautiful. You will need water shoes to enter the water as it is a coral beach. It is nice for snorkeling though. "

"Dream home for family vacation
This house is exactly as described. The layout is perfect for a family of 6 adults and 3 teenagers. Each room has an en suite bathroom and the rooms are separated to give each bedroom privacy. Tip: the two on the upper floor are much more private feeling! The two on the lower level open to the pool area, which is where our family liked to hang out.

The villa was kept very clean throughout our stay. It is nicely stocked in the kitchen with basics such as oil, vinegar, sugar, coffee, some spices, etc.

From our wonderful greeting with guacamole to the end of the trip, the caretakers Alberto and Lucy were fantastic. They not only kept the house spotless, they were extremely helpful if any questions arose. It was a treat to have them cook dinner for us a few of the nights!

There are three restaurants around a half mile away, perfect for a saunter down the beach for afternoon margaritas or dinner!

The property manager gave us some extremely helpful tips when he stopped by our first day to welcome us to the house. He also went above and beyond in helping return an item that was left behind!

"perfect for us
We were 3 couples and enjoyed our stay at Villa Luminosa. The location is perfect for snorkling. We saw some awesome species of fish. Water shoes are essential as Tankah Bay has a rocky shore and bottom. You will need to drive to go to a traditional beach. Casa Cenote is a 10 minute walk from the villa and very good adventure. Fins are essential and can be rented.
The villa is older but well maintained. We enjoy cooking some of our own meals and found the cooking appliances fair. Alberto and Lucy are the caretakers on premises and were there for us as needed. The rooftop deck was great for sunrise and sunsets but too hot for daytime. We took a shuttle from the airport and rented a car during the week. Cabs are easy to get and Alberto was available to give rides as well. Overall we all had a great experience and would not hesitate recommending this villa.

"Xmas Vacation 2017
Everything about this house was amazing. We were two families totalling 10 and the house was the perfect size with all the amenities you could hope for.

It is on a very remote road but within walking distance is a Cenote as well as a little grocery store for basic needs. We didn't have any cars so we found this extremely useful for snacks. Alberto and Lucy were great and prepared delicious authentic meals for us. Their guacamole and pico de gallo are top notch!

The location is situated between Tulum and Xel Ha park, both places we visited so we found the location to be perfect to have our own privacy while very close to other attractions. It is about a 3km walk to the main road where you can catch the bus that goes between Tulum and Playa which only costs 20 pesos per person otherwise cabs will come to the villa to pick you up.

We thoroughly enjoyed ourselves at Villa Luminosa!"

"The perfect vacation in Mexico

"A great place.
We hosted a yoga retreat and used Villa Luminosa to house some students, as well as a practice space downstairs. Everyone who stayed loved their rooms and the beautiful house overall. The caretakers cooked meals for us, and were incredibly attentive and easy to work with, even as we negotiated our language differences! I would highly recommend you stay here, a quiet refuge away from the busyness of Tulum. We enjoyed visiting the Tulum Beaches, but having the quiet of Tankah cove to return to. Daily sunrise and sunset from the balcony were so sweet. Highly recommended."

"Villa Luminosa was Perfect for our Family
The management copy was extremely helpful, from our initial inquiry, to questions during booking and preparing for our trip, to the property manager who visited us at the house when we arrived. The on-site caretakers, Francisco and Alicia, were marvelous. We took advantage of the chef service, and meals were great. It was so nice to spend the day as we wanted, knowing we could get cleaned up just in time to have a home-cooked meal by candlelight on the balcony. We loved the beach. It was a bit rocky, but great for exploring, nice snorkeling, and fantastic view. The pool was a huge hit - kids loved it, and we could relax while they played. A/C in the bedrooms was definitely a necessity, even during October when we traveled. I can't imagine how we would have slept without it. House is just a few minutes drive from other beaches if you want a different vibe. Akumal was fantastic (snorkeling with sea turtles), and we loved the small beach at Zamas (in the Tulum beach zone). Punta Laguna is a must-see, as well as the Tulum ruins (take your swimsuit so you can swim in the sea beneath the ruins). We drove to Chichen Itza (staying in Valladolid to break up the trip). It was awe-inspiring (be sure to get there early to beat the crowds and heat). Anywhere you go (ruins, turtle snorkeling, Punta Laguna), the local guides are 100% worth it. Not expensive, and the information they give is priceless. We found that there was always a local guide who spoke enough English for us to communicate, but brushing up on your basic Spanish will be very helpful if you're staying in this area. Everyone is so kind and accommodating if you're willing to try."

"Great Time
We had a group of 12 people and this rental was great. Close to everything but still private enough to be mellow and relaxing. The view from the roof was amazing. The other floors were also great. It was a large place and it gave everyone enough space. The housekeeper did a really good job of keeping the place clean. I would definitely stay here again. Only complaint was that the stove and oven never really got hot enough. There was only one burner strong enough to really cook. The other burners were really weak and so was the oven. It took forever to cook things."

"Lovely location

"Short Term but Very Real Problem
Everything about the property was perfect--property and staff--except there was MASSIVE construction going on RIGHT NEXT DOOR. Grinding rock, breaking up slate, electric saws, hammering....all day long. So while the property was perfect, I would make sure there was NO CONSTRUCTION that close before I would go back. We paid top dollar for this the week after Christmas and the noise was a major factor in our reaction."

"One grandmother, three sets of parents and four grandchildren!
Well I cannot think of one negative thing, we all enjoyed ourselves immensely the pool was a complete hit with the parents in the shade watching the children leap in it was great fun as both balconies pretty much all day were in the shade so there was no problem escaping the hot sun but plenty of places to sunbathe if that's what you were doing. I appreciated the screens on all the windows. The help were wonderful, the food plentiful and well prepared ...next time and there will be a next time we'll just order more salads than before. Having the drinking water in all the rooms and throughout the house was great no running around after little plastic bottles. The kids enjoyed the ocean, they were snorkeling and all had those special shoes to protect their feet. Any suggestions would be to replace the scratched nonstick pots/pans with s/steel. We are already talking about returning next year. We each and everyone of us had a grand time we finished the trip at an all inclusive and there was no comparison much nicer to have your own villa, no lines for food, no saving the shaded table or spot, and having your favorite people around to catch quiet moments over coffee or wine."

"Great porch, great pool.
This place is pretty great, the pool is fantastic, the beach is great and the staff keeps it really clean and well maintained, the porch upstairs and the roof both have great views of the bay and the proximity to casa cenote is cool. There are some non-positives as well. It's open air downstairs, so you'll need that bug spray in quantity and there is lizard poop all over the stairwell. One of the A/Cs is broken, so it just heats up the room which is unfortunate. The cook is ok, but I wouldn't call him a "chef". There are a few dishes he can make, and the price is reasonable but there is exactly zero flexibility even if you speak decent spanish."

"Too short a stay in this wonderful house
This was the perfect house for 4 couples and a fantastic location on Tankah Bay - very private as it's the last house on the far end of the bay. Francisco and Alicia were wonderful and took great pains to clean up after us. We were amazed that they even took washed our dirty dishes (honestly, we almost felt bad about that...almost!). The beach is beautiful right even in front of the house. It's a little too rocky to enter the water for snorkeling right there but easy to walk down the beach a bit for better access. We snorkeled in the bay and in Manatee Cenote and loved them both, plus tide-pooling is amazing. I would come back to this house in a heartbeat and I will definitely stay longer next time. "

What a wonderful vacation for our family (eight adults)! It was absolutely perfect for all of us. The Villa offered privacy and also plenty of areas to be together and enjoy ourselves. "We love Villa Luminosa
This was our 2nd time at Villa Luminosa. Each time 2 families with young kids (ages 4, 4, 6, 7) rented the villa. It is a big open concept villa with spectacular views. Alicia and Poncho, who work as the maid and chef, are outstanding - the guacamole is heavenly. The beach in front of the house isn't great for swimming but the beautiful beaches of Tulum areannoy a 5 minute drive away. Having your own pool is dreamy and each time we've been there, the kid's swimming skills develop significantly. I would go back in a heartbeat!"

We had a fabulous time. Fransisco and Alicia were awesome...and cooked better than the restaurants did! The house was terrific, the location awesome. We saw lion fish, stingrays, tons of coral...snorkeling right outside the house. Planning things to do outside the house in Tulum and La Isla Mujeres was easy and affordable. Gudelio, our guide, was fantastic. We will definitely be back."

Overall we loved the house. Francisco and Alicia were amazing and very very helpful and cooked great meals.

The property manager only showed up once and that was on the 2nd day when no one was there. I am not sure what he really does at all? We asked him a question and didnt really get an answer. It would have been nice to see his face at least once.

"Paradise in Paradise
An outstanding villa, with exceptionally practical layout and private location at the edge of Tankah Bay. Francisco and Alicia were perfect hosts, attentive yet inconspicuous, and their meals were fantastic. Rhett greeted us the first night and offered very helpful advice to set up our week's activities. We didn't need him the rest of our stay, but when one of our party left a ring in the safe, he promptly made arrangements to ship it back - very much appreciated. We actually tried to find faults with the villa, but were unsuccessful. It was a perfect break and we're looking forward to returning."

"First time family stay
The house is wonderful with the caretaker couple a plus. They need some blankets when a cold night occurs. The dishwasher was not working when we were there. A bike or two would be nice as it is very hard to find them in Tulum. Those are suggestions, not criticism."
